It's been a mixed experience. The quality of the apartment and furnishings are good. The location and grounds are nice. The biggest problems are a very noisy upstairs tenant and people smoking inside their apartment. The smoking issue is the worst as the smoke travels between apartments and is a very obnoxious and unhealthy. I've been trying to resolve the issue but the office staff keeps asking me to identify the culprits, which I don't feel is my responsibility. It is the main reason why I'm not renewing my lease.

Staff do their best to accommodate everyone and keep clean and maintain. They communicate very well and respond quickly. They keep in contact with everyone through text and calls and even look out for everyone's packages. They keep the grounds clean and you would never know they have dogs here because they maje sure its kept clean ofany and all poop.

It has been very quiet except for the occasional noise you might here. Shopping is right within walking distance which is great. Easy to walk right over and back. This is animal friendly community that is not only taken care of by the staff but the tenants with animals are very responsible at picking up what the animals put down. We are very pleased with our choice to live at Pine Valley

This is a very well kept apartment complex,,i love the fact that its dog friendly and has its own dog park..neighbors are very quiet as well..the apartments are very spacious, and the staff is amazing!!!!!

Been here now for almost 3 years. Except for a couple of things I really enjoy living here. Nicely landscaped and pretty quiet. Management generally tries to honor special requests I have had. They should give tennants with garages a key to access their garages in the event of a power outage.

I recommend not putting people with children on upper floors. Or people that dont respect there neighbors. I have reported this issue at lest 5 times. I guess people just dont care if the disturb other people

Located on the rural edge of the Spokane Valley along State Highway 27, Pine Valley Ranch is a peaceful place to live. The entire staff are courteous, professional, and helpful. They have various floor plans at both sites of their complex which give renters options to suit their needs.

Were having a great time! About a month into living here and its going great. Were in phase 2 and the apartment is great, perfectly clean with everything working well upon moving in. Its very quiet, weve barely heard any noise from our neighbors. Almost everyone has dogs, and our puppy has been busy making lots of friends. Were extremely happy!

Biggest disappointment has been lack of security/safety measures. There is apparently a security service that I think I've seen once the entire time I've lived here. The only interaction I've had with the security service was indirect, with them defacing my vehicle with a sticker for a parking violation. Meanwhile, my storage unit has been broken into twice and someone tried to break into my actual apartment a few months ago.

Overall a nice community. Neighborhood is a 3 because it is a long drive to the highway and it is not close to a lot of food or shopping. Being outside of town does help it feel safer though. Amenities are nice - I enjoy the community garden plots, the hiking trails, the fire pits, and that you can rent out the office space for parties. If there was a year round hot tub, it would be even better. Great office and maintenance staff, always happy to lend a hand. My only complaint, and Ive discussed this with many other residents too, is that they will hike your rent up by a good amount every year, even if you continue renewing with them. Ive lived in other Ave 5 complexes in other states as well and havent had that issue as much as I have here. These apartments are already some of the most expensive in the Spokane area, so I dont really see the need for more rent hikes, but Im expecting it. You will also see a fair amount of turnover in neighbors, Im guessing because of the increases.

Pine Valley Ranch is a very clean and convenient location. Even in a global pandemic, the staff is very good at commicating with the residents. Living here has been a great experience and I am so glad I made the decision to move here.

Very friendly, helpful and caring staff. I haven't rented an apartment for years, I only needed an apartment for 5 months while our home is being built and surprisingly I was accommodated. The apartment was very clean, I have a beautiful view and am very pleased about that. This was rented sight unseen. My only disappointment is the noise level of the highway but given we will be hear a short time I am not letting that get in the way of my overall satisfaction.

My experience with the complex is better than anywhere else Ive lived. Staff and residents are friendly. Noise is kept to a minimum by the residence, staff acknowledge you, and staff are professional at all times. As far as I can tell the residents follow the rules. When a complex like PVR makes the complex presentable. attractive, and desirable to live at, the residents take care of following the rules.

Beware, you will lose your deposit no matter how well you clean before you leave. We paid professional cleaners to clean the apartment and they insisted that the apartment was filthy and uninhabitable. The only thing was a small drawer that had not been emptied in the kitchen and some cleaner residue around the kitchen sink that could have easily been wiped up with a dry rag. There were several freckle sized droplets on the refrigerator floor that were removed with a finger. The refrigerator freezer had stopped working weeks ago and was never repaired. We had supplied free use of our snowcone machine and provided all the flavorings at our expense on several of their planned activities and yet this is how we were treated. The lawns were damages throughout the complex from allowing residents to let their dogs pee and crap everywhere. The lawn outside our apartment was constantly flooded from broken sprinkler heads. There were numerous times when we had to clean our shoes prior to entering the apartment or our cars because we accidentally stepped in dog manure. The dumpsters were inadequate and were constantly overflowing with garbage.

The property location is very good for access to all services. The large balconies is what really drew us to the property along with the large and expansive windows. it is very bright, not like other apartments. We are home owners in between homes so we are not your usual apartment renters but it is very nice.

Be prepared to pay a full remodel when you move out! You will have made multiple maintenance requests for things that never got fixed and then charged for them when you move out. Appliances are the worst. They where falling apart since we moved in. Apartments look nice enough when you first see them but are cheaply made. Also be prepared to pay random fees all the time while living here, your monthly rent will never be the same each month!

The staff is very friendly, beautiful grounds, excellent dog park and various group activities offered. I really like the layout of the apartment and the grounds and ability to venture out and take a nice head clearing walk without having to drive.

I like the apartment staff and community, although I don't know most of my neighbors. It seems the maintenance staff responds to requests, but I don't feel they monitor work done by contractors. I feel many of the contractors don't do a good job. I also don't think they walk the facility to monitor status. They may do this, it just doesn't show. In the winter there is no shoveling or plowing around the garbage areas, so it is often icy and full of trash because all you can do is throw it or risk slipping on the ice. Same for when the dumpster's lids are closed. I can't open them and they are filthy and I don't believe I should have to touch that. Often the area isn't pickup, as if the garbage is handled by contractors, so none of the staff on the property monitor it. Or if they do, it doesn't show. Regarding snow plowing, it occurs far after most people have to go to work. The little street where my garage is never, and I mean never gets plowed and is quickly out of the sun light, so the snow doesn't melt or if it melts, it's ice. If this area was plowed, they would drain/dry and the problem would be gone, instead it persists for days.

I absolutely love living at PVR and expect to be here long-term. The grounds are lovely and beautifully maintained. They were given 4 stars because the grass is kept very soggy during the months the sprinklers are on, which makes it a bit hard to enjoy the lawn most of the spring and summer months. I feel absolutely safe here, even at night when out to walk my dog. Security methods earned 4 stars because non-emergency (non-911) security calls can take several hours for a response. These are actually very small issues overall; they are certainly not reasons I'd use to move away from this comfortable, friendly and beautifully maintained apartment community. The friendly and helpful staff, as well as the wide ranging amenities available, make this a first-rate place to live.

I have truly enjoyed my time here. The management and staff have been wonderful, and I love the location! BUT am considering moving at the end of my lease. Reason: Before I moved in, new carpet was laid, but not stretched correctly. It now is wrinkled throughout the apartment, and looks terrible! The only solution, they tell me, is for all of the beds and furniture to be moved out so that the carpet can be reinstalled properly. What a pain---and expense! Hence, I am reviewing my options.
