I have lived here since 2014 they changed owners about 6 months ago and the improvement is like night and day. The new staff is awesome they respond to request and complains in a timely manner. They have made so many improvements since taking over that I actually pulled back my move out notice that I had turned into the old staff. I would not hesitate to recommend these apartment to anyone.

    At first my experience at Viera was horrible. It was roachville, the staff was rude and the maintanence department was horrible. I was trying to find any way possible to get out of my lease. However the new management company moved in and made a 360 degree change to these apartments. The roaches were history, staff is incredible especially jeni. She was extremely helpful since day 1. The maintainence department is on top of every job and take care of it asap. Whenever they made a mistake they would acknowledge it and correct it immediately. I would of continued to live here however my family has grown and I am in need of a 3 bedroom apartment. Overall if you're considering this place I'd give it a go! The neighbors are very nice as well.

        I have lived here for about a year. Overall I love the property! They have recently had new ownership and staff take over end of Aug/Sept. Gotta, so happy with the improvements they have made already in such a short amount of time!!! The girls in the office are wonderful and I can definitely see them taking a step in the right direction and I can't wait to see what else may be in store !

          This place was ok the first year. Second year I was there they totally took a nose dive. Management changed. Raised prices. Water bill was always way too high. When I decided I was going to move I went to the office in April to figure out what I needed to do to move out July 1 weekend. I was told I had to come back in may and sign a paper stating i was terminating my lease/not renewing. They tried to push me into staying and I declined however I did ask about my $500 deposit. They looked at my lease and stated they had no record of me giving a money order. The lease the had was from 2014 and the new lease for 2015 year that was never signed by me was a photo copy of the 2014 lease with handwritten dates where printed dates were whited out. There was also Nothing in the spot that showed my deposit. Also I was never offered or given a copy lf my lease at the signing. They asked me if I had the money order receipt.... from 2 years ago! Mind you this is a corporate office. I have lived in apartments all my life and have never had probelms ever. Never had an eviction or even paid rent late. I kindly asked them to look further and I'd return in may. When I did it was the same bs. No record sorry. I signed my termination and left. Come June they wanted 980$ for rent. I went back to thr office asked if they had my sec dep. Still no. So I told them I wasn't paying them full rent. I was told they only accept full payments. I got a letter staying if I didn't pay by the 15th I'd be evicted. The 15th came and went. I received a phone call around the 20th and I was asked if i intended on moving andpaying. I saif I'm moving and I will not be paying since i have tried to make arrangements and was told no. I never received anythig after that. Until I got an eviction noticed forwarded to my new address! Yeah I moved out when my lease was up and they had the key in their possession on the 3rd at 9am. The eviction was dated the day I moved out and consisted of the lease from 2014. I also was charged 75$ late fee for rent. A water bill fpr March to April that was already paid. A Water bill from April to may that was already paid. Plus 455$ Bill for cleaning the stove and fixing screw/nail holes in the wall. On top of the fee to process the eviction. The new letter I got was dated on July 29th from the judge ordering my eviction. I haven't lived there since my last night there on the 30th of June. The management is a joke. The pay portal didnt work all the time and if you attempted to pay rent and the portal didnt accept it or was down you were still charged a late fee. They dont care about logistics it's all about ------- you. Meanwhile I had a accointance of mine moved in to an apt there and they weren't charged rent for a month and on my paid 250 to move in bc someone messed up along the way. I now have a bill for over $2000 and an eviction on my record dated a month after I moved out. My car was also broken into. Thr back stairs are broken and dangerous. The pool was closed constantly. The teenagers there throw pool chairs into the pool consistently. There is a drunk stripper on property who is always cussing and screaming at the pool. They never change air filters. My dishwasher was broken for a year. How my elec Bill was 30$ for a month I was on vaca but my water bill was almost 50$ and was the same every month regardless of how much water was used was insane. The gym is a joke and people lock the door while they are in there so you can't get in or the office people lock it and you can't get in. Constant noise from traffic and jets or helicopters flying over. Dogs barking in other people's apartments is annoying. I have lived on my own since I was 18 and this was by FAR the worst expirenece. The apartment itself was nice but way over priced. Kudos for f$#*@* over a social worker. ??

            Over priced junk yard. The trash compactor is only at one end of the apartments. Laundry is a head ache. The place is next to the groceries and restaurants but not worth the price. The apartments are old with very little renovation. I bet that the space is not as much area as they say it is. It appears too small when you walk in. No ceiling lights in the bedrooms. The management is very slow and often rude.

