The community is nice and safe, and all the staffers are kind and respectful. But when I have a problem it takes a while for maintenance to come and fix it and it is kind of annoying how long it will sometimes take to get things fixed.

It's been a horrible experience living at Lymestone Ranch when I first moved in the air conditioner went out. And then I had a leaking pipe and then I had mold issues and every appliance started to go bad. Never prompt on maintenance always lagged no hot water without 10 days nobody ever moved into this place. It's way too expensive and it's old and falling down. Do not move in here.

The experience has been good so far, we were not told properly how rent would work, we thought that utilities were paid with rent, but we have found out that's not the case. We still love the place and the building exceeded our expectations. We have only one issue with a couple holes under the kitchen counter with cockroaches that i'm worried about but happy with the facilities and the apartment. We just struggled moving everything up three flights of stairs but that's bound to happen. Tamika was very helpful

Was really great when we first moved in. Then we went through several front office changes and the community went downhill pretty bad. Now we have a good front office again and it's becoming a good neighborhood again. Just need to figure out the roach problem that still exists

We made a multi state move. The office staff made it super easy to to do everything over the phone and online. The girls in the office are awesome and friendly and always remember your name. Any maintenance request I've had is handled the same day and if anything needed to be replaced it was same or next day. It's a cute town and community and you wouldn't be sorry to move in here!

If you're looking for an inexpensive, relatively safe area in the New Smyrna Beach area, this is a good start. I wouldn't recommend it though, I've seen many drug deals go unnoticed, people will STEAL your mail/packages and your carport spot because parking is awful. We reside in a smaller unit and it hasn't been renovated or updated other than the floors and get charged a pretty penny for it. Neighbors for the most part are a hit or miss, for the most part though, they keep to themselves. Maintenance is often hit or miss, they either don't fix the issue right the first time or they do, very inconsistent. As for the complex as a whole, the office is NEVER around when you need them, they never seem to bother fixing the poorly installed speed bumps that STILL don't slow people down or STOP them at the entrance stop. We've personally been dealing with roaches for almost a year, spending our own money on traps and other forms of pest control because the office is never consistent with their own or if you submit an order. We loved living here at first, but things have gone down hill ever since we've moved in, in 2020. Management changes ALL THE TIME so you never know who will be in the office and you'll have to retell your issues to new faces every few months. If you can afford to live elsewhere, please by all means stay away. This place is not what it used to be and it is very sad.

Not happy. Parking is ridiculous. I have been without a dishwasher for 8 months. The leasing office does not return calls. The maintenance does not repair things in a timely matter. I have sent in several requests that have not been taken care of. I'm missing blinds, a garbage disposal, light fixtures and air-conditioner filter.

It's a nice complex, but rent keeps getting raised each year with no updated amenities. Management is sometimes hard to get a hold of, but the maintenance guys are great for the most part. Parking sucks as well.

Roaches were in the walls when we moved in 3 years ago, we were not notified. Half the electrical didn't work for over a year after we moved in. The electrical issues are caused by the roaches in my opinion. The dryer panel keeps breaking our dryers due to electrical issues. The rent keeps rising and we're not being compensated for these issues.

This apartment complex is close to everything. The staff is always helpful and friendly. Only concern is parking if you don't pay for carport are garage. I would like to see the food trucks come out to the community again.

The staffs here are all very welcoming and friendly. Every neighbors are super nice as well. The apartment need a through insect treatment. We have cockroaches and ants in the apartment and after a week of treatment, we still see those in our kitchen even we tried our best to keep kitchen clean.

I am terribly upset with the communication of the office here at Lymestone ranch. As well as the maintenance team not completing requests properly or reporting what was done. Our apartment is still a large health risk and we have not heard anything from office nor have the proper people to talk to when entering the office daily.

Stay away! This apartment complex is going downhill fast. Everything is old and starting to look dumpy. Parking is a nightmare and not enforced. It is clear that the management company does not want to invest the bare minimum in this property. The rent is for an upscale space, definatly not a good value.

Moved into a 3 bedroom unit after Hurricane Ian, and shortly thereafter there was a change in management. The staff was extremely helpful with everything we needed during that turbulent period, and the community, at large, is extremely pleasant. Bre, the current manager, is amazingly responsive and easy to work with. We moved down to a 2 Bedroom apartment in October 2023, and have no complaints. Management is phenomenal, the office staff dependable, and maintenance is prompt and efficient. Many other residents have been here for years, and it's clear to see why.

Up until this year, everything was great. But this year, the AC has gone out multiple times, the work orders are being marked completed before they are actually done. The front office Management does not seem to care at all neither. I have had no power in my master bedroom for almost a month and a half now, as well and the issue is not being taken seriously. The police are constantly here for residents, even though the office in the lease has a clause of eviction if trouble and crime is caused.
