Absolutely wonderful community with fantastic amenities! Office staff is also top notch and address every concern. We love it here!! The dog park and dog wash are also a big hit. They also have several food truck and community events that are alot of fun!!

It's like being on vacation every day. As soon as you pull into the community it takes your breath away. We couldn't be any happier here. People are super friendly and polite. Our daughter loves the infinity pool and the gym is a 5 star gym.

Great community and great staff and maintenance. Noise is horrible and the young kids who are silver spoon babies never sleep and always up on week days waking me up when I have to work early in the morning. Gen Z kids have no sense of respect and being silent at night. Laughing and drinking outside at 2 am is just ridiculous.

I’ve been here for five years now. Maintenance crews and office staff happen very good at communication and very responsive to phone calls and emails. Neighbors over the years I’ve been very considerate and helpful. Trash valet service is a nice plus

Over the past year the community has declined significantly. The staff has turned over regularly, which isn't surprising - they were unhelpful and often borderline rude. Upkeep of the property has also diminished...with the pool closing for multiple weeks at the height of the summer, breezeways that are never cleaned beyond the first floor, a filthy dog park, broken gym equipment that isn't repaired or replaced - just removed and security that haven't worked properly since I moved in -- yet my rent has increased each year. When I first moved in there were very few vacant apartments - now it seems every other unit is empty. I know several tenants who have moved out because of the diminished experience and the lack of competent and friendly staff. If my rent is increased again this year, I will definitely be looking for other options.

Great place to live. I love sitting on my screened in patio overlooking the lake watching the kayaks, and pontoon boats go by. Our apartment is so spacious. I have more closet room than in our last house.

Nice place to live, office staff is helpful and friendly. The amenities are nice. The fishing in the lake is pretty dang good too. The fact that the maintenance man is part time security gives the feeling of being secure and takes away from any worries of bad stuff happening.

For the most part of my 3 years at One Hampton Lake apartments, it's been wonderful. We've had some serious issues with the gate/security and with the waste dumpster.....kind of an eye sore when overloaded with garbage. But overall, I just signed another year lease, so I must be happy here :)

This is one of the nicest apartments in the Bluffton area! Super great dog park! Convenient grocery stores and restaurants nearby. I initially moved into the crown, and after three weeks of living now I had to move out due to roaches! I have not seen not one roach in these apartments!

NOISE, NOISE, NOISE,. "NON-STOP"!!!!!!!!!!!!!!!!!!!!!! I LOVE DOGS, BUT NO ONE (ALL YOUNG PEOPLE) HAVE NO RESPECT FOR OTHERS, & NEVER 'PICK UP' AFTER THEIR DOG'S BUSINESS!!!!!!!!!!!! Make sure your unit is ready to be moved into because they lied to me and told me my unit was ready, but the air conditioning was not working from day 1 and is still not fixed almost a month later. How can you let a new tenant move in to an apartment without the air conditioning working properly? I just don’t understand how that happens!

This is a beautiful place, but the most horrendous, inconsiderate, rude and insolent management that I have ever experienced. I would not recomend anyone move here. The "security" gates were down for a year from the time I moved into the complex, the poolm was closed for a "DHEX Problem" for half the summer. It too 3 months for them to respond to a maintenance request for a damaged door, at which timethey replaced the door with a "less" damaged door. Their power washing vendor damaged my door lock and I was unable to lock my front door for over a week before they reponded. My kitchen sink basically caved it and detached from the counter 4 days ago, making it unusable, but apparently its not much of a concern because I'm still waaiting for it to be repaired, after putting in a maintenance request and stopping by management's office to request immediate assistance. Never again.

Touring to leasing my apartment was easy and the staff was very accomdating to my needs. One Hampton Lake is no longer an "upscale" apartment. Security gates were inoperable, and still not working, for a long time, the pool was closed during the hottest times of the last few months due to maintenance issues, common areas are not cleaned, residents are not policed for their dogs going to bathroom in the yard, there is dog feces many places. Someone threw up on the steps to the second floor landing where I despite my notifying maintenance.

One Hampton has nice facilities, and nice location. Could use more attention to detail in the clubhouse, as all pool cues do not have tips, and the felt on the pool table is ripped. Pool has been dirty with green algae, and should be cleaned daily. Attention to maintenance issues could be made more expedient, not to exceed one week for repairs.

The experience at One Hampton Lakes is definitely not the same place we came to visit when making our decision on where to live in Bluffton. The office staff was much more friendly & definitely more professional during December 2022. Too many things have happened during our stay here & management does not seem to care. They don’t know how to clearly communicate to their residents in a professional way. The noise level is not acceptable. The dog park noise is very annoying. The thin walls between units is not acceptable. Again, just the overall experience has not been what we were told in 2022 as to how luxurious it would be to live here. It doesn’t matter how blue the pool is, how many exercise machines, trash pick up services or an Amazon kiosk.. One Hampton Lakes does not meet the expectations that were laid out to us in 2022.