              I used to love living here. Ever since the new management team took over it has gone downhill. The office is now not open on Sundays at all and minimal hours during the week. Maint requests used to be fulfilled same day and now take days. No one ever answers the phone. The office is under staffed. The general attitude of the staff is off putting. They are raising the rent. My upstairs neighbors are really loud, as if there are children running around (but there are none there) and they are moving furniture around constantly (sounds like). Also pretty far from entertainment.

                I moved in to Viera at Mandarin 3 months ago and have been thouroughly impressed so far. The staff has been extremely friendly. When I moved in they were helpful. My new apartment is beautiful and I love my new community! The grounds are pristine. I would definitely recommend this community to anyone looking for a new home!

                  I have been at Viera for 7 mos. During that time I have had 5 service calls on my dryer. When I first moved in it took 3 hrs to dry a normal load of clothes. After cleaning my dryer and the line it took 2.5 hrs. I wear scrubs mostly and only do about a medium size load never with more than 1 towel. At my previous apt it too 45 min. for the same load. On the 4th call they gave me a nasty filfthy stinking dryer and it took. 2.75 hrs. to do a load. Well I got a new dryer and it now takes 2 hrs to dry a load. They got a carpet guy out today and vacuumed my line again. I spoke with the new maint. super this afternoon and explained that I did a medium load. He wasn't listening and told me my load must be too big and nothing is wrong. He said " If you do a huge load of socks it will take 2 hrs."????!!! I'm like buddy I just explained my load. He says Its the "Type" of clothes that Im drying. I called the office and my call wasn't returned. In addition I have had roaches and ants. The office girl ------ set me up with JEA when I started and I didn't get a bill. She told me that was normal. I almost had my elec. turned off because she elected electronic only. I paid $10 to stop a late fee. I later found out this was illegal for her to open the acct for me. After bringing this to the Mgrs. attention, she was very cold and nasty to me and told me "You got me in trouble" in a very nasty way. I also was not told about the fees in addition to the rent which total about $50.00. I handed her a check for my rent amount and nothing was said until I got some hate mail on my door saying Id be evicted if I didn't pay $50.00 with no explanation of what it was for. When I went to the office to ask, ------ was very cold and nasty. I asked to not have contractors in my apt when I wasn't there and 3 times they have been with no notification. My impression is that the new maintenance super is incompetent based on his thinking that it should take that long (2 hrs) for clothes to dry and his total unwillingness to listen or comprehend what I was telling him. In addition, I have had a water leak with water running down my walls when it rains and pooling on my dining room floor. After 3 service calls it was still not fixed. It was beyond the scope of being repaired by the maint. dept. and I feel the contractor they chose was incompetent. I had to show the supervisor a huge hole where water runs in and he charged the office without even doing a thing!! The hole was still there.They came out a 4th time yesterday and I will need to wait til' it rains again because they refuse to use a hose or spray bottle to look for the leak. On a good note there was a "---" of sunshine. When I first moved in a super nice man was driving by in a golf cart. He stopped, backed up and introduced himself as --- the maintenance guy. He recognized me as being new and told me to get with him or the office if I had any problems. He was super nice and seemed very bright and competent. Most of all he has excellent customer service skills, spoke intelligently and genuinely seemed to "CARE" which in my experience in extremely rare. He went above and beyond to promptly address each and every issue I had. I trusted him to be in my apt. when I wasn't there. He is proud to work for his company and represents them well. He left me notes about what he did, and the next time I saw him in the parking lot he stopped his busy day to ensure that my issues were taken care of and told me not to hesitate to call. He said "That's what Im here for" with a smile. I think he should be cloned. I thought I was smart about a lot of mechanical things and he taught me a few!! Ask for --- by name and you wont be let down!!!!!

                    The Office staff are extremely friendly and professional. The community and the grounds here are absolutely terrific I have never had a problem with a tenant here. In the years I've been here the staff has changed but I enjoy the current staff more than any before. The one maintenance guy that has been here since I moved in has always gone out of his way to make sure any issues I have had are taken care of. Him being here the entire time has made my stay extremely pleasant. I hope for this exact staff to remain for years to come.

                      LITERAL HELL. IMAGINE- your air conditioning stops working, every week. and its florida!! You constantly have temperatures in your apartment way above the LEGAL limit. You call ...repeatedly. Nothing. Its 104 degrees outside, its 90 in your apartment. You call the emergency line and are told by maintenance that they arent going to do anything about it, and you get hung up on. Even after communicating that this is putting my families life at risk, I get a " well im not allowed to help!" I would call this place the worse case scenario, and wouldnt recommend this place, let alone this treatment, to anyone.

