Pro's and Con's

I've lived here for two years, had no problems with parking or the parking garage in general. The grounds are well-manicured, the maintenance staff is extremely nice and very good at their jobs and the pool and the gym are never crowded. I've been here over a year and like it decently well. The negatives of Allure, in my experiences, have stemmed from the office staff. In my encounters with them, they are generally only pleasant when accepting your money. I've found them to be hostile, condescending and accusatory when a problem arises and unwilling to admit fault or even concede that problems often times are 50-50 issues. They are very charming when you tour the grounds and through the leasing process but generally seem unreceptive after you're locked into a lease. I've also noted that they seem to be very underhanded in business practices as they were unwilling to speak to me about renegotiating my lease because they knew the deadline for my decision was approaching rapidly and decided to ignore me rather than discuss it with me. So if you feel like the office staff has no bearing on your decision, I would recommend Allure. To have the best renting experience possible, however, I would recommend looking elsewhere.

    MONEY SUCKING LEECHES!

    Don't live here. Just don't. I read the reviews beforehand and chose to ignore them. Stupid me. Yes, the place is nice looking; the apartments themselves are alright. The biggest issue is the staff and the way in which they handle money. One time me and my roommates were a day late in paying our rent and they stuck an eviction notice on our door. I have seen these multiple times around the complex on people's doors. Is that really necessary?? When me and my roommates moved out we were charged around 250 dollars for cleaning and a new carpet and repainting the walls. We did nothing to the apartment besides the normal wear and tear, which legally shouldn't even come out of your deposit. There was NO mention of our deposit or getting it back, I mean forget about it! It ain't happening! We now are dealing with an obnoxious collections agency all the time because of this move out charge. The parking is horrendous. You get one assigned spot for your apartment, even if there's three people in the apartment, and you have to fight for the visitor spots on top. Visitor spots are supposed to be for visitors, not residents! They tow cars like crazy, my boyfriend had his towed twice in the same month, costing him $400. What disgusts me is it's the same towing company all the time. The second time they towed my boyfriends car they must have surely recognized it from the first time, meaning they KNOW he's an actual visitor of someone living at the allure. There's no question about it the Allure gets a cut from all the cars that get towed, they don't care..they'll do anything to get money. They'll even try to charge you when you move out for not returning your parking sticker which falls apart when you peel it off your car window! My god, they must be headed for bankruptcy or something..they are so desperate to squeeze out any amount they can get away with. Their slogan is "Expect the Unexpected"! hahahahaha OH GOD IS THAT TRUE! You've been warned. P.S : Pool is FREEZING year round. They'll tell you it's being fixed soon. Truth is they can't afford to heat it year round.

      RUN!!!

      My Husband and Myself have lived at Allure Apts for well over 3 years and are very disappointed with many aspects. We hardly have time to make use of the Amenities because we are both busy professionals. But from what we HAVE witnessed and what we have experienced, this place is the pits! As for the Clubhouse, the LOVELY Management charges a fee of $450 to rent it out - per event - that's a $250 deposit and a "fee" of $200" - for an amenity that YOU should have rights to as a resident. Not to mention when you try to use the clubhouse, there are overfilled trashcans full of magets, and the TV & Stereo system hardly ever work. Oh, and if you do choose to rent the clubhouse, you are only allowed 10 guests for your event....REALLY, for $500???? The restrooms right outside the pool area - have never had permanent toilet paper holders/dispensers. Instead Management provides a LARGE roll of toilet paper that can be found rolling on the floor, behind the toilet seat, etc. Same with the paper towel dispensers - they are empty and Management places a stack of paper towels on the counter top. I have asked for this to be fixed more than 5 times - and still no results. No toilet seat covers, or hand soap. The pool is advertised as a "heated pool" and its rarely heated - and if & when you ask Management about the status, they always provide a LAME "it's being maintenanced" excuse???? The The gas grills - there is ALWAYS one out of order, and it takes Management FOREVER to get items fixed. there are vases that are not weighed down and have been broken several times and glued back together. You would think they would be replaced. The "Business Center" has a broken printer that has NEVER been replaced, and internet connection that requires a password - when you ask the Offiice Staff, they state they have no idea what the password is. Parking is an issue, but mainly because Management does NOT reinforce it as they should. There is also a problem with dog feces odor seeping thru the hallway carpets & cigarrette and WEED - yes marijuana - stench throughout the staircases and hallways! Clearly the Management team has stopped doing background checks on the Tenants because MOST RECENTLY, we had Orange P.D. Detectives & Investigators knocking on our door about neighbors use/distribution of illegal substances. There are soo many reasons that this place is despicable - but I don't want to be typing all day. Whenever I see potential new tenants I think - "You Poor People." FYI, they have ALWAYS had a grat Maintenance Team - but if and when something does NOT get Maintenanced, it's only because Management does NOT allow them to do so! When I run into other tenants that have been there as long as I have, they have the EXACT SAME COMMENTS and CONCERNS as we do. The APARTMENT has wonderful amenities and is spacious and quiet, but never-the-less, we are moving out ASAP :-D

