full of bed bugs.Management promised that there are no raoches and bugs but after 1 and half month we found lots of bugs in all areas(including walls).

worst place to live
I wish I could write 1 good thing about it. Management is worst, maintainence people are such that they can just come and ask for food from people. Then, management has nothing to make people comfortable and on top of it this year, Heat is a heated topic. They say according to NJ they are suppose to provide 68 degrees F in day and 65 at night but they forget to tell people that this is the Minimum heat to be given to residents and not the maximum. They come with laser to measure it and say its ok. Who will tell them that we are not machines but humans. Then they give next excuse that all people will not be comfortable with extra heat but they forget that there is a way to control excess heat but if they set low temp then those who need more heat they cannot increase. Then they think they are giving free heat but again they forget it is included in rent. now when they are out of arguments, they say that they are trying to save energy and so saving money at our cost. Ridiculous!Parking is a pain, cars get burnt, people get knocked out in luandry, old appliances (non energy efficient, unresponsive management, apartments are too noisy which makes people fight with each other for small issues, bugs, roaches issues are uncontrollable, Hallways are cleaned once in 3 years, kids cant keep cycles out, no storages ...uff...seriously speaking, not a place to live.

Please donot rent here
The good: Parking is OK. Apartment size is good these are the two things I liked about the aparments. The bad The management has become worst now-a-days. They(management) are just trying to save money at the renters expense. According to the rules they provide free heat which is 68 degrees during morning and 65 in the night according to NJ rules. But since the house is big the floors are so cold that you cannot walk. Since we cook in the home it is mostly hot and they provide heat which is of no use. now-a-days even when the temperature is cold they still provide the same. The floors have gaps and there is always cold wave into the apartments. If you have children or anyone who feels cold then these are not the apartments you are looking for..... I sincerely request or suggest not to join this community. This management has become stingy and worst. The water bill is always more than 50 dollars and we are only two people staying at home. I just don't know how they calculate it.

Roaches and Mice
Moved in recently.. Community is good and safe.. Apartment is spacious, but lots of roaches and recently i noticed mice in the kitchen. I complained to the management. They do send the pest control people and they do everything like pesticides for roaches and traps for mice, but nothing happens..you see roaches as usual..One more thing i would like to add is laundry rooms, they have around 6 washers and 8 dryers, but the problems is that all the dryers does not work.. the management is very smart. all the eight dryers cannot be used at the same time, only two dryers can be used..Move at your own risk..

Moving in depends on you!!
I moved in two month ago. Two days after I moved in someone spray-painted my back wall with graffitti. There were no threats or anything. I Informed management and they sent someone after a week to remove it. A couple of days ago a started to see the roaches. It is disgusting. I've seen three so far. I notified management and they said they were gonna send someone to exterminate. Honestly I'm not counting on it. Meanwhile I am relying on RAID to kill those bugs. My neighbors are OK. Parking is ample. Not worries on that. But I not advising anyone to or not to move in. Just compare where youre living now, and think if this complex will be an improvement or a downgrade.

Roaches, But If you maintain well, you should be fine
We started observing roaches from after 2 months of stay...Very few roaches that too in bath room. Location wise good and decent community. Nice apartment with spacious and good Kitchen. Decent apartment officials... Note:-- There is no ventilator/exhaust in bathroom. No button electronic operated facility for cleaning sink. Separate AC in separate and its good u can save extra energy where u wont be in room. Its horrible to cook from Kitchen during summer as there is no AC there... You cannot have 2 AC's switched on on Summer..You will break fuses. Official says, its P&EG electric complaint and not apartment.. Hallways are dirty. They wont clean. Sometimes we need to keep door closed to avoid insects entering apartment.

