I have to start off by saying that Tiffany in the leasing office made my experience really great!! I felt comfortable right away with her and knew I could reach out to her about any questions or concerns I had. The apartment itself met all of my criteria and had almost a completely new kitchen. You can tell that the new management team is really trying to fix up a lot of things around the apartments - I've only been here a couple of weeks and I've seen them repairing building entryways, planting trees and shrubs, and redoing the sidewalks. The apartment complex has a lot of families and everyone I've met so far has been nice. They even host free events like BBQs and t-shirt tye dyeing for us who live in the community. My only complaints so far have been that the paint job was a little sloppy and the hardwood floors had been so newly coated that the whole apartment smelled for a few days. But overall, I'm happy with my choice to live here.

New management is quick and takes care of community verywell. Lot of difference is seen from before to now. Maintenance is quick even when raising tickets on website. All staff are friendly and helpful. Overall we are happy to stay.

The apartments are good specious, have all required facilities. Current property management is also good. Now maintenance staff are doing good. But only concern is the price that is been increased from 1500 to 2000 in just period of 6 months.

My experience living in community Piscataway park it's a decent neighborhood with warm and friendly people I've never felt unsafe, Even when my children are home , while I'm at work , they also mention that it's a safe neighborhood. I would recommend families who are seeking for a home and a community where their children can Come to me wonderful diversity of families they will not say no to this offer thank you Piscataway Park for considering my application.

We just moved to the US and this is our first apartment in the US, so it's a good place, well located, close to Highway 287 and lots of plazas. But a bit noisy from upstairs neighbors because the apartments have wooden floors.

This community parking area is not clean. There is lot of nails, sand due to which car gets dirty. Dryers has one opening to outside in which birds nested and they poop a lot on cars in parking area. I have already complaint about the nails in parking area but in last 10 days no action was taken. Already informed the office with photos.

They still False Advertising these apartments in 2021.Check below my review.You can go to jail for False Advertisement.Any False Advertisement needs to be reported to the Police,and the Judge.That is a Crime.Report anything you go through to the Judge for Civil Court.Report this Complex of Royal Gardens to the Police,or the Judge immediately.Thank you

I’ve been waiting until I finally moved to review this place and now the time has come! To start, the only good thing this apartment complex did for me was make me very aware of what to look out for in the next place. So here I go. First experience was ok. Met the ladies at the office. They all seemed nice. My first red flag though should have been with the MANY residents that came into the office to complain about maintenance issues. It was pretty clear that the people in the office were just saying what they needed to blow off their concerns. Didn’t pick up on this originally. We went to look at the sample apartment and it was super clean and nice. New appliances, shiny floors, etc. We loved it and decided good to go. Signed. Easy process. Have to set up pseg. They gave me address A as my new address. I set it up only for a week later for them to tell me they’ve changed the apartment so I need to update that. Minor inconvenience but I did it. Move in date rolls by. They tell me the keys will be ready at noon. I go to pick them up only for them to not be able to find the keys. I have to spend over an hour waiting for maintenance to go change the locks and make a new set of keys. Finally get to see the apartment we’ll be moving into and it is not at all like the sample. Learned to always tour the apartment you’ll be renting. The sample one had new appliances and shiny floors. The one we got had crooked closet doors, bad paint job, old, used, and really badly maintained appliances. The stove had dried paint all over it like they tried to cover up the age of it. The white fridge was covered in yellow stains. At this point it’s too late to complain and we have no where to go. We start moving things in and hope for the best. Next day, we go to cook, they never turned on the gas. It’s after maintenance hours so I get the run around and have to wait two hours to be able to cook. Maintenance on site - check off the list for something I made sure of in the next place. The guy who stopped by also mentioned how if we have a problem with our neighbor in the back to call the office. That the previous tenant had an issue. So they already know the neighbor is an issue and do nothing about it. Great. I’ve only been there two days. I have no issues. Yet. The next thing I learned: always go check out a complex at different hours of the day. Someone tried to break into our apartment through the back door. If it wasn’t for our dog, they would have came in. He scared them off. There are abandoned cars out in the parking lot that they took forever to tow. There was one van out front that had clearly been broken into (they broke the glass). The owner abandoned the car there. Again, the complex did nothing. Several neighbors play loud and obnoxious music at all hours of the night. No one does anything. The neighbor out back, the one they knew was an issue, would save their parking space in the back by placing crap (a cooler, a dolly, his stupid fat ---- gf - she’s huge!). I was never able to park a foot away from my rear door because he would always have it “saved.” He was also the one who’d play music at all hours of the day. We constantly would have people come up to us asking for money outside. Druggies and junkies and people straight up selling stolen stuff. It was not safe. Always go check out a place at night. Back to the actual apartment: there were bugs. Eventually we had mice. The one bedroom would not cool down. In the summer, it was unbearable in that room. The other one has AC so no issues there. There was a leak from the ceiling in the bathroom that was never fixed. There was something living in the wall. You could hear it crawling, no one did anything. Matter of fact, pretty sure no one believed me. It was a critter, a squirrel, possibly a raccoon. Idk but it was there. One day the smoke alarm blew out. It sparked and nearly fell on my head. The bedroom door fell off the hinge. When I told them, they thought I meant the closet door and didn’t fix it. They said they had to order a door and would get it next day. They did not. Took weeks. At some point I called and asked for the door to at least be removed. It was hanging off one screw and it was a safety risk. They did not come or fix it. So I took it upon myself, unscrewed the door and left it outside for them to move. I wasn’t about to have it fall on me or my dog. They never mow outside. It’s very rare and if they do it’s only up front - you know, the area where new potential tenants can see. Don’t believe me? Take a walk to the property line between royal gardens and Princeton gardens. There is a clear difference between maintenance and care in the two. Consider that before moving here. Overall, we did not feel safe in the area with the broken into cars, low maintenance, and ------ service. Neighbors are crap as are the office folk. Good luck if you ever need to get clarification on what you owe. They bounce you around between corporate and the leasing office, even waste your time by having you leave messages for people that will never return your call. I called and asked to speak to X and I’d always get a “they’re not in.” When will they be in? IDK! (With attitude) My fault though because I owe right? Wrong. They billed me the wrong amount the first month or so on move in. Then they mailed me an I owe letter shortly after with a time limit to pay. Why do I have a time limit when it was your error? I asked for them to wait until next month, I’d include it with the next month payment. They agreed. Instead I got a late notice and a late fee. When I tried to call they bounced me to corporate. Left several messages which were never returned. I was forced to pay a late fee for something that wasn’t my fault. It was low life to basically bait and switch the apartment. It’s not even cheap to live here and they still do you wrong. Please be very aware of this complex before renting here. I learned a lot but only after wasting so much money.

