There not the best!!!!
The apartment is nice but it does not look like the picture said it did.. I have two bedroom two bath.. The kitchen is small there is not alot of cabinet space... We end up gettign silver fish(nasty bugs) I have never heard of them or seen them until I have moved here and the finally come and spray TWICE and they are still there!!!! I have a fire place which is excellent... The rooms are spacious and so are the walk in closets.. In the winter your electric bill will be so high... We started unpluging things that were not being used as well as turning the power off from the power box in the laundry room! After doing that for about two month we saw a big difference!!!! 200 dollar difference.. Never thought I would pay that much in a apartment!! OMG the parking is terrible if you dont get home and not leave early enough you will not have anywhere to park and don't park in the wrong place because you will get towed.. They will not help you get your money back if your RIGHT and there WRONG .. Its your problem!!! PERIOD They tow for EVERYTHING

Getting Better
I enjoyed living here for the year I stayed, the property just switched management companies to Bainbridge. Haven't seen a whole lot of changed yet but I spoke with the new manager and he mentioned some of the things that will be changing. So far, they have redone the landscaping and started painting the buildings, believe me, this was/is much needed. While I did not renew, because I had already found a place to live prior to management changing, I did enjoy seeing some positive things before I left. If your looking for an affordable/clean place to live, Amberton is def that. If your looking for a brand new community that has higher rents, don't come to Amberton.

Decent but issues - 1st floor studio
Pros: Nice layout even tho only 537 sq ft keep furniture small/minimal Storage closet on patio is large One closet inside good sized, used half for clothes, half for household (needed to buy shelves) Nice built in bookshelf unit in bedroom area Pets allowed two per unit but the property manager said I could get a small dog in addition to my two cats if I wanted. No pest no roaches, mice, or other bugs had ants, Raid did the trick Spacious bathroom great vanity with storage Reasonable utility bills never over $175 per month in coldest or hottest months Plenty of free parking Quick access to VRE/66 about 1 hour to DC in no traffic (AM) a bit longer in PM but doable Received security deposit back within 30 days I had no issues Flexible move out date Cons: Old appliances are old/not energy efficient, walls painted over quite a bit, strange smell that dissipated with air fresheners and time Thin walls/ceilings can hear your neighbors having relations/tvs/stomping above Fridge had holes and cracks asked several times for a new/newer one, never got it Dryer didn t dry clothes in one shot had to buy a drying rack A/C broke several times on very hot days never got really cold, was fixed but kept breaking down, got a portable while they had a pro come out fixed but still not cold enough Hot water heater connections leaked twice were fixed but glad I was on the 1st floor and didn t damage anyone s apartment below Pet fee is per pet not pet type Leaky windows rain, terribly drafty some mold Mandatory carpet cleaning upon move out an extra expense Small kitchen not much storage but adequate if you don t have a lot of stuff Poor snow removal in winter terrible job plowing/shoveling Visitors need a hang tag to park on property a problem if more than one guest Crime in the area came home to police and people in handcuffs several times on the property and nearby Leasing office staff often not available a problem when picking up packages/calling for issues, sometimes unresponsive Constant inspections not sure what they were looking for but felt like they wanted to look in my apartment a lot Non-refundable fees move in fee, amenity fee, pet deposit very high for what you get Summary: Overall I liked living at Amberton. While not perfect, each apartment I ve rented has had its issues but I make my apartment a home. My unit was clean, I felt reasonably safe and it had the amenities I needed. Rent WAS reasonable and I would have stayed another year but my rent went up 17% per month for a year-long renewal or 30% more per month to go month to month. Not sure why the high increase, considering the square footage, condition of the apartment and the age of the appliances. I was never late and it was just too much $$ justify staying in the area when I work in DC. I moved to another Equity Property and the only savings was the application fee got nailed with a lot of administrative fees upon moving into both places that are not refundable.

Don't live here
If you like gangs, cockroaches, and dog poop all over the place, then this is the place for you! We had a flood in our apartment due to a water heater failure, and they tried to charge us to replace the carpeting when we moved out. Mold was everywhere, most of our burners did not work and they never got fixed, the air conditioner REEKED of mold. Cops, fire trucks and ambulances are frequently here or across the street, and we had gang fights right outside our bedroom window. Gunshots are not uncommon. There are MUCH better places in Manassas to rent.

