every apartments has the good the bad & the ugly
summer lakes apartments over all are nice apartments i see on here that people worry more about the staff then there own life or apartment......come on DO YOU REALLY CARE??????? if you did you would do something about it...yea it's true there are some people in the office that you would like to ----- out but why waste your time....i'm sure that in ur job people have complains of yours too... i know because i use to work in the leasing buisness.. you residents have no idea the stress they go through!!! if you really don't like were you live then find a place that fits ur needs...but if you really care about your apartments then speak with a higher person in the company...get alot of residents together and do something about it!!! your voice counts!!

Lower Cost of Living Shouldn't Mean Lower Quality
My boyfriend and I have lived here going on three years now. In the beginning, it was wonderful. The community was quiet and small, everyone in the leasing office was friendly and knew everyone on a first name basis. They even let us move in 2 months before our lease at our other place expired and didn't charge us. And when we forgot to sign one paper on our first lease, they came to our door on their own time to have us sign instead of making us come to them. Then the management and staff all left, and it has been a living nightmare ever since. I think we have been through two leasing office managers since the arrival of the current one, but it's as if we don't have one at all since she never seems to be in the office. Supposedly she is is the leasing office in the Phase 2 section of the complex, but since everyone living in Phase 1 was given notices that they are not allowed anywhere on Phase 2's property, I dare not go and check. Last year, my boyfriend's best friend bought a puppy. Three days after, his grandma living out of state fell gravely ill, so we offered to take care of the puppy until he returned. After the third day of watching the dog, we got a notice from the leasing office stating that maintenance saw us walking the dog and that we either had to get rid of the dog and pay a cleaning fee of $80.00 or pay them a $500 pet deposit if we chose to keep the "cat." (Yes, you saw correctly. By the end of this notice, the dog had been changed to a cat) We went and explained the story to the leasing office, unsure of what we were going to do since we were at the mercy of his friend's grandmother's health. We asked if there was anyway we could work with them and their way of working with us was for us to give them $250 at the end of the week and $250 by the middle of the next week. We ended up keeping the dog because we had grown so attached and his friend admitted he could't reimburse us the $500 for the deposit. In April of 2006, I discovered water underneath the carpet in my master closet. I reported it to the leasing office only to get a notice from them stating that the leak was due to our changing showerheads and that we would be getting a bill in the next few days to repair it all since it was our fault. (I unscrewed their cheap immitation of a showerhead and screwed on a fairly expensive waterfall showerhead) There was a hole in my closet and the carpet was all torn up, still soaking wet. Now I'm no plumber, but I know that changing a showerhead can in no way cause water to leak under the carpet and into the other room (being my closet) So we called a well established plumbing company for a free estimate. He said it was immposible for a changed showerhead to cause the leak. Upon further inspection, he said that the cause was poor sealing along the shower and tub and that's how the water was getting in. Armed with this, we told the leasing office this and offered them the plumber's business card for referral. All we got were shrugs and responses of "Well we are just going by what we were informed of." I had to buy a box fan to dry out the carpet and prevent mildew in my closet; they didn't even offer one. It is now October 2007 and we STILL have had no response from the leasing office. Luckily for us, we have a second bathroom that we can shower in, but that is not the point. We have reported this both verbally and in writing many many times. One time we actually stopped the maintenance man and questioned him about it and he said when he knocked on our door, he heard our dog bark, so he didn't come in, despite the fact that we told them our dog is in a crate during the day when we aren't there. And for some odd reason, I cannot find any contact information for the company who runs the complex to file a formal complaint. We have also had a running toilet for the past 2 months that was "fixed" according to them, but it still runs. At this point, we just close the door and let the water run since the complex pays for the water. And just for a little added fun, my boyfriend and I caught the maintenance man running power chords into uninhabited apartments to run his Christmas lights last year. Yes, it is affordable living. Yes, the apartments themselves are nice. No, I would never reccomend that ANYONE EVER live here until a competent manager, office staff, and maintenance crew take over.