Horrible Place-Don't even think about this!!!
I moved in to this community few months ago. We had a problem with all the kinds of complaints the other reviewer wrote. It is 200 % correct about the problems. I am wondering about the the person who had written good review about this community. It's very noise,bugs,poor maiantenace and very very poor management staff in leasing office. They talk very nice when you first visit for inquiry but once you sign lease they behave like they are the owner of the property and we are living free of charge,"Hey guys come on we deserve services for what we are paying". They don't care about your maintenace complaints yes they respond to the complaints quickly but not fixing the problem properly. You have to bare with continous noise from upstairs neighbour, management staff don't care. There is no parking alloted to no of units so it's very difficult to find parking nearby . I haven't seen any positive point about this community. I neverever recommand anybody to move in to this community. JUST HORRIBLE HORRIBLE & HORRIBLE.

I dont recomment this apartment
I am living here right now and planning to move away. Positives: Location is good and good ventilation Good Space in the apartment Enough Parking Negatives Lot of fights in the neighbourhood Lot of noice Feel insecure with family No/Late response from the management for the maintenance Laundry Facility is worst. Most of the machines dont work at all Increase in rent every year eventhough there is no added value

Fine if you don't mind an ancient building
I had lived there for over 3 years and for most of the time it was OK. The buildings are old and it was pretty quiet initially, but after the winters the floor upstairs got progressively creakier. It wasn't the upstairs neighbors' fault, the place is just aged. In the last year I was there, the creaking, popping, and snapping of the floor had become very annoying. The shower/tub was garbage, in my opinion. The tiles were already caving in from the water damage in the wall when I moved in and the repair was mediocre at best. It started becoming a problem again before I left. The couple of neighbor noise issues I had were handled promptly and all of the maintenance issues were dealt with swiftly. I'd say these apartments would be a good last resort, but nothing I'd recommend.

Absolute NO!
I agree with the review by rushkirti. To add to it, let me tell you. I am at 1st floor and the residents on the ground floor are so damm noisy even while they walk. They have a overweight son who keeps running around the apartment all day and also, the lady herself walks so loudly. It is a big time headache. It is automatically assumed that only 1st floor people make noise but vice-versa is also true. There is no sound proofing here. This makes your life hell.Must tell you that we can hear night moves in other apaartments (hope u understand) and that is very embarrasing. On top of this, This winter was worse. They did not clean snow for 3 days which brought life to a standstill. We had to dig out the cars in 2 hours. People litreally reserved their parking spaces after cleaning by pulling out a chair from their home to reserve it. The mail loss is also increasing these days.There are cracks in the walls and ceilings which explains how bugs get in and why the noise is so horrendous. The doors are too narrow to the point I had to sell of my brand new furniture at a peanut price and buy the one which would enter my apartment.Management can be a bit annoying because they think that they are dealing with idiots. In most cases just inspect the apartment before renting because the carpets are dirty and while leaving you might have to pay for the same. Also, they give you only 1 set of keys to the apartment and in case you loose them it is $75 Charge wher lowes make a duplicate of $2 max. Old radiators that don't work so well and take forever to heat up, and they recently changed the thermostats so that the highest temperature you can set is 75F.So you have to have 1 room heater at home. There are window unit air conditioners installed below the windows, in which the edges aren't sealed properly and small bugs and spiders often come through there and these AC's are not effective enough because the ac is good for small room but it has to cover your kitchen, dining and main hall.We've also seen maintenance with rat poison in the back which makes me believe that people here have mice/rats as well. Also beware of the neighbours as lots of time police has caught gangsters from here. Also, the kids are very notorious. 1 Day I saw 4 of them taking a big stone and throwing it on the window of an apartment and run away. No one caught them as they ran in dark. But I had seen them. Over all, it is not the kind of place we deserve.

do not rent here
dont even know where to begin..first off..i have the most nastiest neighbors ever. about ten indian men living in a one bedroom. ive been in my apt for about 5 yrs,,they have been here for about one year and within one year, ive had bedbugs,roaches and the latest is dead beetles all over the steps.once i hear them sprayin downstairs, i know i will see dead beetles the next day..try sweepin 10 dead beetles off the steps, every day, for weeks..ive complained and all i hear is that the office cannot do anything downstairs if downstairs does not call for an exterminator so...i will write a letter to the owner of this nasty complex then take it further, especially since the rental office wants a new credit check etc if i move to another apt. of course my credit is bad if i had to start over buyin new living room and bedroom sets because of bugs. try havin ur 10 yr old not wanting company to come over because u never know what u will see when entering the hallway..so i will move and pray that no one gets this apt..matter of fact, dont evern look at this complex..Gods honest truth