Very poor customer service
You can never get someone in the office during working hours. I think they need to hire and pay for a full time staff member to sit in the office. It is so annoying when you call several times, leave messages etc and no one returns your call. Parking is horrible there. Less than 15 visitors parking provided and very funny parking policies. They need to be changed.

horrible
i lived there for one year they always screw up billing and payments...then we got hit with all these charges a week after we moved out and they told us we had 45 days from the day we moved out to pay them not from the time we were told the total amount. then they kept calling with random new charges for things that didnt need to be done...horrible experience i would never suggest anybody to move there...and the electric for the heat in the winter is deff not worth it your looking at 200-300 dollars just for electric

So far, no complaints
Every rental place has its pros and cons. We have lived here for 8 months now. The only real issues I have are these: They really need to update their appliances - Star Energy would be nice. My electric is very high for a a 2 BDR ground level unit. Exterior of building, especially the one on the right as you face the leasing office has paint peeling off. Not too appealing. The porches could use a fresh coat of paint. I think the maintainence staff has been very good. Very friendly and fairly responsive to requests. I see a big difference now that Tamara has come on board. She seems to really care about the residents here. Our unit's back porch faces Summertree. Horrible!!! The noise is constant from the residents there. Somedays it is hard to even just sit and relax on the porch because of it. People hanging out all day and night on their porches. Car radios blasting while people clean their cars. Women walking around screaming at their kids playing in the lot. There were 2 huge fights in the parking lot in one evening back in the spring. A privacy fence was erected, as told when we were looking to rent from here, but it only covers Summertree from the parking lot as you drive through. I thought it was going to extend back behind our porch to block the view and noise. Otherwise, we find it very comfortable. I have only seen the police once through here but it was on the night of the 2 fights and there was a guy outside in the parking lot they were questioning so I think that was just a spill over from Summertree. Sound barrier from tenants above is not the greatest. Can hear toilet flush and the floors squeak when they walk on them but that is the only sound we can hear. We didn't have the greatest credit when we moved in but it did not turn out to be an issue on our application. So for now, we are pleased. As far as the other person's complaint about the parking, I have no problem with it. We only have to display stickers showing we are a resident. We do not have assigned numbered parking spots which is a pain everywhere else I have lived. I think everyone respects their neighbors spaces they usually park in. As a note - keep up the good work Tamara.

A Great Place to Live
I have lived in Amberton Apartments for 3 years. I have raised a beautiful family here because of the management staff. The staff at Amberton has done a wonderful job of creating and maintaining a safe, clean, and beautiful place to live. The management staff has been more than helpful, when we needed maintenance. The staff strives for all tenants to be happy. There have been a few times when we weren't able to pay and the staff has been more than flexible. I have had nothing but great experiences and through their equity program i hope to purchase a home through Ryan homes. Since I've been here for 3 years i have almost $10,000 saved for a down payment.

Be prepared...
We lived at Amberton for 2.5 years and didn't really have a ton of trouble during our stay. BUT... the leasing office never seems to have anyone in it and they can't seem to work a fax machine or return a phone call. The rent is outrageous for the ammenities offered. If you have pets be prepared to pay an up-front deposit AND monthly pet charges. We asked why they did that since it apparently didn't go toward the carpet cleaning/replacement. Their answer was "for the privilege of having a pet." When we moved out we were hit with around $700 worth of fees. Carpet replacement (don't they do that anyway?) AND carpet cleaning. Does that make sense? Also we were charged almost $200 for painting of the apartment even though the stains on the ceiling were from a leaky roof. Don't they paint automatically when someone moves out? Normal maintanance? They fixed the roof the first year but never came to repaint the ceiling. Also be prepared for a high electric bill. The apartments are VERY drafty. You can see light around the doors and the windows are not insulated. You'll also find antiquated thermostats that can't possibley be accurate. Not to mention the old, noisy and inefficient washer and dryer units. Now we are trying to move into our new apartment and we can't because Amberton won't send our rental history to the new place. Both me and my new apartment's office have been trying to get this info for two weeks to no avail. Seriously, save yourself a lot of headaches and money and look elsewhere.

