Renter beware: Health risk/poor maintenance
Be smarter than me: Read the reviews for this complex before signing anything! Also, how is dynamic pricing (advertised rent changes day-to-day online) even legal? Never again! The day I signed the lease, I did a run-through of apartment 633 and told management the living room vent was kicking out dust/webs/mold/misc that was stuck to the vent and the ceiling. I asked that it be cleaned. When I returned a few days later to run through the check-in inspection list, I found dust/webs/mold/misc coming from the kitchen vent as well. I notified management that I could not move in due to the health risk, but the issue was classified a "cleaning issue" that did not preclude me from moving in. Management said they would schedule the system to be cleaned, but would not pro-rate my rent (until I could safely move in). They were kind enough to clean the surface of the vents, but that does not fix the central issue of needing to clean the ventilation system as a whole. I had to turn off the heater/air conditioning system to stop the spread of whatever is growing in the system. On a good note, everyone I met in the front office was very nice, but Mr. Hector in particular was exceptionally caring and professional. Bella Springs has a 30-day satisfaction guarantee of sorts, so I just signed a document to void the contract; though, they are keeping my security deposit because the apartment stood empty for two weeks (because I would not move in out of concern for my lungs).

Maintenance/leasing Agent
I would just like to say Hector at the leasing is very nice, very respectful, very helpful anytime I've had any kind of issues he has been nothing but friendly !I am disabled so if you want somebody that's going to respect you when you check out a property I would check out Hector and I would also like to give a shout out to the maintenance team they have been absolutely amazing and fixing these issues. But on the downside I am very disappointed in the management the dodging of the calls ignoring emails having people disrespect me coming in my house letting the counter people destroy my stuff by not wrapping it up before they sprayed the countertops I am a very clean person and I am disabled at that I've had nothing but bad things with Janet I wanted to give her a good review but she is proven differently she does not return calls and if she does emails she deletes them which doesn't sit right with me whatsoever and I can tell when people come over here that they think they have to be on eggshells and that is not the case I'm a very friendly welcoming person! So like I said everybody else on the team is awesome except for the management !be ignored talked about and made feel bad when you're disabled is not okay!

AVOID
Too expensive for what is is. Management changes constantly, don’t expect to know anyone in the office. Terrible response time, price went up $300, nothing changed in our apartment to make it go up that much. Bogus fees. Waste of 4 years.

Sadly my family came to visit me this weekend. When I drove onto the side entrance, I was disgusted by the trash, mattresses, old furniture just left out on the side of the road. The trash bin severely overloaded. I was embarrassed, and it made family comment, Wow this is a mess. This is not what we pay for. We pay for decent apartment homes and some kind of tidy surroundings. This is just incredible. Of course if I say anymore, i”ll get the standard notice from management.... SO SORRY ABOUT THIS, PLEASE COME IN SO WE CAN HELP YOU. Look the only help I need is for those of you in management to clean this place up.. This is ridiculous and embarrassing. All tenants pay well over $1600 a month if not more. The least that you can do is keep this place cleaned up. I know that I deserve it, and so do other residents. We certainly pay enough. ADVICE: WithHold the security deposit if tenants moving out who leave their trash all over. All you have to is take pictures like I do. What I saw all weekend, makes this place look like a very trashy place. You can at least fake it like you CARE about your residents. Good Lord!

Cons FAR outweigh the pros, to the extreme, and I suspect any positive reviews have been planted by the management company as some sort of damage control. Pros: the location is ideal, Sally in the leasing office is very nice, and at a glance the property has great aesthetics. Otherwise, the cons: The aesthetics are only surface/cosmetic level, with loose baseboard trim, flat paint on trims/doors that attracts dust but is impossible to clean, loose outlets you have to wiggle to make them work, a sloppy paint job on trim, and weak water pressure. Speaking of utilities, the big windows are so leaky that the furnace constantly kicks on and off, even after sealing the windows with plastic. Adding to utility expenses - the unwrapped water heater is located in a little uninsulated closet on the balcony, resulting in even higher energy costs. And when it comes to hidden costs, the other reviews are accurate about the countless additional charges that add up quickly to the tune of hundreds of dollars dubbed "admin fees," etc. The surrounding open space is pretty, but it is riddled with garbage that's been there for months, even lots of plastic in the watershed, which is sad. Building management doesn't enforce many of the rules on the lease. For months, dead cars with flat tires have sat in coveted parking spots without being towed. Moreover, when all of the parking spaces are full (which happens daily by sundown), residents park in carports they haven't leased but those vehicles are not towed, even if the spot is leased to someone else. Countless piles of dog feces riddle the grounds to the point you can smell it when there is even a hint of precipitation. The feces situation makes it embarrassing to have guests, and is disgusting to look at. Management does not enforce the pet policy. Maintenance requests aren't even acknowledged, let alone addressed, leaving residents with flooding, electrical problems, broken appliances, and overflowing toilets, and residents' requests for maintenance are repeatedly ignored. Even if the rent was much lower, you would still be better off renting elsewhere.