        Don't waste your time or money to live here

        Although I was very excited to move into what is advertised as a "Luxury" apartment, it has proved to be anything but. Rebecca, the custodian does her best to keep the grounds clean, however, the garbage rooms are more than often found with garbage, including that of used baby diapers, left in the room for others to dispose of. This is ironic in that a Purell dispenser is in each room to protect against germs, but the dispensers are empty. I am currently "sharing" my apartment with ants and very large cockroaches, referred to as water bugs. I googled water bugs, it is nothing but a giant cockroach. There are mice in the building as well, however, they have not made it into my apartment yet. Although I am all for the legalization of medical marijuana, there is dealing in the building, with kids that don't live here coming in and out. The building allows dogs not over 25 pounds, but I have encountered a pit bull on more than one occassion on the first floor. If you may find yourself unable to pay the entire rent on any given month, be prepared to have a notice posted on your front door for the world to see with your name and how much you owe, as well as the threat of legal action and eviction. If anyone is familiar with the story "The Scarlet Letter" you will be sure to feel like Hester Prynn with the big letter A. My lease is up in a few months and, like many of those I have come to know here now, I will choose not to renew and am actively looking for elsewhere to live. Although I have met a couple of people that have lived here longer than 1 year, more often than not, people seek to leave sooner than not. A better choice might be BRE properties next door with the Renaissance Apartment complex if you are looking for a place in this neighborhood that allows animals.

        Horrible-Just turn around

        Do not even look at these places. A previous post recommended the building except for the office staff. They could not be more correct. The staff are rude; dumb airheads blondes and brunettes. I never moved in and am SO grateful that I did not. They took money they were to return to me; now I'm taking them to small claims court. Riverside Property Management is the Company do your research BEFORE you make a BIG mistake. Go also to ripoff.com to read more about this horrible company.

          been here for more than a year

          seriously this place is not bad at all.. i mean the girls at the leasing office might stupid blonde airheads (not trying to offend anyone but these girls could use some more high school years) but other than that everything is cool..... the pool is never packed, i have never seen a fight or anything bulgar, no loud music, you wont even know you have neighbors because the walls are noise proof i think... nothing has ever happened to my car and i can't lock my car since the lock doesnt work.... the place is very nice i have a loft and everyone falls in love with my place... and everytime i need someone to fix something in my home it IS fixed by the next day and the guys that come in to fix your stuff are very humble people better attitudes than the girls at the office... so yeah i would totally recommend this place just pay your rent on time use your own parking space and you'll stay out of the leasing office... they arent mean they are dumb airheads thats it....

            Don't move here, staff is horrible. They will not take care of anything right away or at all. Been living here for a few months and absolutely hate it! Nice place and nice amenities, don't get me wrong. You would think for what you pay for "Luxury" the staff would be nice and get stuff done! I advise you all don't MOVE HERE! Horrible horrible horrible! Dog crap in the hallways, people parking in your reserved spots, littering everywhere, and you have some ------ people living here! -------- is a ----- at the leasing office, and very snobby! She doesn't care to help you at all!

