MAAC Properties have a gimmick they use to steal from prospective tenants, wherein they will advertise over the phone and online that rental units are available for occupancy 7 to 10 days after they are ready for occupancy (5 to 8 days after they are vacated), but then insist after tenants have applied online that units must be occupied within 10 days after they are vacated (2 to 3 days after they are ready for occupancy). If the tenant can't make that date for any reason, then all funds paid by that time -- application, deposit, hold and administrative fees -- are forfeited. Since this is a company whose properties typically have dozens of vacancies listed at any given time, MAAC's 10 day hold/turnover restriction (it deliberately obscures the distinction between the two) can't possibly be anything more than a not-too-cleverly disguised ruse to steal from prospective tenants.

Hello I rented a apt from woodbridge at the lake and have to say that this apt is a jok I come here to start a new life with my son and since I been been here I have had a bug problem here noting is getting fix in my apt my light bill is over $300.00 a month and I have a one bedroom to get anything fix you would have to do they put it down when you ask them this need to be fix and it never get fix they say it fix they come out and just look at and that is it I WILL NOT RENEW HERE I am moving out. Today at 540 in the morning swat team wake me up. I really has have it here my son is my life and he do not need to see this or hear it oh and there Washer/Dryer they suck you can not have your own there

Unlivable conditions.
There will be bugs when you move in, and there will be bugs when you move out. Roaches, Spiders, and wasps outside. It takes MONTHS for management to have ANYONE come to your apartment to fix ANYTHING. i am moving out early because i just cant take it anymore. this is not a home. there are so many other apartments that are the same price but arent 30 years old ran by people who dont care about you and wont fix your problems.

Funny
I am adding another review because right when I posted my review about how great this place is, someone right behind me posted the exact opposite. It's very clear to me that the "anonymous" person is lying. It's funny how some people are so pessimistic. It's also funny because how could they have no support from maintenance but I get help right away...... Hmmmmmm......the office takes your call and they fix things right away. Whoever this management is, they are doing a top notch job. These bogus reviews are obviously from other apartment complexes. Probably from the crappy places on Sunbeam Rd. I was gonna rent there because of tight finances and took one look at the apartment I was gonna rent and ended up in tears. I drove straight here from there, the office girl here was nice, sweet, and professional. She showed me this apartment, I fell in love and rented on the spot. True story. Oh, and to the dummy that just wrote about bugs in FL, hahahaha you bone-head, duh....we're in FL!!!! OMG, you actually saw a wasp? You poor thing!!!

DO NOT RENT FROM WOODBRIDGE
Do not rent from Woodbrige. If you do, you will be sorry. They are crooks. There are other more affordable, UPADTED apartment complexes in Mandarin that actually care about how they conduct business.

DO NOT CALL THIS HOME
Terrible apartment, I have made several requests for things to be fixed and nothing ever gets fixed. Severe ant problems. They make promises and never keep them. I don't feel like I can call this place home because of all the problems. I would not recommend these apartments.

OLD
The Appliances and the apartment itself are extremely old. Our apartment hasn't been remodeled since the late 80's. I am grossed out because of the kitchen's old appearance, and cook as little as possible. The only thing new is the dishwasher, because the old one was leaking and had to be replaced. The shower is disgusting!! I have a picture I took on another computer and will upload later.

Don't Live Here or Trust the Management
I moved out in July 2009 due to orders to Iraq. I went to the office and paid everything they said I owed to break my lease. Then they turned around and sent $95 to a collections agency. They had my forwarding address of relatives in the area who would have been glad to pay any remaining balance. They never sent anything, even though I called the manager back and she verified my correct address. She said I owed for Electric, I don't know why since I pay JEA. I can understand a waterbill but I still think this is messed up sending something straight to collections. The manager said it was out of her hands and gave me corporate's number. Of course, they don't have a clue either. I complained to BBB about both of them and also am fighting this with my credit report.

