Amberton apt

I have been having a good experience here at Amberton Apartments.The surrounding is clean and child friendly ,the maintenance here is great and responsive.The office attendants are friendly and helpful.Big shout to Gabriela and Tania who has been so helpful and supportive from my first day here. Henry took care of all my maintenance issues in a timely manner and did a good job, he always ready to help residents . I recommend this place to live.

No one is held accountable. People do not pick up their dog poop so it is everywhere around the community not to mention the "dog park" which is disgusting, literally like a litter box with a seesaw. Trash bags left outside of apartments for four/five days at a time not to mention trash is just thrown next to the trash bins and then blown all over the property. Your rent skyrockets after the first year but for new applicants they pay close to $500 less than what you'll pay as a renter staying longer than a year. Apartments will be under renovation for months forcing you to listen to constant banging, sometimes at 9/10 at night the workers will be playing music, windows open while painting the renovated apartments. Also they come into your apartment constantly with no time frames given. Walls and floors are also paper thin you WILL hear your neighbors constantly. Not worth the price. Also any maintenance requests will just be met with a quick fix that puts a band aide over the problem.

Amberton is a great community. It's clean, and well maintained. The maintenance staff is very attentive and quick to handle any issues. I really appreciate that. The amenities are awesome. And the community is very pet friendly as well.

Great space , lovely neighborhood.. quiet and scenic in the heart of everything. Management has been thoroughly helpful in getting us situated and promptly moved in , they also addressed all our initial concerns swiftly, making the move sooo much easier .

A great place to call home!

I had an excellent experience in my three years of living here. This place is tranquil and serene, with some really good neighbors. The apartment itself is great, also. Hardly heard any noises from other neighbors and I am on the bottom floor. Both the office and the maintenance staff were incredible. Very helpful, knowledgeable, prompt, and responsive. I would highly recommend this place to anyone looking for an apartment in manassas.

Great community that has easy access to almost everything you could possibly need. Located around multiple areas for food, multiple grocery stores, several gyms, a major highway and a central location for other Northern Virginia areas. It's close proximity to a major highway allows for an easy commute, baring traffic.

Great community!

I’ve been at Amberton for a little over a year and it’s definitely been a positive living experience so far! The community is quiet and well-maintained, the neighbors are nice and respectful, and it’s very pet friendly. However, my biggest shout out goes to the staff! Randi is THE BEST and is always willing to go above and beyond to make sure you are happy at Amberton. My dog and I visit her every day at the office during our walk- she’s so friendly, and always gives my pup a belly rub and a treat. Henry is also amazing- any time something needs to be fixed in my apartment, he’s there within a few hours and makes sure the job gets done well. I would definitely recommend this community to anyone looking for a place to call home in the area.

Awesome place to live

So far Amberton has been a great place to live. The neighborhood is very clean, well kept and quiet. But the best part about living here has to be the office staff. From the tour to the move in Randi is nothing but kind, courteous and always pleasant. She is truly a gem and I hope that upper management recognizes all her hard work as she seems to wear many hats.

The management staff is excellent. Both the general manager, Kimberly, and the assistant manager, Randi, are very professional and personable. They will go the extra mile for you. The maintenance staff is also very professional. They stay on top of work orders and get the job done in a timely manner. Both the head of maintenance, Henry, and the technician, Jose are highly skilled and I have yet to see a problem they cannot solve. The Amberton Apartments have a lovely landscaped community and it is quieter here because the apartments are situated off the road, unlike other apartments in the area which are situated right on the road.

Above and Beyond!

Randi consistently goes above and beyond for her community! I am a resident and my car got towed because I forgot to renew my license plates. Randi called me before I even had the chance to reach out to the leasing office and let me know she took the initiative to put me on the "no tow" list until my tags got sent to me. She is such a blessing to the residents of Amberton!

This is a very quiet and safe neighborhood. The staff are very kind and helpful to the residents. The amenities are nice to have and they always have fun events you can join in for. Randi is very helpful and always is very kind.

Great community!

Snow can paralyze an apartment community. But our maintenance team was having NONE of that. During the Jan 2025 snow storms our guys were out before the sun came up to salt all walkways and stairs. They plowed the walkways many times through out the day to prevent accumulation and ice. I'm pretty sure they worked 24 hours straight to make sure we could move around safely through out the community They didn't take a break until the snow stopped, and continued to salt and prevent ice for many weeks after wards as the snow melted during the day and then froze again at night. This is a very accurate example of the the dedication that our Maintenance team has to our community. I am so grateful for them and the entire management team!

The apartment managers (as of my time of writing this) are quite considerate and informative. I believe the rent is way too much, but in any case, the maintenance teams seem attentive. Appliances work well and if not, they will be fixed. The quality of the rooms are fairly good in my experience. However, the pest control don't spray for roaches. They only lay traps and poison. I believe my roasch problems would have gonna away quicker if they sprayed, but I am not an expert. The roach issues have gone away after about 1.5-2 months of traping and poisoning. Also they need to direly change towing rules and/or towing companies. My car is in repair and I am using a company car while I am waiting on it to get back to me. My company car has the company's name on the side and Amberton does not allow ANY cars with ANY writing on them. No exceptions. The towing will tow ANY car no matter their situation or reason. I've had to park on the street for over a month (a fair walk away from my apt), sometimes having to risk getting a ticket because cannot have my car towed from the lot and pay $150-200 to get it back (highway robbery). They say that even if they call the towing company and alert them to individual situations that they will most likely be towed anyways. Why??

Very peaceful and safe place to live, well maintained buildings on landscape, there's always activities schedule for the residents to join. It's always nice to have the pool in summertime and the barbecue grills for special occasions or family gatherings. I am very pleased with the outstanding work of the resident manager and her team members.

The community is quiet and keep clean. The maintenance staff and office staff respond to inquiries promptly and courteously. The office staff send out monthly bulletins and host events for the tenants that are enjoyable.

Apartments are good, not the best but not the worst. They say rents are at market value, but I believe you're paying more than they are worth. Staff at the office and maintenance are pleasant to work with. Lots of 'hidden fees' with this complex. In addition to the rents, you must add monthly fees for: valet trash (no choice in this), sewer, water (calculated by apartment not occupancy. You pay the same whether there's 1 person or 4 living in similar sized), pest fees (paid monthly but conducted twice a year), and fees to pay rents electronically. On average, these 'extras' add up to an extra $100/month. Plus electric, Wi-Fi and cell if you want the last two. The complex is quiet and unassuming except when they are towing vehicles that don't have stickers or visitor tags. The weight room is one of the better ones I've seen, and the pool area is nice as well.

Wonderful community

We toured with Randi during our apartment search for my daughter. They didn't have what we were looking for in our time frame but Randi took her time and explained the community amenities and events. She seems to know everyone that lives there and they all seem happy. One resident even suggested we move in! I know people like to use reviews when they have a bad experience so I wanted to highlight how wonderful amberton and Randi are. If circumstances change we will definitely come back and recommend this complex to anyone looking.

Maintenance

When my AC went out this summer the maintenance staff was quick to come and find out what was going on....I needed a whole new unit, they provided a temporary unit, Henry and his staff were quick to order and replace the unit....Kudos to Henry and the staff at Amberton Apts. for the quick and efficient response
