Everybody talks in the community. Lovely apartments as well as nice workers here. I loved my apartment as soon as I opened the door I knew it was for me. Everyone needs to try south bank!! It's amazing here

It has been amazing being here! The apartment is great , management has been wonderful and the people living around us have been very kind. I love that they allow dogs here and our neighbors have been very welcoming.

I used Friend referrals. , for me, seemed to be much more complex and sometimes confusing. I often found that did not list all the possible places in the area. I found some more on other sites. But it is still a reliable site!

I have lived at South Bank for almost two years now. So far, it has been fantastic! The staff in the lease office is so friendly. I have had a few concerns here and there since living here. They always have responded in a timely manner and did everything in their might to resolve any issues. My only complaint would be the pet waste around the building. It sometimes can be unpleasant to come home after a long day and be greeted with foul odor from pet waste that pet owners have failed to pick up. Other than that, I have had an awesome experience living here !

The building is wonderful and now the amenities are open which is fantastic. Maintenance staff is timely and polite and Janelle who runs the building is the most helpful property manager I have ever worked with.

been great so far, biggest pet peaves are no balconies (though knew that when moving in) and windows don't open. the walls are very thin and you can hear pretty much everything your neighbors do. love the trash valet!

Great place. Great area. Friendly, understanding staff and the apartment is everything I would hope it to be for a first apartment. Everything can be walked and biked to. High ceilings, roomy, comfortable and spacious units.

With a convenient location to both downtown and I-95, South Bank takes the industrial charm of Manchester and provides residents with a wholesome living environment within walking distance to RVA. Southbank is a renovated factory, allowing residents large living and gathering spaces with new-age lofty charm. This location is recommended if you enjoy a quick commute and city life. This location is not recommended if you are bothered by noise produced from your neighbors and older buildings.

Our apartment is beautiful, large, and at a reasonable price considering it's 1600 sqft, however the overall neighborhood is unsafe: our scooter stolen, our friend's trailer and another's truck stolen, cars frequently broken into. I've been approached by multiple homeless people in an aggressive manner while taking my dogs out. There is limited attempt for security system to the apartment. Mail packages are stolen within the building. Gunshots are heard probably every other week. Otherwise it is right next to plenty of walking trails and the river.

Move in was smooth, the leasing team was helpful and friendly. My apartment was clean and nicely updated. The neighborhood is great, with plenty of places to eat, drink and exercise. There is plenty to do inside the community as well as outside.

I signed my lease with the former management company just days before the building was purchased. I chose this building based on the management and my previous positive experience, and have only been disappointed since. There is a lot of talk by the staff but not much follow through. Our roof leaks, constant smoke smells in the hall and wafting into the apartment, the thermostat is a pain, I can't get hot water in my shower, the water pressure is very poor, the Internet is intermittent, and noise carries at even a normal volume.

Many issues within 2 months of moving in. Issues ranging from moving into dirty apartment (after addressing before move-in), toilet leaks, roof leaks, fridge that was not cooling causing food to grow mold, A/C not working with 80 degree temps (with dog in apartment), clogged dishwasher and unprofessional manner of maintenance staff. Resolutions to issues were dragged out and inadequate. Valet trash service picks and chooses when they want to take your trash. Thin walls run throughout the apartments, allowing conversations, all dogs and hallway noise to to be heard. Hallways and stairways could be much cleaner. Parking lot spaces are extremely tight.

South Bank is perfect for me! I am in love with my unit and the staff is responsive/ helpful. However, upkeep of the outside of the building is terrible. There is no pool, but we've got a rooftop with a nice view of the city. The resident events hosted by management are a huge plus! I plan on renewing my lease until I purchase my first home.

The new management has made living here a nightmare-the failure to address noise issues and ignoring residents when they complain is ridiculous. I would not recommend living here unless management was properly trained on how to deal with residents.

The staff is excellent at responding to issues. The community is kept clean. Neighbors all seem to be respectful of one another. The location is close to downtown, but the tradeoff is that it is not near a grocery store. Units are moderately sized with good amenities. Noise suppression between units is non-existent (pray your neighbor doesn't have a dog that doesn't like being left alone). This was my second year here and overall I'd say I'm pretty satisfied.

It's a little pricey for what you get. Space seems limited with the layouts here. One thing I don't like is the bathroom. It's small and has no place to store toiletries. Trust me it's more important than you think. Other than that it's cool. The community is nice. Lots of pets and fun people.