                        Viera at mandarin apartment office staff and maintanance staff are very good behavior and good caring.This apartment is located in very convenience area.Most of the grocery stores,convenient stores,Pharmacy and gas station are available in walking distance.Good swimming pool,beautiful lake view.Most important thing schools are good in this area.

                            Living at the Viera at Mandarin has been a wonderful experience. Recently, me and my family moved from a house into an apartment at Viera at Mandarin and it has been one of the best decisions that we had made. The apartments have a very modern and contemporary look and the grounds are very neat and well maintained. The staff is very helpful and maintenance is very quick to respond to any request that is made. The apartments have a wonderful view of a lake and they are close to every store that you made need. Grocery stores, gas stations, restaurants and shopping centers are within walking distance and the neighborhood is very quiet. All of my neighbors are very friendly and respectable and there is even an officer that lives on the premises whom provides even more safety and security. I love living at Viera at Mandarin and we pplan to be here for a long time.

                              The management is very helpful! I left to go out of town once and wasn't sure if I locked my door or not. I called the office and they went over to make sure that I had locked my door and called me back wishing me safe travels and no worries. There was a minor repair that needed to be done. It was fixed within two days.

                                we just moved in at Viera at Mandarin it is such an amazing neighborhood such a beautiful landscape , living conditions , lake , pools, service , gymn area the amazing view of the lake so living at Viera is such a pleasure and enjoyable me and my family are so happy that we are now part of the complex and above all a great management team ,soooo happy !

                                  Overall, I am very satisfied with Viera At Mandarin. The staff is quick to respond to any complaints and/or service requests. The location is perfect. It is very close to restaurants, grocery stores, pharmacies, and I95. This is the first and only place I have ever renewed my lease. No place is ever going to meet each and every requirements/desires we have as renters, but this apartment complex and staff are as close to perfect as they come.

                                    Both front office staff and maintenance crew have always been friendly and helpful. A year or so ago they changed hands and began an update of units as people move out. I have received a few of the changes, but not all since I haven't moved to one of the updated units. So, I have to deal with some maintenance issues that may have been fixed in upgraded units. Maintenance is usually quick to respond. However, if it related to an appliance, you may have reoccurring lingering issues for a while, as they are slow to agree to replace an appliance. Sometimes maintenance "patches" a problem and doesn't really "fix" it. I haven't had any significant issues with bugs. Relatively quite above and below my floor. No road noise noticeable. My current next door neighbors are noisy, but I don't blame the apt for that. Do have to live with awful smell of smoking from same next door neighbors. I feel relatively safe in the complex. One of the biggest pluses is the great location. Very close to main roads, lots of restaurants, and shopping. The biggest issue I have is the annual rate increases. When I arrived, I felt that I was paying a fair amount in rent. However, each year they have raised my rent by a considerable amount, making the prospect each year of staying less and less likely. Hopefully, they will read this and consider not raising rent so much and perhaps not every year for loyal residents who have stuck with them for multiple years.

                                      I have lived at the viera at Mandarin apartments for almost going on a year my experience so far has been absolutely amazing the property is extremely nice and clean and well-kept the apartments are extremely up-to-date with the latest appliances and amenities and to top it off the property management and staff is absolutely amazing my experience so far has been absolutely amazing the property is extremely nice and clean and well-kept the apartments are extremely up-to-date with the latest appliances and amenities and to top it off the property management and staff is absolutely amazing they are very responsive and respectable always willing to bend over backwards to be there for you and to help you with anything that you may need and don't let me forget to mention any time there is a maintenance issue when you submit the request if not the same day that very next day early morning the issue is fixed and problem solved living here is truly like a dream come true I would recommend it to anyone thank you guys so much for making life a lot easier for me and providing me such an amazing place to call home

                                      Please DO NOT move here. We have almost finished up our 1 year lease after moving to the Jacksonville area. We have had so many problems it's been unreal. Our dryer does not and HAS not worked since day 1. I have to run at least 3 cycles to dry an average size load of laundry.. and towels.. we ended up hanging a clothesline out back because they are almost impossible to dry. We reported it multiple times and each time they came and cleaned the dryer vent... each time I reported the situation had not improved and they did nothing. BUGS - ants and giant roaches galore... not to mention silverfish and centipedes. I have a small child and we kept finding roaches in his room and he was sick for a period of 3 months off and on, vomiting all through the night. I keep a very clean house but they won't seem to stay away. Pest control only visits and treats upon request. Mold is everywhere. All upgrades were done the cheapest way possible and it shows. Pool is always dirty. My son and I were attacked by a swarm of red hornets near the gate of the swimming pool. They are now raising the rent, we moved in paying around $900, they offered us a lease renewal of $1100 a month... it's not worth $600. Please stay away.

