Love it!
This place has really come a long way! They just redid the pool and have made huge landscaping improvemenmts! It is an older community, but it is well taken care of. What makes the biggest difference is the staff actually cares about you. They are friendly and if anything breaks, it is taken care of right away. I would recommend Archstone to anyone!

*Avoid* Archstone Apartments, all of them.
I've been a renter for many years, many places, so I feel qualified to comment clearly on a bad community. Yes, there is the noise, bad parking, etc, but in the end, the worst is they cost me money. They ripped me off in what I would almost certainly call fraud. Let's explore the usual suspects first:<br><br>Location: The only good part to this particular place, you have the Altamonte area, but Archstone will rent to almost anyone so you will *not* have your peace and quiet by any reasonable standard, and at least one apartment close to you will be full of undesirables who may or may not be a resident there.<br><br>Parking: Only the front units are assigned, the rest is first come first serve, and you will have noisy people hanging out in the parking lot often at any given hour, fixing their car, revving engines or booming the stereo, shouting on a cell phone, or just hanging out, making you look out the window often to make sure your car is still ok.<br><br>Noise: Walls are THIN. *especially* upstairs if you have one, you might as well be living with your neighbor, you can hear them that much. When I moved in, constant wall noise from next door, slamming doors, loud music/ video games, etc. Called the cops at least several times, something I've never really had to do before. When I moved out? Just in time, the loudest family I've ever heard comes slamming and shouting (several families?) Let's just say there were 3 or 4 cars, and people coming in and out at all hours with 2 or 3 constantly crying infants, so I can't believe that only one family is actually living there. Think ------. <br><br>Grounds: Looks like an old Days Inn, the kind that you get stuck with when you've traveled too long into the night on a trip and every place else is booked up. No real landscaping, the 'pond' is a mosquito pit, I've never braved the pool, no thanks. The dumpster is exposed most of the time, a wonderful view of people s trash bags as you pull in from work every day. No parking area to pick up your mail, so it s either the handicapped spot or someone's parking space. <br><br>Safety: Um,...?<br><br>Construction: As you'd expect from buildings 30 years old or so... Again the cheap motel ref, the faucets and fixtures are terrible, especially the shower, expect drips or keep handy a screw driver! Also, and very importantly, the air conditioning does NOT get to the bedrooms well! You'll have to shut some vents to get good circulation!! My electric cost was high, so no quality units to save you money, windows are cheap and screens may or may not be there. You have to PAY for trach collection, when the dumpster is right there.. $20 a month for saving you a 20ft walk. I could go on, but need I say more?<br><br>Maintenance: They fixed the garbage disposal ok. <br><br>Staff: This is where I get mad and where you should be very careful!! I'll spare the deep details, but let's just say the (convincingly) forgetful Asst Manager (Debbie) basically screwed me over on 2 weeks rent. I mentioned I rented for many years, I am VERY careful and VERY clear on details, and when I was basically lied too after an arrangement had been made to leave early well over months in advance, the staff developed amnesia when I called a week later to ask where my adjusted final rent amount letter was. (I actually got a letter for rent cost if I stay, it was at that point I had a feeling I was about to get screwed, you know? And so I was) I was not pleased, and so what did I do? Called the so-called Archstoned customer service! Why even have this? They are of NO assistance and will not follow up, will not return calls, will not do anything for you if you have any real issues. They want your money, period. I was hung up on by their so called representatives when requesting a manager. I was courteous and calm, so why did I meet with such resistance?? They want your money. Expect retaliation & calculated retorts to save face posted here by the staff. He said she said right? But at the end of the day, it s your money; protect yourself from used car salesmen/women.<br><br>So Why then did I move to this hellhole if so bad and I am so careful? Good question. The answer is: It was literally next door. I was living in a REAL community and Orlando had a boom in apartments being turned into condos and I was being careful so I wouldn't get caught up in it, my mistake to go the quick and easy route, where I left was WAYYYY much nicer and pro, was just trying to play it safe until it all blew over. <br><br>BOTTOM LINE: There are many places to rent, and believe me, an out of the way drive from a great apartment complex is pref to a great location living in a sh_thole like Archstone. Look for the newest communities, get the best you can afford, the xtra $$$ will go far, believe me! <br><br>The experience I had with their 'corporate cust serv dept' gives me a very real impression that this whole operation is an uncaring fraud factory, so if you are unfortunate enough to have no choice but to come here, get everything IN WRITING AS YOU STAND THERE! Do NOTHING OVER THE PHONE! You will regret it later. You will, as you move, have mix-matched dates coming and going. MAKE SURE your community is flexible and GET IT IN WRITING!!! You will never know when you might have to move. Also, as you read these ratings, ever notice how some great ratings here are a little too perfect? Like a commercial? That s the staff trying to cover up the bad marks. Study well, Good luck. <br>

Great place!
I love it here. My apartment is big and beautiful. This is the first place I have lived where the office staff remembers my name on follows through on what they say. I have had a few maintenance issues, but they always responded quickly and effectively. Things stay clean around here, and I always feel safe.

