Renting at Rockledge at Quarry Bend from September 2018 to December 2019. I went to the office in the beginning of October asking what I need to do to cancel my lease from renewing as we need to be closer to my work. The guy in the office told me that we should receive a letter in the mail or on our door with instructions and actual rates to help determine our renewal or cancellation. Okay. Sweet, thanks! Fast forward to October 23rd (today) and I get the letter on my door including the rates for if we renew our lease as well as the information that if we would like to not renew our lease then we are required a 60 day written notice. I immediately typed up a letter stating that we would not be renewing our lease and went to the office. The girl that helped me was very kind and sympathetic to my situation, but yes the 60 day notice is information within our lease, but since the office guy told me to wait for this letter in my door I'm now required to pay almost an entire months rent since I didnt give that 60 day notice. I'm sure this letter on my door almost 3 weeks past my 60 day notice threshold wasn't an intentional way for Rockledge at Quarry Bend to sap another prorated months rent from me including media package, pet fee and covered parking fees for time after we will have turned in our keys and based on how late my notice was, but it sure does feel that way. Very unprofessional for their staff (the guy) to have me wait past my 60 day threshold to get this letter and be screwed financially. It is my fault ultimately for not knowing my lease in and out and for trusting the information I was given by the office staff... I won't be recommending Rockledge at Quarry bend to anyone anytime soon.

Here is things that have gone wrong when we've dealt with the office: -Before we had even moved in, no one reached out to us about our application, we had to call them -They lost our paystubs, so we had to bring them in again -They had the wrong address on our welcome paperwork, so we setup our mail to be forwarded to that address and didn't get our mail for a few weeks until I realized what had happened -We asked for our meter numbers so we could get the gas and electric switched to our accounts. We were told they would find out and let us know. We never heard from them about it -We were never given a fob to the pool and gym when we first moved in -We didn't have a parking spot for months after we moved in despite there being many covered parking spots that were not in use -We were going to be a few days late on rent one month, so we went to the office to let them know. They said it was fine. They didn't mention that we would be getting a late fee and have a move out notice on our door -When we moved from a two bedroom apartment to a three bedroom apartment, they didn't tell us about a fee that was supposed to be paid before we could move in until THE DAY that we were supposed to move in -There have been a bunch of lights out in our parking garage for over a year -The door to the parking garage had the latch broken for a long time. They finally "fixed it" after months of it being broken, and now you can't get into that door from the outside -We got a notice on our door that our lease would be up in a few months that included the rates available for different lease lengths. My husband went to the office to sign the new lease. The rate that they told him at the office was higher than the rate on the notice they sent us. -One month, I accidentally sent rent to the wrong account. I immediately noticed and sent a payment from the correct account that had the money in it and my husband went to the office to let them know what had happened and the rent was not late because I immediately set the payment from the correct account. Despite this, we got a check declined fee, a move out notice on our door, and were no longer able to pay our rent online -Since we were no longer able to pay our rent online, my husband went to the office to pay. The guy there told him to get a Moneygram from Walmart to pay the rent. My husband did so and payed the rent. Despite this, we got a move out notice on the door and a late fee. My husband went to the office to find out what the heck was happening, and they told him they don't take Moneygrams even though it was the guy in the office that told us to get a Moneygram! -We had already signed the lease for another year in our apartment when we get a notice on the door saying that our lease had expired two day before and we had three days to pay them the month-to-month rate, which was an additional $500

We love living in these apartments!! They're so clean and they are close to many shopping centers and easy access to I-15! My husband often says that we live in a resort. The only issue is parking in the evenings and nights.