Apartment hunting can be one of the worse experiences but, the staff made it absolutely wonderful. The time they took to explain everything and show me the grounds. I just knew this was going to be my future home.

                                          Have lived here a year and had no peace! Noise is terrible, maintenance & office rude and invasive, dogs are not checked before move in ughh mold mold mold. are apartment is full of it!! The water in this place just builds and sits around the buildings and theres no drainage. BUGS! When i moved in cleaned the place spotless. Now ants are coming from the holes where the washer lines run. They charge for pest control but ive never seen them once!! Management comes into the apartment constantly with 24hrs notice or less. Florida law says this is illegal and one other tenant put that up on a notice by the mailboxes so we would know. They notify by sticking a piece of paper in the door the day before. Then when they come knock once, then walk in. Today they did "inventory" on renovations. This makes no sense since all they changed were the counters and that was months ago... Cops are here nightly and people are wandering around at all hours. Last time i called a maintenance request in it was completely ignored, that was in december and still hasn't been fixed. Screens have holes in windows from move in and all windows dont even seal. When lawn guys come they blow trash all the way up to the doors at 8am every tues and it pushes trash under the windows. Patio floods and is completely unusable when raining. All the painting they did is washing off the rails because of the water. The pot holes, cracks, and dips in the roads fill up with water too. This place is a mess and definitely not worth what they charge. Go down to Bartram and rent a nice 1br in a new complex so you dont have to deal with the problems that new management wont fix.

                                            This is now called Viera At Mandarin. I loved this place when I viewed it. These apartments are not worth the rent. The landscaping is beautiful, but that is ALL. First off, I wasn't even shown the unit I would be renting until the day before move in. The unit had obvious signs of water leaking in the ceiling and in the walls. Rent for old units is 650, now they are charging 800 for the same but "upgraded". Their upgrades include fake wooden floors, improperly sealed granite/korean counters, and nicer lighting fixtures. To renovate the kitchens we watched them take out all of the cabinets and spray paint them black, sometimes in the rain. Make sure to look at how they secured the counters and new sinks underneath. My sink is held up with crooked boards and under the cabinets is not sealed. Not to mention the trash, nails, tools, etc that were left EVERYWHERE...my dog brought me a sleeve of nails one day. The apartments came with a w/d before, so I don't see how this is an upgrade. They advertise a fishing pond (which is why i signed) and now have put up no fishing signs. The whole complex stays constantly damp and many apartments have cracking foundations that leak and serious mold problems. The new management company did not inspect anything, they renovated and got people in asap. They didn't bother to patch the many holes in the walls behind the cabinets, oven, water heater, etc and now we have a mouse that goes up and down stairs between walls.All of the holes left just invite bugs and mice in. I've been charged for pest control and never seen them once annnd they've never (in a year) changed the AC filters as the contract states. I have NEVER in my life had a rodent in my home :( I even found syringes behind our hot water heater!!! And I don't see a diabetic needing to hide them there... It is not a secure complex either. The new fencing was bent after being installed and people come off the street through the hole to cut through the lot or to ask you for money while you're on your patio. Solicitors are also constantly knocking on the doors and leaving flyers. The pools are ok, but were closed all last summer (and not for renovations). Kids and homeless walk into the complex from the street and jump the pool fence at night leaving beer cans and trash everywhere. Parking is also a nightmare, at night there are no spots and only 2 handicapped spaces to accommodate one whole side. Also there is only one trash receptacle and this is on the far end of the complex by the intersection. The management themselves are very rude once you've signed, even about little things like receiving a receipt for rent. Multiple times I've had notices left on my door stating that management would be entering the apt the next day for renovations, or to check renovations,which is illegal. A 24 hour notice is only valid if it applies to a REPAIR. But they've continued to just walk in. I never even received copies of everything I signed, it was a pain just to get a copy of the lease itself. The complex allows any size animal, therefore there are many untrained dogs that constantly bark and people do not pick up after animals. This offends me because i myself own dogs here. Also be sure to send them a 60 day notice if you aren't renewing, otherwise they will jack your rent up to month-to-month which is over $900. It does state this in the contract, by they don't like to remind you or emphasize it. All in all this place is terrible. For the same price you could rent a small house and not have people in and out of your apartment constantly. Needless to say we are NOT renewing our lease. NEW MANAGEMENT IS NO HELP. THEY ARE ALMOST WORSE THEN THE OLD.

                                            Termites and dog ---- ! And they will not fix your problem ! They will just give you termination papers . Stay away ! Neighbors are extremely loud no respect. Pool constantly vandalized .cops always there for something! Run run run ! Far away !
