I have been to this apartment community last week and had very bad experience with the management.Their model apartment is no doubt very well maintained with upgraded appliances as seen in the pictures..But once you visit the actual apartment buildings its HORRIBLE you will feel like you are in 1920s very old construction and old/broken appliances.Everything seems to fall down if someone walks on the upper floor. They will try to trap you by using their marketing/sales skills. Be very careful before signing a lease and make sure you see the actual apartment first.Else you will loose your deposit and they don't even bother to pickup your call or give you a call back.Over all very poor service level. Good luck folks with your apartment hunt.

It use to be with Home Properties before which apparently made it so sought after .But now with the new managements, who are most irresponsible (they don't even have the normal decency to return your service calls), unapologetic & extremely rude.I would not recommend anyone into this place, unless the managements make amends & start looking into matters more seriously . People who would like a peaceful stay should stay out of this place.

Hi - One word...DO NOT RENT in ROYAL Gardens, if you find somewhere else. I been here since 2010, but since the new management took over, everyday it's an issue. 1. Burglary - Management didn't do about. Maintenance guys show up as chief guest, when police visit the apt. Even they don't care about fixing the windows. 2. Any fault in apartment, keep ringing the office to come for fix and they will visit at there convenience. 3. Staff is not courteous. 4. Management will try to convince you, as they do not have the power to take decisions. 5. Lousy Neighbors 6. With 2 Foot of snow, took 3 days for the management to clean the Just walkways. NO SALTS. Just one word - STAY AWAY from ROYAL Garden

Burglary Burglary Burglary.... New Management came in. Management,safety,Maintanence is very poor now. Thinking of moving out this year. Better stay away from Royal gardens. One star is the least option here, that why gave them this one star rating. Tired of calling them again and again for service requests and snow cleaning. Never seen or heard of any such irresponsible management.

I have lived in Royal Gardens for almost a year and cannot wait until my lease is up. Since moving in I have experienced various issues and have seen no attempt to fix any of them. While living in the complex I have had packages stolen from my front porch and have heard of similar issues from other tenants. The buildings have especially thin walls, and when you combine that with extremely loud and inconsiderate neighbors like mine, it can lead to very long nights. In general, the inhabitants of the complex are rude and inconsiderate, often blocking the roads and sidewalks for extended periods of time with no regard for others. While on the subject of roads, Royal Gardens and its sister community Princeton Gardens have narrow streets yet allow parking on both sides of the road, when you combine that with the frequent double-parking it is often impossible to navigate in and out of the complex without being at risk of an accident. The apartment complex has also completely failed to prepare for the snowstorm we just went through: A lack of salting, in combination with minimal snowplowing and shoveling has left the complex in a state of anarchy. Some cars are completely buried, tenants are fighting over the few parking spots that are available, and the already difficult to navigate roads are now more narrow and dangerous than ever. Overall I would not recommend living at Royal Gardens and would advise potential tenants to consider spending the extra money to live elsewhere.

I wish I had chosen a different place. Neighbors are loud, you can hear EVERYTHING they say and do through the walls. Recently there have been break ins and the complex hasnt done anything. The parking situation is atrocious, and driver etiquette is extremely lacking. There was a snow storm last week and 3 days later NO plowing has been done. They didnt even salt the roads/sidewalks to prepare. We had to get a shovel and shovel the walkways outside of our building ourselves, which is something the complex said they would do. Rent is fair and management is nice and responsive, and there is a lot of parking availability (when people arent being dicks), but with everything else, I recommend looking elsewhere.

I have been living in these appts for few years and due to change in management, they have not plowed the walkways and driveways/roads in the property are a mess even though its not snowing. Previous management used to plan ahead and be on top of snow plowing. I will not recommend this property to anyone nor will I extend my lease again.