Leasing Agent, Very Pushy
I am reduced to searching for a new apartment online. I called and the leasing agent was giving me information on the apartment. I was interested in the one bedroom with washer and dryer. When she picked up on how interested I was she began telling me this apartment was going to go very fast and I need to lease right away. She would hardly answer any questions without pressuring me to lease. In my eyes, that meant that something just wasn't right.

BED BUGS...and not clean
This place has BED BUGS... YAAAAAA I was surpriced when i so one when I was moving in...People are loud and play loud music... when you complain to the office they don't take any action... I must have complained about 3 times and they are like will send them notice... but it's still same... I have lived for 1 Year because of the contract...People sit out side and they make lots of noice and talk loude that you can keep your windows open...Parking issues.... People from other complax park in to our parking but they don't do anything even if you complaint to office...Maintenance people are very rude/impolite... Maintenance people also threatens you when you they come in for same repair twice... They like if this shower starts to leak again or this window shades come down on you... you will be charged...

Terrible Experience
I WOULD NOT RECOMMEND THIS COMPLEX!!!!! My boyfriend and I have been living here for about 6 months and cannot wait to get out of this place. Our neighbors upstairs who have carpet on their floors are SO LOUD, we can hear every single move. I work full time and go to school full time and it is so hard to relax in what is supposed to be my home. My boyfriend works nights so he needs to rest during the day and it's seriously awful. The apartment upstairs is a one bedroom apartment and there are way more than 2 people staying there, which is illegal, in which Royal Gardens management does nothing about. When you view the apartments they tell you how convenient having a dishwasher is except, the dishwasher does nothing. I put all my dishes in there and they come out with stuff all over them so I have to wash the dishes before I put them in the dishwasher, which in my opinion defeats the purpose of having one. I explained to the lady who rented me the apartment that I really cannot deal with noise coming from upstairs apartments however I need a washer and dryer in my apartment. She explained to me how simple it was that if it wasn't working out that we could transfer. Well, when I inquired about transferring, they explained to me it's a $500 transfer fee and you sign a brand new 12 month lease. The parking is pretty good and the space in the apartment is okay, I would definitely NOT say that this apartment is worth $1248 at all. There are cracks in the walls and ceilings which explains how bugs get in and why the noise from upstairs is so horrendous. The doors are WAYYY to narrow to the point where I had to return my couch because I could not get it threw the front door and buy a new one. I just can't wait to get away from this place.

Good Experience so far
Royal gardens is an ok place to live. Pros: Rent is ok Free heat Spacious kitchen(we took the remodeled ones with dishwasher, you have pantry also) Carpet on second floor helps reduce noise Bright apartment. Free heat (Thermostat is installed, so you can control the heat) Close to Raritan Valley line and North East Corridor Line of NJ Transit. Closer to shopping complexes. We live in the back apartments, so kind of quiet. cons: Lease, you cannot do a month to month here if you are unsure about your future plans. If you do month-month at least it will take you to the point where you might extend it. It's like you are penalized for conditions that are not in your hands. I understand their anxiety that they have to get in someone who gives a longer commitment but current residents do deserve to be given a chance too! Mesh on the windows needs to be redone. Water Bill? Come on! I didn't see one in apartments. I lived in apartments for 10 years now. If one has good experience he would recommend people in his circle. Word of mouth is best publicity. I still recommend these apartments.

Thumbs down to this complex
My apartment appears to be falling apart. One bedroom smells like a damp basement because they never fixed the leaking roof, just a patch up job. Neighbors are friendly, but loud when they are leaving out. They always slam doors or let the door slam behind them. Management can be a bit annoying because they think that they are dealing with idiots. Also, did know had to pay for water and sewage until the day that I moved in and when I asked about the price, I was told it shouldn't be more than $20 per month. It started as approximately $50 then $52 now the bill this month is for $60. I thought that was very deceitful. Warning to prospective tenants ask lots and lots of questions and make sure that you are shown the apartment that you will actually be renting. Management is very, very deceitful, be careful!

