I sold my home and planned to only stay a few months.. its been a few years, I love the convenience and the apartment. The staff are great- the only complaint I have is the noise from the upstairs and downstairs and next door apartment. It is supposed to be double insulated but you can hear conversations.

Only issues I've had have been the speed taken in order to resolve an issue, but it hasn't been ridiculous ever. Just not optimal. And they haven't been excellent when it comes to the dog poop some lay other residence leave behind. Some piles can stay in their same place for weeks at a time. The ground also have a problem with breathing and often flood a little bit making it a bit muddy. Other than those little things, everything has been great. Good community. Good parking. Excellent customer service. Great amenities. Well built buildings. Mostly everyone is quiet and polite, and the walls are sound deadened well for those who aren't. Overall this has been the best renting experience I've ever had.

Phase 2 apartments are extremely poorly built (patios have been torn apart and rebuilt and are still in the process of being repaired). Insulation is so poor you will pay a fortune in heating and 3rd floor apts can here things from the 1st floor and 2nd floor apts are like living with 6 noisy roommates. Grounds are not typically usable, so over watered and lack of drainage that they are like a swamp. Snow removal and ice prevention is mediocre, but does get done at least a few days later, although they like to send out kudos about "how amazing the maintenance is for doing show removal" it's not that good at all. Mold issues are not addressed when reported. There are no speed bumps so it is very unsafe in the parking lot due to how fast people drive, there have been several fender benders and vehicle break ins as well. All in all, from a distance the property is looks great but living here is not. Premium prices for terrible living!!

This is our second time living in this apartment community. We first had a two bedroom and got a 3 bedroom when we came back. We love our apartment. It's a good size for us. It looks nice. We have all the amenities we need including full size washer and dryer. The grounds are nicely maintained. Community amenities are nice. Staff and maintenance crew are friendly and helpful. A grocery store is also within walking distance, so that is convenient. Only complaint is if you live on the second floor you have to deal with noise from the people that live above you and worry about the noise you're making for the people that live below you. That, unfortunately, is just the nature of apartment living though. All in all, we are very happy with our apartment and the community.

This has been such a great move for our family. The staff is very kind & helpful. It feels very safe here which is important as a parent. I also really like that there are lots of things for our kids to do outside.

Since I moved in I had unnecessary charges brought into my account and it has taken months to resolve only to have new charges appear. I definitely feel like I am being taken advantage of or the company I am paying my rent to is very disorganized and unprofessional about rental charges

Pine Valley Ranch has Great staff and beautiful views & setting. Hiking, walking, swimming, gym, fire pits, club house use...has it all. All issues were addressed quickly & professionally. We were happy with our stay, just needed to leave sooner then we thought. Buy out is pretty steep but we had to.

Been ok, just rent is a little too high, rooms are a little small, and sometimes staff can be rude. They charge you for everything if something falls apart and charged for covered parking . Other then that it is pretty good

I loved all the girls here (Gracie, Amber, Sam and Mickell). They are so helpful and AMAZING! They always had a smile on their faces when helping us! I really loved it here and would recommend this as a home for anybody!

The people, atmosphere, and facilities are nothing short of amazing. My girlfriend and I have lived here for about 8 months and we love it. Sam, Amber, Gracie, and Mickell have been so kind and have made it feel like home. The neighbors are quiet, the pool / theatre are extremely clean and the maintenance is quick and done well. I only have nice things to say about this property. I absolutely love it here.

We were welcomed with open arms by the Pine Valley Ranch team and absolutely fell in love with the apartment grounds and clubhouse amenities. You can even reserve at no cost, the theater room for family fun nights! Everyone has been more than accommodating during our transition to Spokane from Tampa and we are very thankful for making this easy for our family. Pine Valley Ranch has raised the bar in the apartment world! A great example for other apartment complexes to lean from. Thanks again!

We've been here a long time and for the most part it has been good. Beautiful grounds, nice apartments, a great dog park and very good office and maintenance staff with which to work. The pool area is exceptionally nice and the hiking trails are great as well.

I love living at Pine Valley Ranch apts! It meets all of my current needs at this stage of life. I hope they continue to keep it up - (Oh I do think another pool is needed and fitness equip now that you've added the whole second phase - too many units for one pool with all the kids and I've tried to use the equip but it's been full many times. Thank you!!

beautiful community, newer apts with nice appliances and modern finishes. close to town, but has a secluded country vibe. easy access to freeways, shopping, etc. Good value for rent, maintenance team is fast, efficient and professional, office staff helpful

It's quiet, relaxing, and has a lot of amenities. It's right next to Albertsons so it's faster for me to walk there than drive if I need 1 or 2 items. It is farther away from restaurants, the freeway, and most activities than many other apartments, but it is what we wanted from our apartment complex. We prefer the extra 5 or so minute drive for the quiet, comparative privacy, and lack of crime and other sketchy elements you might find in apartments closer to freeways and downtown.

The apartment is very nice and is in a good location, near businesses and nature. Neighbors are nice and Pine Valley staff are super friendly and helpful. They are awesome and made our move-in easy. They are understanding and accommodating. I'm thankful for all their help. I also love the hard wood floors and modern design. The area also feels safe. It is very clean and quiet.

We have never lived in an apartment before so are not able to rate the overall experience for being a resident of Pine Valley Ranch compared to other apartments. The cleaning we requested prior to moving in was completed on schedule and the office staff has been friendly and responsive.

Great place, staff is kind and helpful. It is close to nearby parks and nature with lots of walking trails onsite. Only complaint would be with the outside grounds people that come to cleanup and mow each week.

We love living here and are looking forward to renewing our lease.The staff is amazing and it is very quiet. We also love all of the community events, and the amenities are just icing on the cake. We have recommended Pine Valley to several people and will continue to do so.
