It really is a top notch apartment. Clean, quite, with a good group of people. I moved from Atlanta and lived in a high end community. This is equal to my unit up there. But priced a lot better. Really recommend you move in this one. Thanks John Nowak

Avalon Apartments has been an excellent. the staff is extremely helpful and personable. I appreciate the effort the staff makes to make one feel welcome. The clubhouse is well maintained, and I enjoy the gym. It's nice they've worked with local restaurants for "Avalon Nights".

This community is great and always looking to make sure residents needs are met. The staff at the front office is very friendly and very helpful at all times. This is a property I would recommend to anyone looking to live in the pensacola area.

Dog owners need to be more responsible parking is an issue handicap space is used by the wrong cars rules could be better enforced the front gate has been broken way too long cars just fly in and out enjoy the events @ clubhouse pool is very nice and friendly

This is a great place to live. I love the open space of the apartments. And the Staff is very professional. The grounds appearance are always look great. This is the best community i have lived in, in the last 30 years. Overall I am extremely satisfied

All I can say, is I love living here! I read some of the reviews on here and man, I feel so bad for the girls in the office. My husband and I have lived at Avalon for over a year, and we enjoyed it greatly! The only honest complaint I can make is sometimes the trash area is full and parking isn't always great after like 10pm. The office staff is pretty new, I think they've all been here maybe 6 months to a year but they are super nice and very acommadating. I will say I think the parking lot and breezeways are lit VERY well for an apartment complex, that really helps me feel safe. The groundskeeper Helen does an AMAZING job, I see her walking around the property all the time picking up and cleaning things, she even has been washing the breezeways out. The maintanence guys are awesome, our dishwasher was broken and the service manager came out within an hour of when we first called and fixed it in 5 minutes! They have a HUGE bark park for our doggies, and we love going down there. As far as the amenities and the apartments themselves, you really can't beat it. We looked everywhere and Avalon seriously has the nicest apartments. Everything is new and I love the kitchens especially the granite countertops. And they literally have everything you could ever want to do basketball, a pool, a gym, AND tanning. They do a bunch of fun stuff for the residents too, Friday they handed out breakfast at the gate. I would definitely come in and at least check it out if you're looking, don't just go off the negative things some of these people are saying on here, you may not be getting the whole story.

My husband and I are a young couple...he's in the Navy and I am a teacher. We have no children one 2 & 1/2 year old German Shepherd. We are pretty quiet and keep to ourselves. Our experience at avalon was so so...The parking is ridiculous if you work late. Their was a large number of cars that park in the community that do not display the parking permit decal...I took a walk one night with my dog and looked from the sidewalk and I stopped counting after 30... We got a warning ticket and were threatened to have the truck towed for parking on a curb when there was no parking. Our parking permit decals were always visible. I don't usually complain to the staff about things but this time I did. My husband works late at the Navy base and had to walk from the front of the complex where he found parking to the back where we lived. I waited for and had reconstructive surgery on my foot while living there. It was painful to walk even a short distance and I was on crutches nonweightbaring after the surgery. My husband had to park far away from our apartment unless it was in the afternoon. Most of the time he had to drop me off at the apartment and then go park and walk back. That was unacceptable. The one time a staff member was rude to me was when I complained about the ticket she said, "It's not hard to walk a little if you can't park in front of your apartment." Well, for us it was and no one should have to park in the complete opposite side of the complex or even two or three buildings away. Three story apartment complexes should have appropriate parking around each building. The ticket I got should go to those who park in our community with out having a decal. I know there are a lot of military members who live there. I saw, on more than one occasion a situation where it looked like two couples were living in a two bedroom apt. That's fine but only two cars are permitted per apt. not four which most would have in this situation. There is visitor parking and that's where visitors should park. If their name is not on the lease they are visitors. The person they have writing tickets should have gone around late some nights checking the decals in cars and writing warnings and giving fines to repeats for those who didn't have theirs displayed. The pool area was pretty but the pool is only 3ft deep which was a little disappointing. When the pool was open kids were often unattended and jumping off the waterfall side and into the pool. The window to the leasing office faces the pool. I never heard them talk to any of the kids. I really liked the gym. I never used the tanning bed but it looked like a lot of people used it. The gate rarely works and the access key devices didn't open the doors and gates sometimes and you had to walk around to a different gate or through the leasing office to get to the club house, gym or pool. The internet and the two computers in the club house were frustratingly slow. The printer was always out of ink or paper. The pool was closed for most of the summer...and yes, they might say they are fixing it or have ordered the parts but what do they do to mend this issue for the time being? Nothing...they didn't tell us what was going on until I asked about it. They didn't compensate for any of the issues. In my opinion they should have hired a security guard when the gate didn't work. The breeze ways aren't just dirty they are disgusting. I cleaned mine myself. The paint on the walls of our apartment was so thin. When I washed the wall with just a rag and water it came off. I loved the fixtures in the apartment. I had to really clean the carpet when we moved in. There was dog hair in the carpet still from the last renter. We picked up clumps in the bedroom. There were also cobwebs in the bedroom. There was a free pizza coupon on the frig and some paper plates and cups and napkins for two waiting for us when we moved in. I thought that was really nice. Now, noise was nothing for us. I never heard our neighbors even when they were in the breezeway or stairs. That was nice. We lived on the third floor and have a German shepherd and she can get excited and run around the house chasing her tail sometimes but most of the time we including the dog are very quiet and not walking around the apt too much. I asked the guy who lived under us if he heard it or if we ever bothers him and he said he never heard anything. Our neighbors had two boxers and a little dog and we never heard them. Idk how much we were home at the same time but. The staff was normally very nice and are as helpful as they can be with what they have. The price is not worth what you get here though. We paid almost $900 a month for a 1/bd 1/bth. We are paying almost $200 less at our new place. Glad we switched. There is no reason to give a bad or good review. Just tell about your experience and what was good and what was not.

