Despite disgruntled former tenants - and loser current tenants, the Prachute Factory is the BEST VALUE!
If you actually read the ramblings on this site from disgruntled tenants or the group of misfits known as the "River City Residents Association", you'll see that their biggest complaints are: -Pet droppings (left by BAD TENANTS) -Noisy neighbors (again, BAD TENANTS) -Pet fees (that they agreed to pay, but don't like paying when they get caught) But, that won't stop some morons from simply yapping away on an internet message board. Go look at the RCRA's website- They have a handful of members that consist of former tenants, EVICTED tenants, and soon to be ex-tenants. Yet, these losers spend their own time and money complaining about things that are CAUSED BY TENANTS! Maybe they should "incorporate" the "River City I Hate My Fellow Tenant Association". They'd be just as successful.

Real Review From Real Tennant
I am a current resident of the Parachute Factory unlike 90% of the posts on here which are most likely an employee of River City Real Estate that has nothing better to do. Anyways, I moved in to the Parachute Factory in July and have experienced both good and bad things about the apartment. Below are my subjective opinions about the apartment. Pros: I am close to work with only a 4 mile commute and I am close to Downtown Richmond. The rent is fairly cheap. They paved over the front flower beds so dogs would stop doing their business right as you approach the apartment. Cons: The staff is rude and are not helpful even when you approach them nicely. The halls and stairwells are filthy. They are huge dust balls in the corners and the floors have dust permanently ground into them. There are more dogs in this place than the city pound. While it is each residents own business whether they have a dog or not, I personally do not think it's fair for the dog to be held up in a little apartment all day long. When the dogs do go outside they used to go to the bathroom right at the front of the building, the smell of urine was almost sickening. There has been the same dog turd in the hall for the last 2 weeks. Tenants need to either clean up after their dogs or RCRE should hire a house keeper to at least clean once a week. The walls are super thin and I can here everything that my neighbors are doing including during intimate encounters. Cost a $100,000,000 in energy bills to keep the place at 73 degrees Fahrenheit. I have also heard that it is nearly impossible to get your security deposit back unless you hire a lawyer. Their credit checks makes it impossible for a person to find a room mate. These are just a few of the things that come to mind right now, not to mention the stairwell close to my apartment has had trash in it from someone moving out over a month ago. The tenants beside me open and close their windows during all weather and times of the day because they are most likely smoking in the apartment. I cannot wait to give my 90 day notice and get the crap out of here. If I would have done more research I would have looked elsewhere but it's too late now. I pay my rent on time and in full so I have had no problems with being threatened with eviction. If they took a little more pride in their buildings and company as a whole they could be one of the best places around but they chose to run a shoddy business. Just look at the Better Business Bureau and how many claims they have against them. I will not rent from RCRE ever again and will not recommend them to anyone. I have attached pictures of the dust, dog feces, and trash in the stairwell. This was all taken in about 2 minutes on my walk to my apartment. Pictures speak wonders.

This place is the worst!
Please prospective tenants avoid this place like the plague. The parachute factory is a hellhole. If youread all the other negative reviews on here, i can assure you they are true. If there is a positive review, It is a LIE!!!! There are very few redeeming qualities to this place. One time I got trapped in the elevator for three days. When they finally got me out, I complained to the management and asked to get my rent for the month back as compensation. They told me since I was in the elevator on the premises that I was technically occupying two domiciles and that I was lucky they did not charge me double!