Just renewed for another year
This place is nice. No bugs and maintenance is prompt when we have an issue. We've had nothing major except a bathroom pipe broke and flooded a bedroom and part of the living area. They had a carpet guy her within an hour and every was taken care of with no problem. <br>I have seen no crime and the place is clean and nicely landscaped. It is quiet and have had no problems at all outside. The pool is great and right on the lake for a great view. Parking is ok, it gets a little crowded on the weekends but that's apartment life.<br>From what I can tell the new management has really done a good job of getting everything right. I just renewed for another year.

Hundreds of cockroaches
I moved to 228 Altamonte Bay Club Circle of this apartment community in May 2006. I had to leave within two weeks because I cannot stand the quantity of the cockroaches. They were crawling everywhere. Their regular pest control service was not effective at all in getting rid of the cockroaches. The apartment unit also smelled bad even though they said they just replaced all of the carpet and repainted the walls.

I agree with Getting Better....
I moved in Sept 2004 and maintenance was no where to be found. Once Archstone took over, whenever I had a maintenace problem, they were there right away to fix it. They even changed a few things for me that the complex was not responsible for but did because I couldn't remove the item myself. I have never heard of a crime problem or that anything has ever happened in the 1 1/2 years I have lived here. And, all of the staff that I have encountered have been nothing but nice.

I agree with the Crap rating
This is drug dealer heaven....Hello!! I know several people who had their car stolen (even their tires). There is also a massive mold problem. I agree with the other bad ratings. I personally believe the only good ratings that are posted on here are from management, trying to boost up this property. You can paint the buildings but frankly it is still the ------!! Run ...Run very fast!<br>I actually liked the old management!! They seemed to care.

Getting Better
I don't know where the other people's crime stats came from but we checked with ASPD before we moved in and all checks out really well. Also, since management changed hands about 6 months ago there have been only positive changes. They have changed the paint colors, walls, landscaping it has been such an impressive change.

Crime City
I am unsure of who left all the postive ratings about this place...hmmm maybe Archstone itself? This place is crap!! There is so much crime, mold, bad parking, and low class people that I rather live in a garbage can. I rented my apartment from out of state and did not realize what I was getting myself into. The old staff was nice before the take over but still the problems are there. Also, Archstone cannot keep their accounting correct. It seems every other week there are more silly rules and their claim that I owe them money. One time it was so bad that I went to the office and had to show them how to properly do accounting; not only did I not owe them money but I had a credit. I must say, I enjoyed showing them their incompetence. You would be safer living in the middle of pine hills and would have more luck asking for a loan from Donald Trump then getting items fixed in your apartment. It has been since November and still my items have not been fixed. The staff needs to be educated it proper business sense and customer service!!<br><br>Good Luck to anyone that moves here...God Speed!!

Archstone just bought this place, but in the three weeks we've lived here there's been quite a bit of change. We've had almost every kind of maitnence problem possible since we moved in-leaks, bad oven, bad fridge, dishwasher problems, etc. and everything has at least been addressed. The newest leak is being worked on tomarrow, our new kitchen cabinets will be in this week. We transfered here from central parkway (too expensive) and so did quite a few of the staff members from over there so we know stuff is being taken care of soon. Our biggest complaint is parking. We have a two bedroom apartment but are assigned only one parking spot. The additional parking is three buildings over, and by the time I get home from work those are usually filled. The less desirable residents seem to be fading out-I've seen a lot of moving trucks this month and our new neighbors are nicer and actually clean up after their dogs. Big dogs are allowed here and theres lots of them and people are really bad at not cleaning up after them, but it's getting better. The insulation is good so we don't usually hear the barking dogs.

Undecided...
Roomy floorplans, but terrible plumbing! Have had numerous plumbing issues, and the maintenance is non-existant! We reported the leak coming through the ceiling in our shower in Aug 2004, and it is STILL there! Now the entire ceiling is caving in! Also, what crappy color choices for the exterior... They should have left it alone! Plus, trashy residents... Not all, but enough to cause us to call the police out on a regular basis... New mgmt now, so we will see what they offer. So far, they are moving us to a bigger place. They promise to clean the place up... I am giving them the chance to keep their word. Time will tell...

Dont you hate to see an apartment complex with such potential get run down by the people they let move in and wreck it for everyone? Where in the world does our rent $ go each month? Surely not landscaping or new appliances or even a cleaner community. Such a shame that poor managament & poor residents can ruin a great place. Maintenance? What is that? They have no concept of REAL maintenance work or how to fix things properly, and No guys painting or duct tape is NOT how you fix things. Such a shame! <br>-signed disappointed

I LIKE IT HERE!
I chose this communtiy, because of the size of the apartments, the quiet neighborhood and the friendly staff. I felt comfortable, immediately, with the office staff. The layout of my floorplan allowed for all of my furniture to fit and with space. The area is great! We're close to the mall, grocery stores and Orlando. With all of the convenience and it's so quiet. <br><br>I moved here from the North, and the transition was easy and most everything was taken care of by mail.