The people in the office for Royal Gardens are unprofessional,and unorganized.I say that because they have a tendency to lose other people payments and they have the nerve to send you a balance as if you don't have receipts of everything.They all need to be fired.They work for a slumlord and they are proud of it.They are just like the slumlord they work for just money hungry.Well the slumlord is not setting an example for his employees.So why you think everything is all screwed up with Royal Gardens.The slumlord,the workers in the office,and the maintenance people could careless about what goes on in these apartments as they have major issues with roaches,cockroaches,mesquite's,spiders,crickets,mice,r raccoons due to these apartments not being properly taken care of.All the slumlord,the people in the office,and the maintenance care about is money as they are violating the lease with all these problems still not taken care of.It's too much money spent to be living like this.I would not recommend nobody to live here and I will inform them about these apartments.

Living here is unacceptable.I would not recommend nobody to live here.They claim these apartments are luxury apartments.They are no where near luxury apartments.More like the projects to me from the outside of the view to the inside of the view.Luxury apartments have no issues as people move in.Luxury apartments are brand new apartments.These apartments are old as me 40 yrs old.Luxury apartments don't have roaches,cockroaches,mesquites,crickets,spiders,bats,rats,and raccoons in there places as Royal Gardens have all these issues in every unit.Aspen apartments are luxury apartments.Royal Gardens need to be boarded up and torn down.It's nasty with cockroaches everywhere from outside to inside the apartments.When they send a exterminator to people apartments the stuff they use is not strong enough to get rid of roaches,cockroaches,and other insects.They had these issues of cockroaches,roaches,and other insects since 2000.There is no way in hell they can ever get rid of these issues of cockroaches,roaches,and other insects due to the fact that they have no clue as to where they are coming from.Since they let it get this bad to where they are in every unit in Royal Gardens apartments.Due to the roaches,cockroaches,and other insects being use to the smell.Royal Gardens does false advertisement as they do not show you the actual apartment you will be renting.What they show you is the apartment that is already furnished online.They change you an arm and a leg for living in an apartment with old appliances.As luxury apartments do not have old appliances in apartments.Also the maintenance are the worst.Takes the maintenance men months to fix an issue in your apartment.The maintenance men are painting over mold without cleaning the mold up.They move you in these apartments with roaches,cockroaches,and other insects.The floors are damaged with holes for the bugs to get in the apartments.I did not rent this apartment to live like this.I just move in here last month,and I will be breaking my lease soon.