My family and I have been living in the complex for almost a year and I completely regret signing the lease. Within the first month of living here we started having an issue with large water bugs and the management team completely down played the issue. The management team is completely useless and have no idea regarding how to effectively do their job. Upon moving into the complex, the apartment was poorly renovated and my kid could have done a better paint job (noticeable patch work throughout the apartment). Lately there have been a large number of apartment being broken into; however the management team completely over looked the problem and did not notify the cooperate office until a month later. Within the past few months the complex gained new owners; however they have not made any improvements and are actually making things worst. In addition , the new property manger has no bedside manners and refuses to speak to residences in person about their concerns. This place feels like overpriced project living, stay away!!!!!!

This is a worst place ever I lived in, apart from the heating, maintenance and other issues this apartment has roaches everywhere, believe me it's a roach factory!! people who ignore my comment will understand after few months of staying. rude management, they charge late fee also charge heavy amount after you vaccate the apartment. if you ask the details they will send to the collections team. Very rude. there are strangers always wandering outside and theft is very common here. the only good thing is it has beautiful garden style so the kids can enjoy outside. I will never ever recommend this community. There are few better ones few miles away.

I have the worst experience with the management, I have hold the apartment in the month of March and apartment which I was looking for is available in 29 May, I show my readiness to wait till the time. On 12 May management told me that apartment which you have hold is not available on the committed date and even in future. Other options given are really unrealistic and worthless. I recommend never ever try to even inquire about this apartment. Useless management and useless manager.

DO NOT MOVE INTO THIS PLACE. I have been living here for about 6 months and can not wait till my lease is up. They have huge disgusting cockroaches crawling all over the place. Imagine waking up in the middle of the night and one running right next to you. My apartment is kept clean and I do not know where they come from but it is nasty. Not only that everything is falling apart and you can hear the upstairs tenants every move. The floor makes lots of noise and the walls are paper thin. I wish I read these reviews ahead of time. The moving in plan was cheap but I rather spend money then live like this. I am extremely disappointed in this nasty place. Not to mention the apartment I'm living in is not the same they showed me. The sample they show looks nothing like my apartment. Nothing at all is new in this place. If you have kids please move to a different place. You will not be happy.

Surprised by all the negative reviews. I lived here for a year and loved it. Staff is super helpful, from the leasing agents to the maintenance crew. Paying rent is easy through their online payment system and the facilities and neighborhood are clean and up to date. I am only leaving Royal Gardens because I moved out of state; otherwise, I'd be content to continue living here for years. Also, location is perfectly convenient to the highway, grocery stores, dining and shopping.

I am not at all recommend this place. On multiple occasions, found cockroaches into kitchen may be coming from apartment downstairs (may be from pipeline holes behind dishwasher) but not much help or action from management. also neighborhood is not much safe. Please do not move here!

Do. Not. Move. Here. This place is absolutely disgusting. I've been living here for about a year now and in the last six months I have encountered a roach infestation. On multiple occasions, I have walked into my kitchen during the wee hours of the night and ran into an enormous cockroach. We have been sprayed three times, each time Maintenece tries to downplay the issue. We keep a clean house and have never had any issues with roaches until moving to these apartments. Again I urged you not to move here!

Where do I start? Old apartments. they so not replace the appliances when people move out. Walls are paper thin. My walls shake when the people upstairs walk about. I can hear what the neighbours two units away are doing. People park in front of your garage that you PAY FOR (which by the way are old filthy and all the wood is rotting away and smells of cat piss). Wall to wall carpeting on upper floors? Really? try putting down a thicker pad first so I don't have to hear my neighbours take a bathroom break. The people that are living here are disgusting! They come from their countries and pack 8 people in a 1 bedroom. They throw trash in the streets. They keep the garbage area a mess. They can't even be bother to actually throw the trash in the bins. They leave it in the general area. We are infested with green mosquitoes which we have to fight off 24/7. Field crickets and the people upstairs before they moved had water bugs.... ok they were filthy dogs. The management is rude, unprofessional and have no sense of urgency. Heat and hot water is included in the rent. BUt you barely get heat and the hot water...ha! 1 minute of hot water to 5 ice cold. Oh wait for it.... we also have to pay for water and sewage. so the complex gets one big bill and then divides it equally amongst the tenants. Remember I said they pack the flats fill of people? well, why should I pay a $60 water bill? When I had a 4 bedroom house my bill was $23. There is not enough parking. And with all the weirdos that live here I don't want to park too far from my flat. God only know what the summer will bring. I've been here a moth and can't wait to leave