Warning - Do not regret after renting because we are making an effort to save you
I have been here for 3 years and except for the 1st year where you do not know what to expect from apartment management, things are good. After that lets count the number of problems 1) Roaches 2) bedbugs 3) noise pollution(kids get together right outside your apartment and shout all day long inspite of the fact that there is a designated play area 4)not sufficient parking (try coming on weekends and park your car- impossible) 5)Safety - NOT at all (people get beaten up at their luandry rooms and cars get burnt outside your apartment. 6)Car safety - kids play around your car and keep hitting car with basketballs and baseball leaving dents and this is not enough they keep running in the parking lots and you know what happens if you end up hitting them while parking or reversing your car. 7)Heat problems - this year health inspector had to be called to get heat in the apartment. The problem persisted for 2 months. Imagine you in the apartment with minimum heat when temperatures keep dropping every hour and then you have to keep figting day and night to make them realize its not working. 8) Management - Thats is again the worst i ever saw - Manager is very rude. 9) Garages - people park right outside your garage without any parking spot (Unauthorized parking) and then when you call management they say call police and when you call police they tell you its private property so they cant do anything. 10) No time comittment - They tell you you will have carpet cleaning on Sunday and u r ready with moving furnitures to shutting down kitchen and you keep calling to check the time when you can expect and every time you hear "After 9 am to before 5pm" you keep sitting there like that and as expected they do not turn up. 11) No hot water - imagine you getting up early morning and wait for hot water for 1.5 hours but in vain and you have to go without bath. Yes it happens. 12)Construction - this is rediculous. You can hear the 1st floor people walking and flushing. You can also hear then snoaring at night. So you can imagine what it feels like when there is a kid in the 1st floor. Vice versa. This list goes on and on..so Please save yourself time and effort and forget about this apartment.

Very Nice place to live
I lived wih my family here almost 2 and half years. And I loved this place.It is very safe ,Lots of parking spaces ..spacious rooms.I had to move out because my job location changed.I still miss the area because of its proximity to all shopping places,highways and train station. Only problem I found was door sizes are little small so you might have problem if you have a big size sofaset.check your furniture size with door size. I liked the maintenancedept also . Whenever I called I always got the service immediately

Management - Not to be trusted
The management has charged unnecessary items when you check out and refuses to refund it when you point them out, be careful when you move in and check if everything is in order.

Well where to start we moved into this complex in August of 2007 and our lease is up next month and we are very happy to move out. The first problem that arose when we moved in was our toilet overflowed at least 3 times a week for about a good 3 months when we first moved in. They told us to use cheap toilet paper, so we changed out toilet paper and it still overflowed. Then we were told not to flush toilet paper down the toilet (which is very inconvenient). However they were always very quick to fix the toilet (I guess that is the plus for having it over flow 40% out of the week). If this isn t enough we had bed bugs and our neighbors downstairs had termites ..they previously moved as well. To finish off this great year we endured here our electricity always goes out. Our electricity goes out at least once a week. On the up side the apts are pretty big and they do respond quickly. However for the price of a two bedroom I think you can get a nicer apt. with less problems somewhere else.

ROACHES AND RACOONS
Don't expect "R&R", the only "R&R" you should expect are roaches and raccoons. Let me add the roaches are German Cockroaches which are about 3 inches long. The raccoons are in the wall and scurry all night and morning. Maintenance did address the roach issue the cheapest way possible so they have tried but to no avail. Hopefully legally I can break my lease and move even though its really expensive in NJ

under new management!!!!
I know that there has been some bad reviews on this place,but it has been under new management for more than a year now and it couldnt be any better!!! some many things have changed for the best. so if you are going to listen to any of these ratings at least listen to the ones that are up to date. some of them are from 2-3 years ago. you should come see for your self.
