The staff are friendly but the apartments ugly and not clean. The appliances work, but they are from the 90s. There is a large smoking community. Rent is far too high for the quality of facilities. The maitenance team does not fill work orders quickly, even for emergencies. I went a week without AC during the summer. I would not live here again.

In a decent neighborhood. Grounds are kept clean. Rent is affordable. It's next to a train track so invest in some earplugs at night and you'll eventually get use to it. Neighbors can be a bit noisy on occasion but not too bad. Clean pool. Helpful office staff. Jose in maintanace is great. Older units with oitdated appliances but they work.

My fiance and I lived at Windrush for 2 years and this was our experience. We move into an apartment that the cleaning crew obviously didnt clean at all. There was dirt and dust everywhere along with some brown sap looking stuff splattered on the walls. None of the drains actually drained, the toilet wouldnt even flush because the lever was broken. We brought up these problems to the complex and they told us "we will send a maintenance man right away". After a few moths of reminding them and never getting it fixed we just did everything ourselves. We were charged late payments for rent that we turned in on time twice, and only one was fixed. Before moving out we spent 3 days just cleaning the apartment in hopes that the next tenant wouldnt have the problems we did. 2 months after we moved out of this overpriced apartment we receive a letter saying that we owe them over half a grand for Damages. After calling them to find out why we find out that our security deposit doesnt go toward any damages at all ( kinda defeats the purpose right?) and that the complex doesnt even have a recept from the company they claim "fixed" the damages. How do they expect me to pay them this money for damages if they havent even paid for it themselves. Honestly the buildings and the area are pretty decent, but the way this place is managed I couldnt stress finding another home enough.

DO NOT LIVE HERE. When we moved in the AC did not work (IN JULY) and they did not fix it for almost a month so it was 85 degrees during most of the time in our apartment. It took over 5 months to have them replace our microwave. They take forever to fix anything if there is something wrong at our apartments. They also turn off the water occasionally without letting anyone know. When signing our lease there was a mistake on the date and they told us they would fix the date then once the time came around to moving out they claimed we were trying to break our lease early and claimed we never asked them to change the date when signing the lease. They are a corrupt company and the management does not care at all for its tenants. If you want to live somewhere that you absolutely hate, then move here!

I've lived here for a long time. Seen managers come and go I'm sure that's the same anywhere. I love my apartment the maintenance staff is always will to help and they fix my stuff pretty quick! The office staff is always out and about anytime I've called they have always been helpful and friendly! I'm sure I'll renew my lease again

Nice apartments. It's a shame that it is poorly run. Maintenance is rude and while attempting to fix something, broke something else. I'm not trying to be overly specific, I just find, for the money we spend, this place should be tip top and it's not.

Great place to live! Jolene and Amanda are very friendly, and helpful. The maintenance staff is quick to respond to issues. For the most part, it's very quiet. Living in a community, you are always going to hear a certain amount of noise, but this is a pretty quiet community. The amenities are first class. Rent is a bit steep, so I think you should get one covered parking space per apartment, without charge, but no place is perfect. I like living here very much!

Not at all what I expected. Younger maintenance guys were still learning how to fix things, we had a neighbor who was absolutely horrible and was so loud she yelled outside her door at people. We got charged for something that they did not let us know about, instead waited until our next rent payment to tell us that one of the renters check was declined, and charged my roommate an extra $150. Office does not keep to their word when we try to get maintenance down. the floors in the 2nd floor apartments ARE TERRIBLE!! they squeek! and they are supposed to replace carpeting and put new nails in the floor if they squeek. it was all over my apartment. it was horrible living there for just 6 months. walls are not sound proof, i could hear my neighbors below me TALKING on the phone, and even worse. . its not cheap to live there either. i don't recommend living here.

Management does not care, if they respond at all to your complaint. Office staff does not keep there word. Outside looks nice but don't be fooled. 1 plug in kitchen and it is on opposite side of sink. Small apartments, mis-matched carpet, bathroom flooring peeling up. They should put more money into interiors. Can't wait to leave, counting the days.

