Folks that live in Phase two are second class citizens. Cars, garages, and people's storage spaces have been broken into and met with indifference by the staff. Maintenance workers sit around and spy on residents in Phase two to try and catch people smoking or find dog poop to test and then fine people for supposedly not picking up. Lots of added on fees to rent. There is also not much parking space, and what there is is tight.

This place is a joke & a rip off & u just let any crumb bums move in just so u can get money, thats why all the decent people r moving out, this will soon be a dump just like a lot of apps., this is the worst place Ive ever lived, u dont give a damn what lives here as long as u can get money !!!!!!!!!!!!!!!!!

we have been here a year and a half and are relatively pleased with our stay so is apossibility we will be looking for something a little newer when our lease ls up next spring. nothing .we are both in our mid eighties and may want to look into assisted living reidences.

Mia and Amber in the leading office are wonderful and accommodating. The apartment unit is clean, energy efficient, and secure. The complex is quiet, clean, and maintained very well. It is a friendly community.

My family and I are very happy with our apartment here at Pine Valley Ranch. The staff is very friendly. There are a lot of great amenities and we love the layout of the apartment. The only thing I do not like is that the walls are very thin so it is very easy to hear neighbors.

I absolutely love living at Pine Valley Ranch. We moved in Aug 2018, and just signed another 2 year lease. The staff is amazing and the grounds are very well maintained. Anytime we have needed to have a repair done maintenance handles it quickly and professionally. The amenities are just icing on the cake. We have no plans on moving for quite some time!

I feel that the rules arent really upheld ie no smoking community...see a bunch of people smoking and even on their patios. Noise from Albertsons...wasnt informed about that upon moving in and it wakes me up. Will not be staying long!

It's a home. The staff is beyond helpful and they don't judge and help a lot . The community is peaceful quiet but also very nice people. Love it here. Would recommend to others. I think the rent is high but well worth it at the same time.

Super cozy and spacious. I'm actually surprised how big the rooms and living room are. We have a huge sectional in our living room and still have a ton of walking room enough to yoga or my daughter to dance around lol. The office staff Sam and Mia are such awesome sweet ladies. They are always on top of making it feel like home and taking care of anything we need. And the maintenance Chris and his crew are such great guys and do whatever they can to fix what needs to be fixed in such a fast time frame. You never have to wait forever for something to be taken care of. These apartments are way more than just a basic complex it's a community with so many amenities. There's a reason we resigned our lease. Thanks crew for being so great.

When ever there was an issue, it was taken care of, very respectful of all the residence. Love it here. Our pets love it here. We have a great trail to walk. Stores are close. School is close. Great community to live.

We have not lived in apartment living for over 40 years, and just sold our home and are building another one, so here we are for 4 months!!! Love the apartment and our two pups have adjusted well! Staff is fantastic, love the work out room and the grounds! Still exploring the hiking trails.

See my previous notes about issues...... Dog leashes with harness Trash area needs to be cleaner and non-tire, non-mattress and lazy people not throwing their trash in the dumpster. Tenants speeding through the complex with disregard to people walking around. Vagrants walking through the complex and picking out cigarettes out of the holders and checking cars to steal anything out of them. Vagrants coming from the upper lot near Albertsons parking lot.

When I moved here from Idaho, it was for a one-year separation in hopes to reconcile my marriage. Unfortunately, divorce was the end result, thereby I have had to extend my lease here for another year. This apartment complex is large, and in a very quiet area and even though a large complex I find it refreshing and free-from the urbanization of some locations. The staff and upkeep staff has been very good in keeping the grounds free from clutter, mowed grass in spring/summer/fall and snow plowing in the winter. The unit I have is 1 2-bdrm unit with one bath which I converted the 2nd into an office. I give this place five-stars, other than the upstairs noise of my neighbors, I am happy here and look forward to my life readjustment and looking ahead. Good job, and a good place to live work and play. Cheers.

It is a very quiet place to live. The surrounding trees are beautiful. The dog park is really nice to have. Parking is great, plenty of it around our building. The office staff and maintenance crew are always nice and helpful.

I lived at Pine Valley Ranch from Jan 2018 - Nov 2018 and I loved it! Unfortunately I had to move out sooner than I had planned, but I wanted to shout out the staff who helped me with everything. Gracie, Mickell, Samm & Amber were all awesome and very professional. The units were updated and well kept, I was at the back of the property with a great view from the 3rd floor. I never had any issues with neighbors and everyone was pretty quiet. I would definitely recommend living here if you'd like to live in the Spokane Valley area.

Living here at PVR has been great. I love the close access to hiking/biking/running trails. The amenities are lavish for the price you pay. Pets are welcome! The apartments have endless storage and I am happy to call this place my home.

Nice apartments, beautiful community but a stressful place to live. Ive had multiple notices on my door for smoking which I dont even smoke, the manager also told me that two men that went Into my apartment were looking in peoples cars, which I dont have men that come into my apartment and she continued to tell me there was, I think I know who comes in and out of my apartment then To find out it was my 14 year old son and his friend at my car. I never know how much my rent is going to be due to the utilities, I pay more for utilities at this apartment then I ever did my house I owned. Im in a lease until November 2019 and moving out this August and when talking with the manager about paying out my lease she stated I still have to pay utilities because they go off how many people live there, still confused about that because nobody would be living in the apartment sooo that makes no sense whatsoever. I feel like Im a prisoner and have to be very careful about living here because before they even talk to you about complaints such as noise ext. you get a 10 day notice to comply or vacate at your door, the people that live next to me have a not at all friendly dog and I have to look outside before I take my dogs or let my kids go outside. To say the least Im excited to move out of here

I wish when I had moved into this apartment in July they wouldve offered me the incentives that they have been offering people for the last three months I know that at this time a year its slower than it is in July but I dont feel that it was very fair

Its a typical apartment complex. The walls are thin, windows are drafty, but the views are great. I will not renew my lease because I dont believe the rent increases are justified considering the craftsmanship of the buildings, area, and lack of maintenance.

Have a dog problem. People use your front yard, patio for the dogs! Need to walk them in the very large doggie yard! Neighbors very nice. Parking is a Big problem unless youmpay for a garage or covered space. Difficult for friends to visit, no parking. VERY NICE COUNTRY FEEL. Wide open complex, views. Not enough handicap parking among apts. Apts very clean and large.

Large clean safe apartments, sprawling community - the amenities might be too far to actually use and rent is on the high side however it is well maintained and lacks the issues of older apartments in the area.