Disgusting , cold harted managers. You will never be more than a contracted income to these people. Save your self the hassle and rent at jackson creek just down the road. Much nicer apartments. Plenty of parking everyday. And they dont add $200 in BS fees to your rent EVERY MONTH. Avoid this place at all cost. Every worker is hartless and rude to your face. Disgusting environment. Worst rental experience of my life. Be ready for an extra $275 ontop of rent if you expect to have a parking spot when you get home from a long days work, because 1800/mo is not enough to get a parking spot at your own home. rent increases to the maximum every single opportunity they get. Always the same answers by management. quotes "We screw over everyone equally and at every opportunity allowed by the law".

I can't even describe how disappointed I am with these apartments. We were so excited to move in and then it took a few months to realize how cheaply they keep everything updated. Would not recommend to anyone. Nothing is ever working, so just expect to get an email with a short apology that's repeated every week. Not enough parking spaces and if you do pay the extra $40 for a space just know that other residents will park there anyways. We've never felt so annoyed renting before, BEWARE.

I am a 2nd year resident at Bella Springs and I couldn't be happier. These apartments are stunning on the inside and outside. The property is well maintained, landscaped and kept clean. The entire staff from the main office to the maintenance is always warm and kind. They even have special holiday events that are such a delight to attend! I feel safe and taken care of as a resident of Bella Springs. I'm so happy I chose to live here. It truly feels like home,

Since day one, Nikole and the rest of the Bella Springs staff have taken optimal care of my husband and me. They found us an amazing unit that worked in our budget. I love that the community has multiple, easily accessible doggy waste bins and provides poop bags. The view of the sunrise/sunset over the mountains from the community is beautiful and it's close by to many hiking trails and great food options. The mantiencance staff is exceptional and always stops to give my dog Meatball some lovins when we're out on a walk. Everyone in the office is professional, organized, and available to help. It's a double bonus that they have free coffee in the leasing office!

This complex only has 1 star because of the staff. Why I will not be renting a place from this apartment : TLDR: Bella Springs went from a $250 deposit to wanting a $1900 deposit within 24 hours and no prior warning. They have many hidden fees and conditions that are not disclosed up front, so do your homework before you give them a dime. In many cases, most places tell you if the possibility of the deposit could go up to 1 month, but Ashlee at Bella Springs (and also Bryan) did not provide clear and upfront information and decided to tell us we have to give them $1900 within 24 hours, otherwise, we would need to re-apply. This was a result of being "accepted with conditions" after their screening company came back with a mediocre renter's score. Even with that result, this should have been relayed at the beginning with the following SIMPLE sentence: "You should be advised that if you are approved with conditions, your deposit may go up to $#". If that had been the case, I would have prepared for this deposit. Nevermind the fact that she did not tell me that the deposit would be due within 24 hours of approval until Friday March 1st (I had applied the day before). Again, something that should have been relayed BEFORE we applied. Perhaps Ashlee has never rented an apartment herself, I truly don't understand where the disconnect lies here, but she was very adamant about not disclosing what fees we should have expected until after the application process begun, despite being in communications for almost TWO WEEKS. Perhaps she doesn't understand or is too young to know how this process works on the other end. I am not sure. I want to find an excuse for her, but it is hard to find an excuse for this. In addition to refusing to disclose the possibility of having a high deposit during the application process, I feel their office staff has a harsh rudeness when you talk to them and question their policies. This doesn't look like good customer service in my eyes. I have seen accounts on reviews talking about this company nickle and diming you, and I feel rather uncomfortable giving up $1900 on a deposit they will ultimately take away (as stated by other people in their reviews). I feel that I have dodged a bullet by choosing to not live here, I can't even imagine what my complaints would be like in a complex with such little parking. In the past week, Bella Springs has demonstrated their lack of customer service and proved their untrustworthiness with hidden fees, deposits, and conditions that are not relayed upfront during the application process. I had to pry many questions from Ashlee to find the answers. I will be CC'ing Ashlee, at Bella Springs, because I feel it is the only fair thing to do before I post this on google reviews and yelp. The place looks pretty though. And seems to be well-located. If you have all the money in the world and not a single care and perhaps enough money to hire someone to deal with the office staff, this would be a decent place to live in.