My husband and I have lived here over a year and things were great! The office staff was friendly and helpful ----------------, maintenance was good, and the grounds were always kept clean. What ive seen in the past 2 weeks have changed my opinion. The parking lot looks as if it is section 8 apartments. me and my son went into the office to put a work order and renew the lease, i saw ------------- women laughing and using curse words as if i was in a soroity house. When I asked for the manager to make a complaint, i was pointed in the direction of the same women. I was told that she was the new property manager. The old maintenance guy is gone, new management, section 8 apts, its a nightmare. We will not be renewing.

I met with the new manager the day after I wrote my 7/25 review to understand my options at this point. I didn't realize the management staff & owners get any posts/reviews immediately. The new manager was prepared for me and explained my options. She was very apologetic for past management's actions and offered to prove she's better by asking I stay and start over with a clean slate. She was very professional, but at this point I couldn't stay any longer. I would recommend anyone to check this apartment out, ask some of the tenants what their thoughts are, and make your own decision. WindRush maybe for you, but just didn't work out for me. I'm curious to see how we'll the new manager will to to turn this complex around. She did help me through this and I feel positive about her sincerity thus far.

I have lived at Windrush since 2012. When my lease is up, I will not be renewing. There are so many elements that make Windrush bearable and others that make me ready to leave. Let's start with the bad: 1. The apartment isn't worth the price. The appliances are outdated (from the 80s). 2. I do believe that the bedrooms are actually SMALLER than advertised in their brochure. 3. Maintenance takes at least 2-3 times to fix a problem. (But are generally pretty nice.) 4. I have seen that they have lowered the rates, but not for everyone. (Will look into the legalities of this soon). 5. I was told there was a patrol officer. (He remains an urban legend.) 6. The weekend staff changes everyday. (There was a "constant" young woman there a few months ago. She was probably the most pleasant individual I've seen work there.) 7. The grounds keeping is mediocre at best. I always seem to see dog droppings everywhere. 8. They are doing "renovations" on the OUTSIDE of the buildings. (Refer to complaint #1) The good: 1. I've heard that the older woman is no longer employed at Windrush. 2. The assistant manager is pretty friendly. (Then again, I rarely visit the office during weekdays.)

this amazes me. Some of the tenants they will reduce the rent by $75 to $100, while other people who have lived there forever still pay the higher amounts. It feels like discrimination. Next week they are having a cook out and put on the mask of nice. It is a mask. They had Zumba for awhile but I was told that only a couple of people showed up. The only one that showed up every time was the assistant manager. A tenant that recommended the instructor said she felt bad that she had told her instructor about the place. I think the one good review was from the assistant manager. One side of the apartments has bushes , flowers and lots of ground covering that side you come into the leasing office. make sure you look on the east side just over grown trees. Changes are a coming- the best changes that the owners could make is put some friendly managers. Or buy the older lady some hormone cream.

Still here. Still Hating it. ALWAYS PAY ON TIME (It's my religion) Wish I had the money to bail out of this dump. Cheating management likes to lie about quality and needs to take off the mask from themselves and be honest. I know as a landlord sometimes you have to be strict and stern but management is very tyrannical about the way they run the place. You can tell the maintenance hates the way they're treated and the way the place is run (if they do not tell you); nice guys! They can only fix what they are authorized to so don't blame them because you know they do not make that much. DO NOT LET THE EXTERIOR RESTORATION FOOL YOU; these guys are doing a HORRIBLE job! I have been through multiple management (5-6) saying they will pick the place up and it never happens. I am sick of it all! Good news is the turn over rate; management finally realizes that allstatemngmt is not going to give them a raise and they always bail out. Can't wait till my financing for housing gets approved, but I am trapped for now.

