It's ok, but there's no reason to pay this much in rent. We finally got a house, so we can get something out of $1,000 a month. Losco road is loud as all get out, what with the clapped out turdwagons screaming down it at all hours of the night, and the sound proofing here is non-existent. But that aside, and ignoring the soft spot in the floor, it's pretty not bad. Best deal you'll get in this city.

Great community so far. I like the location, and the office staff is always nice and helpful whenever I have any questions. I do wish they could do something about the cabinets there old and dated and could use an update. Other than that I like living here.

Cute apartments in a convenient location. I love the layout and the character they have. However, they are a little dated. They could use some renovations in the interior. Replace appliances. Other than that, we love our home!

I really enjoyed my apartment and the overall community when I lived at The View. Christina was my go to girl in the office, she was great and help me with everything I needed. The other ladies in the office were great also!

The staff here are the most unfriendly ones that I have ever witnessed. They don't care for the tenants who are living from long time. Very bad treatment from the staff. Try avoiding this apartment.First of all the staff have to be well trained on how to talk to people

I moved in 2019 and have lived at The View the Mandarin approximately 2 1/2 months. I found the staff friendly, very knowledgeable, and willing to help to make the move very easy. The apartment is updated and the one bedroom is roomy and holds bedroom furniture included a king size bed without a problem. If there's a maintenance problem they are at my apartment to fix it the same day. The best thing I can say about the View at Mandarin is living there is stress free.

Pros: I love the look of the apartment, the choice for the flooring, the fireplace, the patio that is open and overlooks the pool and the pond. It had everything I was looking for in an apartment. The price was good, until it went up after my first year. I'd prefer a bit more time between when the price is raised. Especially because I consider myself to be a responsible resident and good to have around. I make use of the fitness center daily, which is conveniently close to my apartment. As is the dumpster. I think the pest control is good. The other residents are pretty peaceful and well-behaved. Good stock. My neighbors are friendly. The office is quick to respond to queries. Cons: I would like us to have recycling available. Right now, I take my recycling to my parents' house. I think that my AC is terrible. It needs to be upgraded or something, at least in apartments with vaulted ceilings that need more work to cool off. Some of the residents smoke and one of the things that drew me to this complex is that I thought it was smoke free. It's irritating to go out on my patio when someone is smoking and I can smell it. Residents who have cats let them run wild. I believe someone on my bottom floor has a cat. I wouldn't mind, except 3x I've woken up to cat poop on my porch or cat pee, which smells terrible by the way. I didn't like having my rent raised within the first year. There was an incident where a man went insane in his apartment and began shooting up his place. The SWAT team came out and it was a very traumatic night. There were loud blasts, gunshots, megaphones. They raised our rent after this, and I think the management was very unsympathetic to what we went through. For all the little nice things they do, it was moments like that where they had an opportunity to make us feel cared for and they failed in that. There was no compensation at all for what we suffered that night, and I got no sleep and had to call out for work the next day. I know it's not their fault, but it wasn't my fault either. This is their property and they have a responsibility for what happens on it. Another incident happened where a resident who had been let out of the hospital was vomiting in front of the main office and dragging himself across the parking lot wearing his hospital clothes. Another resident and I stopped to help him. He was locked out of his truck and out of his apartment. It was confusing, I didn't know if this was a resident or a homeless person. When I called the office, they chastised me for bothering them and said that this didn't fall under issues that are their concern. Another example of having no sympathy for what the residents are having to deal with. It gave me the sense that they had no sense of management over the property, no control, no concern for the way this makes them look. I feel that if I managed a property, I would not allow that kind of thing to happen, and I certainly wouldn't tell the residents to deal with it. I would be calling the police or the hospital or whoever. I wouldn't want potential renters or current residents seeing that kind of thing happening, and I especially wouldn't want them to think that I'm not handling it. Those are two situations that really stuck out for me and made me consider leaving.

Current property managers and staff are friendly and awesome. Property is clean & in an excellent location. Any issues are dealt with promptly, and the comfort/experience for the tenant take priority. This is the second time I've lived at this location and was present through multiple different property management teams/companies, and the experience the second time is like night and day.

Pest control has been a major problem for me while living here. I had to continuously request a visit . It seems the pest spray was not strong enough to do what was promised. I was told that i get a visit every month but there were times when it seems that no visits occurred.

It was good from the begin but I was literally had to move because whenever rains (don't me ask how) water was coming thru the floor into my closet. Definitely it was blk mold, probably inside the whole wall.