Keep looking unless you want head aches..
Okay, I lived here for only one year (Thank god) This place is a joke... the management cannot get anything right. When I first moved in, I asked them for an extra week to get my deposit and everything together. The prop mgr tried telling me that they cannot hold an apartment empty for a week after I already paid my holding fee and was approved! (Meanwhile the apartment above my unit had been empty for over 2 months) I eventually got my way after a call to her boss in their corporate office. Next a few months later, I was told by the same property manager, that my daughter drawing with chalk on a sidewalk was considered VANDALISM (my daughter was 2 yrs old!) She then threatened that if I did not clean it up with soap and water, she was going to write an eviction notice! I mean c'mon in florida it rains nearly every day... BTW, she had to come over and tell me herself b/c the maintenance men do not speak english. Another thing that really irritated me is they neglectfully let the place look like crap until Phase II began to open. Then all of sudden they decided to plant all these palm trees and they had a sidewalk cemented around the entire Phase I section. The maintenance men began to actually clean and pressure wash the buildings once in awhile. Last but not least... my security deposit. I paid a security deposit equal to one month's rent. I just found out that they decided not to withhold any money (Yay) BUT it has now been nearly two months since I moved out and still no check!?! Now remember, Florida law requires that they give you the check within 15 days if they do not intend to impose a claim. If they decide to impose a claim, they have 30 days to notify you of this matter. Keep in mind that they have exceeded both the 15 and 30 day limit, and I have yet to recieve a check. I have been calling the management office for the past 48 hours and they have not once called me back. When I do call and speak to someone they simply reply "Ee do not issue the checks, we're not sure why you haven't received it." Today they told me that they might have my check tomorrow... MAYBE So remember... if you want head aches this is the place to be, otherwise keep looking! My friend's car was stolen in the lot and most people there either sell or use drugs.

DONT MOVE HERE U'LL REGRET IT
I LIVED THERE FOR TWO YEARS THERE WAS GUNSHOTS AT NIGHT MORE THEN ONCE, A KNIFE FOUND IN THE CHILDRENS PLAYGROUND STICKING UP IN THE SAND, DRUGS WERE FOUND IN THE PARK THE POLICE WHERE ALWAYS THERE AND LET'S NOT FOR GET ABOUT THE HORRIBLE MANAGMENT THAT TOOK OVER RIGHT BEFORE I MOVED OUT THE ONE GIRL IN THE OFFICE WHO BY THE WAY NEEDS AN ATTITUDE ADJUSTMENT WOULDNT KNOW HOW TO WRK IN AN OFFICE IF SHE TRIED THEN WE HAVE THE 23 YEAR OLD MANAGER WHO DOESNT KNOW CRAP ABOUT WHAT SHE'S DOING AND WAS TO WORRIED ABOUT TALKING ON THE PHONE TO HER FRIENDS THEN LISTENING TO HER TENANT'S COMPLAINTS. I HAD ONE KID STABBED IN THE APARTMENT NEXT TO ME AND LET'S NOT FORGET THE FOREVER PIPES THAT BUSTED IN THE CEILINGS AND FLOODED NEIGHBORS APARTMENTS OVER ALL THIS PLACE WAS BUILT CHEAP AND IS A 100% THE WORSE PLACE TO LIVE UNLESS YOU SELL DRUGS AND LIKE VIOLENCE AND IF YOU DO DECIDED TO MOVE IN HERE I WOULD SUGGEST GETTING LOCKS PLACED ON ALL WINDOW TRACKS CAUSE THE WINDOWS POP RIGHT OFF AND THAT'S HOW ALOT OF 1ST FLOOR PEOPLE GET ROBBED AND LOCK YOUR CARS BUT EVEN THAT DOESNT HELP AND PARKING FORGET IT EVEN THOUGH YOU HAVE ASSIGNED PARKING IT DOESNT MEAN ANYTHING MANY TIMES I PARKED BEHIND THAT PERSON AND BLOCKED THEM.

Horrible.
I wouldn't recommend this place to anyone. After being here for a year with no problems they switched management and it's been nothing but violation notices. It started they messed up the assigned parking and my car got towed because of that. They did take off the towing amount from next months rent, there has been a constant pest problem since we moved in, even though they spray monthly. Then they lost the pet deposit and even though we paid 1500 to move in here they want another 250 for a "dog". I have a cat.
