Most amenities don't work but they continue to tell you that they do or they're getting it fixed soon. The Sauna and Steam room haven't worked since I've lived here but they pitched me on that when I took the tour.

Avoid living in the South Tower. Choose the North Tower, only. The Altman Companies, LLC, founded by Joel Altman in Boca Raton, Florida and led by Sam Wise is a national property management company that thinks they are a construction and real estate development company. Frankly, Joel and Sam, your design-build team should all reconsider their lives and change their careers. I'd say that you're better than this, but a long established company with character would never cut so many corners building what could have been a symbolic property in our community. This building will be razed in 20 years or completely gutted, then converted into condos - I'll make that bet now. You're not a construction company - let the leaders like Turner, Gilbane or others do what they do - you guys are not good at design-build, just letting you know. This property has had constant engineering issues, was poorly designed, contains some of the lowest quality finishes in the industry, and there was an absolute lack of care and consideration when designing or selecting materials. I've seen some bad builds and this one is in the conversation for imposter luxury property of the decade. Facility/Security issues and highway noise aside, the staff are absolutely incredible, truly - leasing office, maintenance, housekeeping, and GM/Property Manager. They keep the property tidy, make apartment repairs very quickly. The rooftop pool and rooftop grilling are absolutely incredible. The community spaces are amazing. You cannot ask for a better location. If you're considering North Hyde Park near Downtown Tampa, I'd definitely recommend the North Tower of Altis Grand Central and make the most out of this incredible location. You are surely going to experience some engineering issues - elevator breakdowns (quickly repaired, but frequent), amenities access (i.e., they sealed up the steam room instead of repairing it; the hot tub was down for 5 months last year; the sauna has been down for 4 months, recently; the audio/video systems in the gym and rooftop are very glitchy and haven't consistently worked in my 3.4 years living here, broken common area doors, etc.), but the people, the location, the rooftop pool, the fitness center, movie theater, courtyard, library, and the awesome events hosted by the building management team are all worth the headaches (from Altman).

The individual units are pretty nice. The parking is kind of a mess and rules not communicated well, residents get towed even when parked properly. Good location and generally clean. However, the amenities are ALWAYS broken. The steam room and sauna never work, the hot tub is often cold, and the bowling facility doesn't work. The elevators always have issues, we've even been trapped inside of them before when the emergency button didn't work and no one from maintenance would answer. The firemen had to come and pry the door open after an hour trapped inside. Many doors are broken and anyone can just walk in and get around the floors.

A great place to live with awesome staff and friendly neighbours. The local area is vibrant with cool bars, eateries. The Tampa riverwalk is close by, as well as the bayshore blvd. The standout facility is the gym and pool?just great.

Altis is a diverse community and has amenities that are amazing. Bowling alley and game room to name a few. The staff are always holding awesome events. There is also a gym that is plain view of the roof top pool facing downtown Tampa. There is another landing with a 360 degree of all of Tampa which is great for watching fireworks! There are also grills, dog area, lounge, pool tables, and more all on the roof top. Barbershop and solon at the bottom. Planet Smoothie and coffee shop. It's right behind Oxford Exchange. This place is a hidden gem!!!

Beautiful place and amazing stuff ?? Everything and specially details are perfect. I see lots of work and love to keep apartments community in this perfect condition. This place is close to everything like Bayshore Blvd and the River. Best place for active life ?????????

Love the community and apartment complex so far! The staff and everyone has been great! The amenities are amazing and everything is always clean. Our neighbors are quite and we have never had any problems at the complex. We love it there!

Avoid. Terrible Management
Avoid. Location is prime and the amenities look great on the surface… but you’ll quickly discover the many flaws. - Parking is a nightmare. Horrible design, horrible execution. The rules are painfully unclear and change without notice. The first 3 floors are reserved spots (never in use), and the management team contracts a towing company to monitor the garage. This financially incentivizes the tow company to yank your car for ticky tacky reasons. In the year I have lived here, I’ve had 4 instances where myself or a friend were towed under questionable circumstances. $150-$300 each tow - Amenities always broken Lack of repair urgency. Amenities look/sound nice on your tour, but are consistently not working. There was a ~7 month period where someone broke the big tv in the main game room and it was left without replacement, unusable. - Money grabbing / nickel and diming occupants. They just wiped every payment portal credential this month, and their site requires ACH (which takes 3 days to relink) or a $75 credit/debit fee. So end of the month, surprise! You get to pay extra $75 credit/debit fee or $300 late fee. Blatant cash grab with numerous other residents sharing discomfort around the shady practice. Despite escalations to corporate calling out system failures, fees were not waived. When concerns were raised, corporate pointed to communications that didn’t exist, weren’t delivered, or were flagrantly vague to inadequately justify their actions. - Renewal price gouging At renewal, they will try to charge you way more than new residents pay for the same unit. Forces you to decide if you want to pay a premium to stay, or leave. This practice doesn’t even make business sense. One of the biggest overheads in this industry is new resident acquisition. They should incentivize sticking around, like every other apartment complex. If you want to live in downtown Tampa, look elsewhere. You’ll have a much better experience.

