After almost eleven years here at PVR, I am still happy with my home. The office staff is friendly and knowledgeable, the maintenance dept. is very professional and prompt (about service call requests) and the grounds are beautifully maintained.

Multiple issues with the apartment. Multiple calls and online service request that never got resolved. They keep sending your ticket has been solved but they never show up to do the repairs. Every time I call they say “oh sorry let me check with the maintenance team and I will call you back� and they never do.

I wish I could give zero stars. The dishwasher does not work. The heaters do not work in the middle of winter and the bedroom window has been broken since moving, which they refused to fix the oven does not work. The microwave does not work nonfunctional I cannot run any two things in the main living area and by main living area I mean, living dining kitchen area. I cannot run any two things at the same time without tripping a breaker any two things I have to choose between the lights being on or the refrigerator/freezer multiple times it just trips for no reason and I have had to throw out food. I have told this to the office countless times and they tell me “you are not our only needy tenant“ and they do nothing about it.

This is a criminal organization

Staff leaves my breaker break box blowing out my Air conditioner and refused to get rid of the bugs and they are in breach of several agreements and they are getting sued for several million dollars. They have been responsible for an abundance of noise and refused to comply with the rental agreement

I’ve been here a little less than a year and am happy with my choice to live in this community. The location is just far enough from the main valley location to be convenient, yet it’s quiet. This apartment complex is quiet, neighbors are friendly, and staff respond quickly. The overall land maintenance is the best I have ever seen. They consistently mow the lawn, pick up trash, and make the place look presentable. I love using the hiking trail in the back.

Signed another lease. Nothing out there close to amenities relative to price. Office staff professional and courteous. Maintenance timely. Security car at night. Yard and snow/ice is maintained over the top. I rent a garage and have 2 cats. Love renting the lobby, movie theater, or gazebo for girls night. Firepit. Garden plot. Hiking adjacent to property. Overall, three out of five stars. The in-unit washer and dryer and dishwasher add to the convenience of the apartment. In regard to prepping and cleaning said apartment before residents move in, I would suggest to have maintenance and the management team complete a final check before residents move in. My apartment was not cleaned properly before my move in as evidenced by chalk on the windows and flooring throughout the apartment and eaten/discarded take-out under the sink.

Anyone that has a dog will love this place. Trails galore, a dog park with amazing owners that understand each others dogs, and poop stations everywhere. It’s a quiet/clean community. If you own a dog this is the spot for you.

The apartment not only sucks. you pay too much in rent for a tiny space that’s not even worth it. there are so many other apartments that you can live at that are way better and are cheaper! management is super rude we need the old management back. we were going to get evicted for our dogs playing during the day so we unfortunately had to re-home one of them IN OUR HOUSE and we pay pet rent for them. it’s really unbelievable how ------ this apartment complex is

Just moved in - love it!

We just moved in a few days ago, we are already very much in love with Pine Valley Ranch! Tatiana in the leasing office is so professional, kind, and funny. She really made our leasing and move-in process seamless! We love our apartment, it’s accessible for my fiancée who has a physical disability, and everything in the apartment is roomy and very high quality. The complex itself is kind of outside town in a great way, close enough to drive to fun things but not right in the city - exactly what we were looking for!

From the time I took my tour until I got my keys until I had my first maintenance issue, pine valley ranch has been an all star. Very easy to work with, very accurate and very punctual And everything they tell you and everything they say they're going to do. My daughter and I are very happy here. Obnoxious Annoy Intrusive Staff.

The first thing you see on Pine Valley Ranch’s’ (PVR) website is “Find Your Home.” PVR violated my Sanity of Home. They will violate Your Serenity, Your Privacy, Your Peace… Of Your Home. DON’T GIVE THEM YOUR CELLPHONE NUMBER because THEY WILL DISRESPECT THE PRIVLAGE! If you don’t mind having the staff blowing up your phone with nuisance and annoying texts, then (PVR) might be a place for you. They have one way of sending out pertinent community information which is mixed in with an overabundance of texts about misdelivered food, mail, packages, and a lot of other non-community related information. Their passion in solving everyone’s issues becomes YOUR PROBLEM, YOUR DILEMMA. “Your only option is to Block Them or Deal with Them” No consumer should be told to take it or leave it. THIS OBNOXIOUS AND DISRESPECTFUL PRACTICE LEAVES YOU GETTING LESS THAN WHAT YOU ARE PAYING FOR. PVR is managed by AVENUE5 RESIDENTIAL MANAGEMENT COMPANY and the BBB, Yelp, Reddit, and Google rate them “1 of 5 Stars “, HUGE RED FLAG, wish I knew this before I moved in. Avenue5 manages over a dozen other properties is the area; GoGo Heights, GoGo West, Breslin, Ashton, River House Trailhead, Dakota Flats, The Warren, Broadmoor, Imperial, Aspen, Farr Court, Revere Ridge, Somerset Meadows, and the Whimsical Pig, SO STOP NOW AND SHOP AROUND. The managers at PVR understand that they are being annoying and a nuisance, and they forgo this because they want to solve everyone’s issues, and this now becomes your PROBLEM, YOUR DILEMMA’! Their fervent belief in intruding is something I just can’t wrap my head around, so I BLOCKED THEM. PVR even acknowledges that they’re being an annoyance and a nuisance. If you are okay of being abused by their office staff, then welcome to your new home! It is an outrage that AVENUE5 MANAGEMENT COMPANY would allow this RUDE, OBNOXIOUS behavior, and it’s HARRASSMENT, as well as ABUSE from an OVERZELEOUS STAFF. Your Home…? DON’T DARE! BEWARE! SHOP AROUND! I wish I did!