Should be called the ParaPOOP Factory
It seems painfully obvious that River City employees are posting these optimistic reviews and it is truly sad. All in the same day? So incognito.... I will give you the real skinny on this downtown inferno. THE WALLS ARE PAPER THIN. My next door neighbors alarm would constantly go off at 5am and it was so loud that it sounded as if it was in my own room. One day when she was away, her alarm kept ringing non-stop, it drove me mad! As for the neighboor above me, she wore high heels and I could hear her clicking away all day long. I could also hear her using the plunger when she clogged her toilet as well as other intimate and personal moments that should be kept private if you know what I mean. ITS A DUNGEON. Upon moving into my modern brick exposed place, I didn't really notice that there was only one window in the whole two bedroom apartment and that it was facing a brick wall. You never really notice how much you miss sunlight in your life until it's gone. I'd walk into the apartment in the middle of the day and it was literally pitch black! It really made me feel down and confined, not to mention it killed my plants! Oh, and the obvious raise in the utility bill because of the lack of natural light. WATER SMELLS OF ROTTEN EGGS. It was really gross to wash your dishes or your face and smell the fart like sulfer creep out of the pipes. I don't know what causes this, but it stunk! THE PARAPOOP FACTORY. I'm a dog lover myself, and so is just about everyone else in this building. Tenants were really irresponsible and would let their massive dogs poop and pee in the halls and would not clean it up. Others would leave notes to the inconsiderate tenants next to the dog poop. No lie it would stay there for DAYS. People would also leave there garbage bags outside their doors, adding to the wonderful smell of feces and hot garbage in the halls. PS. if you want a happy home for your furry friend, this is not the place. The grass outside is very limited due to the industrial neighborhood. A POOP CLOUD. Up the street from the Parachute Factory is a water treatment facility center. To say the least there is a steady wafting cloud of fart smell that smacks you in the face ever so often. It will definitely wake you up in the morning. I'm so ecstatic that my lease is up and I no longer have to live in a poop cloud. Best advice: DON'T MOVE HERE!

Great Place - I LOVE it!
just moved in, and so far - i love it! had a problem with getting my truck close enough to the building to unload all my stuff, but once in, i'm at home!

Don't Listen to LOSERS With Too Much Time On Their Hands...
Okay- here's the scoop... there are a handful of misfits and losers who have either been evicted or had to pay additional fees for a variety of reasons (pets, late fees, etc.) who have made it thier mission to post negative feedback on this site. They are disgruntled. They are angry at their little lives of nothingness. These sad souls deserve your pity, as they are so lonely, so depressed and so emotionally unstable that all they do is monitor internet message boards. So, let's not laugh at these poor little men and women. Let us understand their frustration. They have no life. They have no loved ones. They would rather lurk here than enjoy a nice day. Of course, they sometimes band together. Five or six even created an "association" so that they could meet in secret and whine together. Pity them... for they are truly sad. Have a good weekend guys- try to have some fun. Call your mom.

The Parasite Factory is more like it.
Please, please, please, prospective tenants, I beg you do not move here. It is the worst living conditions ever. Huge open spaces with no insulation from weather or neighbors. This all equates to high electric bills, and hearing every sound your neighbors make. Not to mention if you have any complaints or maintenance issues the staff will be rude, take weeks to reply, and charge you ridiculous fees. Do your self a favor check out some of the nicer loft-style apartments around shockoe bottom, You may pay a litttle more rent, but most of them include utilities, so you will make up your money there as well as peace of mind. You will be much happier with the quality of craftsmanship as well as quality of life. Oh, and they have bugs!!!

Disturbed Persons
I've noticed a few disturbed persons on this site - those lonely, pathetic individuals who monitor and post to internet message boards in an effort to validate thier sad existences. River City Real Estate employees get paid (very well) to post their reviews. You losers do not. Yet, every day and night you are here. Very. Very. Sad. Indeed. But, please- keep it up! Every post (good or bad) boosts RCR's numbers!

Most Horrible Apts. in Richmond
I have lived in a lot of apartments in my life, but the Parachute Factory in Richmond, Va. are by far the worst I have ever lived in. Every negative review on this site is true, Every positive review is a lie, made up by the management to trump up their ratings so they can sucker people in to moving here. Do yourself a favor. If you decide to ignore the reviews on here and move in anyways, ask around the building. Ask other tenants what they think of the place and what they think of the management. I think it is safe to say that they will be in line with the honest negative reviews of this deplorable apartment building and leasing company. BTW the leasing company is River City Real Estate, or River City Renaissance. Other properties they manage in the city are even worse. Don't move there either.

