avoid this place by all cost they working with towing company to make money off their own residents and residents guests they say they need parking enforcment so random people wont come but its just a scheme so they can make money off their own residents avoid this complex at all costs. save yourself the stress and find another complex unless you want to wake up to your car being towed in your own complex

The apartment is very spacious! And it's quiet as well, you can't listen your neighbors, which is great and peaceful. Lots of green, dogs area and trash cans all around! Close of everything you need. Gym is perfect. Staff great.

So far, I like the community, not only is it aesthetically appealing, but the location is perfect for surrounding stores. Through staff interactions on multiple occasions, I've found that they are ready to help in any way.

I love manassas virginia and I loved living in this community I'm considering moving back to VA and hoping to get an apt there again the staff is very helpful and the young lady Kim is very pleasant she always assured me that she will look into things and did I'll recommend this community and apts anytime

We have lived here for 4 months now and we love the apartments and community so far. This is our first apartment and we had lots of questions. Kimberly was extremely helpful and pleasant throughout the whole process. When we had a maintenance issue we got help right away! Our neighbors have been pretty great as well. My favorite feature is the vinyl floors, I think they are gorgeous.

I love living in Amberton. The amenities are amazing and the neighborhood is quiet. They recently renovated the gym, as well as the leasing office. Amberton also hosts community events so you can get to know your neighbors! They are a great community, always involved and easy to talk to.

I've lived here almost 2 years now! It's a great place to call home. The staff is extremely nice and helpful! Kim is always on top of any problems I may have. It's a great community and Neighbors are very friendly! They're also dog lovers here which is awesome! I highly recommend Amberton apartments

Quite literally the worst apartment complex in whivh I've had the displeasure to live. Usually there is a trade-off between price and quality. Here, they have managed to offer a low-quality product without any price compensation. They literally pass out flyers offering gift cards and lottery giveaways to residents who post good reviews on here, presumably because they are unable to attract customers by their own merit. The staff is routinely rude and unhelpful. The only reaction I could muster when asked if I wanted to renew was a small chuckle. I would not recommend this property to those I hate

I love this community because it really makes me feel at home. It's a quiet place and the Amberton employees are attentive and helpful! I really enjoy their community parties too! I'm def going to renew our lease this year and recommend that if your looking to move to Manassas Amberton is a great place to live!!!

I've enjoyed living at Amberton because it's very close to everything and the amenities are good here. The gym is open 24/7 and each renter is given their own key to get in, so it's on residents. It's an extremely quiet neighborhood. I feel very safe here, and to me that's important because I start my work day at 2 AM. I just wish there was a little more parking in the front part of the community. I would greatly recommend coming to look at this place if you're looking for a homey apartment and great customer service. Ask to talk to Kimberly!

My main complaint is with the office staff who are always unhelpful in providing information and service. They're rude too. Amberton recently reduced their hours and you can still find sign that go up in the middle of the week saying that the office had to close. They're good at sending out mass spam emails wishing renters happy holidays or telling you how much your saving my renting instead of purchasing, but are unable to utilize the portal to send out valuable information? I left work early once to catch the office staff to find this surprise sign. Also Amberton utilizes a service to compensate renters if they leave positive reviews. I highly recommend anyone be wary, as I rented from them because their above average rating on review sites. They'd probably be slightly below average if you look at only the honest reviews.

Terrible management, old buildings with zero insulation, mold, roaches, appliances are not what you expect in a luxury apartment. Only 'amemities are a weird, dirty pool, a dog park and a mini gym. Mailboxes are at the leasing office and you cannot leave outgoing mail at the leasing office like anywhere else. No business center! The noise level is terrible due to thin walls and construction behind the apartments. Cars are towed each night (contract with the towing company?!). And yes, all 5 star reviews get rewarfed with $500. RUN!!!

The maintenance staff is excellent. Recent community management (Shelly) has deteriorated the last hopes I had for this place. I cannot wait to move out. For a long period of time, we had roach infestations. Many of my things mainitained in boxes because of constant extermination. It was exhausting to constantly move things out of the kitchen, pantry and bathrooms. The community is also in a bad area. There is current construction next to the community, and nothing was done to comfort the tenants for the loud noises at 7 AM. Amberton was recently purchased by Lincoln Properties, and since then has been slowly remodeling. The pool has received new chairs and tables. They are nice. But the pool itself still has a terrible disfunctional design. I have gone maybe 5 times in the past 3 years.

Terrible customer service and old appliances. Management staff took forever to respond to emails about move out questions. They're good before getting you to sign, but then ignore any requests or problems with your apartment they can ignore.

It's my third year, would have never asked for more... very friendly staff member... Oh maybe I can ask for one thing, pleaseeeeee add a water hose to the dog park so we can have small baby pools for our puppies :)

ALL THE 5 STAR REVIEWS ARE FAKE. Amberton gives tenets a like $100-200 credit for placing a 5 star review on Google or That's why all the 5 star reviews barely say anything. I'm going back and changing mine because well, screw em. We're free!! So we just moved out from Amberton in Dec of 2017 and good riddance! When we first moved in it was awesome! --- and --------- were always on their game and knew you like you were family. Then --------- was transferred to another property and they brought in this obnoxious, rude woman who found the chip on her shoulder, ate it, and dumped another bag up their for a snack later. Like they keep losing tenets right now and instead of promoting to get more, they're raising rents and giving less leniency to current tenets. She's not the brightest bulb in the box *wink wink, say no more*. It's sad, but she's the main reason we left. Every time we visited the office she was rude and just unpleasant, completely killing the happiness around there. --- is and always will be amazing, but it's no longer a community with this other woman there. Name's like ------ or ------ or something like that. Anywho, on to the issues with the unit!! The other tenets mind their own business except the couple that shouts at each other in the parking lot like once a month. Like vulgar yelling, but hey, to each their own right. Our unit insulation was just garbage, like you can see the mold inside of the window sealing which caused gaps and excessive condensation in the unit. AC broke once while we were there and they fixed it in like 2 days! This was when --------- was there so they were efficient. With annoying new lady it took like 1.5 weeks to repair a leak in our roof/hole in our ceiling. Our neighbors all lived in pig sties as we constant had to fight back bugs and filled gaps from the lower levels. Oh and that kitchen is tiny and just impossible to do anything in. They have this sign as you drive in, "Cooks become chiefs at Amberton." I laugh myself to death every time I see it. I could go on, but I'm just glad to be out. 2 more payments on replacing the carpet and these 2 years can be fully behind us. TL;DR: --- is amazing, never work with the other one, she shouldn't be in charge of anything. Place is not a great place to live and they need to get back to having a staff that actually gives a damn about tenets, not their wallets.

I lived here for a little over 2 months. The staff is very friendly and professional. They are always on hand to answer any questions you may have. The grounds are well maintained. The community is very quite. Even on the weekend. There is no pest, which is a plus for me. I am very please to call this my home.

Apartment community is great. The only issue I've come across is the smell in the apartments, and the paint job is sloppy and HORRIBLE. Tiles about the fireplace is badly done, if I had seen the unit beforehand we would have looked somewhere else.

It is nice n private. Quiet. Like having a pool n gym. All staff is accessible n friendly. I really like it here m would recommend it to other people. I like the convience of the shopping areas and doctor offices.
