Nice Place to Live

WE lived here from april 2007 to march 2008. One of the best apartments we have lived in. We lived in a double bedroom. the management is very professional. they attend to complaints promptly. WE relocated out of state and hence had to move out otherwise we would have lived here. All apartments in this neighborhood are equally expensive. When we moved out , just 2 weeks before we started noticing roaches. there is a good play park and a trail adjoining the compound, great place for families with kids. negative aspects are they are kids peddling drugs or smoke and kids from outside try to come park their cars and keep smoking. police patrol is frequent. by the way i also got my security deposit intact. there is also a lot of indian population and ------- will feel at home. they increased the rent by $50 every year ( 3 or 5% increase)

Under new Managment!!!!! and it is GREAT!!!!!

Royal Gardens has been taken over by new managment and so many things have improved.Some of these reviews are soooo dated and untrue.If I read any of these reviews I would never leave my home.you cant believe everything you read. The Property is a GREAT place to live!!

sevice request ...they dont care ....sucks

they dont care you are dying or is there anything need to be fixed ...they just very polite when your are there to be rented....if you have somthing to be fixed just forget about it ...new manager ...sucks....i keep caling them about my toilet nobody is here to fix my toilet....fedup...but got stuck for 1 year ....

RUN AWAY FROM THIS NIGHTMARE!!!

I really feel bad for anyone who unknowingly moves into this nightmare of a place. My fiancee and I have lived here for 2.5 years, we live on the first floor, and I can tell you this much: TERRIBLE maintenance, they wont fix anything and when they do, it's clearly not a priority. You can tell the apartment is old as there are many cracks and patches here and there, and a bad paint job (where they just paint over anything and everything and there are lots of bumps). Old radiators that don't work so well and take forever to heat up, and they recently changed the thermostats so that the highest temperature you can set is 75F. Bugs GALORE- spiders, roaches (giant ones at that), beatles, and other misc. bugs (meanwhile we're extremely clean people). We should have known two days after we moved in when we found a giant cockroach dead in the living room! They just keep coming in through the front/back doors (we have 2), so we had to line the doors with boric acid powder (to keep our sanity..because we're terrified of them), and now they just come in and die. They have NEVER vacuumed the carpet in the hall at the apt entrances, and the stairs are filthy and full of dead bugs. There are window unit air conditioners installed below the windows, in which the edges aren't sealed properly and small bugs and spiders often come through there. Also, heres an example of the bad maintenance: One day we had a storm and it rained a lot, and our living room flooded because they hadn't cleaned the gutter. Water was just pouring in through the top of our windows in the LR, and the people upstairs- their ceiling collapsed! We called maintenance (it was a Friday night around 8PM) and they sent this guy over who practically refused to come over and fix it, and when he did, he didn't even do anything about it. He said that there was nothing he can do at that time and that they would clean the gutters the next day. Meanwhile, he couldn't even help us remove, or provide a wet vac for all the water in the LR (because he said they didn't have one). Now there are lots of water stains on the ceiling as well, and around the window sills. There are raccoons living in our bedroom wall, which we hear every early morning crawling into the wall, banging into the wall, scratching and making noises and sounds, thus not letting me sleep. I've also seen maintenance riding around in their little caddy carts with rat poison in the back which leads me to believe that people here have mice/rats as well (which after speaking to someone here and reading reviews else where, they've confirmed the mice/rats). I thought I heard some downstairs in the crawlspace squealing (those crawlspaces are often left open and are rarely closed properly). The people who are moving in here lately are gangsters and just hoodlums. I heard that they closed down some nearby Projects and that the people that lived there have been sent over here and to nearby apartment complexes. This place used to be quiet and full of mostly ------- and nice people, now it's just dangerous. Pets are supposedly not allowed, but i've seen people with Pit bulls and Rotweillers. The parking is about the only decent thing here. OMG...there are just too many nightmares..the list just doesn't end there. Now you may be wondering, why have we stayed here...honestly...because after reading and hearing about all the other apartments in the area..they don't sound any different or better. We were only willing to move to somewhere that was actually better, and so we were waiting for an available apartment in Somerset which seem the like best of them all. We're moving next week. That day can not come any sooner!! Please, for your own good, STAY AWAY FROM ROYAL GARDENS and PRINCETON GARDENS...better yet...RUN!

No yearly pest control

This community is kind of okay to live.. but managment is really sucks.Roaches,Rats are very common problem here and nowadays bed bugs are also spreading like epidemic here. Reason of this disaster is no yearly pest control inspection. Laundry rooms are dirty and every now and then dryer/washers needs workorder. Laudry rooms are less so weekend laundry is always been hazard. Eventhough rooms are specious but the heat radiators and Air conditioner are very old.. so be ready for that..