Horrible Management
Now that I do not live here anylonger, I feel I can write this. <br>I lived there for 1 year. I lived next door to the old management team who were very professional and excellent. You would see Kristi and Jennifer out at night taking care of the grounds and were very friendly to all of us residents. That is why most of us moved in. I also lived by the pool. I want to say that the new manager, Rebecca, I believe is her name, is so unprofessional, very rude, and absolutely disgusting! I caught her and the maintenance men skinny dipping and drunk in our community pool! Everynight she is seen drunk by their so called maintenance shop, drinking at all hours of the night when my girlfriend and I would be out walking. Also on several occasions we have seen her with the two maintenance men in a very sexual way! <br>What is Berkshire thinking about! Firing a great staff, for the most...there are no words for what they are! This place is a dump, and however picked out the new colors for this place is just as disgusting!<br>Only rent here if you are in to "Community Swinging."

Love it here not a lot of old people
I like the awesome colors, very tropical!! I love the people here, I don't feel like I am living in a retirement community like my other complex(everyone is pretty young and a lot of hot neighbors...yummy!!!). The office staff is really nice and is always willing to work with you. I like the peace and quiet and the saftey. I am a female living alone so saftey is important for me!!<br><br>

I am happy
I love it here and the paint colors are bright and cheerful, like celebration at Disney World!! The office staff is super nice and maint. is nice but a little slow sometimes. It is very safe and quiet here, not a lot of kids, and mixed races live here (not to many of any kind).

GOING DOWNHILL FAST!
First of all, I ditto the comments made on 6/5/04 so refer to that. Here's mine:<br><br>I moved here in March and was actually quite happy because the apts are big and the layout is nice. However, since then i've realized that if you call for a maintenance repair, you will be kept waiting for WEEKS. Good luck. I still don't have a dishwasher that works. I've reported it a million times already. Now i have a leak in my bedroom closet. The buildings were just painted some really tacky bright colors that look ridiculous. As for the trash, they do charge $15 for "valet" trash, yet lately, the trash people have not been showing up. And yes, the water bill does tend to get high for some strange reason.<br>The grounds look TERRIBLE. I am embarrassed to have friends come over from out of town. There are cheaper places to rent that are nicer...such as next door at Lakepointe. I can't wait for my lease to be up so I can get out of here!!<br>To be fair, on a positive note, it is pretty quiet and safe.

Would never tell anyone to move here
This place is poorly run. The things change and they don't tell you... Also the roofs leak.... walls are paper thin you can here it when people go up and down the stairs from your room.. I would never advise anyone to more here....

This Apartment is really great.
Kristi is awesome, however due to a divorce she is going home to her home state so she has resigned from the Management staff at Altamonte Bay Club Apts. <br> <br>As long as repair needs are voiced directly with the management team in the leasing office they take care of issues as they arrise and do a decent job. They are flexible with residents that have issues that come up. <br> <br>There are new items in the Gym, new paint on the buildings and all in all they are cleaning this up. The Garbage program was instisuted for a 1 year term and is included in the cost of the water bill so as to the person venting about the water bill keep in mind this is Garbage and Sewer and Water all in one. <br> <br>All in all I appreciate the staff that has been here and the new staff have areas that will improve the property more. Move here communicate with the staff and enjoy the views and the neighborhood. <br> <br>

New Manager is AWFUL THINK TWICE BEFORE MOVING HERE!!!!!!
This is being written on October 13, 2004 - Follow up to my 06/04/04 comments. I stated I would give the new manager a chance. Well, the chance is up. SHE IS THE WORST MANAGER this place has had. The woman has ice water running through her veins and does not care about the residents in the least bit. She only worries about her bottom line which equals her bonus. She is arrogant, self-centered, self-absorbed and absolutely useless except to the profit margin. Forget about the residents, what are they?? Only the people who make your job possible Ms. Rebecca Moore!! If it weren't for the residents you lady would not have a job. You run the good tentants off. What is your problem?? In the last four months, this place has gone down hill 100% or more if possible. Hopefully your rein of terror will be over soon!!

Shocking Review
I live at Altamonte Bay Club and must confess that the mean review about the Assistant Manager was crappy. Let me tell you about the Assistant Manager <br> <br>#1 She is the Bomb <br>#2 If you do not pay your rent, sorry people, but she has to do her job....that is what she gets paid for. <br>#3 Her husband is a loving father who does not beat her....I know this because I live right next to her. <br>#4 Kristi did not get fired she quite <br> <br>I am not sure if the past reviews were from management or not but I can tell you that the wonderful reviews are true. I hope Altamonte Bay stays this great with all the changes but I am sure it will because the Assistant Manager is still here and she Rocks. I will also miss the old manager....Here is a shout out for your Kristi....WE LOVE YOU AND WILL MISS YOU!! WE ALSO WISH YOU GOOD FORTUNE IN YOUR NEXT VENTURE!!!!

These last 3 reviews from the 8th of May are obviously written by management. Thank GOD The manager was fired and new people are coming in. The next one that needs to be fired is the ---. Manager. She needs to go! She lives on prooperty and all she has is the police called out by us B/C her man beats her and they are just ------!! Let the new people roll on in and get this place in shape!
