BEST leasing experience!

Emory was amazing to work with! I needed to move pretty quickly and she got everything done swiftly so I could move in. The whole process was smooth and stress-free. She was super friendly, responsive, and answered all of my questions. IMT is also really clean, has great amenities, and I have friends who already live here who love it too. Overall great experience, and I appreciate how seamless Emory made everything!

Roaches, Vent Odor, and Marijuana Smell

I’ve lived here for two years, but things have recently gotten really bad. It started with a recurring marijuana smell, which I’ve mentioned before. There is also a separate issue with a strong, foul odor coming from the vents that smells like a dead animal. During my first year, it wasn’t like this at all. Now there are also roaches and moths in the apartment, and it’s become a serious issue. I even found one in my bed at 5 a.m., which was extremely upsetting. This situation is unacceptable

Fixed my faucet efficiently. Also took my dryer door down to the garage and fixed it so the door wont fly open any more. I have nothing but good to say about the speed of any maintenance I have needed. It has just been minor issues

Maintenance crew is the best!

We experienced a maintenance emergency and Breion responded very quickly. He discovered the problem, resolved it and confirmed everything was working properly before leaving the unit. He brought in a dehumidifier to remove any excess moisture overnight. When he returned the next day, he checked to make sure all was well. He handled the situation quickly and professionally, keeping us updated along the way. Our maintenance team is top notch and we are very grateful.

Mediocre

IMT Galleria is strictly a middle-of-the-road apartment. If you're looking for a place to lay your head at night, in a secure building with a parking deck, then this is your place. However, if you are looking to make friends or create a great social community, I would suggest looking elsewhere. The residents are not very friendly. They claim to be pet-friendly; however, that is only if your dog weighs less than 20 lbs. Be prepared to get several emails from management warning of disciplinary actions for various reasons, but they seldom follow up with their threats. We received an email once that we could not have any dead plants, signage, or non-seasonal decor on our balconies, and only outdoor furniture was acceptable. They even set aside a day for the balcony inspection. I made sure all my planters were free of any dead plants and my balcony was clean, but I didn't have to waste my time or energy. There is one balcony in particular that has signage on it claiming it's their dog's corner, and the metal sign is obviously a permanent fixture. Also, there was a balcony/patio that housed blowups and non-seasonal paraphernalia all the time, and nothing was ever done about it. All this and not to mention the many, many balconies that had chairs, mops, brooms, and cleaning supplies always out where everyone could see. So that email obviously did not apply to certain residents. The maintenance department was really quick to answer any service calls. However, you might very well have to submit many requests for the same issue over and over again. Notorious for putting a Band-Aid on the problem rather than actually repairing the problem. I had a problem with my shower door closing, and rather than replace the shower door, they put a small latch on the door (which was an eyesore), and it never corrected the problem. In a year's time, I had to contact maintenance a minimum of three times with this problem, because the door kept opening while I was in the shower, and water would run all over the floor. I finally just gave up because I knew they were not going to actually fix it, just continue to adjust it. The office staff was top-notch. They were always kind and courteous. The issues I had with IMT were not those of the office staff. The visitor parking is a major concern. Because it is much easier for the first-floor residents to park in the visitor section than in the parking deck, it is rare that any guest has an available parking space. When I complained about this, I was told to take a picture of the vehicle, and they would have it checked out. Well...snitches get stitches, so I was not going to take individual pictures. I felt they were more than capable of investigating this issue and resolving it. Who could blame anyone for not wanting to risk their life on the parking ramp? It was the Indy 500 most of the time. I was holding my breath that I could make it out of there in 12 months without a fender bender. IMT seemed to be more concerned about the automatic arm in front of the gate rather than the numerous parking issues. We received several very unprofessional, threatening emails regarding the damage the electronic arm received from drivers. If cameras captured the folks doing the damage, then individual emails should have been sent. There are numerous open parks in the parking deck, but residents are only allowed one park per tenant. This also contributes to the guest parking issues. Allowing someone to park a second car in the parking deck could eliminate some of the parking issues, but IMT was not open to that suggestion. Lastly, Franklin is growing by leaps and bounds. Everywhere you turn, there are more and more apartment complexes being built. Considering you could rent a newer apartment with better amenities and more green space for your four-legged fur babies, for almost the same amount of money...well...you do the math. My rent would have increased $100 a month had I signed another 12-month lease. That was all the validation I needed to look elsewhere. I always felt safe. It has a beautiful pool area. The fitness center is rather small. The package concierge is a hit or miss. Many times, the delivery services would leave the items outside because they wouldn't take the time to read the detailed instructions for opening the door after hours. I had a couple of items come up missing due to this. I know I've listed many things. Some things may not matter to most people. I know when I was apartment hunting, I would have liked to have known these small issues from someone. As a whole, the IMT property management is good. I just felt that IMT Galleria wasn't the right fit for me.

Couldn’t be happier

Relocated to TN and am so happy I chose IMT at Galleria. Everyone at the front office has been wonderful to work with, especially Cevell! I was on the fence about moving here but after hearing about how much Cevell loves it here I immediately applied. The facilities are so clean and the neighborhood is calm and quiet. As a woman, the gated parking garage and key fob access makes me feel super safe. It has only been a week or so but I feel confident about my decision to live here. For the skeptics: I rarely leave reviews. But I know how difficult it is to choose somewhere to live, especially as a female. Hope this review helps!!