I lived in this appartment complex for 2 years. There were bugs everywhere...LR, kitchen, bathroom,closets even in the fridge. The excuse from the lease office was dirty neighbors. I tried everything to get rid of them but nothing really worked.

Great Place To Live
Please give this apartment another look. I see that no review has been written in a couple years. The apartment is now managed very well. I have lived here for 10 years and am only moving this year due to relocating to another city. The location is awesome, two grocery stores, any fastfood restaurant you could think of, all within walking distance. The washer/dryer in every unit is a great amenity and I have never had any problems with maintenance fixing anything the same day I call. Parking is good and the grounds are safe. I would definetly recommend this apartment community.

Getting dumpier by the day
Lived there 8 years - every year or two there is a new manager. Every week or so new maintenence crew (of 1 person). Every year rent goes up $25-50. Crime is rising in complex. Slow for repairs and they don't keep their promises to fix up the place. It took 4 years for them to FINALLY change out the malfuntioning stove. Glad I'm gone!

SUCKS
I lived there for less than a year. My apartment smelled of mold, I did everything to get rid of the smell and I complained about it. When I first moved in they had just shampooed the carpets but the smell was still bad. I lived right by a light which shined into my bedroom very brightly, I put foil on the windows and I had to remove it because it was in the handbook. Let them sleep with a light shining in their bedroom!!!!! I wouldn't recommend this place to anyone.

May not be for you
Lived here for a year. We've had to ask to get the dishwasher, dryer, water heater, air conditioner, disposal, kitchen drawers, window screens and closet doors repaired. They tied the window screen together with some wire. Still waiting for a new one. They replaced the water heater after the maintenance kid almost burned the complex down trying to make a quick fix. They replaced the dryer and dishwasher. The dishwasher looks like it was fitted into the cabinet with a chainsaw. The air conditioning is set up to drain into the main bathroom's sink, from the ceiling. So, it drips into the sink giving you a nice rain forest affect. They've had to come back several times to fix the conditioner. They'll be back again soon. Disposal turns on but still does not work. They are too cheap to replace it. The repairs done on the drawers were some of the most rediculous I've ever seen. The closet doors you will probably just have to store away somewhere because they don't track and they're too cheap to put new runners on them. <br><br>You have to pay an additional $20 to get a gym key. Not a big deal but, we pay too much as it is. I think they could do without the charge. <br><br>They also charge a monthly garbage fee and administrative fee on top of your rent along with a pest control fee. The funny thing is they don't provide pest control. If you want pest control inside of your apartment you have to pay for it??<br><br>The final pisser is they can't even keep the pool clean enough to use. The sewer hole they call a lake behind the apartments is cleaner than the pool.<br><br>As long as you can put up with all of that and you can abide by all of their monthly regulations like no kids biking or skateboarding on the sidewalks, no bikes on the patio, nothing on the patio except a patio chare, no grilling, then you'll like the location and the quiet surroundings.

I agree this place does suck
This place needs an enama. If it wasn't for the location. Which is getting worst because of traffic on losco and the light at old st. aug. I would be out of here. people are getting more rude driving on the street. This community has become a joke. Complain about mgnt., they turn there heads and shrug their shoulders. But when they complain about you in letter form of course, it reads like a death threat from ------. The rug is pretty on top but lift it up and look before you move in.

I'm moving out the end of this month!!!! Yipee!!!! I have never lived in such a dump in my life!!!! Maintenance is worthless at best. I'm still waiting for work to be done that was to be completed before move in. That was a year ago. The work they did complete was horrid. Most 5 year old children would have done a better job. Unfortunately, any complaints to the office falls on deaf ears. If you enjoy trashed out frat house style living, then this is the place for you!! If not, run as fast as you can. What a DUMP!!

