HORRIBLE! DO NOT RENT HERE!
Almost killed over a dozen residents with carbon monoxide poisoning and didn't even apologize or accept responsibility. The first floor is the office and a work space, and they used a tool all day without proper ventilation or even opening up any windows, and it emitted carbon monoxide and a ton of it...which ALL came upstairs into the apartments all day while everyone was gone at work. When we all started arriving home we noticed a funny smell, and thank god someone called the fire department who came out and had to open all of our windows when it was 30 degrees on a January night, and have everyone leave their apartments. River City NEVER even apologized or did or said anything about it. Horrific behavior. I can not wait until my lease is up! The parking lot has the worlds tiniest spaces, so half of them are unusable because you physically can't fit an average sized compact car in them. The parking lot is horribly lit. There is only one entrance you can use, so you are forced to walk the entire length of the building in the dark, very unsafe but they refuse to add another entrance. I can hear my neighbors walk. I hear every step they take. I hear the tv's, not because they are particularly loud, but because the walls are PAPER THIN!!! You can hear conversations, music, EVERYTHING. Nothing like being woken up in the morning due to your neighbor walking around getting ready for work. Seriously, no exaggeration. Electric bills are high because the 18 ft ceilings, while gorgeous, kill the heater and ac and make it impossible to keep your apartment one temperature or warm in the winter. It looks like a gorgeous apartment and a lot of space, but it is not worth it! I would not recommend this to ANYONE!!!!

Looks good at first but BEWARE!
When I first moved in there was power in my apartment. I've lived in apartments for 14 years, and normally the land owner will change over the electric bill to your name. Not River City Real Estate. They cut my power by the end of the week...on a Friday, so Dominion couldn't come until Saturday night on an emergency call. This was my welcome to this building and pretty much sums up my stay here. I asked them to spray my apartment for spiders, I come home to my apartment after work and am greeted by toxic fumes b/c they had bombed my apartment. I had no idea that they were going to do this so I had to throw away any food products that were laying out. Also they didn't leave a note telling me the time they bombed, so I had no idea if it was safe to be in my apartment. I went a month in the middle of summer without A/C. I had to beg them to fix it every day. One time the first of the month came on a Friday and I was out of town. I couldn't make a payment until Monday the 4th and was charged $86 for a late fee. You can hear EVERYTHING your neighbors are doing (including sex). Even the people above and below you! I could keep going but you get the picture.

Be prepared for the animals....
I have lived in the Parachute factory for the past year and overall I am highly disappointed with the supposed luxury apartments. The parking lot is congested, with spaces that guarantee dings on your car. The lighting borders on dim and doesn't make you feel safe when coming home past 10 pm. The building itself reaks of animal droppings, which are left on the steps for days ending up on your boyfriends shoe. Hot water runs out so quickly you'll be fighting with your roommate over time spent in the bathroom. Rent is late after only 3 days and management makes NO exceptions (I understand this is in the lease, but still....) Overall the place isn't that great, but I guess it could be a lot worse. I definitely would look elsewhere first before settling on the vintage building.