A friend told me about this place
Recently, before moving to the parchute factory, a friend recommended I check it out. So, I checked it out and it looked great. I moved in right away. I did not even bother reading the lease too carefully, I just wanted to move in right away! Well, long story short. I am now in jail awaiting trial for stabbing my "friend" in the face with a soldering iron. Management sucks, building is poorly constructed and not properly maintained.management will try to charge you for random things whenever they think they can get away with it. USA towing, in cahoots with Parachute Factory will tow your car for no reason. If you file a complaint, the management will respond like children and call you a loser or a deadbeat. I heard they even threatened to kill someone!! Here's the skinny, I am far more comfortable now in jail than I ever was in this place. If any of your friends ever recommend this dump to you, do what I did and stab them immediately. Keep on, keepin' on! This Place Sucks A Big One.
Unfortunately, after living at the Parachute Factory for a year, I've got very few good things to say. The tenants are great. But that's where the fun ends. <p> The apartments are big, yes, but they cost a forture to heat and cool, and are constructed so poorly that you can hear your neighbors whispher. And god forbid they walk around their apartment - then it sounds like they're stopping through your apartment. And those big windows that seem to appealling? Well, given that the construction of the place is SO BAD, those windows let out ALL of your cold air in the summer and ALL of your hot air in the winter. I can sit three feet away from one of those windows and STILL feel a breeze. On top of that, none of the exterior windows have locks and most of them don't even close. <p> The management will treat you respectfully in the beginning, but will eventually charge you bogus fees, cuss you out if you complain, ignore your maintenance requests and then come on this website to post fake positive reviews. Parachute Factory, and it's parent company, River City Real Estate claim to be pet friendly but they charge you a $200 non-refundable pet deposit PER PET, on top of $35 a month per pet. That would be okay if they did ANYTHING to accomodate pet owners, but they don't. <p> And oh, that parking lot? Well, let the towing company (USA Towing) get bored and they'll tow your car just for fun - even if it means they have to vandalize your car to do it! Try complaining to River City and you'll get cussed out! Each car that gets towed from the Parachute Factory lot lies the pocket of not only USA Towing, but River City as well. <p> Did I mention the -------- who work on the maintenance staff who like to go up on the roof and peek into tenants windows and skilights. Yeah, that happens. ALL THE TIME. <p> Bottom Line: DO NOT LIVE HERE. It's not worth it.

Don't listen to a handful of misfits and losers...
Okay, here's the skinny- there are a handful of deadbeat losers (like the ol' President of the RCRA) and misfits who have been evicted, had to pay pet fees (for pets that they tried to hide) or are basically lonely, distrubed individuals. They gather in secret, in a misguided effort to fill some void in their empty lives. They sit in their pajamas and write bad things about a good company in order to feel better about their crappy lives. But, that's okay- let them write. The Parachute Factory is a great place to live and River City Real Estate is the best neighbors you could have! So, to all the whining, insipid, and pathetic losers out there: Keep on, Keeping on!

Worst factory ever!
Do not believe the positive reviews on here. They are all written by the management to help them fill apartments, which from as far as I can tell is not working too well. The craftsmanship on the building is the worst I have ever seen. The walls are poorly painted and paper thin. You can hear every word your neighbor says. If they have their stereo turned down low you will still be able to hear it crystal-clear. There is no insulation from sound or weather. If you have windows they will suck all the warm air out and let the cold in. Vice-versa in the Summer. If you don't have windows, i hope you don't have seasonal depression because it is equivalent to living in a dark cave. If something goes wrong with your apartment, it will usually be weeks before they fix it. The front door has been broken for three days now. No attempt to fix it. People on this site talk about how the tenants are the problem, that is not the case. Sure some people don't clean up after their pets, but that is because their is no pride of ownership here. The residents are just riding out their leases until they can find somewhere better. The "pet-friendly" building charges 200 dollars NON-REFUNDABLE pet "deposit" PER-PET! Plus 35 dollar pet rent per pet. Like pets have jobs. There is no where to walk your dog with any grass, exept other people's property. The management does nothing but pocket the money, there are no petwaste receptacles like in most other apartments that charge exuberant pet fees. Bottom line don't move here! I will be upstairs on the second floor balcony smoking, just because I can. LIVESTRONG!!

The Parachute Factory is a GREAT deal for the PRICE!
Giant Spaces! Pet Friendly! Central AC/Heat! In-Room Laundry! Off-Street Parking! GREAT Location! I've read a few of the "ratings" on this site - mainly the ones from disgruntled (former) tenants and "friends" of tenants, and basically emotionally unstable personalities and all I can say is- the Parachute Factory is the BEST VALUE for the Price!