Most unhelpful, rude and careless staff!
GO ELSEWHERE!!!! WORST EXPERIENCE AND SERVICE EVER!!! We lived at Amberton for just over a year and it started out as a decent aparment experience but near the end the experience went down hill and fast. The two managers they have on the property were the worst managers I have ever had to deal with We had issues with rent and questions about our lease several times and each time we called they were either out of the office or just plain didn't answer the phone. Messages were left with the voicemail system and with several people who were filling in and no call was ever returned. Several times I attempted to go to the office in person to resolve issues and more times than not a sign was posted on the office door during their supposed business hours stating that they were out of the office and would return the next day. IT TOOK TWO WEEKS FOR US TO FINALLY GET A HOLD OF SOMEONE!!!!! By that time it was too late. They also told us we could do a month to month rent if needed at the end of our lease and when we tried to do it they told us our apartment had already been rented to someone else at the end of our lease. I have never ever experienced a staff that went to such lengths to ignore their tenants. We moved to a nicer, larger apartment with a more accomodating staff in a MUCH MUCH nicer area for only a hundred dollars more a month than that hole of a complex.

Who are they kidding?
I currently live at Amberton Apartments and this place is a diaster! The apartments are old and run down. They advertise like they are remodeled, but that is a joke. Nothing works and the Mgmt. blames you for everything that goes wrong. The neighbors are both crack heads and Section 8, charity cases. I hate to sound so critical, but I feel betrayed by the people who moved me in. The police are always here. The grounds looks like an inner city project. Both MS-13 and Cribs both traffic here. We are located on the end of a court off of coverstone and this part of Manassas has been abandoned. Try moving around the corner to Rosemary Ridge. It is like a different world. Those good reviews must be made up by the Management, because no one in their right mind could have anything positive to say about this place.

great place to live...
Me and my boyfriend have lived here a little over a year...we just signed our second lease...and we love it here. It's quiet, safe and AFFORDABLE...compared to other apartments in the northern va area...which are either a dump or you pay an arm and a leg...fortunately we found this place. Maintenance is wonderful...upon signing our lease they advised any request not fixed within 48 hours received a rent credit...however, we have never had to have this enforced...they are usually out that day or the following morning...and always nice and courteous. I work midshift at an emergency center so I wanted a safe place to walk through at 3-4 am when I get off work...and I never feel unsafe in the parking area. Our neighbors are all wonderful...and never have any problems with noise or anything else (maybe we are just lucky) :) I would definitely recommend this complex to anyone looking for a quiet, safe, affordable place to live.

We loved it
We lived at Amberton for 2.5 years and loved it. Tiny quiet community and next to no issues with the complexes close by. the only reason we left was because we needed a 3 bedroom and they don't have it. We had the largest 2 bed 2 bath and it was very spacious, both bedrooms really good sizes, great walk ins and 2 full bathrooms, all for a very reasonable price. Very rarely ahd any mainetenance problems either. I know they can happen and maybe we were lucky, but never a real problem. Staff were always friendly and polite, and maintenance were extremely attentive - even if you passed by they all said Hi.

Management is perfect? didn't think so
The place is not that bad but the management is horrible. They don't have respect,you can't find them in the office and even if you find them they do not respond. all the utilities are ages old so be aware of your bills. I had a bill for $320 for one bed. I am just waiting to get out when my lease ends.I am realy disappointed in this place.

I am happy living here
I have been living here since december 2006 and I liked the place. It is peaceful, and good place to live. I am living in the one bedroom apartments which are morelike town homes and I love the isolation. Management is perfect,Maintenance is also dependable. Tell them anything they will be there to fix it for you next day and they are good. I have a couple of suggestions though. The AC is vary old and noisy I believe it draws too much energy...My electric bills are in the 200ths in winter.secondly, the pool is a joke Its just a bath tub. Other than that I am happy with the rest of the amenities.

If You Want Wooded & Private...This Is The Place
I will admit this place is 20 years old, but at least it's established and actualy looks half way decent. It's been recently painted and doesn't look decrepit and falling apart, like some places (we won't mention) around the area. <br>The office staff and maintenance team are ok. The manager is relatively new, but seems to know what she's doing. Hopefully she'll stay longer than the others. It seems that this property has a problem keeping managers. The other girl in the office is nice most of the time as long as you don't get nasty with her, which I'm sure people around here do. Hey, it's not her fault you don't pay your rent on time or you caused a rukus outside your building last night that the cops had to be called for. <br>As for the safety of the property, it's give or take. If your stupid enough to leave your car doors unlocked, then you might as well expect it to get broken in to. LOCK YOUR DOORS! If you're smart and act responsibly, then you'll have no problems and if you do...call the police! That's what they're there for. <br>All in all, we moved out b/c we decided to buy a home. Our renewal was a little steep this year and we decided to suck it up and put that money towards a mortgage.

i was not satisfied.
i don't think it was a good place to live in...<br> we had to call for the maintenance every now and then because of poor fixtures. parking was a nightmare, there wasn't any value of the parking sticker that they provided to their resident. there were lots of vehicle parked illegally which they never took care of it.