Stay away! The management cares more about making the apartments look good than they do about tenants. Never be late by even one day or they will gut you. Maintenance is required at least once a month. AC is insufficient and drains a LOT of electricity. The doors in both of my apartments leaked during even mild rain and they've ever fixed it. Hot water was an issue in both apartments. Leaving can be just as difficult. They tried to make us pay to recarpet an entire apartment because of one stain. We had it cleaned professionally and a week after we moved they replaced the carpet anyway, because they had planned to do so regardless. Get in writing that the apartment is fine and that you have a zero account balance or they will try to claim damages after you move. I'm the third person in my limited circle that they've done this to. Also, both of our apartments and those around us had a stench of rotting meat whenever it got warm. STAY AWAY FROM WINDRUSH!!!!

Stay away from this apartment!!! The apartments may look nice, maintenance may be quick at responding, but the manager is a wolf in sheeps clothing. If by chance you are late, they will post a letter on your door by the end of the week that rent is due threatening to evict and take you to court if not payed within 5 days of posting the letter. Maintenance was required frequently. Although they were quick to respond, fixes were normally temporary. AC units were not sufficient to cool the apartment, causing it to run non-stop during the summer and making the electric bill sky-high. The temperature would never be below 80 degrees inside the apartment itself. Even after requesting it to be fixed, it took a year and a half from move in for the AC to be replaced, and it still wasn't efficient in cooling. The pilot light would constantly go out, even 5 minutes after relighting. This problem was never fixed the entire time I stayed at the apartment. The vertical blinds in the living room would not open all the way, and 2 blinds broke off while opening. This resulted in the manager reporting it as pet damage and refusing to fix it. I was literally locked into the bathroom when the doorknob stopped working. The latching mechanism that goes into the door frame stopped working. I was locked in for 4 hours, with no tools or phone, trying to get the door off the hinge, damaged the door, and finally was able to get the handle to work once. After removing the handle so it wouldn't occur again and had the manager come out to look at it, she claimed that scratches on the door from my pet had caused the mechanical parts INSIDE the handle to stop working and refused to pay. I was also locked inside the bedroom with my girlfriend months later when the same thing happened to the bedroom door. This time, however, we had a phone and maintenance came and was able to let us out. They replaced this doorknob. The floor creaked constantly and was very noisy. Lastly, after moving out they literally replaced EVERY thing in the apartment, (carpet, blinds, doors, tile, and paint), even when it wasn't damanged. The total charges were itemized and totaled $1700, with carpetting fees being $783, the same exact cost as one months rent.

Our daughter has been living at Windrush Apartments in Edmond since April of this year. We LOVE the location, the fast response of work-order requests, and especially the management! The ladies that run the apartments are friendly and helpful. Very happy with our choice!

I have a two bedroom, two bath apartment... I have been living here since June 2012. I love Windrush Apartments because there could be worse places to live where the are managers and maintenance personnel who DON'T take care of you. Besides the last reviews that you read are the people who "don't like to complain to much". Everyone makes mistakes, yes and I'm sorry I would have to say a lot of keys look alike so it is a simple mistake that keys can become disorganized. My experience at Windrush has been superb. If I need something fix I personally go to the office where they make you feel like you are home and greet you with a smile. And explain to them what is wrong, and ask them how soon they can fix it and probably within 2 days it gets fixed. Because you have 2 or 3 maintenance personnel who are working this whole apartment complex. Next the ladies in the office. The manager is a wonderful woman and does whatever she can to keep her residents satisfied and yes she looks busy every time I go into the office! But she always seem to make time to hear everyones issues out and does what she can to fix them. She is strict when it comes to 'if you bought your car port NO ONE ELSE CAN PARK IN IT' she has sent out plenty of notices in August of 2012 stating that if you are parked in someones car port than you will be towed. Its just the ignorant residents who can't be satisfied with having a roof over their head who has complained about little issues. And they don't remember people tend to make mistakes. When I moved into my apartment their was things that had to be fixed yes... But what New place doesn't have something that needs to be fixed so it can fit to your taste. Since Windrush received their new management I would have to say I will be staying here for quite a while. knowing I have a 24 hr police officer who lives a few doors down from me. And that almost every week it seems the gentleman are here to do landscaping to keep Windrush beautiful. People just take thing for granted and they don't think about how grateful they should be Living here at Windrush, when they could be living in some section 8 Apartments that I've personally seen before.

