Im a new tenant, I hate it here

I just moved here, Yes the buildings are nice, nice looking apt but there is NO cabinet space at all, nothing. You can hear every single neighbor you have surrounding you, wheather they are talking on the phone, using the bathroom or sleeping These walls are VERY THIN. not worth all the exspensise that come with it. They add stupid fees that dont matter like insurance for the apt. The neighbors are weird, nosy and seem like crazy people who complain about anything. Parking SUCKS! If you are having people over, forget about them finding a parking space, they will never find one. The only good thing is the fireplace. and big bathroom You pay for the gas but the hot water runs out so fast.. The staff members are ----, they are nice to you when you want to live here, once you are here, they are rude. And the red headed man who is part of staff is a complete -------. For some reason he thinks he's the ----

    no way.

this place is horrible. the managers are simply the worst people one could ever hope to interact with. no one cares if anything breaks down and they treat their residents like garbage here.

there are many places in the surrounding area that are much nicer so if you need to live in the area, DON'T LIVE HERE. you will regret it if you do.

Fordham Glen, the worst experience ever!!!!

Fordham Glen has to be the worst place I have ever lived!!! In the year that I was there management changed 3 times and each was worse than the next!!! They were either very unintelligent, rude or both!!! They were NEVER helpful with anything, and always only worried about getting rent on time and they made sure to let you know if you were just a day late. The parking there is crap. If you can get home and stay home before 5pm you might be in luck to get something close to your building, after 530 forget it. That's mostly due to the abundance of kids in thier teens or 20's having a party, which the 20 yr olds probably make up for about 60% of the complex and have 4-6 friends living with them in thier apartment, even though they are NOT on the lease! The apartments themselves are ridiculously small and constantly have cold drats and heating problems. You have to set the heat at 75 to make the heat come on at all and even then if you lower it, you're still freezing your butt off from the drafts!!! The hot tub is hardly ever working and even when it is it's not even hot!!! I wanted to sign a new lease with them and they weren't willing to help me in any way what so ever!!! Also they increase your rent rate by an absolutely absurd amouunt!!!! My room mate and I were both going to stay with them however due to thier small apartments with only ONE DRAWER in the kitchen(s) with horrible drafts, rude rude, rude, rude managment, carelessness, non ample parking and ridiculous increase in rent rates, I say to anyone DON'T MOVE THERE, YOU ARE MAKING A HUGE HUGE MISTAKE...you will end up miserable and wish you could break the lease and move somewhere else! I HATE FORDHAM GLEN and ADVISE everyone and anyone not to move there, don't give them any more business.

In Fact here is a letter written by one of the Village Green Property People telling us how bad they are:

********,

I am in receipt of your e-mail dated 2/7/2007 in regards to your concerns at Fordham Glen Apartments. I have reviewed all concerns including the history of work completed in your apartment and your request for compensation. Unfortunately Fordham Glen does not provide plastic to cover the windows however will be glad to install any supplies purchased by residents as a courtesy and gesture of customer service. I do agree with you in the fact that our staff could have explained this in a more professional manor and this will be addressed with every member of the site team this week. In your case we made an exception to supply and install plastic on your windows and balcony door, which is something that is typically not done. I also believe there was a miscommunication between yourself, your roommate, and the maintenance team which is why there was a delay in covering your balcony door. I have been in contact with the site team and understand that as of yesterday everything has been covered per your request. Please also note that a drafty window is not considered an emergency however in your case it was treated as an emergency as an on call maintenance technician was paged and came out to cover said windows. After a complete review of your concerns disclosed on your e-mail dated 2/7/2007 I have determined that Fordham Glen Apartments is not negligible under any circumstances and no compensation will be awarded. I want to thank you again for sharing your concerns and please feel free to contact myself and/or the site team if we can be of any additional assistance in the future.