TERRIBLE!!

If you don't want to live with roaches and bad mgmt avoid this place like the plague. The mgmt doesn't get the garbage cleared out routinely and it stinks specially when it rains. Even when you complain they do nothing! plus the laundry rooms are opened at the discretion of their caretaker! so you're told the timing is from 8 to 8 but it can be open or not open. SO u end up taking 3-4 rounds to check, call them up and then too its not open! plus last yr someone stole 2 tires from our car while it was parked in the parking lot. again, no action frm mgmt. STAY AWAY!!

Good to be Here

Hi Guys, Services is very good. Some time, there is delay , but all problem will taken care and solved. Regarding , yearly increase in Rent. I do not see , its fair. Whoever comes , they will pay less rent then us. Actully, for staying long time here, we need to discount not another way :). Aparments need more best control system. Staffs are nice , Apartment looks good. Free heat, Free Gas. I can recommand , Reduce rent for everyone. Have A Nice day Guys

PLEASE STAY AWAY, ROACHES

There are a lot of people who live here that are extremely complacent with bad services even though they are paying to live here. I m not a complainer, but I expect great services especially when I m being charged so much for it. My fianc e both lives here. We work all day, and are both college graduates. We have been here for three years. Every other month raccoons climb on top of our roof keeping us from sleeping at night. We have kept our apartment extremely clean from day one, still ROACHES are everywhere. Quality of service from maintenance is cheap. Office management is horrible. Be ready they will be increasing your rent every month even though services are getting worse. Please I have been here for 3 years and it is a nightmare. If you come here they will sell you the world, but after signing your lease you ll see.

It is an okay kind of apartment

I've been staying here for the last 10 months. The rooms are spacious and have ample space for parking.<br><br>I haven't had any bad experience so far.<br>As someone else mentioned, the doors are narrow.Only sectional sofas can go inside properly.<br><br>Maintanance response is good. They usually address the calls properly.<br><br>The only area needs improvement is the cleanliness. Some of the inmates feed the birds by throwing food near to the garbage. That dirties the area and stinks sometimes.<br><br>Occasionally I could see some groups of young people taking pots at some lonely corners. But no disturbance to the inmates.<br><br>Rent is at the higher side for this kind of apartment. It should be 100-200 lesser.

Very Happy

I have found the staff to be very relaible. In my 18 years here any emergency issues (AC, fridge, etc.) were always handled well. Recently, a large amount of work was done to upgrade my bathroom, most of it on short notice.<br>

Neighborhood is Sketchy! Management is also getting worst!

I've been here for less than a year and this place is the worst apartment I've ever lived in. To be fair, I guess it really depends on what kind of neighbors you have. <br>1) I live on the lower level only because I'd rather not have carpets in my apartment. All upper levels are supposed to have carpets. Well, I'm guessing they don't have them. I can hear them walk. Especially with the little girl that runs around 24/7, it can be quite irritating. <br><br>They also should enforce the number of occupants in an apartment. I live in a 1-bedroom and I'm guessing it's a 1-bedroom above me too!!! There's like 6 people that live up there and they also like to invite a bunch of people over, talk really loud in hindi, etc. I'm not too happy having so many people walk up and down the stairs so often in one afternoon.<br><br>2) Then, the people who live next door to me like to blast the rap music either early in the morning or late at night. Neighbors are unfriendly!!! <br><br>3) I have a hard time doing laundry because I'm usually away on weekends. The main office closes too early. They're open when I'm at work and closed when I get off, so I never get to replenish my laundry card. My laundry bag pretty much travels with me everywhere.<br><br>4) Although parking is not assigned, some people seem to think that they "OWN" certain spots. I've been parked in my spot several times. People are parking outside of parking zones for their own conveniences. It makes getting in and out of the parking lot a huge hazard and very much of a hassle.<br><br>5) My door knob has been replaced twice already. I would come home and the whole door knob would be missing. I really don't know why.<br><br>6) I don't know why, but people like to loiter around here....<br><br>7) I've made several complaints about my neighbor living kids toys and random things in the common areas (entrance area)...about parking, etc, but doesn't seem like management has done anything to fix the problems. I pretty much gave up<br><br>8) Oh! They also switched out my thermostat so the highest setting is 70F, and that is not warm enough for me in the winter....

Doors are very narrow

Hi,<br><br>The doors of the apartment is very narrow. If you have some sofas (wider items) to be mooved in, you will have to throw away the stuffs, it usually get blocked in doors.

Management getting worse day by day

Earlier management was okay. But the new manager now is very rude. Resolving an issue with these guys is like breaking a stone with your head. I would not suggest anybody to move in here

Stay Away!!