              The Absolute Worst

              This place does have some real nice amenities but it stops there! The staff could not care less about the residents. They are defensive, rude, and even vindictive. Some of the tenants are not any better. The hallways are littered with garbage, there is dog crap everywhere and the smell of pot permeates the complex.

                The manager there now, was a horrid example of a property manager at the Regency Palms in Huntington Beach. I can only guess that she tricked Riverstone property management and Allure into believing she was charming and nice. She didn't care about the residents at the Regency Palms either. She called that Property a Cash Cow and she talked about the residents behind their backs. She probably could care less about the residents at Allure as well. I feel sorry for the residents at Allure. Your manager is a -----------. It seems that they're stacking 'Shill' Positive reviews to hide their Negative ones. Sad.. Sad.. Sad.. I encourage people to do their research.

                  Vehicle break-ins / substandard office staff

                  This is a beautiful community with poor management. The staff in the office are incompetent and non-responsive. Upon lease signing, I was assured that the reviews on this site alleging crime were incorrect. Recently my vehicle was broken into. When I reported this to the Police, I was told that they are frequently called to this property for vehicle break-ins. The office staff couldn't have cared less and did nothing to address the situation. Basic requests are either ignored or take entirely too long to be completed correctly. The equipment in the gym is always broken, locks on gates are inoperable, parking is insufficient and a complete nightmare. There are additional fees for everything - pets, additional parking spaces, etc. but no guarantee of security. Memos from the management staff are poorly written and condescending in their tone. On the plus side, the Maintenance staff are friendly and attentive. They are always polite and helpful.

                    BUYER BEWARE!!!

                    I moved in in 2007 and always paid my rent on time, but only stayed for one year. After getting married and buying a condo, I moved out in 2008. At the time of departure from Allure Apartments, I paid everything in full and recieved a reciept stating "paid if full". Over a year later I recieved a call from a collection department saying that I had an outstanding debt with Allure. After hearing of this, I contacted Allure and they did absolutly nothing about it! They didn't even have record of the debt on file!. They said I had to deal the the collection agency and settle it with them. I immediately paid the debt, but now it will be on my thanks for 7 years!

                      If you want to keep your car, don't move here!

                      When you look at the outside of this place, it looks like a good place to live. it's pretty clean, modern, has good amenities, etc etc. But it's all a facade! this place is outright dangerous. i've lived here for 2 months now and my 2006 toyota corolla was stolen straight out of the parking garage. they shattered the rear passenger window, and just like in the movies, hotwired the car and drove off with it. ended up finding the car dumped in a really bad area of anaheim behind a supermarket. they took the car on a little joyride. rims, axles messed up, scratches all over the car, trash and all sorts of nasty junk left in the car. they took everything that was inside the car, even all my clothes! what really ticked me off was the staff. they told me this was the first time a car was ever stolen from ALLURE. then 1 month later, they changed their words on me and now say this is not the first time a car has been stolen. they say this has happened several times! like this is supposed to make me feel any better??? anyway, bottom line, if you have a luxury car with a good alarm system, don't worry, but if you have a mediocre common car like a toyota, honda, an average car, you should beware. these guys that took my car also stole the parking garage remote so i'm sure they can hang out and come by anytime they feel and just take another car whenever they feel like. the guy that stole the car obviously knew what he was doing since he hotwired the car. i didn't even know these things happened in real life. i thought this stuff only happens in the movies! management says they will install cameras, but who knows when. 10 years later? my neighbor says they've said this forever but have never done anything about it. anyway, i'm not one to sit here and waste my time complaining and writing stupid reviews like this, but i am seriously ticked off and i needed to vent about this somewhere.

                        DONT DO IT...

