The people and community vibe is amazing. The amenities are great. The leasing staff is merely ok. The biggest downfall is that there is no dog park or play area. The buildings are all LEED Gold certified so that adds some help with utilities and means the buildings have some other bonuses. A great part of town to live in, and an amazing city.

Phenomenal so far. Excellent location and fantastic amenities. Apartment is clean and modern. Appliances are great and the staff is very accommodating. Nice gym and even nicer pool. Love how close I am to the trail.

The overall experience is excellent, including apartment searching, lease signing, and move-in. However, be aware of the noise. This is not a soundproofing apartment. You can hear walking from the upstairs and music from the downstairs.

I love where I live! The apartments are located close to basically anything you need or want. My neighbors are usually pretty good and well behaved. Although I am not a student anymore, the apartment holds several events to help people meet each other.

First off: Wes and Kesha were amazing during our move-in. Second: the apartment is amazing....from the polished concrete floors to the modern kitchen materials and layout. It's a stunning apartment. And also the location is great. Right off the paved bike trail and with easy access to dining and shopping. Great place

Chic modern apartment with great amenities. Location has many restaurants and stores within walking distance. Lots of art around the property. They have a garden and singing swings. Walking trails are right outside.

The community is really nice and safe from the Puritan coffee and bar in the leasing office to the short walk to a handful of local restaurants. The apartment is good looking and was very clean when we moved in the apartment.

The biggest concern is that there are alot of college students driving erratic around 11pm - and alot of the resident that have a parking space in the front of their apartments park like to park in a way that prevents someone else from parking.

I've been here for five days. Everyone's been really great so far. I don't really have any complaints, just need to get used to something. It is a bit of a hassle though to always have to use key fobs to get in and out of the building. I wonder how deliveries that arrive after the office is closed will be handled.

This is the nicest apartment complex I have ever moved into. The staff are incredibly friendly and prompt with everything. The location is fantastic also, being directly next to the bike trails, shopping, etc.

I've enjoyed my experience at this community but we had more resident events when Specialized had ownership. I hear the workout classes are being removed and that is very disappointing. I have had no problems in my apartment and have had a wonderful year here so far.

I moved to Uptown because the apartments are new + well-appointed. I also love the location as it is in uptown Fayetteville, which is growing rapidly and has great access to shopping, restaurants, and the freeway (for my daily commute). So far, it has been a great experience.

Uptown is really nice at first, but it's low budget construction. A good place to live compared to others in the area, but is unsatisfactory long term. It's in a great location, but parking is a nightmare.

I have not been impressed with the leasing company. The office was dishonest and was not transparent about the additional costs that are added into the rent. The bug problem has been horrific and the breezeways are rarely clean and were infested with spiders for most of the warm months. The construction was a real turn off.

I love walking into this apartment. From the waterfall to the friendly greeting from the staff at the desk, I feel like I'm walking into a home! The other residents are very friendly as well. It is rarely ever loud here, the maintenance staff works quickly and efficiently, the pool is to die for, and the retail is so convenient.

Modern and clean community with lots of amenities, and have enjoyed my time living here. Compared to larger cities I have lived in, it is lacking professionalism & the safety of a high end complex, but for Arkansas it might be the best you can get.

Nice place to live. Gym and pool are nice amenities. Everyone is friendly. Juice Palm is the best part of it all. It is so healthy and close I can just walk downstairs. Rooms are very nice. I was the first person living in my current apartment.

Having lived in several apartments in our lives, I can easily say this is one of the best and would recommend it to anyone.

I have an "Amber" one bedroom unit. The layout of the apartment is nice: I particularly like the walk through closet and the balcony, as well as the open kitchen/living room. Some things are a bit odd though: the bathroom door opens *out* and I didn't realize how weird that would be until I had lived here for a bit. For a SMALL apartment, it doesn't feel cramped, but you really do need to choose between a dining table or a couch. There's TONS of storage space though. I was really impressed with how much I was able to hide away in the cupboards and closet, and the built in bookshelf in the living room has definitely spoiled me. The listed rent price doesn't include water, electric, or trash service. Electric is through the outside electric company (and for me is always < $25/month -- so efficient!), but the water and trash are charged by the complex. Expect about $20/month for trash and about $15/month for "boiler maintenance" + water cost based on your usage (for me, living alone, this is usually < $5). This isn't a dealbreaker or anything, but I was grumpy about not knowing it upfront. I really like my apartment, but I'll probably be moving because I can't quite justify the price, but if you have a bigger budget, it's nice.