I wish there was an option to give this place 0 stars. Do not move here! I repeat don't move here! The people who manage Bella Springs are crooks! They told me via email that they could ink a deal with me to rent one of their one bedrooms at $1135 for six months. I applied for the apartment online and paid the $65 application fee. They call me later that day to say I was accepted but now I would have to pay$1296 a month! Now they won't give me my money back and they won't respond to my emails. Stay away from this place. These people will do anything in their power to cheat you! They are liars and crooks! Check out my proof:

Do not rent with Bella Springs! I am so displeased in my overall experience with Bella Springs apartments and majority of their staff. After having an initial meeting with Ashlee, and viewing the model, I was so excited to become a tenant! However, that excitement quickly changed to disappointment and lead to many inconveniences. To be simple and direct, my apartment was not "move-in" ready and rather than push back my move in day, the property manager wanted me to live in, and pay for, a malfunctioning apartment. It is apparent that the property manager Becky, and the assistant property manager, care only about the artificial appearance of the property and are seeking tenants who will pay for a shabby apartment that would better be classified as cheap rather than luxury.

Terrible, you pay for North Gate and what do you get? Airport and Academy minus the violence. Nothing they do actually betters your quality of life. Want nice ammentities? Go literally anywhere else. Ever since this new property management team came into place this place has been trashier than Copper Head Road on a Thursday.

This place will keep every dime of your deposit they can. There is dog feces all over the grounds. Out of the 499.09 deposits I gave them they kept 349.00 and did not provide a itemized list of charges. There is no place to park unless you pay for reserved parking. Worse 6 months of my life was at Bella Springs apartments. Cold air coming through windows which made furnace run constantly. Every time someone left their apartment you could hear the door slam which then made every dog in the building start barking. Save yourself the headache and live elsewhere.

This property/company is NOT DoD friendly! I am a DoD civilian deploying and management will not let me give a 30-day notice, because I am not wearing a uniform. I support our troops and believe in a military clause, but it's unfortunate that those of us who are not in uniform, or are no longer in uniform, don't get the same courtesy for deploying. I know many civilians deploy in this area, so just beware of this property. This is just one issue of many. I loved my first year here, but since I renewed my lease, there has been one disruption after another. Parking went from $10 to $ far exceed inflation and cost of living increases. The website where you pay is always down, I rely on paying my rent online. I was told that it doesn't matter if the website is down without notice, paying online is just a , I pay a lot of money to not have any conveniences? This is supposed to be my home. If you question anything, they will dogmatically read the lease to you. Customer Service 101? It's unfortunate, because again, my first year, this was a nice property. I really like Alana (sp?) and chose to live in an apartment, because of her. I guess long-time residents should expect to get poor treatment?

I loved my stay at Bella Springs Apartments. Maintenance was always quick to help if needed. I had a dog and was worried how they would be with her around when doing work. I never had an issue and they always made time to give my dog some attention. All of the staff was friendly and helpful. I loved that the staff knew who I was and would acknowledge me as I passed. I loved my apartment itself but the staff made the experience living here even better. I wish I could have stayed unfortunately circumstances came up in which I had to move. If I come back to Colorado Springs would love to move back into these apartments.