Sincerely

Scott
village green should be ashamed

This location is owned by www.villagegreen.com
They should be ashamed of owning this place. From the moment we moved in here is what was revealed to us:constant problems with the heat (not only does the pilot light constantly go out but the heat NEVER equals what the thermostat says), most horrible drafts coming thru every single window, extremely loud neighbors, things falling apart, ONE DRAWER IN A 2 BEDROOM SPLIT APT, dishwasher breaking down, bathrooms the size of closets, everyone having different rent arrangements and pet arrangements, crazy people at the pool (who cuss at their little daughter and get blasted drunk in front of her) or those who just let their underage children go swim alone, rude and careless staff - hardly any of them is NOT a bytch, even the males - young college kids living nearly everywhere up to six in an apartment (of which of course the mgmt is not aware, right?) rickety hallways with NO handicap accessibility, small and dark rooms, quoted $822 for an apartment the size of a studio, rickety old workout equipment, barely ever working hot tub (good luck in getting it on a day when it actually works), FILTHY swimming pool - festering diseases in there. you can smell the neighbor's cigarette smoke even tho your windows are shut. you can hear entire conversations thru walls. people are inconsiderate by making noise outside at all hours. it's just really not a good place to live for the money. now, if i were paying $600 total per month, it would actually be worth it.

          Home Sweet Home

I moved to Fordham Glen Apartments because of their reputation. I have been to quite a few communities in the area and decided to rent at Fordham because of the way I was treated from the moment I walked in the door. I was able to see the actual apartment that was available to rent. Other communities would show me the model and state that the apartment would look just like the model. I was very pleased to see that I was able to see the actual apartment that I would be renting! I have now lived at Fordham Glen for 4 months and overall I have been extremely happy. The office staff is friendly and professional. The maintenance guys are just wonderful! I would highly recommend this community!

What you expect from an apartment community

I just moved into Fordham Glen over Memorial Day weekend 2006. Here's what I can about the place:

Parking: It's not great. When I moved in I was told parking was restricted and to put a Fordham Glen parking sticker in my window, plus get a city of Glendale Heights sticker. I have done neither to no effect. As you can imagine this means that it is virtually open parking to everyone/anyone. There are a decent amount of college kids living in the community, so when you factor in that they have parties/friends staying over parking becomes limited. I don't think it's horrible, but I came from living in Wrigleyville, so being able to park within a block of my apartment is good to me.

Noise Level: Not bad. My only complaint is that I can hear a lot of walking around from the people above me (I'm on the first floor). I can also clearly hear them running the shower, flushing toilets and running the washing machine. My girlfriend has claimed to be able to hear the gentleman above me "using" the toilet too. I haven't though. It's an apartment though, so what would one expect?

Grounds: To me this is the most immpressive part of the complex. It's laid out nicely and kept up well - from what I can tell in the time I have been there.

Safety: This doesn't appear to be an issue. There's a decent mix of people living in the complex (college kids - retirees). I don't worry about my girlfriend walking to/from her car early in the morning/late at night.

Construction: Fine as far as I can tell, but I'm no contractor so I doubt my opinion holds much water in this case. My only wish would be to not be able to hear the people above me as much as I do.

Maintenance: Could be better. I had a broken shower handle when I moved in that was repaired quickly, but I have a small plastic piece in my diswasher that's missing which causes the top drawer to come off the railing when I pull it out. Twice I have submitted in writing to have this repaired - since 6/06 - and I am still waiting.

Office Staff: No opinion. I have had little contact with them since I have moved in. What contact I have had they have been friendly and professional as possible.

Overall: It's an apartment community, what do you expect? It's my belief that it's a little nicer then average, and I think I'm paying a little bit of a premium for that, which is OK.

My wishes for improvement would be a better parking situation, not as many college kids (they have a tendency to treat the place like a dorm room) and dumpsters closer to my building. Other then that it's fine.

              horrible is an understatement!!!

The management is a joke. Their only reply is "we'll look into it". The translation of course is "forget about it". Every resident you talk to pays different rental amounts, has different rental terms, etc. For example some residents pay pet deposits, some don't have to. Some pay their own water bills and others pay a set amount to management with their rent. Fair housing??? Hardly. They are the equivalent to used car salesmen trying to sell you a lemon. They'll make you a deal on rent just to get you to move in, then they'll show their true colors - that they're jerks who will put residents at risk (by "controlled access dooors" that don't lock)and not addressing concerns (like the man hitting on children at the pool, they didn't even want to call the police when this was reported to them, a resident had to)... and on and on... don't move there - you'll almost immediately regret it.

                inconsiderate neighbors

I haven't lived anywhere else with such inconsiderate neighbors. People yelling throughout the night, dogs barking all the time, and too much apartment noise from slamming doors and stairways. There is no repercussions for poor behavior. Smells float throughout the hallways, and through the exhausts. I will be moving when my lease is up because of the poor choices in who Fordham Glen will rent to, and the lack of thought about who they are placing near others. The staff changes all the time, so nobody knows what happened last month.