read past the lies
Ok i have read many reviews on this site regarding multiple apartment communities, and i am shocked by some of the recent reviews of the Parachute factory, i do not live there so i have no vested interest in this building, however having a close friend as new resident, and being the person that encouraged they move in , i can honestly say this apt community is the worst i have encountered in many years.the building is deplorable, it smells of urine and animal feces,the front door is broken, and the interior door is often left wedged open allowing any person free access. yes the units are large, and quite appealing in appearance, however the noise is BEYOND horrible, the windows leak with every rain storm, the electric bills are terrible from poor insulation, most of the times i come to visit the elevator has any number of disgusting body fluids on the walls and on floor. the parking lot is frightening and when i come with my children i fear anytime i am there after dark as they only allow access through one door.the staff are rude , the lobby is always a mess with mail and pet droppings, and the second floor smells like a kennel.my family has been in the apartment industry for 30 yrs including corporate and small downtown dwellings, the rents are NOT acceptable for this kind of living , i have been in run down projects in far better conditon,be wary of any postive post on this site, as there is no possible way they are truthful or accurate.if you like downtown living look at the canal lofts much nicer,with comparable lease terms and cost.the city should shut this apt complex down or better yet, burn them down and salt the earth

New Year is Lookin' Bright!
Well, I just moved into The Parachute Factory over the weekend - and so far, I LOVE IT! Giant spaces, central AC/Heat, in-room laundry and off-street parking. If this past holiday weekend is any indication, the New Year is going to be GREAT!

Holiday Treat!
I picked up my keys to my new apartment here at The Parachute Factory on Wednesday - the day before Thanksgiving. I had all my friends and family helping me to move in both Wednesday AND Thursday. Well, Thursday evening - right before we were all about to eat our holiday dinner, the lights blew out in my living room! I called the emergency pager - and spoke to a very nice lady. She told me that someone would be out within the hour. Well, TEN MINUTES later, a very nice man was at my door - and fixed the problem. It seemed I had plugged too many decorations into one outlet and the breaker had tripped. The repairman just happened to be in the shop when he got the call. Dinner went great, and everyone had a wonderful time! Thank you River City for saving Thanksgiving!

The Parachute Factory is a GREAT VALUE!
I moved into the Parachute Factory back in July and I cannot tell you how happy I am to be here! The location (downtown in the warehouse/Manchester district) is GREAT. I can hop on to I-95 (north or sout) at the next block down and I can drive three blocks to the Manchester Bridge. I've got a GREAT view of the City from my kitchen window and at night (especially during the holidays when all the lights are decorating) its spectacular! I LOVE the Parachute Factory!

Best Apartment, Best Deal, Best People!
My doctor said for me to stop lingering around internet message boards, but I just can't help it- River City is just so good, they really help fill the void in my empty, lonely, life. I must sit here day and night and write about them! I love my new Parachute Factory Apartment! For the price, it was the best deal in Richmond - HUGE space, in-room laundry, off-street parking, what's not to love! The staff is great and my neighbors are friendly, I totally recommend this place!

River City is the best- I LOVE the Parachute Factory
I've read the back and fourth on this site- and all I can say is this- I live at the Parachute Factory and I LOVE it. MOST of the problems listed (pet waste, noise, etc.) are the fault of the TENANTS - no River City. In fact, when River City takes action against these bad neighbors, that's when the "ratings" on this site go down. Nonsense. River City Real Estate - and the Parachute Factory in particular, is the BEST VALUE in the Richmond area. I pay less than $900 a month (plus $35 for my dog) and I get a GIANT apartment with hardwood floors, exposed brick, in-room laundry and off-street parking! I LOVE IT!

I Can't Get Enough of This Place!!!
I've been at the Parachute Factory for a little over 6 months now and I love it! All of the people (tenants AND staff) are great! Me and my dogs really feel welcome. I'm not sure why some crybabies would try to "sneak" animals into their apartments - then get mad when they get caught, or pay their rent late and spout off here on the message boards when they get charged a late fee. I pay my rent on time. I pay for my animals. I have no problems. I LOVE River City!!!

Parachute Factory - HATE IT!!!
I've read the back and fourth on this site- and all I can say is this- I live at the Parachute Factory and I HATE it. While MOST of the problems listed (pet waste, noise, etc.) are the fault of the TENANTS - not River City MGMT refuses to respond to tenant complaints or concerns. ALSO, noise is an issue due to the poor construction of the apartments. If money had been spent on better quality materials and SOME insulation - noise wouldn't be so bad. In fact, when River City NEVER takes action against these bad neighbors. River City Ratings go down simply because the place is THE WORST. River City Real Estate - and the Parachute Factory in particular, is the WORST VALUE in the Richmond area. I pay $900 a month to come home to a $ H I T hole... I get a GIANT apartment with uninsulated walls and windows... A/C and/or HEAT run constantly... just wait to see your electric bill.
