Wonderful tour!!

My daughter and I went for a tour on Saturday and we toured with Randi. She was very knowledgeable and friendly, but even more amazing is that she knew every person and dog as we walked around. She was willing to show me two apartments and gave us a great impression of the community. We went on several tours that day, but this was by far the best! We look forward to applying and living at Amberton!

When I first moved in, the leasing office had been very responsive and understanding. The only issue I have had were the towing company. The towing company towed my car over a month expired car registration.

Gilded is the only word I can describe this place as. Looks nice from the outside. However, the cost keeps raising even though services are not improved when provided. The pet fees are exorbitantly high ($400+). Weekly does every one of the large trash receptacles get so overfilled that there's trash in the parking lot for days. The single highest issue is that every apartment, even the ones in the top floors have a constant cockroach issue. Despite the quarterly in charge for Pest control. It does not matter how clean you can keep the floors with Pine-Sol and wipe down surfaces with bleach. There are always cockroaches. The electric panels are undersized. Midsummer when the AC is fighting for its life. If you use too many appliances (I.e try to cook while washing clothes or dishes, you will pop the breaker.) Therefore, gilded is the best word I can use for this apartment complex. The structures looks nice. The idea of the monthly community events look nice. But definitely some deep underlying. issues.

My Best Apartment Experience Ever

I have lived here for 2 and a half years and I absolutely love this place. The property is beautifully maintained, plenty of resident and guest parking. I live alone on the first floor and have had no safety or security issues whatsoever while living here. Everyone I encountered who lives here is friendly and considerate. It is shockingly quiet here! The maintenance team is very friendly and helpful, any issues I have are addressed quickly and efficiently . The leasing team is also wonderful; they are very helpful and compassionate, especially Randi, the assistant property manager. She is the face of this property and really encompasses the vibe of living here. She is warm and personable and will do whatever she can to make sure you are happy and satisfied here. The pool area is beautiful and the gym is well equipped and never over-crowded. And the location is fantastic; right next to 66 and everyday conveniences like groceries, pharmacy and restaurants. I am an avid runner and the neighborhoods are beautiful and feel safe to run through. I never want to leave!

The complex is very quiet and relaxing. Everyone is very nice. The staff Barely answers the phone and when they do, they have attitude and talk down to you unless you catch them in a good mood. Overall, it's a good community

From the moment you step into Amberton Apartments, you can tell that they care about you. They were very helpful explaining everything that I needed to do to move in. I picked the floorplan that I wanted and did the paperwork and was approved in a day. The move-in was very easy. The property is beautiful and they keep it up very well. They have a lovely swimming pool and they're always doing things in the office for the community. They offer some good amenities that nobody else offers. I am happy that I moved here and consider this my home.

Best apartment

I used to live in this complex and I absolutely loved it. I had a dog and love that you guys had a dog park and were pet friendly! I came in and did a walk-through with Randi and she reminded me of how much I use to love this place. I love the staff is so nice. I’m looking to move in September and I definitely will be back.

The staff, Brandi and Kim, are by far the best management team I have ever met! They have been able to answer all of my questions without hesitation and in a timely manner. I also submitted a maintenance request and in less than 24 hours i was being assisted - definitely recommend this location!

Great place to live

Really quiet community but only a few mins from tons of restaurant and close to manassas mall. Helpful office staff and maintenance is fast. The gym is really nice and I can’t wait for the pool to open. This is a really great place to live!

While I have lived here the community and responsiveness from staff as been amazing. The only complaint I would have is the sauna has been unusable for a considerable amount of time. Everytime I have emailed I have gotten an almost immediate response and every matinee concern has been resolved quickly and effectivly.

It is a good community. Quiet for the most part. Often, while outside, loud cars can be heard going through the local bigger roads, but can't hear it inside. Public areas are well kept and clean. Management team is quick to respond to messages.

Terrible, mice running across my floor they don't care that there are mice infesting the walls of the whole entire building. They are chewing new holes in the corner as I type this. The maintenance people come to patch the holes when I ask but the mice never stop coming no matter how many times they fill the holes. They won't give me any benefits or credits for dealing with this since I moved in here in feb. I've bawled my eyes out in front of the managers, for them to laugh in my face at my discomfort living with mice running across my toes. This is a health hazard and I will be reporting to the county if nothing is done about how badly I'm being treated

I like everything, the bad thing is that we give stiker for a car parking and the car or the insurance has to be in the name of the tenant who is in the contract, that is very illogical, everyone who wants a car ticket has to be in the contract, they should improve that aspect

Best property I lived at!

I love it here! The neighbors are nice and quiet. The staff here are very friendly and they respond quick! The property manager is super nice and helpful made our moving process super easy! Overall this is a very welcoming place to live at 10 out of 10 would def recommend!

Been here for several years!

Amberton is a peaceful community and I most like that they allow large dogs and the staff is friendly! The community is well maintained and quiet! I look forward to the remainder of my time here and renewing my lease!

Terrible, this year my apartment was broken into and the property did nothing to compensate for that or offer any help. I have asked for a new balcony screen several times, instead, they fixed the same one that keeps falling. Have not been happy for several years and rent keeps increasing ridiculously. Pet policy is too strict, I baby sit my moms cat when she out of town, I was demanded to pay 400 dollars and pay monthly rent when it only comes every now and then.

The community is very quiet, which is nice for me, since I work a 24 hour rotating schedule and go through cycles of sleeping during the day. On the flip side, there are a lot of landlord inspections, and sometimes they are ridiculous. I was on an overnight rotation and sleeping during the day, and management needed to enter to verify what kind of floor my unit has. I had to wake up in the middle of the day, just so they can look at my floor and leave, because apparently they don't know what floor my unit has and couldn't have figured it out with the three maintenance requests I submitted this year. That was a totally unreasonable and nonsensical disruption to my ability to sleep in peace. Maintenance is usually responsive, but communication is poor. Twice now my AC unit has broken. The second time maintenance told me they have no idea what is wrong with it. I had to follow up with the office later to learn they had ordered a new unit and are waiting for it. I have used the emergency maintenance once, when my AC unit broke and it was 90 degrees in my unit. I was totally ignored and had to spend money on a hotel. I had to call the next day, just to learn maintenance had already looked at the unit and was ordering a part. I had to initiate that call because nobody could be bothered to tell me. But when I put in maintenance requests besides the AC unit, they are generally responsive and solve the problem in a timely manner.

So far i will say this , in case of damage item in the appartment and if the resident report it , the technical department make a quick follow to fix the situation . We need a coded gate at all entry points

Since moving to the Amberton I've enjoyed living in a very nice and quiet neighborhood. This community feels very safe, well kept and the management is very helpful and responsive. They work with residents to ensure that we feel at home and provide excellent amenities such as the gym with a sauna, a nice and relaxing pool area in the summer and even a place to clean your personal vehicle. When I moved in the apartment looked exactly as it did online. Apartments are well taken care of with routine inspections and maintenance checks. No pests and valet trash service is perfect for cold nights when you don't feel like stepping outside. Love it here!

We love living here . For as long that we've been here . The many neighbors we've had has been awesome . People have been great even the rental office and staff . Convienit to Route 66 and shopping , along with places to eat from . I would recommend this complex .

Pleasant as times; disappointing at times. I have an issue with some of the clauses in the apartment lease that I have questioned many times with the Property Manager. Nothing has been resolved. We are not very satisfied overall