                  Parking is unbelievably horrible

I have never had problems like this with parking. I *always* have to park on the other side of the complex.

When I first moved in, I loved it. Now, my neighbors are ------ on one side, a mean old man on the other who screams at my dog. I know Glendale Heights isn't the best area in the world, but wow, they really come out around here! I have bugs, spiders/pincher bugs in my apt. The landscapers forgot to put mulch around my bushes, the apt is 600 sq feet.

It's VERY small, oh god is it small! I will be moving once my lease is up, it's just not worth it anymore. I'm miserable here. And #1 "parking is a total nightmare" below doesn't even BEGIN to tell you how bad parking is!

                    Nice place for between houses

I just moved into a townhome I bought and while it was being built we lived at Fordham. It was great for the time we needed it. They allowed our 2 dogs and had a first floor apartment so we didnt have to move up and down the stairs. We ended up having to stay a few months more than we thought and they were able to accomadate us for a higher rent. The utility costs were less than I expected. All of the neighbors were nice and once I locked myself out and one of my neighbors let me use her phone to call the maintenance guy. The apartment was in good condition when we moved in, and we didn't have any other problems when we were there, and one thing my husband, who is a contractor, noticed when we were looking at apartments was that Fordham was the best built of the apartments in the area. GlenLakes, accross the street, had plastic baseboards, common water tanks and a air conditioning unit in the wall that took up storage space, so between the two of them, Fordham was better.

                      Too small and very expensive

My boyfriend and I moved in Fordham Glen in 2004. We looked around at other apartments in the area befor moving there and at the time it seemed like the better choice PLUS, we knew a few people that had previously lived there befor us. At first, I was really excited about our apartment but,as time went on we could not wait for our lease to end and we actually almost broke it in the middle because, it was way too small. we had a one bedroom, one bath and it was literally the size of a studio apartment. The closet space is horriable. When you first walk in the door there is a closet to your right and that is where you would normally hang all your jackets and put your shoes but, we could not because, that is where they put the furnace. The hall way closets have no shelving and we would have not had anywhere to put our towles and bathroom things but, we actually got lucky because, the resident that lived there befor us had hung shelves so we were able to put our towels in there but, nothing else. The bedroom closet was a walk in but, it was not very big at all for both of us to put our clothes. We actually had to put our winter clothes under our bed in plastic bins and we had to line up our shoes by the front door and finally I had to buy a big plastic bin for my shoes. The appliances were old and always breaking. When we first moved in the kitchen drawer broke and they NEVER fixed it through out our whole lease. They said that it was an old stlye cabinet and they did not make them anymore. The blinds in the bedroom broke twice and took forever to get the maintnance to come over and fix them. In the clubhouse. they had a indoor hottub that we were never once able to use because, it was always broke, the pool in the summer was as cold as ice water so we only went in it one time, and I got ring worm in there gym when I worked out because, they never cleaned there work out equipment. The noise level was out of control in the summer time because, we were right by the pool and there was always residents down there including some of the leasing agents drinking all night and being very loud. It was always very loud there. We also had a problem with our washer machine and they had to come and fix that wich took forever too! As a matter of fact I think that all the maintance guys quit except one right around the time our lease was up. The area itself is ok and I never really felt scared at night when I was alone because, almost all the residents were very friendly and knew eachother but, if you are looking for a quiet family like community then look else where because, Fordham Glen is more like a party for young adults 24-7 and the rent is way too high for the size of the apartments. Its not worth the money. They are not like they use to be!!

