This is a great community in which to live. The staff are professional, knowledgeable, and friendly. The grounds are well kept. The noise between apartments is minimal. They recently added a Peleton bike to the gym which is awesome. I can't say enough about how nice it is to live here.

Safe, quiet and secure. That's what I want in a place I call home and it's what I get here. It's been nice to come home and not have to scrounge to find parking. Management and maintenance are on the ball and always friendly and professional.

I really enjoy it here, and so do our kids. If there's been a problem, things get resolved quickly and management is very helpful. I really appreciate that. It makes a difference. We've really liked the hike around the park. A little disappointed when they cut that down to expand with new apartments. We don't really use the pet park, but it is a neat extra feature. The only thing I would mention is the washing machine is really, really loud above me. No problem since they do laundry in the appropriate hours, just sounds louder than mine. Interesting fact. Really like the outside walking trail also, as we like to rollerblade on it and walk our dog. We walk our dog daily on that. Would not want another apartment in Spokane to be honest. This is the best location and I love the look of Pine Valley Ranch. I am very proud to live here.

Pine Valley Ranch is a great place to live. Pet friendly, family friendly, great location, fantastic amenities all add to the resort like ambiance. Hiking the trails and catching the beautiful sunsets of the Northwest are literally outside your door. Fitness center is well laid out and nicely equipped. Looking forward to barbeques by the pool during the summer. The Theater Room brings the movies to life. And the lodge like feeling of the office/commons area is welcoming.

Friendly management, but they’re a bunch of pirates. My lease keeps going up every year and on top of that, they’re wanting to charge the tenants a $150.00 safety deposit fee depending on how many people use it st once to use the clubhouse, just because it was left dirty. Wouldn’t surprise me if they eventually start to charge people for keeping their packages for too long. They’re awful at keeping the snow and ice off the sidewalks. I’ve almost broken my arm and I caught my pregnant wife once. It’s too noisy. They’re “double insulated walls” are a sham. Better off finding a nice home for much less.

I would recommend with cautions. The units are high quality but the office staff are not upfront and honest about fees and costs. I was offered waived fees because of construction delays that reappeared as other fees when I moved in. In actuality I paid all fees and did not receive any reductions that were verbally promised.

I was apprehensive to downsize into an apartment this November, but this home has top professional quality finish on the inside with very clean lines and trim and is managed so the units and grounds are well kept. The upkeep inside and out is beyond compare. It felt new at move-in. And, with a professional friendly staff for leasing and maintenance, the process was a pleasure.

Home sweet home! If you are looking for an alternative to homeownership, look no further. Pine Valley Ranch offers peace and serenity like a quiet and elegant condo or townhome with fantastic amenities. Nestled off Highway 27 on the edge of Spokane Valley, these apartments are in a convenient location to commute into Spokane or head towards Coeur d'Alene, Idaho. Having been a homeowner for over 27 years of a variety of styles (condo, townhome, 15-acre ranch, 2400 sq. ft. nice residential home), I was apprehensive to downsize into an apartment this November. But, this home has top professional quality finish on the inside with very clean lines and trim and is managed so the units and grounds are well kept. The upkeep inside and out is beyond compare. It felt new at move-in. And, with a professional friendly staff for leasing and maintenance, it made move-in a pleasure. Mickell was a joy through the leasing process and Chris was incredibly personable and knowledgeable in answering any maintenance questions about the unit. Grateful to have a quality home and professional management.

Ryan is really something special. I know that i presented him with a difficult situation and he was efficient, polite, and courteous. He also handled it with the utmost proffesionalism. He cares about this complex and the tenants and it really shows. He rented to me and said he thought that I would love it here. I must say that I have not been disappointed. This is a great place and with management like Ryan in the office I cannot see why anybody would consider renting anywhere else!