Maintenance??
I've had maintenance difficulties frequently since moving in. Some they've fixed, albeit usually after a lengthy wait. My dishwasher hasn't worked since I moved in (16 months). I don't need it often, but I've reminded them every two or three months. I finally cornered a maintenance man to ask the status. He told me he was told "No new dishwasher". Simple as that. I said "So, I just randomly don't get to have a dishwasher that works?" He replied, "I guess that's right." It's almost comical. <br><br>I've paid my rent on time 15 out of the 16 months I've lived there. The one time I was late, I was in Louisiana doing Hurrican Katrina relief work. I called to tell the office as much, and asked if they'd address a few maintenance issues while I was gone. I returned and no maintenance was done AT ALL. I went to the office (on the 7th) to pay my rent and ask why no work was done. I was told that there must have been a miscommunication. Sorry, and by the way, you have to pay a $75 late fee for the rent. I was asked to be the understanding party. They were unwilling to be understanding. Nice, huh?

Starting over
I'm reading all the complaints on here, and while they may have been true in the past, in my experience Woodbridge seems like it is doing its best to do a 180 and make some changes in the complex. I know they have a new manager, and new members of the maintenance staff. Because they had less maintenance people before, I can see how it may have been a problem, and I have heard complaints from some long term residents. But in my experience here, I have not had a problem getting staff members to help me with anything that needed fixing, and it seems like others around here are getting faster responses as well. In my opinion, I have a beautiful apartment with an awesome view, a really nice and reasonably quiet neighborhood, and I don't pay too much for it. I went to a lot of other complexes that wanted the same price or more, and it was a very unattractive property, area, etc. I just see a lot of changes happening, and I'm excited for what this place will look like. According to the staff, they are repainting, putting on new siding, repaving the parking lot, fixing up the pools and walkways, and trying to get funding for other repairs and replacements. Like I said, this place may not have been the best in the past, but I think it deserves a chance to make the turnaround that it's trying for. So far since I've lived here I've just loved it, and I would hope that more people can find an apartment here that they love as much I have been able to.

Think Twice
I always thought the apartments looked nice from the road..so we moved in. The maintence was friendly and quick to help me but not everything always got done that needed to be done. Then the drug deals started happening right outside my apartment. Management did nothing about it. The refuse area was always in need of cleanup. Always overflowing and smelly. Not to mention the rats...yes I said rats (the 4 legged kind) that started hanging out there. When I moved out I felt I left the apartment in just as good as shape as when I moved in. Managment felt the need to keep my security deposit. They said it was because I left it a mess. Which I did not. I've rented for over 20 years and never had I had a security deposit kept. The only thing good about this place is that it is in a convenient location. I'm sure there are nicer places for a few more $$$. I'd go there!!!!

This apartment complex is filthy. The buildings are old and run down. The maintenance sucks. The office staff either ignore requests for repairs or just don't care. I would NOT recommend this place to anyone.

maintenance is almost nonexistent
A/C has been out for over a week, i have been given a window unit to use in my master bedroom. Rat problem lasted from feb 2005 until aug, 2005. after the hurricane it took 4 months to repair the walls in my apt from hurricane damage. nails kept coming up in a carpet strip and my 3 year old ripped his toe open twice. it took over a year for that to be fixed. the dishwasher has never worked correctly. i reported a clogged toilet midday on a weekday. it was not fixed until the next day.

Bad Maintenance
My AC is not working properly for the past 3 days. It can get up to 80 degrees in the apartment. I have 2 small children that should not live in this environment. Please stay away from this place!

The worse is yet to come
The worse apartment complex I have ever lived in. Constant maintenance issues, nothing works or breaks down frequently. Maintenance is incompetent or have no budget repairs suck. Parking is horrible. Threatening notes and intimidation is rampant.

This complex is run down and filthy!!
I made numerous requests to have things repaired in my apartment like my dishwasher and air conditioning, as well as cracks in the walls patched. The apartment management would always say that they would have someone at my apartment to fix the problems and the maintenance staff would never show up. It would take months to get one thing repaired and when/if it was it was done half-heartedly. I finally got fed up and moved out when I started seeing rats on the steps and in a neighbors apartment.