Car was broken into in complexes parking garage and experienced 3600$ of damage building doesn't have any cameras in the parking garage other than at the gate meaning this can happen again and again and nothing will come of it just residents forced to pay thousands of dollars to live in a building that doesn't care

DO NOT LIVE HERE: Just want to preface this by saying I've lived in managed buildings for over 13 years and have never once complained before living here. 1) Do you want a property manager who actually cares and empathizes? Then look elsewhere. 2) Don't count on the steam room ever working. Borderline unethical to even advertise it as an amenity 3) Don't live here if you like packages delivered to you timely (they utilize a service called fetch, but it should be called theft) 4) keys/doors broken constantly, which means being locked in/out of stairwells (fire hazard) or walking ten minutes around the building to search for a working door 5) spotty cell service with 15% of units not having reception. I had to pay a few hundred dollars out of pocket for a booster which still only gives me one bar Happy to discuss in more detail to anyone who'd like more info. Also, the positive reviews on here either work in the leasing office, or are family members of the office, so keep that in mind 6) Newer build, yet appliances break, and cabinets are barely hanging on 7) Do you like having bugs in your bathroom and the building constantly saying its all set when its not? This is your place

We are seasonal residents and enjoy the proximity of the community to downtown Tampa. We enjoy the amenities and find the staff helpful and professional, especially the maintenance staff. The one complaint is lack of enforcement of the community rules in the pool area; i.e number of guests and loud behavior.

The appearance and overall up keep of AGC is very evident right away! The quality of of the units and amenity areas are superb. The exposed concrete ceilings are a very nice touch and remind you of the solid foundations.

This place is a joke - enter at your own peril
If you'd like to make managing the apparent complexities of living in a rental building your part-time job, if you'd like to never reliably know whether the amenities you intend to use will be functioning, available or not or whether your packages will show up, if you don't have enough stress in your life and would like to negotiate endlessly with a staff that lacks competence and empathy, make your way here.

------- is a scam artist. I lived at The Altis for 2.5 years and probably left my apartment as spotless as a museum. ----- and the front office team are now trying to charge my roommate and I almost $400 plus our $400 deposit so they could install new carpet. They claim we had a stain on the carpet in one bedroom and when I asked for proof, they emailed us photoshopped/altered photos where they altered the contrast so extremely that it caused the base boards to disappear. You can even see in one of the photos that the carpet is a completely different color than the rest. Who knows whose apartment these are even from. (I attached the photos so you can have a good laugh). Lol It’s the work of a middle-schooler. On top of that, ----- and her office staff are now claiming that we never paid our $400 security deposit (even though it’s clearly stated on our lease that we paid and I even have the receipt and welcome letter from ----- to prove it). I have asked SEVERAL times for The Altis to provide non-edited photos of our carpet and they refuse. Luckily I took a video of every inch of the carpet just minutes before we turned in our keys so I have proof. Also lucky to have a best friend who is a lawyer and will be fighting The Altis on this free of charge and The Altis will end up spending way more than the $400 carpet on time their lawyers will have to spend on this in court. Do not live here unless you want to be scammed when you move out. One last thing, a few months ago, we had a resident group chat going where people would vent about ----- and the terrible job the front office does and we would try and strategize on how to fight back to the unfair treatment, and ----- made us delete the chat. Stay away.

Great place to live! The staff is very friendly and handle maintenance issues as soon as possible. I would highly recommend Altis to anyone looking to rent a luxury apartment in Tampa. The pool and outdoor areas are my favorite

The move in process at Altis was nice and easy. Not living in Florida I needed a quick process from applying to actual move in: Ashlynn was extremely helpful in answering any questions I had and made sure I completed all the tasks needed. It's a great area and the apartments look brand new!

We have been here a month and find the management to be responsive and helpful. The common areas are stunning and provide comfortable places to relax or play. The location is within walking distance to many downtown locations. Highly recommend

Great location. Complex is very quiet. Fantastic amenities. This is the first apartment I've rented in over thirty years and I couldn't be happier. The leasing office was very helpful in making sure my move-in was uneventful.

I've only been at Altis for four months now, but I love it so far! It's a great location, close to everything but still in the cut. The rooftop, pool, and other amenities are amazing! As of now, I'll be renewing my lease for another year.

STAY AWAY!! Management is the absolute worst. If you’re thinking of moving here don’t! They are legit the worst management. You’ll have better customer service sleeping on the streets. They’ll erase your review because it’s bad but make sure to go to Yelp to see the honest truth!!! Oh look they again changed their rent to 300 dollars more!! THEIR SYSTEM IS FRAUDULENT ANOTHER DAY and that raised another 300 dollars LOL Just put in a complaint notice to the local rent control authorities. THIS PLACE IS A JOKE

I have enjoyed living at Altis. I love the spacious units and then amazing amenities they have to offer. I also love the community events that are held because it give us an opportunity to meet our neighbors and talk with staff!