Absolutely worst place EVER to live. The people who live downstairs are the loudest people and have the WORST smells that come up into my apartment DAILY. That being said... I've lived in places where I've had upstairs and downstairs neighbors and never ONCE did I hear them. The apartment is just extremely poorly designed in the worst way. I also received a FALSE eviction notice. I received a civil lawsuit in the mail one day saying they were suing me for the amount of the rent that was due THE MONTH BEFORE, NO LETTER SAYING YOU MISSED LAST MONTH RENT NO CALL NOTHING. I took it to the landlords immediately because I had stubs showing I've always paid my rent and they claimed "oh that was the back office who did that they messed up our bad". Our bad??? You just tried to send me to court to pay something that had already been paid on time the month prior and didn't even give a courtesy letter or call to try to resolve it before you went to the courts. They also then said "oh and for the entire year you've been here you have been over paying us by $300". YOU THINK AFTER MONTHS OF OVERPAYING THEY WOULD SAY SOMETHING???? If I could give this place 0 stars I would it is the absolute worst place to live. I don't know who they pay to write these 4-5 star reviews but don't listen to them because they are 100% false. There is not a single good thing about this complex.

the worst place to live! there are roaches all over the place the maintence is lazy this place is a joke, I cant believe they charge 1510 for roaches and mold , the building is old and they use cheap materials for everything, the mold in my apartment has spread all over the place because they come and fail to clean it they just paint over it, I had a whole on my floor in the bedroom for 3 months before they came to fix it , the minute I said I can put my foot threw it they rushed over, I would deff not recommend anyone to live here for health reasons, especially if you have a child.

Love the complex....close to highways and everything is easily accessible. Schools, shopping, nearby. Also a short ride to Rutgers University. Excellent for potential college students seeking nearby housing accommodations.

False advertisement,Damage apartments,Appliances not updated,Waterbugs,Crickets that look like spiders,ants,bedbugs.Waterbugs be crawling outside.The only thing they care about is mowing the lawn.They need to remodel these apartments and stop lying to people about these apartments.The lady in the office put your business out to other people.The ------- that live here bunch up in one bedroom and have 10 people living there.The Indian people are the reason for the bugs being in these apartments.Being that the ------- people are so nasty.The Indian people are just like Spanish people.Nasty is hell.The lady in the office move people in these apartments without the apartment being inspected and bombed for bugs.I can't wait til City Hall gets involved with these apartments because they don't take care of these apartments at all.Bet they haven't been inspected by the City Hall in a long time

Reading all the reviews, I see that everyone have their own opinion about this complex. The first thing I like to point out which one of the complains is the noise level. I do not care what apartment complex you move to you will always hear your neighbors though the walls due to the type of material that is used and the complex was built in 1968. Second is the noise outside, what kids are not allow to make noise while they are playing with each other or with their parents? Neighbors are not aloud to entertain their company outside on nice days. When the children are not outside at the playground, or in the court yard playing the parents do take them to the park which is located behind the complex. Is everyone suppose to be quite and live like they are in a senior citizen building. Yes I do believe that the tenants should know when to tame the noise at a minimum in the evening. Then you talk about the burglaries that happen within the complex and the lack of safety. I don't know where you lived before moving into this complex or where you will move after this complex but you cannot stop it. This happens any and everywhere. For the record when the burglaries happen the office did the best that they could which was to have the police portal the complex more and offer to have your packages delivered to the office. What more can you ask for. Some of the comments talked about maintenance. When the complex was owned by Home Properties maintenance made up of 15 members or more. Now that is ran be Oxford Realty the maintenance staff has be cut down to 5 members which makes repairs long to be taken care of the usual. As far as the upkeep of the property, every morning when I leave to go to work maintenance is out there picking up the trash. The problem that every tenant had since the new owners was the snow removal. That was the worse. They waited too long to remove any of the snow. When Home Properties was running it the snow removal wasn't a problem at all. Maintenance was on top of it. As far as the model apartment you should know that the one you will be leasing will not look like that. You must ask to see one that you will be leasing instead of the model. That is for any complex that you will be renting. For the record the new owners are remodeling all the apartments as the tenants move out. The remodels have all brand appliances and tile flooring. They even added the pool back and added a gym. As far as being mislead, are asking the right questions about the apartment or are you just assuming that everything you are told/read is correct. Don't ever be afraid to keep asking questions until you understand completely and don't be afraid to ask for something writing when it have to do with your money. As for the office staff there may have been so rude ones working however the current staff are pleasure to talk to. the only problem that is not getting alive person on the phone. If you can't get them on the phone you can catch them in the office. I prefer to go to the office instead of calling. Sharyn (office manager) is very helpful and can be patience with the tenants. You just have to remember the you want to be treated is how you must treat others. If not then you will always have problems. As far as the pest the office get Pest Control out as quickly as they can.