Overall I have enjoyed my time here but that is because I am not home often and don't require use of the facilities outside of the gym. The move in process was smooth and easy and my leasing agent was awesome. However after moving in and living in the community for a few weeks there started to be obvious signs that the property isn't as nice of a place to live at your first glance. First there are feces all over the property. I don't have an animal and I understand they are a big responsibility however, picking up after them should be a given. If the residents don't care about were they live then management needs to step in and have the grounds crew address it or hire on a poop removal service and add that in to their pet rent. OR better yet get rid of the Trash Valet service that we all pay for and replace it with a poop removal service. While I don't have pets, I do have kids and they constantly live in fear of stepping in excrement and are very cautious running or walking through the grass which is ridiculous. It gets tracked all over the sidewalks and breeze ways in the buildings as well which is very unpleasant. Speaking of children, while I have children I also parent them and make sure they aren't tearing apart the facilities. Yes, kids are allowed to have fun and be rambunctious and I encourage them to play. However, I never allow them to be destructive. People need to care more about where they live and unfortunately it seems some members of the community here aren't the type that take pride in where they live. For what it is worth we pay quite a bit to live in this place and you would hope that if the residents don't care to take care of the facilities that management would do a better job about policing the areas or at the very least cleaning up after the residents. Grills are disgusting, outdoor furniture is stained and constantly in disarray, there is always something that is broken or inoperable. Oh and good luck trying to use the pool. The biggest issue I have here is with the ownership and the greed that they employ in their parking policy and parking availability. Visit the property anytime past 6 PM you will see a very apparent issue with the parking. This community charges you a gross amount for 3 of the 4 options they have for parking. Most of the parking in the community is paid and it is obvious that it is overpriced because it is under utilized. You can pay for a covered stall , underground parking, or a garage which are all over priced. They offer these as amenities but they are definitely paid for so don't be fooled there. Everyone parks in the open parking spaces and guest parking. If you drive outside of the complex you will notice that once those spots are taken that everyone else utilizes street parking, sometimes to the point that you are walking a half mile from your car to your apartment which I feel is extremely uncalled for considering we pay to live in this community yet are forced outside of it for parking. Oh by the way there is not on street parking at the apartment either even if there is plenty of space for it. They also give incentive to tow companies to come prey on their residents for a profit, who tow the residents that have violated any of their parking rules. There are two small print signs on each of the 2 entrances, which by the way, if we are being reasonable who stops at an entrance of an apartment complex to exit their vehicle and read the signage posted, that states the parking enforcement. Outside of this if you are fortunate enough to be one of the victims of this for lack of a better word SCAM, then you will be the lucky winner of a $240 towing charge to get your car back and this is just within the first 24 hours. You would think that with the number of cars being towed a day that the management would be more involved in wanting to A) Change their fees B) Change their policies or C) At the very least employ tow companies that charge a REASONABLE rate I wish I could say more but I have already exceeded my character limit. Just think twice before moving in.

Customer service is a 1.5 star for helpfulness, professionalism, needs of paying residents, and overall Cleanliness. The Animals defecating everywhere is out of control, the Hallways need to be powered washed and haven't in almost 2 years, Trash is constantly over flowing, and instead of just paying more and getting less it would be nice to see that Customer service is a priority to residents. I do however appreciate how far they staff has come since turnover. They seem to be more interested in feedback, and giving residents fun activities to help bring the morale of this neighborhood up.

Parking sucks, they charge a lot for the underground and other covered parking so everyone uses the "guest" parking leaving no spots when you show up after 7 or so and there are 30-40 cars parked alongside roadsides overnight around the community offsite. We've had our cars broken into there and it's just not a good situation. Otherwise, our elevator has had a problem for nearly 2 months and the issue still hasn't been resolved. They upgraded the internet but cut the cable so we were out of internet for a few days. The shower is terrible, it shoots out boiling water and the only thing the knob does is change how much boiling water comes out not the temp. We recommended people to move in and they have and we have still not recieved the recommendation bonus to be taken off the rent. It's been 3 months.

Extremely unprofessional staff that is only concerned with 'making the sale', with absolutely no concern for any existing tenants. Impossible to speak to a person on the telephone, rude confrontational staff, leasing fine-print that would make any sane human cringe. Caveat Emptor!

Management here is terrible! I'm not even sure there is an on-site manager as she is swift to charge late fees when your not late, over charge you utilities for their errors, demand rules on valet trash (yet they don't even do recycle) and it took over 4 weeks for my maintenance requests to be looked at. DO NOT put faith into leasing here!!! My apartment was so dirty and the carpets were never cleaned I had to hire daisy maids! The price might look a few hindered dollars cheaper but your gonna pay it out in the end somewhere. Be smart! Go with a company you can trust and aren't complaining every month!

If you're interested in getting complaints for walking down the hall at 1 in the afternoon, this is your place! And if you're lucky enough to get an apartment on the same floor of any of the staff, well, heck you get the royal treatment! Hopefully you can keep your sneezes, showers, and mopping to a minimal decibel because if not... You guessed it. You get harassed consistantly... for FREE. Hows that for a deal? AND... you wanna sit on the couch and be quiet? Maybe netflix and chill? Good luck. The internet average download speed is literally .57mbps. Thats right folks. You pay $40 for a dial up connection. When you ask management they tell you to call the provider. And to make it even better, every single person I got from the provider treated me like I was some sort of idiot. And not a single network "technician" I've talked to has had a CCNA. Absolute garbage. Wouldn't recommend to my worst enemy.

Ever since Rockledge has taken over this apartment complex, formally called Cobblegate, the entire area and service has plummeted. The managers, Dianna and Jenny, are extremely rude about explaining changes with the new lease. The grounds of the complex are filled with cigarette buds and wasted food. There is no staff around picking up waste outside. There is a maintenance worker who rides on a go-cart while hitting on young females, which is unprofessional. Any visitor would be shocked to know that there is a non-smoking policy because it doesn't hold a threat to the residents. Dog waste covers the grass and is left there. Overall, just a horrible disappointment with the staff and managers at Rockledge at Quarry Bend. Don't move here unless you want to pick up after nasty/loud neighbors.