This complex is HORRIBLE! All they care about is keeping the outside looking good. They have an EXTREMELY bad rodent problem. Huge cock roaches that they call "water bugs". They have the appliances installed poorly, leaving cracks and holes. So the rodents come in through them. Mosquitoes and spiders all year round. The basement is filled with water and they refuse to do anything about it. The people in the office could care less. They barely answer the phone. It was nothing like this when I first moved in.

Lets us start - Please excuse me if I forget mentioning something but here are the things you need to know before you move in and I hope this will help you decide. Being that heat is included they refuse to warm the apartment during the winter months. This is one of the main issue that is currently going on. In the lease they say it is free heat but they donot mention that it is only 68 deg(minimum) during day time and 65 during night time and they donot consider restroom and floors as the part of the apartment. if you have Kids / Infants these apartments are your nightmare. Noise: this is one of the worst there is always creaking noise on the floors even if you walk very slowly this is from downstairs and if someone is walking on upstairs then you cannot even sleep.Its like a 2 way communication. Either you live with it or you end up fighting with neighbors without resolving a issue as there is nothing they can do. Safety: Low income groups coming in now-a-days it is too dangerous and feeling insecure. They have been stealing stuffs which used to be normally kept at the back door of my apartment like bikes, scooters. They come and honk the bike bells in day time disturbing others.My friend's GPS was stolen from the car near to maintainence office which is right under their nose. 2nd friends car was vandalized at 9.00pm they tried to steal it but car locks prevented a start so they broke into it and stole everything including kids clothings.burglaries and loitering in apartment complex is the added value with low income group moving in.The people who are moving in here lately are gangsters and just hoodlums. I heard that they closed down some nearby Projects and that the people that lived there have been sent over here and to nearby apartment complexes. Water : Initially they say hot water is free. Now comes the surprise...its not "hot water" that is free but heating of that water is free. They mislead people into signing the lease.This management has become stingy and worst. The water bill is always more than 50 dollars and we are only two adults and 1 kid staying at home. Laundry Facility is worst. Most of the machines dont work at all and they open and close at the whims and fancyies of the management. There are raccoons living in our bedroom wall, which we hear every early morning crawling into the wall, banging into the wall, scratching and making noises and sounds, thus not letting me sleep. Pets - are allowed but plants are not. weird, right? People are not allowed to keep their kids bikes in the front or in the staircase. They tell you to keep it at the back so you get 1 surprise that your bike is stolen or you see other kids using your bike and they take it home. else they will keep honking the bell of your cycle. garbage/dumpster area is filthy Best of all - Management (manager) is rude, obnoxious and unprofessional. The management has become worst now-a-days. They(management) are just trying to save money at the renters expense. They shun their responsibility to save some money. I don't have words to explain the Management or rather I would not want to waste a minute talking about them. Welcome new renter!!!

Beware !! I planned to move in due to the location, but already got bitter taste of management in two meetings. My advice to everyone is that to have everything in written, what you are getting as included in your rent. I trusted that they know what they are doing and saying, as I was told features have been included in the rent. But later signing the lease I was told that need to pay more for, what extras were promised initially. I was told on my face first that I am lying and later they admitted their mistake but only agreed for just one extra feature. Let's see what I find out on my moving day(fingers crossed)!!