I can agree with all of the posts about management!! Probably one of the worst I have seen for an apartment complex. Nothing gets done, rude, never available or willing to help and will come up with bogus reasons to squeeze money out of you for something that was "unpaid" 8 months ago. Apartments are old and outdated inside and out - do not be fooled by the ugly yellow renovations that just happened! Air Condition and Heating units are the worst and the appliance are completely outdated. Zero efficiency in 100 degree heat expect your bill to be over $135 a month. The floors creek as you walk and the walls are cracking. Over the past year the residents have gotten worse and worse, seems as if the units are becoming section 8 living and the kids that roam have no sense of privacy or caring due to lack of adult supervision. I would advise to stay away at all costs!! $35 dollar deposit for a key to the clubhouse to workout that is supposedly an amenity.

First of all let me start this off by saying that my roommates and I are college students, and being college students we are not that hard to please. We did expect for problems to be fixed and to live in a clean and safe environment. Our first problem was the dryer. We told them that our dryer took a long time to dry and so they came and replace a part, and by replacing that part I mean they made it to where it didn't turn off until we physically stopped it. Finally it began smoking and we immediately called maintenance and they told us that it was broken and that we should use the facilities on the grounds. They also told us to leave the money we used off of our rent, which we did. We came home one day and we had a notice on our door that stated that we owed $1500 and we would be evicted in 7 days if they didn't have the money. Let me also include that I moved in halfway through a lease and turned in my application and they told us that they would call us when I was approved so that we could resign our lease. NEVER CALLED. When we went into the office they told us that we had to pay month to month fees because THEY never called to let me know I was approved. They also charged us late fee's each month because we had not been paying the full amount with the month to month charge. They also decided that for the 6 months that our dryer was broken they would give us $6.00. That's right SIX DOLLARS. The drier cost $1.25 per session, so in the six months we were only supposed to dry to loads PER PERSON. They did take the month to month fees off because they failed to call us which was nice. After we FINALLY got that fiasco taken care they finally got us a new dryer, but since the apartment above us also vented into ours so it still never dried how it was supposed to. We also turned in work orders because our refrigerator light was out and the towel bar in the guest bathroom was broken. We turned the work orders in last JULY and they were fixed about a month ago. Not to mention that they old light bulb was lying on our counter instead of the trash and the hole in the bathroom were patched and left. One other major problem we had were the people above us. They were CONSTANTLY making noise and whenever we would call at 4 in the morning when they had woken us up nothing was EVER done about it. Not to mention when they dropped food all over our sidewalk and they office said they would send someone to clean it but never did. I have more complaints but I m going to leave it with this last issue, when the HUGE hail storm came in my roommates and I rushed home to put our car under the car port that WE PAY FOR. When we arrived home as the hail stated we realized that an old beat down blue car was parked in our spot. We all had hail damage and when we called to talk to the office about it they said good luck getting a tow truck out here. The next day one of my roommates went to talk to the office about it and when he walked in he overheard the staff calling him ignorant and dumb for bringing up this issue. It turns out that it was the SECRETARY that had parked in our spot. She proceeded to park our spot and she switched to different spots every day despite the fact that they told us that she had ONE specific spot. To sum it up our experience here was less than ideal. To be fair the maintenance staff was always very nice, and after they switched management it did get slightly better. I would NOT recommend this place to anyone, unless you want leaky air conditioners that pool on your carpet, MOLD EVERYWHERE, and broken appliances. The man who cleaned up the grounds and painted the parking lot was the best part of that place. He was ALWAYS working hard to make up for the horrible treatment.

I recently was transferred here from Georgia and had to find an apartment on the internet. Windrush had the best infomation and they were extremely helpful towards me, even gave me ideas of restaurants in the area. I really like my neighbors and having an indoor basketball court. I've only had one maintenance call so far but they came over the same day and fixed it. So far, so good...