I am going to agree with the last post. Ryan is amazing to work with. He is who rented to me as well. Whenever I need something he is the one that I go to. He is so passionate about his job and it shows. As an example, I was sitting on my patio and happened to see him while he was walking through the parking lot.There was a piece of trash on the ground and he bent over and picked it up and took it to the dumpster. I love that even though he is management he still does the little thinks that keep this place as beautiful as it is. If you are in search of a wonderful place to live, you have found the right place!

I never write negative reviews but, rather, I make it a habit to let people know when I appreciate a job done well. I'm changing my personal practice in the hopes of saving someone else from the nightmare Pine Valley Ranch has put me through. I used to love Pine Valley Ranch. The staff was responsive and kind and the apartments were in great condition. Greystar took over as the management company early this year and the current staff left shortly thereafter. First, my rates went up by $150 a month. Then, my locks were frozen one night and I was unable to unlock my door. My calls to the 24-hour emergency maintenance went unanswered. I loved the previous staff; They were so kind and helpful. The staff that came in are rude, dishonest, and unknowledgeable about professional practices in property management. As I prepared to move out, I asked several times about move-out procedures and was never provided any information. The manager, Amber, failed to show up to my scheduled appointment despite the fact that I confirmed with her since it was difficult for me to get off work in the middle of the day. Another staff member completed my inspection and thanked me for such a good job. I was told my place was in great shape and all I would receive is a $150 cleaning fee because they charge every resident the fee upon their vacating their apartment. Then, came a bill for over $1,000. Calls to the manager, Amber, went unanswered and email communication provided no reasonable explanation, which forced me to acquire legal representation. My former neighbors all have their own stories with this staff so I won't delve into the details. My goal here is not to gripe about my situation but, rather, save someone else from the inconvenience, emotional and mental energy, and exorbitant amounts of money my mistake in choosing this complex cost me.

Pine Valley Ranch is the worst apartment complex I have lived in. They don't maintain their grounds well. There is unaddressed crime problems, ie vehicle burglaries. They attempted to raise the rent on us at the end of our stay and they overcharged for cleaning etc when we did move out. Do not rent from them, they will treat you very poorly and will gouge you for money!

We needed a place to live in a hurry and this place was our choice. I must say that we are so happy here that we actually are planning on renewing our lease already. Ryan is who rented our apartment to us and he was so helpful. He did not get frustrated with us one bit (being new to the area we had a lot of questions) and he had an answer for every one, even great places to eat near by! After our tour the manager came out of her office just to ask what we thought of the property. Which of course we loved. This place has everything somebody could ever want including a dog park and a movie theater! Overall a great experience. Thank you guys for being so helpful and friendly. It was really nice to feel so welcome being so new and not knowing anybody.

Pine Valley Ranch is the best place in Spokane! The management is wonderful and always there to fix anything! Since Amber came back, she has done a fantastic job. I love the tanning room and the hiking trails! Everyone should want to be here.

I have lived here for a couple years and I LOVE it, couldn't ask for a better apartment to live in. The grounds are kept up and beautiful, there are a ton of amenties, pool, tanning room, gym, dog park and so much more. The managment team is awesome as well, always helpful and really care about the residents!! I would recommend this place to anyone, they even know my dogs name everytime I go in!! Very personable!!! Best apartments in Spokane, hands down!

These are the loudest apartments I've ever lived in. Living on the bottom floor, you can hear EVERYTHING from the upstairs neighbors. Even the smallest steps. I've never lived in an apartment that is this loud. And I've lived in a lot of apartments in several cities around Washington. They are visually nice looking apartments, but the noise issue is not worth it. These apartments are very expensive for what they are. And you have to pay more to live on the bottom floor. Nice to look at, the quality is just not up to par.

So far so good. Staff was awesome at getting us moved in from many miles away. Very happy with our apartment, layout is beautiful and spacious...feels like a home not just a rental. The office and maintenance staff are friendly and efficient, great at their jobs. Grounds are very well cared for and just beautiful. If you are looking for a great place for your family this is an awesome option.