This whole thing is big lie!, it is not a gated community, the floors are so not sound proof, the noise is unbearable. The management only care about getting the next victim to sign the lease then you are stuck. Do not rent from this place.

We have stayed in this apartment for 3 years and have seen management change a couple of times. However the last management has been the worst management we have ever come across. Their only goal is to find ways to extort money from the renters without giving proper service. They should stop proclaiming themselves as a gated community since the main gate is kept wide open most of the times. The pool was closed for most part of the summer and the management seemed quite laid back to fix it. Doing laundry was such a pain because the fob of the laundry room was out of order for a long time. Almost all the fobs were not working making it difficult to enjoy the common areas like the clubhouse. The manager is very rude and unapproachable. There is a huge maintenance problem. Their pet policy is ridiculous!! Be prepared to shell out extra money (almost 100 bucks) when you leave even after payment of non refundable pet deposit. I would never recommend this apartment to anyone. It's such a pity that a once beautiful community has gone downhill with a pathetic management company.

I agree with a previous review -- this place was great until the new management took over. One of the major issues has been the landscaping...the grass is overgrown and full of weeds. There have been more snakes seen lately due to the high grass and now there are red ant hills all through the grass and in the over growth by the sidewalks. Some of the other pet owners have said that their dogs have been bit by the ants, which only adds to the flea problems that have been so much worse since the grass has been so unkept. They have only had landscapers come out every other week, if that, and they've been trimming areas close to the bushes--I guess because of all the snakes that have been hiding out in the bushes and grass in front. The other areas of grass are being left to continue to grow, to a point where it is 4-5 inches long in many spots. Over a week ago, the gates were out again and the main drive thru gate has been propped open permanently, allowing anyone to come in the community. The gates have been out several times since the beginning of the summer and the complex really shouldn't advertise themselves as "gated" because of this. It takes days to get any sort of maintainance request answered, including the when the air conditioner goes out and I've known several tenants who have had problems with this, including myself. The office staff is rude and non-receptive to complaints, oftentimes lying about obvious things, like when the grass was last cut or how long the gates have been out of order. It's just hit a ridiculous level at this point and I don't see this new management improving to even trying to improve. I would not recommend this apartment complex to anyone and I will be leaving as soon as my lease is up, which I'm grateful that's only a couple of months away!

This complex was great until the new management took over earlier this summer. The pool has been consistently out of service, with excuse after excuse as to why. The grills that are supposed to be another available amenity are not well kept and oftentimes two of the three of them are not working properly or are too dirty to safely use. These are amenities that our rent helps to pay for and we do not have use of them during the peak months. This is a "gated" community, yet for almost two weeks, the gates were not operational -- they were either just open for anyone to enter the community as they pleased or they would not open at all because the sensor for the keycard stopped working. The only gate that did work was the main gate for cars, which you needed to use if you wanted to check your mail or got to the office. The landscaping has also gone way down hill. It's not unusual to have grass that is several inches long and it's embarrassing how unkept it looks. We've seen more snakes and have had flea problems because of the lack of up-keep on the grass. I have a dog who i like to keep clean and bug-free, but that is nearly impossible with the length of the grass and the increased bug issues because of it. The trash compactor is not maintained on a regular basis like it used to be and it's not ususual to see trash spilling out onto the road because there's nowhere else for it to go. In talking with fellow tenants, we've realized that we've all noticed the same issues and have brought them to the management's attention, including calling the corporate office in Massachusetts, and we've all been given the exact same, rehearsed excuses every time, almost to the word, as if it's their standard script for their sub-par communities. It's the same verbiage that was used in a prior response to a complaint on this site...especially in reference to the landscaping--all of this area has had a lot of rain this summer, but does that mean we should wait 12-14 days for a lawn to be mowed? I've seen plenty of other apartment complexes in this area that seem to have no problem keeping up with their landscaping during this recent rainy weather. If I could break my lease now and leave, I would. I would NEVER recommend this apartment complex to anyone.