                        IVE LIVED HERE FOR TWO YEARS NOW I DID NOT WANT TO LEAVE B/C OF THE HASSLE OF DOING ALL THE PAPERWORK, ETC... BUT ENOUGH IS ENOUGH. 1. THE CLUB HOUSE SEEMS MORE LIKE THEY RENT IT FOR EVENTS ALWAYS BUSY... ALWAYS. 2. ONE POOL FOR OVER 200 APARTMENTS (U CAN IMAGINE) 3. MANAGEMENT IS INEFFICIENT, RUDE, IGNORANT, ETC... 4. GARAGED PARKING LOL OUT OF THE 24 MONTHS IVE LIVED HERE THE GARAGE DOOR HAS ACTUALLY WORKED ABOUT 4 MONTHS AT BEST. - CAR BREAK INS - VANDALISM - GATE TO APARTMENTS AND DOORS NON FUNCTIONAL 5. THEY HAVE AT&T EXCLUSIVE CONTRACT - ANYBODY THAT HAS DEALED WITH AT&T KNOWS WHAT IM TALKING ABOUT. 6. DIRTY, INSECT INFESTED, ETC... 7. GYM NEVER WORKS - TREADMILL SHOCKS YOU. - THERE ARE VERY FEW WEIGHTS ALL GET STOLEN. - NO WATER AVAILABLE. 8. PARKING IS NEVER RESPECTED. ADVICE: IF YOU REALLY WANT TO LIVE HERE...                           MICE!!!

                          We called the office for help regarding mice. The lady who answered said she would call "the sprayer guy" and have him spray. Supposedly, he came out twice - it didn't do any good. We put out our own traps and caught FIVE MICE in one weekend!! We have to transfer all food from it's packaging into sealed containers just to be safe. Our neighbor across the hall has mice, too. Our fireplace has never worked, even tho someone has been out to fix it 5 times, and they are painfully slow to repair broken parking gates. Both our cars have been vandalized in the parking lot. The management doesn't care one bit - of course, they don't live here. I can not wait to move out! ALL THE BAD THINGS YOU READ ABOUT THIS PLACE ARE TRUE!!!

                            THIS PLACE SUCKS!!!!

                            I'm not one to give reviews on anything but my experience at this ---- hole is worth the time. DO NOT be fooled by the beauty of the buildings!! There is WAY too much noise since the parking garage is in the middle of the complex so you can hear all the stupid loud cars sounding off all the other car alarms!! THE MANAGEMENT IS THE WORST I'VE EVER DEALT WITH IN ANY CUSTOMER SERVICE EXPERIENCE IN MY LIFE!!! They are ALL stuck up and I honestly think they are stupid. They DO NOT know any information beyond what they are told when you sign the lease. I HONESTLY BEG YOU TO NOT GIVE THEM THE FULFILLMENT IN SIGNING A LEASE HERE!! NOT WORTH IT!! Among other things, they charge $150 for the clubhouse, which only opens until 10 p.m. AND they once double booked my first child's baby shower with someone else's huge event where their relatives came from out of state!!! AGAIN, I NEVER LEAVE REVIEWS FOR ANYTHING BUT I AM REITERATING THAT THIS IS WORTH MY TIME AND YOURS AS YOU READ THIS!!! LASTLY, WHEN MY MOVE OUT STATEMENT CAME TO MY NEW PLACE, THEY CHARGED FOR REPAINTING THE ENTIRE PLACE AND CLEANING IT TOO. THEY CHARGED $100 EACH WHEN THAT'S SOMETHING THEY DO ANYWAYS!!! WE LEFT THE PLACE CLEAN MINUS A FEW MINOR THINGS!!! I HATE HATE HATE THEM!!!! THEY'RE ALL STUCK UP AND PROBABLY DID NOT FINISH SCHOOL AND THAT IS WHY THEY ARE WORKING THERE WITH THEIR FAKE ----- AND ALL!!!!!!!!

                              Horrible Managment along with so much more!