Manager in this leasing office is the rudest lady I would have ever spoken. She might give you smile when your writing a lease and after that your done. You will not be able to speak to her, she is queen and owner of the community and she will dictate you. When Oxford took over the maintenance, initially was good and later they started giving bad service to the tenants. following are some the issues faced by tenants and myself: 1. No Security: Robberies are happening every other day (which is dangerous)- Complained to Leasing office response from them is only "sympathy" 2. Lot of roaches, unbearable Mosquitos, poisonous Scorpions and gummy snales every now and then- Complained, and they schedule regular pest control treatment vendor on Wednesday, and they never turn up- leasing office says we have done what it should be done. 3. Management invests lot of money on the external part of the community and gives no or limited service to the existing tenants Current Leasing management creates lot of issues while leaving the apartment...

this is the worse apartment I lived-in. their apartments are not clean a lot of insects such as cockroach and spiders and more. laundry facilities so dirty look like trash. when we rent this apartment was in summer and the weather very hot and the water just warm in pipes because the ground already hot but the winter starts and we got shock that the water in the whole apartment is cold very cold and we cannot take shower because we are worry to end up sick. it is not just our apartment but the other apartments in the same building too have the same problem no hot water and not heat. we complain and we wrote a letter to the manager in the community but they did not do anything pluse the rent very high one bed with no hot water and heat by $1500. stay away from this community. I cannot wait for my lease to end up to go out from this horrible community. they did not have camera in front of each building as security that's why people take advantage and steal tenant stuff. I did order for stuff but unfortunately someone stole my stuff when I complained to the office staff. they said cannot do anything for me.

Cons- Poor landscaping. Trash everywhere. Unresponsive management and facilities. Noisy. Overcrowded apartments. Not looking forward to the summer here-- it's loud. Pros- spacious apartments. Pool and gym recently added (yet they can't handle proper grounds keeping)

We have lived here now for 2 years and now this place is owned by Home Properties. They have been the worst owners yet. The safety here is horrible. Thefts weekly, my God the second day we moved in there was a shooting across the street, where a man shot into the upstairs apartment across the street trying to kill the tenants. We had our garage broken into and thousands of dollars worth of electronics stolen. Cops are patrolling nightly and crime is still out of control here. The community is over run by Punjabs and people who came out of Plainfield thinking they hit it big and that it's ok tontreat this community like the "Hood". The apartments are in poor condition, totally contrary to what they showed us in the show apartment. Our ceiling has been replaced twice from leaking from upstairs, and it's leaking again to the point water is dropping on my head when I sit on our toilet. The cockroaches have exponentially appeared with several tenants who just moved in within past 6 months from India. They bring these large bags of rice and grains infested with meal moth eggs too. They send extermination but there is nothing accomplished. It is mind blowing how a multi million dollar company cannot take care of the simplest things at one complex that has religiously paid their rent on time for two years. God forbid we reward loyal and prompt payments with prompt service when the roof is about to fall down and grow black mold. There are squirrels living under the floor boards and still the development does nothing. Every single night we all here tiny little scratching as the squirrels borrow and dig for nesting msterial inbetween the floor joists. We are looking for comparable housing in the area, which is the only thing holding us back from moving out immediately. I feel so bad for families with kids in this development. People speed through the speed bumps, literally at 30+ MPH, I've seen some people easily doing 50 MPH. Please trust me and don't move here. This place is literally trying to exploit people in hard situations. They offer the ability to move I'm with little or no deposit required. That doesnt give them the right to treat us substandardly. We had no other option at the time and this place really seemed couldn't be like what people had even written about this place back then. They really do a amazing slight of hand job when showing you around here. They pick exactly the few spots that keep your eyes away from where your actually going to be living and from seeing the reality of this place. Garbage and junk everywhere, including in the bushes. They will take your money and never hold their end of the deal. A simple security gate and security staff would stop a ton of the trespassing and crime element being able to freely drive right into our comunity. The next development up the street, Aspen Gardens, has a security gate that requires carded key entry. It's not worth the kings ransom they are charging. For a horrible 2 bedroom they are collecting 1600.00 a month. It's a joke. The price would be acceptable if they did what a landlord should be doing. Keeping up maintenance on each apartment, keeping grounds clean, protecting residents. And it's not the maintenance guys fault. Let that be known. These maintenance guys are some of the hardest working men around. They are excellent at there jobs and what they do, however they cant do what they need tondo all the time cause their hands are tied by corporate. I'm not writing this to be a mean or bad person, I'm writing this to save even one family from making the worst mistake of their lives by moving here.

Every thing is bad after new company acquired this property in 2015 year end, it is turning into bad appearance (not good as before), noicy, bad staff/management, bad maintenance, AND NO SAFETY (burglary, property manager ask you to get your packages delivered at work because it can be stolen from front of your door), don't recommend anyone