I lived at Bella Springs since 2014 and went through two management companies and a few staff members. I will start with the noise, I lived on the top floor (second floor in this case). I never heard the neighbors below me or next to me unless they cranked their stereo which was rare. The grounds was usually taken care of, every now and then a sprinkler would be leaking or water would be coming from the ground but the issues were taken care of promptly. In the beginning dog feces was an issue but with the new (and current) management they made changes including additional areas for pet owners to dispose of the feces. As for safety, the lights on the exterior of the apartment buildings are very bright, the covered parking has lighting as well. The hallways of the apartment buildings have lights in them and turn on around 5 PM. The neighborhood is a nice area and it is growing. A lot of new shopping centers and restaurants going in. The Maintenance staff is friendly and prompt, they seem to always be on the go. I know at least one Maintenance staff member is living on site of emergencies. The staff has always been great and easy to work with. I always went in treating them with respect and they returned it. The clubhouse has snacks and drinks when you stop in and they sometimes host events that is open to the residents. The pool area is nice, as well as the hot tub. THe pool area has 2 gas grills (hooked directly to a line, no propane tanks). The parking is a little cramped (parking spots are available, may not be next to the building), the management company should think about having everything covered and raise the rent a little bit for everyone rather than the select few that have covered parking. Overall, I enjoyed living here for three years. I wish I could have stayed longer but I switched jobs and it required me to be closer.

I would not recommend this property to anyone. When we toured the apartment Alanna was great it appeared. Was friendly and gave us the information we wanted. We were told the unit we were looking for was always on the top floor which is what we wanted. We didn't want to pay that much not to be on the top floor. We liked the place so we decided to pay the deposit and fees to run our application. Once we were approved we found out that our unit would in fact be in the middle not on the top floor. When we asked Alanna about it she told my fiancé you must just be confused I would never say that. I then called Alanna and she told me I must not know how to listen you are confused. So I asked for our money back and she said she can't help me and I asked for a manager and she said they would be in next week and hung up. I would not recommend this property to anyone.

More like Bella Springs Resort! This place is awesome! I lived here for 5.5 years and never had any issues at all. I loved the pool and all the amenities they have to offer. Thanks so much to the office people, B and G especially, and an extra big thanks to the maintenance crew that took care of every single request quickly and professionally. Will highly recommend to anyone in the future, they took great care of me and my kids!

Monday through Friday This place is like living on a go cart track. The maintenance people (about 4 of them) run around all day back and forth back and forth on their little carts. They passed by my apartment probably 50 times per day since they have garages they use for storage on both sides of my Coming or going. I lived right under one of the garages they used for storing all their appliances, cabinets and window treatments.... The garage door opening and closing constantly as 3 guys on carts each coming for their own supplies. Then there are the landscapers out with their blowers even in a wind storm. Mowers blowers. These landscapers stroke take their time watching the clock waiting for 5 until will circle your apartment for hours mowing and remowing ....trimming and retrimming..... They've got to act busy until time to go at the expense of those who live there. Carpet cleaners are constantly cleaning all use generators in the back of their you get to listen to the constant roar of generators.. Luckily only Monday through Friday. We had a couple above sounded like they were in the room with us playing with their dog because the noise between upper and lower levels had no sound protection. We were glad to see that couple to find that the next couple moved in and it was the same way. Not their cheaply built units. Do you cook? Well bring your own timer. The stoves are the low end units with no timer. bring a flashlight...because they're so cheap that there are no lights inside the oven to see if your food is cooking. You might want to bring storage boxes to keep your extra kitchen items in. Some of the drawers in the kitchen are faux. They aren't actually just look like they are. Which brings up the built in "desk" which has no is in the hallway where nobody would want to sit and work. So the only purpose the desk serves is to take up room in the tiny second bedroom. Rent is astronomical. $1450 per month for a 2 bedroom about 900sq ft. with a 1 car garage. $30/month for trash pickup. Kids everywhere....playing in the street riding bikes and careful not to run them ;re don't expect any peace and quiet...because they're going to be playing in the grassy area behind your apartment screaming and yelling like kids do. Nobody polices the guys working on their cars in front of the motorcycles that constantly motor through. Other than is a great location in town to live.