                        Overall, a pretty good experience

I rented here from 2000 to 2003 (until I bought a condo) and I had a pretty good experience. My 1BR was small and a little pricey for the size but just enough room for me & my little dog & was close to work for me in Wheaton, so it was worth it. Their pet policy was comparable to other complexes in the area...and with time value of money, the $400 or so deposit wasn't so bad. And I was on the 1st floor, so it was easy to take my dog out. The floors in the kitchen and bath could have used some updating, and the woodwork/trim. The bedroom closet (small walk-in) was a great size for me. Never really had anything major break that I needed to call maintenance for, but if they needed to check the furnace or change the filters, they always gave notice several days in advance. I also used my own higher efficiency filters. I guess the heat went out once in the morning (burr for my morning shower!) but was fixed by the time I got home from work. And the disposal a couple of times, but it was always fixed promptly. The staff was nice, and it is great that they can accept packages for you in the clubhouse. The small exercise room was sufficient for me, but the hot tub was never working. The pool area was great, and there are usually 4 parties a year (free!) for guests at the club house. I was usually lucky to get a parking spot right in front of my patio too. The storage off of the patio was a lifesaver! It is a decent size...comparable to a small rental storage unit. The car wash area is very handy...and they also had a model apartment available to rent if you had out of town guests (a little more expensive then say one of the local hotels, but very convenient.) Some cons....the first winter I lived there was super cold, and with a gas furnace, I was getting raped! Most of the time, the heat was not on in the hallway, so I always but a rug over the crack in the bottom of my door to keep the draft out. I also invested in a small electric space heater, since the first six inches off the floor (cement under carpet) was pretty cold--& helped keep my small dog warm. Garages were kind of pricey, so I didn't get one. They also have a free bike storage garage, but sometimes the lock would jam.

Office staff is not pleasant to deal with. They are not concerned with residents and their issues/concerns. Even the upper management and owners seemed to be bothered when they have to deal with a tenant issue. There are many young people and college students living here and many, many parties. Personal property is ruined from these parties and management has never taken action to stop this. This is such a bad place to live that we are getting out of our lease early.

Even after maintenance shows up, work is half done or not done at all. Quality of the residents is also going down, more than 3 cars go stolen including mine by one of the resident. Everything just keeps getting worse and worse. Great, there renovating. It only took the place completely falling apart. I want to know when they are going to start renovating the people here. I thought there was a qualification method. There is obviously gang activity, people walk around with their huge rottwielers and german shephards and let them just do what they want. They never clean up after them either so its a challenge to walk ANYWHERE. Oh, and they aren't always on a leash. I saw some shady people in the parking lot doing something that didn't look to legal. Plus, right before I moved out I saw some guy with the door the bldg. propped open standing against the building peeing. Why? Don't you live here or know someone here? It was gross. I can't even talk about maintenace, and I never know anyone who is working in the office so I can't offer an opinion on that.

Look somewhere else is all I have to say. Everyone is so friendly the people that live her and the people that work here. I have had problems with my apartment but it got fixed right away, and I love that its dog friendly, I had a hard time finding a nice place that i could bring my dog to. All of the buildings are getting painted and they are putting new carpet in. It looks wonderful!!!!

                                      It's not that bad...

Just really expensive for what you're getting. I've been here for about a year, and we are not renewing the lease. For the amount of money we spend on a tiny 650 sq. ft. apartment, you'd think we were living in a "luxury" complex. Far from. This complex is dog-friendly, and unfortunately some of the humans owning these dogs don't seem to be taking responsibility too seriously. The entranceway into our building smells like pee and wet dog whenever the temperature outside gets warm. It's nasty; and there are pee-stains all over the carpet where people couldn't get their puppies out fast enough.

A day after moving in I went to take a shower and the handle to turn the shower on just disintegrated in my hands. Don't you think inspections would have caught that? The new siding they just finished (which took THREE MONTHS TO COMPLETE by the way), is a joke; the workers did a terrible job.

My recommendation? You should probably just look somewhere else.

                                        New Company, same Great problems

This past fall our complex was sold to a different company. I thought that would mean we would get things done around here, but NO! Great, they finally took the initiative to replace the siding and roofs that had been falling off for years, but who cares. The stuff they put up isn´t much better. I´m missing several shingles from my building as well as more than 10 pieces of siding. What was the point in replacing the old stuff if it couldn´t even be replaced with something that might stay on better? Plus, the grounds still look horrible, maintenance never responds in a timely matter, and when they do.........good luck on getting it fixed in a timely matter. I really think they just don´t care. I´m looking forward to the end of my lease, then I can get out of this hell hole.

