I don’t think the trash management system is adequate. I frequently see bags of trash piled up near the trash compactor. I also sometimes find the trash compactor full. I can’t throw away trash on those days it’s not picked up by Valet and finally, the trash compactor area often looks like a landfill with bags of trash and other household items strewn about over by the compactor. It would seem to me that additional trash management capability needs to be put in place

Overall it is a great place to live. One area of concern is that the security gates have not been repaired allowing free access to the property. This is of concern due to an increase in car break-ins being reported in Bluffton.

I it has been two months of not having my air conditioner fixed. I have repeatedly requested this is fixed. I feel very frustrated. I still have to use a portable air conditioner. Why am I overpaying for an apartment that can’t even fix an air conditioner within two months?

I love that it is a non-smoking complex. I just wish that your security gates actually worked so I would feel safer. It would also help in slowing down drivers that are in a big hurry to get in or out! Office staff and maintenance crew are lovely!

This could be an exceptional property, there are beautiful views but it has been poorly managed. Many of the issues (damage to unit by former tenants) we raised regarding our unit on move-in were never addressed even though they were brought to management's attention multiple times. It has been very frustrating to have to deal with the issues outlined above when we were so enthusiastic to move here.

I have an extremely negative opinion of One Hampton Lake and the front office management team. The recent petition signed by several residents should have provided a clean understanding of issues concerning several residents. However, the solution was to fire someone, not address and solve the issues. I will not be renewing my lease and I would never recommend One Hampton Lake Apartments to anyone.

Lived there for 9 months with mixed reviews.

My wife and I entered into a 6 month lease for a 1 bedroom 1 bath apartment while our new home was under construction. We chose One Hampton Lakes as it had a good reputation as a safe community, being the only apartment complex that is gated. ( or so we thought). We were charged 25 or 30 dollars for the automatic gate opener. The apartment was clean and somewhat updated, so we thought we made the right choice. Once in for the first month the security gates broke and were never fixed 9 months later. Our HVAC unit quit several times over the summer and into the winter months. We had over 5 repair requests in with the management company. They would send their "handy man" out to repair the unit. He would charge the Freon gas and leave. 2 weeks would go by and once again the A/ C was no longer functioning. They kept repeating that same process. I even went to the rental office to explain to them the unit obviously had a leak, and filling the system was not a repair, only a temporary measure. They refused to listen. While the staff was often friendly you could tell they really didn't care, or had no real budget to get the job done correctly. Final issue we had was an invasion of "German cock Roaches" from the outside hall way. We had to hire our own exterminators as I didn't trust the hired hand they used to treat the property. Once again we explained to the office that our building had the hard to kill German Roach variety, ( Identified by our hired professional). They needed to use a specific chemical for these stubborn roaches. Again they gave us a smile ignored us like we didn't know what we were talking about and said their exterminator would handle it. Again they did not. By the time we were about to leave for our new home, a group of tenants issued a petition for all to sign siting all the problems and issues the property managers were not taking care of. Garbage would often be found piled high next to the compactor as the compactor often broke down. The gates where still not working, add that to our experience with the roaches, and HVAC I'd say the place was extremely deficient or had no budget to keep up with the needed repairs. Either way the experience was less than pleasant for our time at a "luxury apartment. I would not recommend One Hampton Lakes to any future renters.

A4 floor plan and community are amazing

Love it here! The A4 floor-plan is the best since you have an attached garage and private interior stairs. They call the A4 a “cottage house” because it truly is. You pull in and walk up your stairs to your apartment. Very safe! Also, there are no neighbors above or below you. You only have one neighbor next to you. This makes for very quiet and peaceful living. This floor-plan also has a large screened in porch which is truly a lovely addition and a half bath for your guests. The neighborhood is safe and they host a lot of fun events, not to mention that the amenities are to die for. Great location too! You won’t regret living here.

This complex has the potential to be a beautiful place to live. Apartments are well equipped and modern. Lake setting is pretty. We as residents are encouraged to reach out to office with any concerns if they arise but when this is done there is no response. Unsure if messages are read and ignored. Read and action planned but not passed on. No idea. Multiple street lights always out creating large dark areas within complex so safety possibly a concern especially with gates that have no been operational for over 6 months. Noise from above units can be irritating if you have disrespectful neighbors.

I love living here. The lake and amenities are exceptional. Pet friendly and close to everything. Great to see food trucks coming back. The screened patios are my favorite especially this time of year. Best place in Bluffton.

Led by Manager Ms Carrie and her competent staff of Ms Chloe and Ms Morgan, we are proud of their ongoing and recent accomplishments that directly benefit the everyday living here at OHL. So, let’s added it up, great office team, landscaping, the lake, infinity pool,gym,community building, grills, location,gorgeous apartments and you have HOME!

Overall it’s been a good experience. I don’t love that you have to participate in the valet trash as I usually take my trash to the dumpster myself. Also feel the building shake when neighbors let the doors shut bc they slam shut. The outside of buildings could stand some maintenance and to be power washed.

I enjoy living here at one Hampton lake, the people are friendly, the pool is well maintained, the maintenance staff is extraordinary. Only issues I have are with people speeding, not obeying the crosswalks and stop signs, and people not cleaning up after their dogs. Overall, it’s a very nice place to live.

Nicely appointed apartments with a beautiful lake view & landscaping. Screened in balcony makes for pleasant evenings without the aggravation of insects. Nice pool side area and amenities. Wish more Multi-Family Properties did more for quality sound-proofing while building these communities but that seems to be an industry-wide issue, and not just this one, considering all of the apartments I’ve lived in. Friendly office and maintenance staff.

Since we moved in the pool has been broken many times which is not really acceptable. This is supposed to be a gated community but the gates have been broken since July. We really love the neighborhood and we really do enjoy the grounds and the apartment

Beautiful apartment home!! Exceeded my expectations. Staff is exceptional and the grounds are beautiful. I love watching the sunset over Hampton Lake. The location is great with lots of stores and businesses that are super close and convenient. This location is great for working in Savannah and is super close to Hilton Head and Beaufort.