Terrible place. The impression given when you move here is one of a safe community and a efficient staff. Its just the opposite. I had terrible experience with the maintenance staff. They took over a month to fix the laundry room and I had to drive 3 blocks just to do laundry. And recently someone STOLE MY CAR TIRES right from the parking lot. Its a highly unsafe place. Stay away and tell people you know as well. Am getting out of here pronto!

This place sucks!!! Like hell!!!

Use to be a very good place to live with excellent management, maybe one of the best I have even seen.. This was the time when Ms. Cecilia was manager. Now this is the worst place!! Management sucks!! Parking problems!! And worst is the security issue!! Gangs wonder around the complex, taking drugs in the laundry rooms!! Place jump over the fence from Princeton Gardens and come over in this complex and shout over at the residents.. Its a hell!!!

used to be good..

the place used to be good since we lived 2 blocks away from the entrance bt since we moved farther fr. the entrance, you can see gangs walking in the street as if they own it, not even care if they can be hit. my upstair neighbor always slams her door & hear yellings, shoutings everyday. molds made us sick. laundry place has 4 broken dryers, some laundry user are inconsiderate. poor management, kinda rude.. the place was affordable but all in all it's not a great place to live in..

Lived for 2 years

Been here since 2004 March till date.Spacious kitchen,nice living room,overall the price is ok,although they keep increasing 3% every year.It was rather quiet when I moved in although now I notice some gangs sitting outside like the other reviews say.

I would never live here again.

Don't see this apartment during the daytime, to see what living here is really like. Come in the evening between 7pm to 9pm to see all the gangs that sit outside and harass people as they pass by.<br>Garbage was always in a bad state. My top stair neighbour used to keep bathroom rugs to dry in the common area and used to get up everyday at 4 am and the ceiling is so thin that not only could I here her walk very loudly, I could here her TV, Telephone rings, conversations. Complaints to the rental office were to no avail. <br><br>I opted to move out of this apartment immediately. The management gives you a pledge which guarantees your satisfaction, but they refused to honor the pledge, by saying that the pledge is not a part of the contract. Though they had promised to refund my deposit, as I'd given them notice as desired by them, but they later on confiscated my deposit. Management does not return my calls.<br>

Not so great!

I moved in there three years ago, my husband and I were saving up for a home. The apartments are a decent size and we found the rent affordable. My biggest complaint was with the management and maintenance staff. It was like pulling teeth to get someone to fix something in the place. When making a request for maintenance, the call was forwarded to a sort of answering service who would in turn put the request into the folks at the complex. Having such a "middleman" made it easier for staff to pretend they didn't get the service call! Calling the management office was of little help, either. <br><br>Another big issue was the seasonal roach problem- occasional in our apartment, but even one is one too many in my opinion!!! The exterminator was actually pretty good, but it's a tough problem to mitigate in a fairly good sized building. <br><br>When we first moved in, we had horrible neighbors who were constantly throwing parties. We soon got new neighbors- a couple who was very quiet. The walls were so thin, however, that man's snoring would keep us up at night if we didn't keep the fan running!<br><br>I'm so glad to be out of there, finally!!!

Management Sucks!

The apartments are quite nice and I dont mind the price tag. However the management is terrible. The laundry opens late and closes early. Management does things as and how it pleases them. You call someone for service, job is guaranteed to be Incomplete!<br>Another problem is the noise and the crowd. Highly unruly.

Just an average with a high price tag

This apartment has a few good things, but more bad things. The management staff is friendly, however very inefficient. The maintenance is not bad. The apartment is spacious. Now come the cons: plenty of cockroaches in summer, half of the laundry machines in the common laundry rooms don´t work, too much noise from my neighbor downstairs, no store room to keep your big luggages, air-conditioners hardly work, if your neighbor opens the hot water tap all on a sudden you start getting cold water and you can imagine what that can lead to while you are enjoying a shower. This list will not end if I keep on writing.

Terrible parking situation for tenants is unregulated

The complex changed owners recently (approx 5 years ago) and was bought by a NY firm. Changes for the better were made and the complex is making a concerted effort to enhance it´s image. The office staff is good. The maintenance staff leaves something to be desired. It appears that they lack knowledge, professionalism and ettiquete. Emergency calls after hours are sent to a far away answering service and difficult to get an issue addressed by staff in a timely manner. PARKING is a total NIGHTMARE. Cars often are blocked in. The assigned parking space policy was abandoned and this has created a situation where some residences monopolize 3 or 4 spaces and other occupants (including the elderly and mother´s with small children) are forced to park far away from their entrances. Lack of ample security has enabled a criminal element.

wonderful apt for the right price

The staff are warm and friendly, they go out of there way to help you out. They catered to every one of requests. I never had any problems with noise, or never heard any stories about saftey issues going on.
