Overall good, but the quality of maintenance has been very hit-or-miss. Sometimes requests just get ignored, or the resolution is a bit slapdash. There's basically no followup communications, or estimates given for when maintenance will show up.

Work orders status as to when the repair will be completed would be helpful. Some repairs require new parts, having visibility as to when the parts are ready for install would be helpful. Otherwise, you sit and wait without updates.

We like the place MIRAFLORES! Neighbors very nice and friendly. The interior apartments unit so clean and all brand new, we love the laminate floors and white cabinets plus appliances, again we love this one bedroom unit, also we enjoy the view outside. Thanks!

Very nice location but older design. Nice home for pet owners and pets. I'm not a pet owner and must tolerate smell and pet waste behind the unit in the common area. I would recommend only to friends with pets.

Work orders here are hands down the worst I have experienced. Either it not happening or getting re-used appliances even though you pay for a platinum package. The community is nice, the surrounding area is why you move here, but I found a similar unit with more square feet for $400 less a month. If you have a maintenance request, just live with it because unless it’s major they won’t fix it.

Love my community. Maintenance call are responded to in a flash. I wish they would better maintain certain areas of trees and bush maintenance and mulch the dirt areas. There are several over grown areas that need to be cleaned and dead things removed. The low palm trees around the lakes are property used to get cleaned under the bottoms to take away the dead fronds beneath. This was done when they came to trim the palms every year. Now it done not get done. When I walk the lake I see rats running under them all the time. The road with the bridge on the south side of the property needs to have the bougainvillea removed, as it is absolutely atrocious to look at. It is never ever maintained it is practically dead. There are dead trees near it too. The overgrown trees on the south end of the lake are growing into and out into the lake and need to be cut back and cleaned underneath. The is a palm of some sort that was hit by lightning that has died over the past year just to the right of my patio that I continues to sit there and nothing had been done. Lastly please paint the hallways with paint that does not peel. My is peeling again. We pay a lot of money to live here and should be ale to see nicely well keep surroundings even if they are not visible to all. Thank you.

The staff is very nice here, it's easy to get on 95 walking to restaurants is amazing. It's more of the people that live here that ruin it for them. I feel that you need to push more emails about dog waste not being picked up.

These are older apartments, so don’t expect brand new anything. Maintenance does a great job. The floor plan is excellent, the balcony is quite large & I love the vaulted ceilings on the 2nd floor. I enjoy walking around the lake & frequently walk over to the mall. Excellent location!

Excellent neighborhood, good interaction with staff and quick response on petitions of maintenance. Very close to highway, mall and entertainment. Universities and hospitals are near by. Good place to have pets. Community center very nice with good pool.

Bad maintainence , some houses are old and stuff breakdown all the time. And the maintainence reaction speed is slow so it doesn't help. I need 201 characters so I'm gonna type in this: I'm a developer and that minimum character is a stupid idea

Not kept up in the apartment, old and antiquated equipment in the apt. Rug needs to be cleaned and paint needs to be done. Management is not nice and unprofessional. Maintenance has knocked and just come into my apt for maintenance.

Overpriced

Way overpriced! Amenities? Pools with broken law furniture. Gym is tiny, always hot and smells. Tennis courts are often used by kids playing music or people using it as a dog park. The actual dog park is tiny and useless. We lived here for 2 yrs. 1st yr was “ok”. Office staff is rude and extremely unprofessional. Maintenance staff barely speaks English and always has an excuse for not being able to repair things in a timely manner. Location is your only positive. Good luck! I’d never give this place a second chance.

Make sure appliances and air work before you move in. If you’re downstairs you hear every step from upstairs. Other than that the location is great near downtown gardens and Wallace to restaurants and movies and lifetime.