Lets see they were bugs,rodents.............. not to mention noisy neighbors--i knew when all the kids came home..they constantly slam door. I was blamed for damaging the door after tried to break in...Too much rent for what?????? I been given false info from day one.........i tried to overlook somethings but now it is no longer worth it..............BE CAREFUL I NO LONGER FELT SAFE AFTER THE STORM AND SOMEONE TRIED TO BREAK IN.............

Parking at this community is great; there is adequate parking for renters and their guests. The apartment size is decent. I loved that I had a pantry in my kitchen. However, those reasons are not enough to rent at Royal Gardens. Where should I start: -Management is rude, obnoxious and unprofessional -Bad sewer system -Hallways are not kept clean; renters should not be responsible for upkeep of public areas -The entrance of the community looks beautiful and inviting, but drive further into the complex and you've entered another world -garbage/dumpster area is filthy -I didn't sign my lease to live with cockroaches and other unwanted insects -I saw dead rats on grounds on many occasions -Being that heat is included they refuse to warm the apartment during the winter months. -I don 't understand why I was paying so much for water. It is unevenly divided. -Poor security; my neighbor's car was stolen twice I was unfortunate to live upstairs from inconsiderate neighbors. They would make noise constantly. At times it seemed on purpose. 1st few times I complained to management, but management made no attempt to rectify the situation, as the noise continued. There was a flyer sent to all residents that if they referred a friend, and the friend rented from Royal Gardens, then the renter would receive $100 reward. Why would Royal Gardens need to do this? Perhaps it is because the apartments are not renting due to management's lack of responsibility in maintaining the apartments. Words cannot express how excited I was that my lease was up, and I was leaving that poor excuse of an apartment complex. RENTERS BEWARE of Royal Gardens as you will surely regret signing on the dotted line!! -

I'am a new renter.Moved into the apartment in Febuary.I do not have a single complaint nor does my roommate.There was a lot of snow recently and the snow removal was excellent.The courtyard in the front is kept very well and manicured.Diane Crowhurst helped us when we were first looking, and she was very informative and helpful.Sharyn Kilpatrick came out of her office and was very sweet and reassuring that they (royal gardens) would take care of any questions or needs that the apartment or complex needed.As for bugs.What bugs. I have yet to even see a spider or fly.We have a very spacious two bedroom.The kitchen are very nice and large.Tons of closet space.I do not have a single complaint about Royal Gardens or the staff.Everything has been great.I would recommend Royal Gardens to friends and family.I really do enjoy dealing with the staff they make everything easy.

There is not even a single good thing that I can write about this community. Parking: they just redid the parking and they squeezed the space so much that it is a total nightmare and if you have a big vehicle it is a total nightmare. My car has been hit on the doors and if you have a car seat to remove from the car all the best you need to take out the car seat by not parking in the parking spots that is the best way you can do it. Heat: This is one of the main issue that is currently going on. I agree with the previous posts. Don't move in here unless you HAVE to. Im here strictly because I was on a time constraint to move and of how affordable and how close the place is to work. There are a lot of parties and "smoking" who knows what in the community. To be fair, I think the staff does a good job in cleaning it up. When you come to check out the place they show you this model apartment which obviously is supposed to be extraordinary, but the actual apt is a dump compared to it. Theres bugs everywhere and they come into the apartment anything from moths to little flies to the worst thing i think possible. ROACHES!!! these arent your typical roaches they are HUGE almost the size of your whole thumb, its like they are mutated. I would move out now if I could but stuck with my lease. will be moving as soon as its up. Like I said don't move here unless you really have to. Laurie in the front is nice and will assist you if you need help but this place needs more than help it needs a miracle.

Please stay away from this place. This was a nice place till 2010 but with low income families moving in it has become a nightmare. I personally dont have anything against them if they live properly but all they do is create problems. There is broken bottles everywhere in the lawn and parking lot. You would see guys smoking pot, drinking in the parking lots and Laundry rooms. You dont feel safe at night. The management is just full of crap. They give excuses all the time. Small requests are taken care of quickly though.
