It is a nice place. There...
It is a nice place. There is not too much noise. You get the occasional person driving in with their stereo too loud but everyone is very reasonable when it comes to the sound level at night. People are friendly and like to have conversations which is nice for someone who has just moved here.

We had lived at Amberton for 2 years and would have continued to live there if my husband did not get a job out of state. The office staff was always very helpful and friendly along with Charles and Trish. They helped us whenever we needed something to be fixed or even when my husband locked himself out of the apartment several times over the two years period! I would definitely recommend this apartment complex to anyone. As for the neighborhood, I always felt safe and even walked several times at night. We even received our entire refund on time and without any hassles which is usually not the case with most apartments we've lived in. A perfect 10 for Amberton apartment and their entire staff!!

This place is a joke... The neighborhood sucks. Management has changed 3 times since I've moved in, and I only know that because I'd have to hunt the new managers down when the previous ones stopped returning my emails. The rent was orignially doable (a little high for the quality of the apartments) and now it's unreasonable, after going up over $100 just after 1 year. Furnace/AC as well as dishwasher are all very loud. Windows and doors provide very limited soundproofing and you will often be woken up by the grounds crew. Parking is never available anywhere near your actual building and policies regarding renter/visitor parking are changed quite frequently and never passed on to the renters. Mail is frequently lost. The office staff is neither personable nor reasonable. Everything is always your fault and results in significant costs to you. Trish and Charles, the maintenance people, are very helpful, and are the only redeeming quality about living here. Amberton is not worth a single penny of yours. I seriously suggest looking for a different place to live.

For my budget, the apartment works. The rooms are large which works for my furniture. There is outside storage room which helps me save money verses renting a storage unit. The current apartment manager is very professional. I am close to 66 as well as restaurants and shopping.

I am coming up on a year...
I am coming up on a year of living at Amberton. I have one of the larger units. If you like a location where trees are mature providing a lot of shade, spacious decks and bedrooms this is the place. The apartments are being re-vitalized with many upgrades such as kitchen appliances, carpeting, and bathrooms. You will receive more square-footage for your money because the age of the complex. The only distractor is the parking. Parking is not assigned so you do not have the luxury of having parking directly in front of or sometimes near your unit. I have always been able to park in the Complex, however sometimes I may be farther from my building than I would like to be. The management is aware of the issue and doing what it takes to ensure that the residents have adequate parking and well as for their guest. The maintenance staff is excellent.

So I signed a lease for my second year here. This is the best place I have ever lived. The staff is amazing and they walk the extra mile for their customers. The maintenance team are also amazing and they care about people here. There is always parking, people here in this communion are friendly in general and mostly professionals that commute to work. Safety is not an issue here either.

I moved in February 2012 from another complex in manassas. I would just like to say that Amberton is by far the best community I have lived in due to the renovated apartments, plenty of parking, close to so many restaurants, and a great management team. Trish and Charles are by far the hardest working maintenance team ever!!! They definitely put their residents first and take pride in their work. I would also like to respond to all of these "coverstone area" comments. Yes we are off coverstone, but we are our own community and nothing like our surrounding communities. So before you judge my home and community just stop by and you'll see. You will fall in live with Amberton just like I did!

My stay at Amberton was absolutely hickup-free. At first, due to its fuzzy location, me and my wife didnt feel comfortable being in this "type" of neighborhood. However, when we walked into the office, the professionalism that was delivered was truly unlike any other. They team there were very supportive. They explained the history of the complex buildings. THey SHOWED not TALKED ABOUT but SHOWED us the difference from before. Especially the beautifully renowated apartments. All the reviews that I read were about previous management. The new team that took over is doing a very good job. The people that live there leave u alone. Remember, your not living a 90210 type area. And if you need that type of lifestyle, then be ready to spend that kind of moola (dollars)! I am not longer in Manassas and had signed a short-term lease due to personal situations. But if I ever decide to move to Manassas, Amberton will be my first stop.

An unexpected job change put me in a position of having to break a lease that still had several months to go. The apartment manager offered me a very favorable option that was better than expected.

I lived there for 3 years. The only reason I left was to purchase a new home. I loved this apartment complex. Very family friendly, never had any issues with neighbors, noise, or anything. Staff was always friendly and helpful. Whenever I needed something fixed, the maintenance people were quick, thorough, and I never had any repeat repairs, they did a fantastic job. I was always pleased with the grounds as well, very well maintained and I always felt safe. Great community and super close to food and shopping.

I lived in Amberton from Jun 2007 to Mar 2008. The area is teaming with illegal's. The Seven Eleven up the Road has a pack of them everyday waiting for work supposedly. The apartments have illegals living there 15-20 per unit. I highly recommend you do not move their, stay clear the whole area is infested.

I must say that i am very impressed with the professionalism and great attention that i recieved while filling out an application. Even though id like to think that my decision was concrete, i must say that Ms.Linda and the staff there made my decision alot easier. As a brand new resident of this complex i recommend anyone to stop by and check this place out.. The staff will make you feel right at home from the moment you step foot thru those leasing office doors. A HUGE thank you to Ms. Linda and the staff, i look forward to being a part of this community!!! Once again thanks for your Professionalism and great customer service!!! Mr. Fuentes

They say their office hours are 9-6...but I have YET see someone stay there til 6pm. They don't typically answer the phones. So, if you have a normal 9-5 job, ur screwed if you need to reach the office. Towing is a ----- and your car will get towed for any reason they can muster.