Great Community with an excellent staff..Charles the grounds keeper is always working hard to keep our Apartment community safe and clean. He is always keeping an eye on the animals who use our grass areas for their personal business, ensuring residents clean up after them as to keep the areas safe for children to play in.

This place is AWFUL. I'm doing you a favor when I say DO NOT LIVE HERE. The management is a joke. Any time I call I get attitude. My last conversation I said "these are the worst apartments I've ever lived in" and the woman MOCKED ME!!! "Ohhh are they? Are they the worst?"

Read this before you even consider moving here!!! If I could give this place a negative star, I would!! It deserves it. They have lied, promised things and not delivered, my apartment was dirty and missing the island in the kitchen and they couldn't tell me for a month when it would be delivered and then told me it would be 90 days, provided additional fee info on my move in date, don't have adequate parking, an arrogant and condescending staff that never follows up, aka Deanna, worst admin I've ever experienced, I won't even refer to her as a leasing agent, noisy furnace and a/c, missing gutter from my roof, no BBQ's, and on and on. Esther told me not to bother her because it was two minutes before she was going to be clocked in. She is condescending and arrogant. There is no client service emphasis here. They told me I could have a first floor apartment and then said their manager had screwed up and given it to someone else. They told me specific carports were available and then within an hour, weren't. They told me from before I signed my lease they had on site storage. I have been inquiring about the storage since the week before I moved. I've made numerous phone calls and emails. My calls are never returned and I'm always promised a couple days. Today I got an email that I should find off-site storage. Mind you this is twice the cost of what they had promised. The lack of communication among the staff, management and operations is beyond ridiculous! It has made my life hell!! Do not move in here. The trash pick up amenity is not worth it! Plus, they don't even off a recycling program. Poorly run group.i intend to break my lease agreement with them, as they have broken agreement after agreement with me and I am willing to suffer through another move than give this company one more hard earned dime of mine! They might respond I'm cranky. Dammit! I am cranky! I wonder why!!!

When I came to this apartment, I had a lot of hopes but not anymore because of the Very poor maintenance and irresponsible leasing behaviour of the staff. In the past month, I have made numerous maintenance requests but never done correctly and no proper response from the leasing staff. The garage door never opens and never closes if it is opened. A theft happened on my car when parked in parking garage by paying $50 per month where I have lost ~$3000 and leasing staff is not taking any responsibility for it. The garage door from elevator never works correctly and I have lost my fingernail because of that and had to go to emergency and spend ~$500. When I went to leasing office to make a complaint, they are not ready to hear. I dont know what the leasing office people is for, just sitting in chair and enjoying their perks and going back home. One more complaint is on their internet speed. Initially they have promised around 6 ~7 MBPS speed and the speed that I am getting is less than 1 MBPS. I am sending an email almost every other day to leasing office and no one is responding to the emails. When I called internet service provider, they blame on the leasing office and when I ask leasing office, they blame internet service provider and they are playing games with the residents. BEWARE of this management. Very Pathetic!! BEWARE of becoming traps to these people before taking lease. Never recommend!!

The management posted a "3 Day or Vacate Notice" on my front door for everyone to see EVEN THOUGH I HAVE ALWAYS PAID MY RENT BEFORE ITS DUE DATE AND ROCKLEDGE HAD ALREADY CASHED THE CHECK. Never was there an email from Rockledge warning they hadn't received rent from me. They also said it's protocol for them to post the notice without prior warning. It was humiliating knowing people saw it posted on my door even though I was innocent and paid EARLY. They have also failed to remedy countless situations when other tenants routinely violate the noise ordinance. Tenants DO NOT HAVE THE RIGHT TO QUIET ENJOYMENT at Rockledge. You do NOT want to live there.

This place is terrable! My car has been broken in three times, two of them in the underground parking garage. I would hear my neighbor snore all night long. A neighbor was peeking in my window to play with my dogs! Bad managemnet. Management changed 3 times in the year that I was there. Police were called on a neighbor above me for threatening his neighbor with a gun! Not a safe place. Management is terrable!! Stay away!

Iv lived at Rockledge at Quarry Bend for a month now... I absolutly love it. Everything has been great. Our leasing agent Linsey Sargent was as sweet as can be. She answered all my questions honeatly and made sure i left with all my questions answered. I was hesitant to move in just because its such a huge step up from where i lived before. She called me and asked if i wanted to meet again to go over my concerns. The amenities are awesome! The apartmnt is great. Sooo pretty inside and i have had to call maintenance a few times and they are so quick to respond. And Linsey always follows up after. Quiet peacefull neighborhood. I couldnt be happier. Oh yes i must mention, i love getting into my car in the underground shared garage because its so warm at 5am during snow storms. Thanks Rockledge and thanks Linsey
