Been living here since 2018 love the location Like the apartment space. Main reasons why I stay Also I love the wine down Wednesday and community outings. Reason why I know my neighbors so well. Overall a humbling experience living here.

Caitlin was extremely helpful at getting us in an apartment, and we chose this community over others in large part because of how accessible and friendly she was. My only complaint so far has been the free internet/cable. I've called Amtech three times to set up and still haven't been able to complete the process. It's been frustrating but I read the reviews on Amtech are just awful. I wish I had known about this before moving in; it might have influenced my decision.

I've had nothing but a great experience since living here, maintenance staff is very responsive for any request. Very quiet building, well maintained except for outside of the building. Only complaint is that the walls are paper thin, and you can hear your neighbors clear as if they are in the same room with you.

Been great since we have moved in! The office staff is incredible. 10/10 recommends Christine. Apartments are a good size, especially compared to most of RVA. People think that manchester is in the middle of nowhere, but it's super close to everything!

I really enjoy the atmosphere here at South bank. The staff are great and they do their best to create a community feel. I love the floorplans they offer as well as the amenities (gym, game room, rooftop).

We have loved living at South Bank. The proximity to the city without being in the heart of the city has been a real plus for us. The apartment building is kept clean and neighbors are generally respectful. The office staff is prompt and efficient in dealing with issues and request; they also make it a point to help foster a greater sense of community with and among residents. I also think that for the quality of the apartments (some of the best in the area) the price for rent is extremely reasonable! Would highly recommend living here.

After living in my apartment for a little over 6 months I'm highly Disappointed. The rent is way too high for the quality. The maintenance team claims they've fixed our leaky roof but every time it rains we have to put buckets all over the house to catch the water. We've had a recent issue with roaches coming from the walls, and we keep our home extremely clean. The walls are paper thin, I hear my neighbors coughing. The parking lot can not fit all of the residents and the spaces are extremely small. My car doors have been ruined from people having to park too close and hitting their doors on my car. Do not move here. It's not worth the high rent.

All staff members and other residents are very nice. If you have a problem, the staff and maintenance team respond promptly and work to resolve the problem as quickly as possible. The community in general is very clean, very kind, and very inclusive.

The staff is amazing. Any issue is addressed quickly. The only issue is that I can hear my upstairs neighbors water running. It's pretty annoying. Besides that there isn't too much of a noise issue. And there isn't really a fix for that.

This community is run by an excellent set of leasing agents and property managers. Our only issues come from parts of the actual apartment. When they updated the apartment they kept all of the original beams, flooring, ceiling, and windows which provides a great atmosphere. However the double stacked windows can make the units very hot in the summer and with no insulation in between the floors you can hear almost everything your upstairs neighbors are doing.

I'm very pleased with my experience in the last four months I've lived here. The staff are very professional and genuinely caring. Maintenance requests and communications being all through the portal are a huge help and I enjoy the roof top deck and free coffee in the lobby. Keep up the good work!

Best office staff in Richmond. Great apartments with very nice features. Manchester is in process of becoming the next area in Richmond to attract residents and tourist. Couple more years this area will resemble carytown but better.

The place is good. The appliances are up to date and the staff are very professional and friendly. The amenities are nice. The only thing is that the upstairs neighbors are really easy to hear through the roof.

The community experience is pretty good. Outside the apartment can vary at times. My car was broken into twice and there is a ton of dog excrements around. Other than that it has been a good experience. The members of the staff are awesome and will help you out if you have any issues. The gym and dog washing station is a huge plus!

Apartments are really great size & finish wise. Community of people living here could be better. People are disrespectful of the property and leave trash around outside and don't pick up their dogs poo. Staff is great, but I wish they did more to address problems related to the overall look of the property. Tree wells outfront are worthless as the trees are dying and lack any maintenance. The grass is dying as well.

I liked living here, it was a good place for downtown experiences and modern apartment complexes. Only issues I have experienced are the parking lot is horrific, I couldn't find spots for the longest time. Although, this may have an affect on people who work night shift jobs, like myself. Noise can be a problem depending on who you live next to, but it didn't seem to bother me as much. I moved in in January of 2018, when they were doing construction, but they finished around May of 18. Staff is friendly (except for one) and maintenance was very responsive and fixed issues the same day when complained about. I'd say it had a bad start, but it got a lot better in the year.

I have nothing but great things to say about the staff at South Bank and this community! Always responsive on the rare occasion there's an issue. Always helpful and willing to go above and beyond. Beautifully maintained and I absolutely LOVE my apartment.

The apartment complex is ok, the staff is very friendly and very helpful. Things as far as security the front door for awhile is unlocked so anyone can walk-in. Specifically my apartment I no access to get fresh air none of my windows will ok because the installation of storm windows blocks access. In case of a emergency my family nor I will be able to get out serious fire hazard. I brought it to the attention of the complex nothing was done. Also parking, the lot was repaved but the spots are very much so under sized. Every day I parked I have to worry about someone hitting my car and its very uncomfortable having to squeeze out of my car with car seat etc, because spaces are so close. What makes this complex so great is that it is conveniently located to everything.

I have had bad experiences with noisy neighbors, unfortunately. There are also a couple of maintenance problems that have not been addressed: a persistent noise in my wall that disrupts my sleep and water issues with the toilet.