Only If You Enjoy Fearing Your Safety
Initially this was a nice little complex in at the end of a road near the battlefields of Manassas. <br><br>In the past year and a half, it has changed like day into night. <br><br>First the management changed hands. Watch out if they approve something for you (like a satellite dish), because three months later they will loose the paperwork and demand you take it down. When you point out their error, they will - reluctantly - refile the paperwork. Only to loose it AGAIN a few more months down the road. <br><br>They will 'remind' you to pay your rent, even BEFORE you are late on it, but do not refund your money if for some reason you over pay (the old mgmt did - the new one does not). <br><br>And watch out for some of the staff members - some are very nice and personable and great to work with - others are rude and condescending and just plain obnoxious.<br><br>The complex itself is nice in appearance. The apartments are getting old and slightly shabby - but it is still four walls and a roof. <br><br>Parking is somewhat limited - sometimes you have to park half way around the complex because there simply isn't space.<br><br>The kicker however is how the crime has jumped. Six months ago, we saw a police cruiser maybe once or twice if that, in an entire year.<br><br>In the past six months, however, the police have been here more times than I can count.<br><br>Today there were over 15 cruisers here (so far, anyway) because of a person living near us.<br><br>They wouldn't bring 15 cruisers unless something major was going on (three maybe, four if the cops are bored and have no other calls... but FIFTEEN?!?!?).<br><br>It makes you fear for your safety, for your family, your pets, your visitors, your property. <br><br>Who knows what of the crimes of some of the people the new management have allowed to move in? The diversity of people here is nice - but we are surrounded by HUD housing and some of those people are starting to move in here - and the crime has grown with them. <br><br><br>It really is getting too dangerous here, even on the outskirts of metro life. <br><br>If you value your safety and your belongings, look further west, and if you must live in Manassas, don't live here!!<br>

Pleasant
I lived there for 2 years and it is a nice, quiet place to live. You have to pay every single utility though, including water and trash. The water bill is split between everybody in the apartment building which I didnt like because I had a one bedroom, just me, and had to split the water bill with 2 bedrooms with more than one person. Its right across the street from Coverstone, which is the ------, and sometimes people from Coverstone will cut thru the Ambertons for a short cut. Otherwise I enjoyed living there. It had trees around the apartments so there was a sense of privacy.

the landscape and buildings are gorgeous but the interiors leave something to be desired. the fireplace is nice but would be nicier if it were centered to the wall its on! bathroom and closet sizes are more than enough but the living room is cramped for more than 1 piece of furniture. maintenace is awesome but i only know that from needing it so often, not to mention ive lived here for less than a week. back porches are nice and so are the storage areas. i dont know yet its to soon to say

I transferred my lease here from another Equity property in New Jersey two months ago after a job transfer. There were some problems in doing this, but they were on my end, not Equity's; the staff was actually quite helpful. <br> <br>I knew coming in that this was not the best neighborhood (Section 8 housing across the street) but I also understand the police have cracked down on the worst of the crime the last couple of years. In the back of Amberton, where I live, you'd frankly never know there was a problem 1 1/2 blocks away. And while my apartment has a bit of an odd layout (I call it the "80s bachelor pad") it works for me -- and my dog. (Amberton is very dog-friendly, good or bad depending upon your perspective.) <br> <br>As I say in my header, so far, so good.

Beautiful Apartments
I love everything about these apartments. I looked everywhere before I found this place and I am glad I did. The apartment has walk-in closets in each bedroom, the bathrooms are huge, there is outside storage and in my apartment I have a full size washer and dryer. I also have a built in bookcase and a fireplace. <br>The price for the apartment is a little high for the area but it is so worth it. I have lived in other apartments that cost less but... it´s like you always hear "You get what you pay for". Usually, that´s bad management, bad maintenance, bad neighbors and sometimes nasty bugs. <br>The maintenance is the best I have experienced. I put a request in and it´s usually done that day. The office staff is always there and always very helpful.
