Updated and upgraded finishes. Beautiful and scenic views from large windows and deck. Friendly neighbors. Landscaping is great. This is truly an affordable find with plenty to offer. The only complaint is the Safeway loading dock noise as many semi trucks come and go.

Self-serving and intrusive staff. If you allow them they will blow up your phone about mis-delivered packages, cold coffee, bag of fries or burgers. Forced to block them now you don’t get anything about community activities and events that you pay for. This property is managed by Avenue5 property management company with a very poor ratings. 1 star rating with BBB, Google, Yelp… etc Beware

Enjoyed our stay

my husband and i have enjoyed living at the pine valley ranch. we’ve been apart of this community for almost 15 months. everyone at the leasing office is amazing and super helpful especially kaitlyn. i’ve also loved the area. they have little trails you can walk on and the amenities this place has, has made it that much better!! we stayed in the newer phase and the apartments are so beautiful and modern. there is also tons of parking so you don’t have to be forced to pay for a covered parking spot. I would highly recommend this place if you’re looking to move!!

Pine Valley Ranch is an exceptional apartment property with an array of amenities to enjoy. The acreage is beautiful and has walking trails to enjoy. The gardening opportunities are an additional bonus if you enjoy such activity. Living here felt more like a condo type setting than a aapartment complex. Great neighborhood and quiet all around. Although I didn't participate in any of the festivities the complex put on, if you enjoy food trucks, pool parties, music, dog days and more, this place is for you. I would highly recommend Pine Valley Ranch whether you're looking for a permanent place to stay or just need a temporary spot. I have only been here a little over a year and have enjoyed every day.

Love Life at the Ranch

I have lived at Pine Valley Ranch for a collection of 12 years, it’s a wonderful area close enough to amenities but far enough out for privacy and peacefulness. Even though it's near a highway, it's still relatively quiet. It’s a very nice community. They do a lot of community activities and events, especially for holidays and during the summer. The pool and BBQ areas, walking paths and trails workout facility, office center, clubhouse with coffee bar and theater are all wonderful amenities to have access to. Although the staff has rotated in and out throughout the years, they’ve been pleasant and helpful. Regardless of the situation office staff are willing to work towards a mutually beneficial solution with the residents satisfaction in mind. The maintenance staff addresses work orders and repairs in timely manner. Grounds are we’ll maintained and residents are first priority when it comes to safety in the winter season. Overall 10/10 would recommend.

••••PVR is hands-down the best place in the valley if you want: • Lowest crime-rate area in quiet part of town • Highest ranked elementary school (across the board) • Proxity to nature (woods, trails, hills, reservable fire pits) & wildlife (turkeys, deer) • Direct walking access to Safeway grocery store (private gate) • Most pet friendly place (people, trails, clubhouse, largest on-property dog park) • THE most homestyle / homestead feel, or choose a homestyle / modern mix • Sliding-door access to private playground with lots of grass (surrounded by several buildings) • Great / fast communication via text SMS (if you opt in) • Community garden • Direct view of LDS temple • Competitive pricing • Professional friendly staff ••••PVR is not ideal if you want: • Urban style living close to dense shopping • Proximity to I-90 highway • Distance from wildlife (a wildcat was spotted within last 2 years)

Great Place to live

Staff is friendly and knowledgeable. Maintenance resolves issues quickly. Community is well kept and quiet. Not a far drive from most of the necessary places. The hiking trails on the property are super cool

Beautiful Area and Great Location

PVR lives up to its name when it comes to the pine trees. Beautiful and well-maintained property. It is in a quiet part of Spokane Valley but still close to town and a short commute into downtown Spokane.

During my move in everyone was friendly and helpful. I had some issues with the apartment but during the walk through the manager immediately called maintenance and the two things were fixed the next day. Also huge shout out to the maintenance guy. He took the time to draw out my thermostat and show me how to use it. He also directed me to the website where the manual was. Amazing person!

Overall, it has been a great experience from leasing to move-in. This is a beautiful property that has a professional staff. The property has wonderful amenities and includes swimming pool, basketball, court, community gardens, and acre fenced in dog park, and beautiful hiking trails right out your back door. For me, the location is perfect because I do not want to be in the city and this property is just a short ways from town and feels like you’re in the country. For apartment living, these are the best choice in my opinion.

Pine Valley Ranch is an easy place to live. We can always contact the front office when we have questions. The maintenance crew has also done a great job of up keeping the property. I was very impressed by the amount of snow removal. I also appreciate the fact that there is always somewhere to park. My last apartment had a lot of parking issues, but that isn’t the case here.

We are very pleased with our apartment. The staff was very helpful to get the move in process done quickly. The apartment was clean and layout fits our needs exactly. This is the perfect location and the view of a forest and farm are very pleasing. We highly recommend this to anyone looking for a great place to live!

Needs more safety measures in place. Lighting is good near the front but I often have to park in the back near the woods because there isn’t enough parking, and there’s not much lighting there. There should be door chains because these locks seem flimsy. Also there are strange men occasionally walking around the property that don’t seem to live at PVR.

Staff is nice and responsive. Grounds are kept clean. Great trail to walk your dog besides the dog park. No noise complaints. Apartment has great appliances and vinyl plank floor in main areas which is great for cats and dogs. Love my apartment.

I have always been very happy with the efficiency of the maintenance staff. The last request was not a high priority however the maintenance to my main bathroom tub drain was taken care of before I returned from work. Rob L was very efficient and checked the guest bathroom tub drain as well since he was there. I thought that was very efficient and appreciated.

I only moved into this community 2 weeks ago. It has been nice, quiet and has plenty of private property to explore which is nice since I'm a big outdoors person, lots of community amenities, and a grocery store right next door. Very convenient and nice place to stay.

We love living here at Pine Valley Ranch! Parking is plentiful the office staff and maintenance team are awesome, We rarely hear our neighbors. The layout and storage inside the units are quite nice. We only wish there was central A/C for these hot summers.

We been living in the community for almost a year. Didn’t have any issues. Amenities are awesome , surroundings are great ( great place to take your part in the backwoods ). The one problem is there is no ac, even though they say you don’t need one , it’s not true , in the hot summer nights you definitely need to have at least room unit( which I needed up buying ).

I don’t feel safe going out at night by myself due to arguments that are being had by residents around my building. There is so security, like cameras, just a supposed undercover car that drives around once a night.

Feels like home.neighbors are amazing and look out for each other. The location is great near the stores. The trail and gym are nice and conveniently close. I appreciate the text alerts that go out in regards to events or letting neighbors know of animals in area. I really enjoy living in the complex and would continue to live here.

Microwave repair

My microwave stopped working and I requested maintenance to come and repair. The technician, Ben, was extremely courteous, very prompt, very efficient and very personable. He couldn’t have done a better job. I would recommend him any day anytime. It was a pleasure meeting him and his service was perfect. Ben is an asset to Pine Valley Ranch in every way!