I like and dislike Southbank for a few reasons. 1. The area is great, right near downtown so theres lots of food options/things to do. But the only downside is that there aren't any close grocery stores aside from Farm Fresh and Farm Fresh is small so you have to travel 15-20 min to Walmart or Target. 2. Neighbors aren't noisy for the most part but I can hear every step the people above me take and can sometimes hear their arguments. Plus, when someone flushes the toilet or showers I can hear the water travel through the pipes since they basically run through my apartment. When I first toured the building, I thought that the exposed pipes were no longer in use, but they are very much so in use. 3. Maintenance fixes things almost immediately which is perfect. 4. The staff (Dodson) is nice but I liked the property manager we had previously. These people are just slightly less personable than the last ones. Plus they changed a few things in my apartment without my knowledge/approval. They said they were doing pest control updates so they said they would be entering our apartments, but when I returned from work, I had a new bathroom sink faucet (water pressure is weaker now), a new shower head (even though I had a personal one on there), and a completely new thermostat that took a month to adapt to my AC habits. I know I can't stop them from making these changes but I was never notified that the changes were taking place, which I feel I have a right to at least be notified of the change. 5. People walk their dogs around the perimeter, so it smells like dog piss near the front entrance. I don't mind that as much as I mind them not picking up their dog's poo when they go near the building. The inside of the building is very clean though.

It is an industrial neighborhood with lots of trucks. The outdoor area smells like pet waste. There is a lot of flooding during rain storms and the power goes out frequently. There are lots of bugs (spiders) and other pest problems. The building has thin floors/ceilings, so you can hear everything. The community itself and the staff are nice. A lot of the "included utilities" are not worth it, because the cable does not work and the trash fairies work.

Apartment is very nice but if you have maintenance issue very difficult to get resolved. The staff is friendly but being that the building is older issues can arise quickly. Units themselves are nice, and location is good.

Overall the staff is very friendly and helpful fellow neighbors are very nice as well the property is well-maintained and clean they keep you up-to-date what's going on in the community and so far it's just been a pleasure to live here

The process when moving in was very seamless. The management team was very engaging, informative, and pleasant. Due to the time I moved in there was renovations being completed, but now they are completed, I am happy I stayed.

I have not had a good experience living here. The walls are so thing that I can hear my neighbors alarm when it goes off every morning. I have had many packages stolen, my AC broke and when maintenance came in fix it just leaked out into my closet for weeks. The parking spaces are way too small and my car has been hit multiple times.

It's quiet, nice little community tucked away, just south of the downtown richmond area. I like it because its close to a lot and feels safe and clean. I noticed the building does have maintenance working the building on trash valley days and other occasions, to my satisfaction.

Came in to South Bank very optimistic and excited. Slowly, negatives began to outweigh the positives. All walls are paper thin so there is no privacy between rooms in the unit and Can hear everything in other apartments. Then my Girlfriend's car was broken into and robbed while in the community lot with a pass. The leasing staff offered no help or sympathy. When my car was towed on the street adjacent, the leasing office could not even tell me the number to call to get it back. I've lost multiple packages for reasons unknown to staff, assuming due to the package system of just leaving everyones packages out on the floor next to an open front door! Then the worst of it, my apartment flooded extremely badly. The first time was the worst destroying thousands of dollars of my personal property(unfortunately I did not have insurance). I understand this is not your obligation to replace my things, but to receive absolutely nothing but an apology is kind of ridiculous considering its 100% your buildings fault. To date my apartment continues to have water coming from the ceiling. It's flooded about 8 times. Ive given up trying. I cant keep anything in my living room because it could get wet and destroyed and no one seems to care. My cable box was destroyed in the flood and I have not been able to have the cable that I have been paying for with my rent since. I have told the leasing office and received nothing but a different number to call and address the issue with. When I called there was no answer and I still dont have cable. Pretty ridiculous! Numerous times I had trouble paying my rent through the portal. Sometimes it would not except or not go through after sayin that it did. Instead of the leasing office giving me a timely notice that my payment was not made, maybe a call or text within a few days, I receive eviction notices weeks after rent was due. Then even after paying the rent,once I discovered that it did not go through, I would still continue to receive the eviction notices on my door and were told by staff to ignore. I work 70-80 hours a week and am unable to pay by check/money order because I dont get time off during bank hours to get it. Leasing office was no help when I let them know I was having trouble with the portal and basically made comments that showed they just thought I could not afford to pay it. Once again I have given up trying to make the situation right with South Bank, its obvious to me that you do not really care due to my numerous failed attempts. I will continue to pay for cable im not getting in a flooded apartment until my lease is up and just leave with a very bad experience because at this point its just gotten to be too much and im dealing with a lot of other things with my job so dont have time to fight with you all over these things. I feel it is the staffs job to fix these problems when brought to them and not mine, but maybe im wrong. Originally had planned to renew and stay because I dont like the hassle of moving and I did like the apartment a lot. In the future I hope you do more for your tenants when they are in need.

Overall, the office staff and residents for the most part have been respectful and professional. The apartments are renovated and of good quality. My only major complaint is that the walls are very thin, which can make it feel like there isn't much privacy. However, I acknowledge this is something one has to deal with when leaving in an apartment community.