                              Besides the place looking very cute, everything else about it is horrible. The walls are too thin, you can hear everything and many neighbors will constantly file noise complaints when your TV is on volume 22 out of 100. The Management is the worst. They never call back, they are lazy, they do everything half-assed and they are rude/condescending. There is supposedly a pet policy of 25lbs dogs and under, but when we lived there we saw huskies, boxers, and shepards. its against the rules to keep your dog out on the balcony and so many people did that. Their Dogs bark constantly and we kept getting notes from management that we needed to quiet our dog when we didn't even have one. We told them we didnt have a dog but they kept sending us notes till finally they sent one saying we'd be evicted if we didn't quiet our dog (the one we didn't have) Nothing there is consistent. The equipment in the small gym have several broken machines that stayed that way for over 6month and were still broken when we moved out. During the summer, our apartment would crawl with ants. There wasnt even any food left out, but they'd be in the sink trying to get water. Once again, management did nothing about this. If you have any problems, its so hard to get anything resolved. We called to have our dishwasher fixed and the man came to look at it and spend 40mins tinkering around and left without fixing it. It's probably still broken for all I know. I would not recommend this place at all. Its also very expensive for all that's wrong with it.

                                I lived here for a year, moved out for a summer and then moved back in August. The rooms are very nice and great size. The two bedrooms each have their own bathrooms and are on the opposite sides of the apartment which is great, and the place has tons of storage and huge closets. The washer, dryer, dishwasher and microwave are a huge plus, too. That being said, the building is terribly maintained. The ellipticals in the gym have been broken at least since August (at least 4 months.) I have inquired 5 times and each time I am assured that they are being fixed that week. The front gate has been open for a month, apparently broken. And the last two times I've been to the hot tub, it was cold as pool water. I asked about that as well and was told that there is nothing wrong with the hot tub. Pool cues go missing frequently, the shuffle board table is missing pieces and the music in the clubhouse doesn't work. Maintenance does come to fill work order quickly though. Parking is also fine. I parked on the roof for a year and have never had a problem finding a spot. It's much better than the apartments all my friends live in in the area. The place is great if you're not planning on using any of the "amenities" which never work.

                                  Not as bad as they say

                                  I've lived here for a year now, and since the management changed (unfortunately soon after signed our lease for a higher price than the new management offers) everything has been pretty good. If we put a work order, it's usually attended to promptly- especially if it's urgent. I've never had a problem with noise, ever, and I live next to 2 yappy dogs that I can hear when I walk by their door. Overall, the apartments and management have been pretty good. The only problem I would say is parking, because they offer the rooftop for guests and for those who have more than one car, but it fills up quickly- especially at night.

                                    Many Smash and Grabs

                                    My car was broken into last night. There is supposed to be a security gate, but it is frequently inoperable. Also, I was surprised to learn that there are NO security cameras in the complex. I called the police and when the officer arrived, she informed me that Allure has been the victim of MANY BREAK INS! Pretty Building? Yes. Safe, Secure Building?...

                                        Not all it's cracked up to be

                                        I have lived at Allure for nearly a year and no, I will not be renewing my lease. I haven't had any major problems. The previous management was very aloof and not too receptive when they heard about a problem one was having. If you are inclined to use the clubhouse don't expect much. I've only been down a few times, but each time I went something was wrong. No pool sticks to play with, the TV was on the fritz or the furniture was dirty or stained. Staying along the lines of amenities, concerning the pool area. It's not bad, usually pretty clean but the jacuzzi is never hot or clean for that matter. The internet connectivity and the equipment in the office are rarely working, IF they are they are all being used and they don't stay up and running for long. As far as the tenants are concerned I had no problem with noise. Luckily my apartment was located directly across from the trash room and next to the stairwell so I wasn't surrounded by other tenants and didn't experience the noise that others complained about. The only issue I've had with my actual apartment is the fact that you can't really use the AC when you are cooking. The genius that designed this place made it so that the air blows directly on the gas burner. Allure isn't a bad place to call home so long as you don't care about the amenities and stear clear of the management office. Parking isn't bad. I've only had someone park in my space twice in the year that I've lived here so I can't complain.