This place is great! I love stepping out into the hallway and seeing dog crap laying around, why bother picking up your pet's poop when this place pays hardworking cleaning folk to do it for you? Also, the parking spaces are nice and cozy! It's so comfy having to squeeze into my car every morning, and I especially love that my car is getting dinged up and scratched because there is no room to open a car door - the best! If you like to party, this place is for you! Neighbors are up until 3 in the morning drinking, screaming, and running through the hallways - it feels like I'm back in college! The cops can't shut THIS party down! Seriously, they've tried. I haven't had a solid nights sleep in two months, but I'll sleep when I'm dead LOL!!! I like that the walls are so thin, I can hear my neighbors having sex....they don't even charge extra rent for that! NOICE! Also, if you like having house guests, you'll loooove the roaches. Thank goodness I keep my apartment clean, or else I'd be super embarrassed when they show up unannounced... For some odd reason, there are other tenants that just can't get down with all of this fun...weird, right? And when complaints are made, management's solution is to send out a mass email reminding everyone to be respectful of their neighbors. That's it. That's all they do! Every. Single. Time. Management is SUPER friendly, don't get me wrong - they just have zero control over this place. That ain't cool in my book! So unfortunately, gotta give it a single star.

Whatever you do, don't move here. While the staff is nice and respond appropriately when there are issues, there are way too many problems to be reasonable. It's just another really old building that was refurbished quickly and poorly. Every time something comes up, you're often told that due to the historic nature of the building, nothing can be done. Construction continues to cause many problems and are way behind schedule. Until construction is actually finished, I strongly recommend against moving to this community. You can hear everything happening in the halls, from your neighbors next to you and below you. The large windows are a great source of light, but they don't open, so it just looks pretty but not functional at all. The floors are squeaky and uneven in many places. There is a pretty tall threshold to get into the bathroom, which you get used to, but is really easy to forget about and run into. Sure, there are some nice things, but mostly we are excited for when we can move out and live in a place we can actually call a home (i.e. anywhere but here).

Do not move in here. They claim to have apartments with balconies but they do not! Also the office hours are spotty and closed on weekends. The only perks to living here are free parking and it is close to 95. The walls are paper-thin and I heard every step my upstairs neighbors made, whenever they used the bathroom, talked on the phone, or had sex. It was great when Harry and Lorraine were here but once they were outed by Steelhead Management the property went to hell. They did the bare minimum to run the building and pissed people off enough that they wanted to leave. I had a serious issue getting my packages and I depended on UPS to mail my medicine. The stupid office was not open until 2pm at one point and I had to beg someone to accept my meds because the UPS/FedEx guys were locked out of the building.

This place is a joke!!! Do not move in! The apartments are leaking the new management is terrible!! You can hear everything your neighbor is saying! The lady in the leading office is just rude and very insensitive. Just disgusting! Do not move here if you don't need to!

I would never recommend this place to anyone. The noise is ridiculous. RIDICULOUS. If your neighbors are so much as talking loudly it sounds like they are in your apartment. My neighbor will play music and it sounds like the wall is an inch thick. Hard to believe how bad it is. The hallways constantly smell like feces covered by cleaning products. The staff is incompetent. There were multiple times that I had to speak to staff about things I needed done and was told completely different things by multiple people. One employee (can't say his name due to this web sites' restrictions but he has the same name as a cartoon boy with a laboratory) also harassed my girlfriend as she was trying to set up a sub-leasing situation. He gave her incorrect information and forced his number on her as she was trying to leave after no help. Also they post office hours of operation and then do not follow them. Sometimes they will just not open at all and other times just close at a random time. The ceilings are like twenty feet high and the air vents are basically at the ceiling so heating the place is impossible. After a month of freezing like crazy we still had a 200 dollar bill compared to the 40 dollar bills we had every month in our previous place. The GIGANTIC, DRAFTY, (almost floor to ceiling,) single plated windows do not help, especially since the vents are right next to them. The neighborhood is sketchy. Surrounded by abandoned factories and three blocks from the ------. Nothing interesting within walking distance except a coffee shop and pizza place. Refrigerator stopped working within first month. Took them a week to get us another one. That one broke within another month. Another week. And yes, yet again, that one breaks. ANOTHER week. They basically kept attempting to fix them and switching them out. Hot water in the shower lasts about ten minutes. Also if you run the dishwasher you won't have hot water for an hour. Keep looking. Way over priced and not worth it. If the ceilings weren't so high it would seem tiny. Also the layouts make no sense. Some do not have any windows (yes you read that right) and mine has one huge window in the main area but none in the rooms or bathroom. The huge window only has blinds on the lower half (yes, very stupid). Also the main area has a very silly layout. It has a long skinny kitchen and long skinny living room parallel to each other. So no room for an actual living room. Hope this helps you make the decision against this place.

The new management here has really stepped the game up! I am happy with the new maintenance people and the dedication they showed me today. I had a list of things that needed to be done in my apartment and Historic Properties ignored me for the last 3 months! Today, I simply called in and a maintenance man was here within 2 hours. He fixed my garbage disposal, uncloged my tub and even pointed out some areas on my ceiling that he touched up with paint for free. I would like to say Hooorayyy!! for the new management and keep up the good work!