Nice resident & very well maintained

We love living here largely in part to how great our maintainance team is. Big shout out to Mike, Tony, & Brion. Since we've lived here they have been incredibly helpful at keeping our unit up and running regardless of the size or scale of the problem. They have been there within 24 hours of me submitting a work order and are available for bigger issues after hours whenever its been needed. Please give these guys a raise or promotion

Mike did a wonderful job with fixing the issues we had! He also installed a smart thermostat which was so helpful! He fixed our toilet and our towel rack. We are very thankful for his help. I highly recommend.

Whats with the drunk guy?

Looks well kept from the outside, great landscaping, clean building. But whats the deal with the drunk guy who is always stumbling around right outside smoking and drinking? Hes always in the road right outside this apartment getting honked at and talking to himself and inebriated, even very early in the morning. Its not a good look for this apartment

IMT at the Galleria is an A-rate Community!

We recently relocated from an apartment community that was less than 2 miles away, to IMT at the Galleria in Franklin, and we couldn’t be happier with our decision. From start to finish, everything was done with such attention to detail, care, and they were extremely professional. It is a night and day difference from where we were living, at The Landings of Brentwood, to an IMT property. Where maintenance used to take two weeks for simple repairs, this company does it less than 24 hours! Everything is extremely clean, and beautifully well kept. The staff is extremely attentive, and our apartment is absolutely beautiful. In dealing with the office staff, Elizabeth, was wonderful. She kept in touch with us almost daily, and listened to our concerns. She answered everything in a timely manner and has a way of making you feel as though they really care about their tenants. Elizabeth definitely added to our decision in moving here! We downsized from a 2-bedroom to a 1 bedroom, with ample closet space and tons of kitchen cupboards. The pricing is a little bit more, but with that you get a beautiful gym and lobby, and garage parking. We are extremely happy here and would highly recommend it to anyone who wants a place that is clean and classy.

IMT at the Galleria Review

The location of this IMT has quick access to restaurants and the highway to travel around downtown Franklin and Nashville. The only complaint my wife and I had was that our neighbor above us is heavy-footed and a drummer so that got old fast. I would still recommend it to others!

Fantastic leasing experience

Imt at the Galleria was a fantastic experience to lease from! Courtney was my leasing agent and made the whole process stress-free and seemless. She and the staff were friendly and knowledgeable about any question I had about the residence. Courtney also was very communicative and took my questions seriously. IMT also has one of the better fitness centers compared to other apartments I've been in. Amenities are great as well. A great place to live of you work in Nashville!

Pros and Cons

Pros: Maintenance team is excellent. All deserve raises for how much this entire community loves them and how reliable they are. Beautiful community, parking garage is underrated. Apartments themselves are modern and clean with good layouts. Friendly neighbors and not too loud, walls and ceilings are actually decently insulated in terms of hearing your neighbors Cons: Our pool opens later than every other apartment pool in Franklin. 80 degree days but if you so much as attempt to go sit at the pool you instantly get kicked out. Their logic is that “ice is a tripping hazard” but have no answer for why they can’t just send another email and close the pool for a day or so if the weather gets cold for a few days. Memorial Day open makes sense for northern states but NOT the south. Used to be fun events in the lobby and fun ways to meet the community and neighbors but those have all but disappeared.

The Good and The Bad

The Good: The maintenance staff here is top notch, hands down the best of any apartment I have ever lived at. Responds extremely quickly and efficiently. Bug spraying here also clearly works, have never seen a single bug in my apartment. Beautiful community, great amenities, love the package lockers, the workout room, the pool area, and the courtyard area. We have fun events sometimes and food trucks occasionally which is nice. The apartments themselves are very modern, great appliances, love the bathrooms and balconies. Residents here are a fun group, wide range of ages. The Bad: This apartment used to be a lot more dog friendly. Now it almost seems hostile towards dog owners. Our lease clearly states that dogs are not allowed in either of the courtyards and are only allowed on the perimeter of the building. This would be fine had they not just posted signs all over the perimeter of the building saying "Keep dogs off landscaping"....this hugely limits where dogs are able to go to the bathroom as they are right on the sidewalk path where dog owners typically walk. This is on top of some extremely rude and eyesore signs put up by neighbouring businesses telling dog owners to stay away because of a few bad eggs who didn't pick up after their dogs. That leaves us with the two dog parks. The grass dog park is muddy and full of holes that would break a dogs leg easily if they got the zoomies and tripped. The gravel lot smells AWFUL and also gets WAY too hot for dogs to walk on in the spring and summer, pretty much the same effect as if they walked on the road, would tear up the skin on their pads in a minute. Lastly, at this point they are just keeping the pool closed out of spite. We have had multiple weeks of 80 degree weather and they are not even attempting to get the pool ready to open up. On top of that it is absolutely ridiculous that they won't even let people simply sit down there in chairs in the sun when it has been so beautiful out. It seems like a big power trip and many residents are very upset about it, especially with the large rent increases people are getting this year. To charge that much extra per month and then refuse to allow access to one of the amenities is a little bit comical. Overall I enjoy living here but because of that I want to help make things even better. I wish there was some sort of anonymous feedback portal where residents could offer suggestions without having to post so publicly.

Maintenance Request On Time and Efficient

Tony came over to fix the shower knob. He arrived on time, with an assistant and both were very polite and professional. He ended up having to change the shower faucet. At the end he left the place as clean as I had it before. What I loved it. The job was done before I even finished my coffee, thumbs up.

When I came to Franklin to tour apartments, I was blown away with the IMT Galleria and especially with my leasing consultant, Michael Simonetti. He has been so patient, thorough, and communicative, truly going above and beyond to help me through the touring and application process. I am currently a prospective tenant, so I can't speak to the actual experience of living in this community (yet), but so far I am very impressed with the cleanliness of the apartments, the amenities, and the staff!