Current Tenan- Place I Call Home!
Amberton has been my home for almost three years and I can honestly say that it has been a pleasant experience. The staff is both welcoming and friendly and they do a great job following up with my concerns. This team legitimately cares about its employees and tenants, and it is for this reason that I recommend without hesitation the Amberton Apartment. Whether your complex is new or older it is going to require repair and upkeep, but it is the staff associated with the complex that makes Amberton Home!

HORRIBLE
First off i'll start by mentioning the area....the area itself is terrible, I feel like i live next to drug house apartments. i wouldn't dream of even letting my children play at the playgroud in fear of a drive by or mugging or something!!! As per the unit itself, it's def ridiculous, they tell you one policy and then never inform you of any policy changes such as residential parking vs. visitor parking. Since they don' inform you of any changes and your car gets towed, guess what? You have to pay $125 to $160 after 7pm to get your car out of towing. They are horrible with informing you of any changes even management changes, and apparently if you get a new manager anything your previous one stated to you no longer exists!! It'd be nice for someone to tell you of changes so your not being charged for your car being towed because noone informed you of parking changes in the community!! The rent may be cheap but remember if you buy something from a dollar store it's normally a crappy toy that will break in a day.....so you def get what you pay for here.....NOTHING!!!!

Beware when you move out
My biggest problem with this place came 8 months after I moved out. I received a collection notice saying I owed for carpet replacement. No attempt was made to contact me prior to receiving the collection notice and I received my security deposit back about a month after I moved out. I never received photographs showing any damaage and the carpet was not new when I moved in. Upon moving out you are required to pay for shampooing with was 80 dollars at the time which I paid and the carpet was not damaged at all. I am in the process of fighting this. I find this fraudulent and see this has happened to others before. Beware when you move out.

Great Upgrades!
What a different ownership makes! From updating every apartment with new cabinets, countertops and flooring to new equipment in the fitness center to new signage throughout the complex, Amberton is an excellent choice! I've never had a problem parking here (although visitors may have to park on the street). Be sure to check this place out! It's 100 times better than it used to be.

Planning on being a long term resident
I love Amberton and am heading into my third year living here and couldn't be happier. The location is great (close to shops, restaurants, the Manassas Mall, etc). The rent for what you get is very reasonable. I transfered from an unrenovated 1 bedroom (which I loved but needed more space) and now live in a newly renovated 2 bedroom/2 bathroom home and enjoy the amount of space I have. The best thing about this community is the Office Staff (Yalexa and Adina) and their Maintenance Team (Trish and Charles). Anytime any questions come up they are easily answered and as for the service requests Trish and Charles have made sure to take care of quickly and most important fixed them the proper way. As I leave/enter the community and Trish or Charles are around they make sure to wave or acknowledge me which makes me feel welcomed. I do thank the entire team there for taking care of me as their resident. They show they care. The property used to be owned by Equity Residential and since Bainbridge took over the community is currently under renovations. The renovations that are being done to the homes make them so much nicer (which I liked either way). So keep up the great job (since I know that you may only hear the bad feedback and hardly ever the positive feedback), and I continue to look forward to living here for a longer period of time.

The last year I leased an apartment from the Bainbridge Management, I was very frustrated. They raised the rent with 100$ and they charge $50 for sewage and trash extra. After Adida left the management it only got worse. Over all these apartments are way overpriced for the area (Manassas) Current Management is very arrogant to the current renters. When I wanted to break my lease a few months earlier they did not even try to work with me and let me pay out all the rest of my months lease. Also the AC and Heat engines make allot of noise in the living room, therefore you need to increase the volume of your TV at night and consequently loud sounding TV's and music late at night. Also the area around the apartments grew into a very unsafe area.

Great Management
I'd like to extend my appreciation to the management at Amberton Apartments, on their response to all my requests, I've had gym keys made, and a dog waste (clean up) issue responded to. Thanks again Tom Thomas C. Rhino

Noisy, Drafty, Can't wait to get out of here
It didn't seem so bad at first, but it got worse the longer I lived here. The worst problem in my opinion is the noise. I can pretty much hear every move the person who lives above me makes, everyone is always slamming their doors and stomping up and down the stairs, which is so loud it causes everything in my apartment to rattle. I am generally woken up every morning at 5 am. Last year the increased my rent by $110!! My water heater burst, forcing me to find another place to stay for over a week, and they would not prorate my rent, even though it was not my fault. My electricity bill is always tremendous due to the extreme draftiness of the apartment. As another poster said, the windows might as well not be there. When I first moved in, the built-in lights would flash on and off every few minutes and I was told that they were supposed to do that...In general the maintenance staff is pretty awesome, but that is about the only redeeming quality of this complex. Also, there is almost never anyone in the office when you call.

Management is non responsive
I have lived in Amberton since January 2011. When I first moved in it was owned by Equity. The staff was excellent. Maintenance was and is fantastic. After a few months, Bainbridge took over. The staff is horrible. The resident manager is never in. When I call and leave messages, I never, ever get a return call. They are very unresponsive. You can request maintenance through the web page, and service is pretty quick and the maintenance staff is top notch. They are carry overs from Equity. Bainbridge employees are useless. I will not stay.