I am a former resident of Avalon Apartments and I loved every minute of it. The apartments are so nice, in a good location and a super friendly staff. I had heard of Avalon apartments through a friend and when it was time for me to move I knew Avalon would be the best choice. They have a dog park, a really cool clubhouse with computers and tvs. It's like a little slice of paradise in Pensacola. Everytime I had any kind of issue the staff was always available to help or find someone who could. If there ever was a maintenance issue they would come either that day or the next. There is a sense of community as they hold brunches and holiday parties. I would recommend Avalon to anyone who is looking for an apartment. Its so much better than any apartment place ive been since. It's perfect for any type of person or family, very accommodating!

I wouldn't recommend this place to my dog! The new company has really let this place go and brought in a really bad property manager that is extremely rude and does not care about anything. The landscaping is so bad I can't even see out my windows. The pool has been broke for a better part of the summer. My rent has gone up so much so I'm out of here and if you are looking to move in...PASS on this one.

We adore the people here & Avalon Apartments! We have lived here for a year & we disagree with the last post. Our little boys keep us moving around here all over even at the complained areas where the last person stated its a teenager hangout~ IT'S NOT. I would not be able to outside around teengers if thats what the case was. My boys rarely come across dog poo either. In pet friendly areas you will sometimes have that. Parking can be a challenge in any housing area however, the staff has certain protocols of how to report any problems so they can handle it. The groundskeeper is fabulous, she is out everyday working hard & has a tough job to handle the few residents that may leave things behind that should have been in trash , any and every Apartment community handles these cases. I am extremely picky & always want things looking decent so I understand but ~ you need to conplain to management if your still not happy. Going overboard on here is wrong & far from the truth. Avalon has friendly staff & residents.

Avalon has disappointed in the appearance & upkeep of everything. Young teens take over the computer business center in the evenings & bball court. They have made it a requirement for all vehicles to obtain an parking permit, but for what? They still allow unauthorized vehicles park here & run paying residence down further in the lot. The rent is too much for what you have to look at, debris everywhere....trashy.. Dog poop everywhere,dogs run freely quite often, no leash. Buildings exteriors are nasty & entryways are even gross. Avalon has been notified of ALL of these problems however nothing done. Downhill.

Apartments are well built, generally clean and in good conditions. Can't complain about this. Pool area, club house, gym: all well maintained and enjoyable. You will hear your neighbors. however, not in a crazy manner. Dog park is infested with fleas and sadly people have issues picking up after their dog. Same for the ground around the complex. It is getting out of control with dog poop and not much is done about it. Rent is much more expensive comparing the average. As for security... They leave the gates opened when there is more "traffic." Which mean weekends. No point up to me to live in a "secured" apartment complex if anyone can walk in that easily. Parking lot was the worse nightmare ever couple months ago. They told us when we first rented that it was never an issue... College kids partying all weekend in the complex will destroy that perfect idea.... They have made some improvement lately about it, but still a LOT of work need to be done. Overall nicer then the average app complex you'll find in the area but need a solid management team to fix all of the issues. I would recommend this place for the "good looking apartments" if you have dogs but be cautious that "pet friendly" environment comes with its issues...

Great place to live, I would recommend it! You can hear people every now and then, but the inside is nice and the utility bills are very affordable. Nice staff, the manager (Jessica) is really great to work with and Anna and Taylor are always willing to help. Only complaint is sometimes parking is a pain and the gate rarely works. Nice pool and good sized gym/workout area.

I truly had to write a review and after reading it, you will understand why.I relocated to Pensacola from the Caribbean and had to find my own housing.I came across Avalon just by a mere internet search and was impressed with the pictures. I communicated back and forth with Chancey and because I was overseas, did not have the opportunity to see the place in person. So I operated in blind faith (well, of course including faith in God!) and hoped that the apartment would live up to the video on the internet. First, I have to say that in my emails back and forth with Chancey, she was outstanding. She was extremely thorough, meticulous and beyond professional. She made every effort to address all of my needs and responded in a very timely manner. Because I needed a furnished apartment, Chancey even went the extra mile to try and get me the 'model'apartment. It was not something that was normally done. So I was so blessed to be given this type of favor by getting the model apartment (hence the slight rent increase that I entered). Finally, upon getting my keys, I entered the apartment and.........................Wow! I could not believe my eyes. First of all, immaculate. Second of all, granite counter tops in the kitchen, granite counter tops in the bathroom! Did I mention the 'spa like feel' in the bathroom? Since it was the model apartment, it was equipped with a full size washer and dryer (entry by french doors of course :)) complete with towels cutlery, dishes, laundry detergent, dishwashing liquid, the list goes on. Again, this is because it was the model apartment and they told me that I was able to use everything at my disposal... how awesome is that? Believe me, prayer does ALOT because I had been praying for God's grace and He truly delivered by giving me this apartment. On top of that, it has a walk in closet and dishwasher and enough storage space (there is a verandah and accompanying storage area). If you need even more storage, the complex will supply a storage unit for a small monthly fee. The entire staff is professional. The place is well kept and on top of that they have very cool community events from time to time. They even put out a little newsletter for the tenants. They are extremely pet friendly (although I do not have a pet)and have a great clubhouse with a billiards table, an awesome pool area and fitness center. I don't know how anyone else's experience was, but mine was excellent. Be cautious of very negative reviews because of course there is a lease agreement and sometimes people may want to vent or just be vindictive. Now I am not saying that everyone is perfect and flawless. But aren't we all guilty of the same? a bit of humble advice, we must learn to overlook faults as Jesus overlooks ours over and over and over and over again...By and large, I can't see how anyone can be disappointed living in this community. I hope you like it as much as I did. Have a blessed and faith filled day!