Only felt comfortable reviewing after we moved. The office staff aren't nice nor understanding about anything, except money. We were late ONE TIME with rent due to unforeseen circumstances and notified them why and when it would be. The response? Iimmediately threatened with eviction/lawyers fees, charged exorbitant late fees, etc. That's when we decided to move and and are so glad we did. The rent you pay is not the rent they charge. I'm not sure how that's legal, but it's often $100-200 more a month, especially in the Summer. This place is only about money, money, money and they hide this in mystery fees, etc. that is not explained when you sign. Noise is terrible. You can hear everyone above, below and beside you. Young kids run around unsupervised all over the place and in the buildings/parking lots. There is no playground here and limited areas for play. Definitely not kid friendly. VERY limited parking and if you park in the wrong spot, they'll tow your car. Sure you can pay even more money for a spot or garage, but that'll put your rent up to $1600-1700 a month. It's not worth it especially with all of the new complexes going up in the area. Don't get me started on the ridiculous garbage fees, no access to the only dumpster and how much the new company charges you. Of course, because all this place cares about is money, even though we left the place spotless, they "found" reasons not to refund our deposit. I'm going to be disputing this because I have pics and we left it cleaner than when we moved in. Maintence staff is the only good thing about this place. They are prompt and do strive to do a good job. Look at the REAL reviews, not the fake ones. It looks like a nice place but unless you enjoy being screwed over, paying way more rent than advertised, paying way more than this place is worth, no parking, hearing your upstairs neighbors' said morning piss then find another place.

Bella Springs Apartments is a great place to live in the northern part of the Springs. I've lived in the city for the last 9 years, and 6 of those years have been spent here at Bella Springs. I've seen neighbors come and go over the years, but what's kept me here is ultimately the quiet. I can't hear my neighbors next to our below my unit, and for me, that's always been a critical selling factor. Price is on the higher end, but then you get what you pay for: higher quality, friendly neighbors, and a safe community. Plus the amenities are very nice: pool, hot tub, door side trash pick up, fitness center, outdoor grill and patio area, fire pit, fire place, and a media/event room. The office staff is professional, friendly, and knows me by name (though I am a long time resident) and they're efficient at what they do. I also appreciate the maintenance staff. They've always been quick to fix a problem, plus the grounds are well kept, regardless of the season. If you need a great place to live, this is a wonderful area to settle!

So, first of all I will say, that Bella Springs is a very beautiful property (aside from the fact that people leave their dog poop all over the place but I am fairly certain that is something you will find anywhere you go because people are disgusting and lazy) and the management was always very friendly any time my husband or I had any questions, although it always felt like they were being very fake with us because any time we submitted a maintenance request it was either ignored or simply done improperly and had to be redone multiple times before it was actually taken care of; for example, when we first moved in, the heater they keep in the closets on the patios to keep the water heater warm (which comes out of YOUR electric bill by the way) was broken and we had to have come fix it because winter was approaching, and the gentleman did not fix it and had to come back a couple times before he actually did fix it and in the process of doing so they let my cat out and she was gone for 2 days despite us having requested them not leave the doors in the apartment open because we had an indoor cat in the house. Luckily we did find her and that wasn't too big of an issue, but that is only one small example of the many many problems we had during our short stay at the complex as we only had a 7 month lease. The apartments are also extremely over priced, we had one of their smaller floor plans and paid almost 1400 a month after their ridiculous fees had been tacked on every month, there is a mandatory 30 dollar trash pick up fee every month, plus 2 water fees which no one could ever explain to me why I was being billed for water twice, and we had to rent a covered parking spot for another 35 a month because there is absolutely nowhere to park if you don't have your own assigned parking. Not to mention our utilities got outrageous as well, our apartment was extremely drafty because despite submitting NUMEROUS work orders about our front door not closing without being locked and bowing in and thus leaking air and heat constantly our electricity bill was almost never less than 200 dollars a month on their smallest 1 bedroom, I cringe to think what the residents in their bigger apartments are paying for utilities. I honestly would not recommend this complex to someone I hated. Do not move here! I know a lot of people use these sites to vent, and I try not to, I am just being honest and trying to save other people the headache that my husband and I went through here.

This is a great place to live. Lived here for years and have seen a lot of changes in which all have been good. Very professional management, nice staff, close to my work, and the place is always kept up nice and clean. They seem to care about their tenants and make sure they keep noise levels down and keep it to that you look forward to coming home. Maintenance does a good job as well. They totally take care of me.