Apartment is adequate and the staff is great. Staff is prompt to solve issues and is always to help with other things. The trash could be picked up once during the weekend. The dumpster overflows by Sunday. The pool is always clean and inviting.

Great so far, I enjoy the area because of the quietness and the accessibility to entertainment; shopping and restaurants. The only thing I don't like is I live on the first floor and the ducks are always pooping in the breezeway, which leaves an awful smell and you as well as your guest(s) have to watch where you step

It has been good if needed anything done they have gotten it done as soon as possible. The opossum we had in our store room was gotten so we can go back out on our patio. The office kept us posted on the process and are relocating the 2 opossums they caught

Since day one we have been dealing g with roaches. Apartment complex told us that pest control comes Tuesdays and that we need to get our own pesticides to take care of them. We still have roaches and have been here for 3 months. But apparently this isn't a problem they have in any other apartment. Walked into the office and heard another tenant talking to maintenance about roaches. Sure. The whole community is infested.

Moved in January of 2019, super easy to do paperwork and get ready for move in. The ladies who work in the main building are very pleasant and helpful. That's the only good part. It was "okay" when we moved here in January, but has gotten worse. People don't care about other people's cars if they hit or scratch them. The crime has increased dramatically since we moved here, JSO cops are always here. Young kids and thugs who don't live here come and smoke/drink/sell drugs in the parking lots. They throw garbage everywhere. The guys who do the landscaping get grass and debris all over the cars and it's a pain. The apartments are okay, they have new appliances, but you can tell they were renovated by super cheap inexpensive laborers. The floor laminate was poorly measured, cut, and doesn't meet with any corners of the apartment. A few of our power outlets are not usable, and broken into the wall. The cabinets are cheaply painted, and get little specs of paint on your clean dishes. Me and my spouse keep finding dead and alive roaches even with pest control. For the large amount they charge for rent it is not worth it. Lots of bad people live in these apartments I see them everyday. Lots of nice people packing up and leaving because of the crime. We will be moving out when our lease is up and do a lot more research on low crime/clean areas. This place has went from "okay" when we moved in to we need to get out of here fast..

When looking for an apartment in Jacksonville the biggest sellers are location, price, and safety. View at Mandarin has a great location close to everything you could need, it is a good price for size, and it is in a safe area. I never see anything that makes me feel like I'm in a bad area. View at Mandarin has been a very good place to live so far!

I've been here two weeks, and I've made a huge mistake. I have time-warped into the 70s. This place has not kept up to date on most everything, yet their rent is not far off from much nicer places. In my 'large' one bedroom, there is no pantry and no linen closet. The bathroom and kitchen areas are very small compared to similarly-priced apartments. I don't know what I was thinking.

My apartment is the right size for my needs (myself and one dog). The building was clean upon move in and I have not had any issues in the 3 months that I have been here. The office staff has been wonderful when I have gone in and asked questions.

The office staff is very friendly and knowledgeable. The complex is fairly quiet, although there is some road noise from the highway. Maintenance handles service requests promptly. My only complaint is that the A/C units are so loud when they kick on, and are running.

I have enjoyed my apartment. Any time I have an issue the maintenance team is always there quickly. My washer needed to be replaced and I had a new in only a couple of days. I feel they really care about the residents who live here.

****AVOID THIS COMPLEX**** On Monday May 27th I informed Viera @ Manadarin maintenance that my air conditioner once again (for the past two years I've had issues) had stop working. As a result Matt came out and put a portable unit in the apartment. I called on May 28th morning and spoke to Christina who advised that a new air conditioner would be needed and the contractors would be out tomorrow. At 12:50 p.m. I received a call from the office manager who advised the contractors were actually able to come out the same day. When I arrived to the apartment I found my dog incoherent, dehydrated and unable to walk. I've been a resident in the community since 2014 and has had FAR TOO MANY MAINTENANCE REQUEST but never has this happened. I was told by one of the contractors that Matt came in and took the portable unit out of the apartment BEFORE they finished. This evening I went to Banfield pet hospital to find out that my pug had a heat stroke because it was so hot in the apartment. My dog almost died today because of the heat index INSIDE of the apartment. You can imagine my thoughts and emotions. The conduct from the maintenance man compromised my dog's overall health and it's nothing short of animal abuse. Furthermore the crime has increased in the complex and JSO has been called out an alarming amount of time since January. Where safety should be a chief priority management takes more interest in landscaping. Total imbeciles!!!!!