My husband and I are going onto month 14 at this apartment complex. Having lived in apartments all over the country, this is the nicest one. The grounds are kept up well, maintenance comes within 24 hours (business days, of course) when I call or e-mail a problem. They go the extra mile to make sure that you're satisfied. The last time I had a maintenance problem, the man asked me if there were any other little things that he could fix before he left. I don't have a lot of contact with the ladies at the front desk but each time I've had an experience with them it has been pleasant. The dog park is a little dirty at times but that's not the fault of the complex. We have two dogs and are responsible for their poop... no one else is. For the first time since I've owned dogs, however, they got fleas. Obviously they don't spray for fleas around here. But a quick application of flea stuff prevents that. Parking does suck. Especially when you need an emergency trip to Wal-Mart and you come back and have to park 50 yards away from your building. Plus, people don't park correctly in the spaces. My car has never had so many dings and dents in it than in the last year. But again, that's not the complex. It's the stupid people who get out of their cars and just wing the doors open.

Been here a while. Noise problems. I can hear people above me in the middle of the night and people below me during the day who seem to be playing some music so loud it reverberates through the floor. Scares the cats. Apartment is spacious. Maintenance crew is nice. Staff is at times rude, and sometimes nice. Does not like to hear any problems with apartments. Air conditioning is at times too loud. Other times, it doesn't seem to properly cool off the bedroom. Rented washer/dryer unit from the complex. Good that I could do that, since I didn't want to walk over to use their washer/dryer facilities. It's torn up some of my clothes, when I've supposedly put too many in them. That's what the staff told me when I said that the washer/dryer had had problems again. Their tone was more upsetting than pointing out I was the cause. The security gate is easy to get into and I sometimes see people who do not live here crossing into the area to use the apartment basketball courts. Gate is broken by cars every several months. Gate is slow to open and even with a key thob, it doesn't seem to open fast enough. My parents also live in an apartment here and they have been more rude to them. They had safety hazards that were never fixed, such as a light switch that wasn't covered up. Their dishwasher was broken for the entire lease for the second apartment they rented (they moved three times). Pet fee is a bit much. Other things are okay. Kitchen good. Rooms good. Bathroom good. So it's really up to you whether you move in here or not.

Best in Pensacola
I searched for 3 days for an apartment in Pensacola, and looked at over 5 places. I am very happy with my choice at Avalon. I was nervous moving to a new city by myself but I feel very safe and comfortable here. My neighbors are so great and even helped me move some things. The pool is beautiful and I love that they have tanning! I reccommend it to anyone looking, nothing compares in Pensacola

Dogs
The "dog park" seems ideal at first but once you live here you find the dog park is not very clean. People don't pick up their dog mess and the fleas are horrible. I would think they would have pest control take care of spraying that area, but they don't. Also, the pond is an invitation for snakes. Since living here I have seen one snake and have heard from several other tenants not to walk my dog around the pond because of the snakes. Scary since there are always young children fishing around the pond. I was also told when moving in that I could not have a dog over a certain weight limit which was one of the selling points for me. I don't recall the weight right now but I know I have seen some very large dogs on the property, not to mention the breeds. The lease states several kinds of breeds you can't have, yet I've seen many of them here. It's clear that there is nobody to actually monitor the rules and regulations on the premises. Wish I never moved here. Now I'm stuck for a while. Hope the info I have shared helps some of you that are considering moving here make a wise decision.

I have been living at Avalon for 8months now, and honestly have no complaints. I love my apartment! Everyone that I have met that lives here seem really friendly and the staff is always helpful they seem to really care about the tenants and dont make you feel like a hassle like I have experienecd at other places. I love that they have a dog park on site and free tanning! Highly recommend