                                          Do not move here...

                                          I have been living here for almost 5 months now and I cannot wait to get out of this place. I do have to agree with pets barking in the wee hours of the night/morning and urine and poop smells lingering across the hallways. The most important thing to know about ALLURE is the walls are extremely thin between, above and below the apts. You can hear a conversation right next door, literally. Another thing is that the apt. population is consisted full of young college students partying ALL night (till 5 a.m.!) even during the work-week days. There also has been many vandolisms and theft that occurred usually at night. So far, we have received a couple of warnings in ONE MONTH regarding stolen items that occurred in broken-in vehicles. Also, what has bothered me the most is trails and trails of ants coming from everywhere. I am a neat freak and do not keep food out, but for some reason they just keep on coming. I suppose the neighbors of mine are dirty and attract the pests. Also, you never have an assigned parking spot. Everyone parks anywhere they want, even that there is a so-called strict policy about parking, it is not heavily enforced. So, just take my advice and do not move here. I wish someone had told me before I had ever signed that 1 year lease... Now, I am just counting down every minute to leave. I would write more things about the apt. but you should get the feel to how things are like. DO NOT MOVE HERE!

                                            The only "allure" here is location

                                            My family has lived at Allure for close to 2 years (and three different property management firms)now. We LOVE the convenient location, and that this upscale property was originally built in 2006 to be Condos, so quality of interiors is superb. Lawns and shrubs maintained beautifully. HOWEVER maintenance of the hallways and common areas and pool area leaves MUCH to be desired. We all HATE walking through the frequent trash, stains (pet stains??), cigarette butts, dogs off their leashes, and cars speeding through the parking garage (needs speed bumps!). NOTE: There are NO security cameras in common areas! The bad behavior is allowed to continue because the offenders don't get caught. The pool area is frequently dirty (needs sweep/hose-off), neglected and workout machines often in need repair or free-weights stolen. Unfortunately, the pet policy (without security cameras, remember) means you WILL encounter dog poo in the dark hallways or puddles of urine as you exit the garage at least once a month - guaranteed. YET, if you need a ceiling lightbulb changed or a garbage disposal unjammed, the maintenance folks are pleasant and there quickly. WHEW! This "bi-polar" property management makes one just want to stay inside and enjoy the beautiful interior amenities!!!

                                              never had a problem with this place

                                              I love living here and think it is really nice. All the people living here are really nice and i've never had a problem with the staff, actually they are a lot nicer than the last management company here. Never had any big problems and whenever something needs repair or fixed the maintaince guys always do it right away and a good job. The bad reviews are probably kids that got evicted, most mature adults that live here would never write that. I have lived here since they have opened almost and I can tell you it is a wonderful, well put together place.

                                                I am living here and I should have read the reviews before I moved in. Besides the unprofessional management in general, I have more specific problems with the place. The noise levels on Friday and Saturday nights make it hard for anyone to sleep until it quiets down at 3am. The maintainence takes weeks and many complaints to get a work order filled. The safety has gone down quite considerably and not only have there been several letters telling us that numerous cars have been stolen or broken into, but my own car was broken into and over $1000 worth of tools, sporting equipment, textbooks, and clothing were stolen plus the countless other, more personal things that were stolen such as books and journals. Despite this, the apartment does not provide adequate security (what do those security guards who roam the parking structure do, I wonder, if they aren't securinf the parking structure); the "security" merely reports if cars are in the wrong spot and tows them. The parking situation is terrible: every apartment only gets one spot and everyone else needs to park on the top story, which poses a problem during the week when the top story is filled and you can't park in an empty spot in fear of getting towed. For the price of the apartment, you'd expect the quality, safety, and service you'd get in upper-scale places like Irvine and Newport. Instead, you get ripped off and your things, literally, stolen.