IT´S GONE DOWN HILL IN A BIG WAY

I HAVE LIVED HERE FOR OVER 5 YEARS AND HAVE NEVER EXPERIENCED ANYTHING LIKE THIS BEFORE! IT WAS A NICE PLACE WHEN DIANE & JESSIE WERE HERE AND BECAME EVEN BETTER AFTER STEPHIE JOINED THE STAFF. STEPHIE SEEMED TO KNOW HOW TO MOTIVATE THE MAINTENANCE GUYS. THEY WERE ALL VERY GOOD, BUT SOMETIMES THEY´D SLIP UP & I´D CALL STEPHIE AND WITHIN 15 MINUTES MY WORK ORDER WAS HANDLED. EVERYBODY SEEMED REALLY HAPPY HERE & THERE WAS ALWAYS STUFF TO DO. SOMETIME IN THE FALL A NEW COMPANY TOOK OVER. VILLAGE GREEN FIRED ALL THE MAINTAINENCE GUYS AND MADE SURE THAT DIANE & JESSIE WERE GONE TOO! I DON´T KNOW HOW STEPHIE MADE IT THROUGH, BUT SHE DID AND ASSURED AND REASSURED ALL THE TENANTS THAT EVERYTHING WOULD BE FINE. WELL IT WAS FOR A WHILE...NOW STEPHIE´S GONE TOO! NO MORE FRIENDLY GREETINGS, NO MORE GETTING WORK ORDER DONE IN A TIMELY MANNER AND THE GROUNDS LOOK TERRIBLE. SOMETIMES THERE´S GARBAGE ALL OVER THE PLACE, I´M WAITING FOR THE RATS TO COME IN AND THIS WINTER WAS AWFUL! NO SNOW CLEAN UP! I FELL QUITE A FEW TIMES ON THE SIDEWALK AND PARKING LOT! I WAITED 4 HOURS TO GET MY HEATER FIXED IN JANUARY AND SOMETIMES WHEN I´D CALL AFTER HOURS, I COULDN´T EVEN GET THE ANSWERING SERVICE FOR EMERGANCIES BECAUSE THE ANSWERING SERVICE WASN´T TURNED ON! I WOULD ONLY GET THE OFFICE RECORDING. I DON´T KNOW WHAT THESE INCOMPEDANT PEOPLE ARE DOING OR HOW THEY EVEN GOT HERE, BUT I WON´T RENEW MY LEASE EVEN IF THEY LET ME LIVE HERE FOR FREE!

IF ANYONE HAS ANYTHING NICE TO SAY ABOUT THIS PLACE IT´S BECAUSE THEY HAVE BEEN GIVEN A BRIBE TO DO IT! I HAVE TO STAY ANONYMOUS FOR FEAR THAT THEY MIGHT PUT MY FIX IT LIST ON THE BACK BURNER. I HAVE A FEW MONTHS TO GO YET ON MY LEASE. THANK YOU

                                              A Place To Call Home

I have lived at Fordham Glen for over six years, in several apartments, and have found the experience very enjoyable. The apts are bright, open and very well laid out. However the thing that sets this complex apart from all others is the staff! They are warm, friendly, helpful and professional. In fact the staff changes this "nice apt complex", into a "wonderful community" to live in! The clubhouse with the various activities, workout room, whirlpool, pool, etc, complete the "total package". The grounds are neatly trimmed, and well lit, and parking is ample. The maintenance crew are prompt and professional. If you are looking for a place that "feels" like home, look no further than Fordham Glen!

The management was very good, staff very helpful and maintenance top notch! We have enjoyed living in this attractive, safe community. Never had a problem with anyone or anything about the apartment.Any apt. issues were taken care of quickly and in a friendly manner. We are moving a little closer to my work, but regret having to leave. We always enjoyed the pool and exercise room, and all of the community functions were great too! Thanks Dianne!!!
