Needs: remodeling, landscaping prices are high compared to other places that are a lot newer and in good locations. There are too many fees for services that a lot of residents I've talked to don't want, which are not optional, I.e. valet trash, Spectrum. Trash gets blown everywhere (and it's not picked up by maintenance) from the valet trash sitting out; and Spectrum keeps disconnecting almost every day. The location is excellent - close to parks, trails and shopping. Maintenance is pretty efficient.

ALWAYS read cost of add on! Can be costly and not advertised. Ask about after hour pool rules... can get out of control on weekends with zero response from office. Ask about roach and bug maintenance!

The property is amazing and well kept. The maintenance crews are on the ball and work quickly. There doesn't seem to be a functioning email address for questions/concerns however. I have sent a number of email that have never received a reply.

It's been just ok living here. My rent is still astronomical for a one bedroom, and despite rents around the city going down, Waters Park refused to lower mine. Unfortunately, I had other things going on where I couldn't just pick up and move at the time, but I've already locked in a place at a different complex and will be leaving sooner than later. Also, it would have been tremendously helpful if maintenance could have laid down some salt or sand before the freezing weather, but instead, our front office is too focused on having a bee keeper come to talk and hosting a yogurt bar. Needless to say, this complex doesn't have a lot of bang for its buck (as I've made sure to note online) and the change in ownership has been nothing short of terrible.

I have truly loved being part of this community, and I came back because of how much I enjoyed living here before. Unfortunately, I have been very disappointed with the lack of communication and support recently. I have sent multiple emails without receiving responses. I've also called and spoken with staff who said they would call me back, but I never received follow-up. This has been extremely frustrating. We are also being charged for Spectrum cable services that we do not use or benefit from. I do not watch cable, and I cannot even access the news or the channels I would want due to the limited package. I have requested updates and information regarding this and received no response. Additionally, there was a serious safety issue on the property when my daughter fell into a hole. No one responded when I reported it. I had to call again myself, and it was covered with rocks without any follow-up, apology, or communication. As a parent, this was very concerning and upsetting. While these concerns go unaddressed, I have noticed that fees are quickly added for small issues, which feels unfair given the lack of responsiveness to serious concerns. Even more concerning, there has been an increase in racist behavior from neighbors. My 11-year-old daughter has experienced this twice in the past year. This is completely unacceptable and deeply disturbing. Because of all of these ongoing issues, I will not be renewing my lease this year, which truly makes me sad because I once loved this community. However, the lack of communication, safety concerns, service issues, and environment no longer make it a place I feel comfortable staying.

Very safe and quiet neighborhood with a lots of parks, playgrounds and stores around. Management is awesome. Especially Daniela! Love to live here with my family. i have two kids and this area is perfect for their development

Overall, very good community that is nestled within a lot of trees. Nice walking trail. Safety concerns: tenants using grills/ storing outside their unit/patio and cars speeding. Appearance would improve even more if tenants do not hang their laundry on the patio, store junk on their patios, or leave trash outside their door.

I moved in in 2004, so lot of years in the community and I must say I do not like the trend of forcing services onto us that I do not get to choose and I do not use, but that I get charged for every month (mailbox fee, concierge trash collection). Also several of the services have reduced the quality of life in our community. Much more garbage on the property lying around and not being picked up. The security gates are hardly ever closed. The mailboxes are often vandalized. Packages are often disturbed if left on door steps. I'm disappointed in the lack of support from management.

Everyone knows the front office can make or break a community. I have found the front office to be most accommodating those times I have needed them. Maintenance staff is superb, being both quick to respond and quality of work performed. They are also very friendly when passing a resident out on the grounds.

Complex is old, dirty rusted fixtures, tiny sinks and low faucets. Grounds are pretty bare landscape wise but nice tree coverage. Staff is mostly responsive to tenant concerns and friendly. Sidewalk needed that connect back building to front ones. It's not safe to cross the bridge on foot. People drive too fast.

For the most part I've enjoyed my time at Waters Park. The community is quiet and has decent amenities and sizeable layouts. However, there have been a consistent issues with pipes and plumbing. In the past few years, I've had my kitchen sink fill with rank liquid. An issue that was "fixed" but would happen again months later. It turns out my neighbor upstairs was disposing of food down the drain and it was connected to mine. I had a corroded sprinkler leak and make a mess of my living room and ruin my carpet. My toilet runs all the time. I also had my fridge break and leak all over my kitchen and into my bedroom and when I called maintenance, no one came for two days.

It's a friendly Complex with great management and awesome maintenance team. Tucked off in the most beautiful layout feeling very private and peaceful. With a lovely pool to a dog park and disc golf course who could ask for more.

Besides the fact that this is an older apartment we found living here to be great until new management took over a year ago. The community has declined significantly in staff response to concerns. We loved Liz the past propwrty manager. Every aspect of residence has declined since she left.

It's fine - the best feature is the trail/greenbelt + dog parks. The pool is usually full of people who don't live here and the management keeps making up new services nobody asked for and charging for them. Security needs improvement. There is garbage that is strewn around and takes a long time to get cleaned up.

I have lived at waters park for over 5 years. It's very quiet and the people are very nice, the dogs are very friendly as well. The grounds are kept fairly good and mowed. Several times a month they clean off the front door area to the apartments and keep the lighting in the hallways going. The trash valet is a life saver.

Office staff and maintenance are top notch. They are quick and courteous with any issues or questions I have had since moving in last year. The property is very nice and kept tidy and clean. The area is actually pretty quiet but I have noticed that has changed a little in the past couple of months. Just started seeing some more louder people around in the parking lot that are yelling or arguing. My apartment layout is great. Lots of room but prices are starting to rise again with everything this year surrounded around the economy and whatnot. Lots of additional fees that you cannot opt out of. I don't care for the technology package they offer. You have to get it this year. I started to have more issues with my internet since switching over to it. Its slowed down alot and lots of buffering.

It's not perfect, but the maintenance team are some of the best people and seem to know most of the people who live here. The amenities are great, except the gym doesn't have free weights when the office is closed, which is not really that big of a deal. Overall it's a safe and pretty quiet community.

The walls and floors and thick so you don't really hear your neighbors which is always a plus. All the "included" amenities add up and we could do without. Insulation totally sucks and windows and doors have hardly any sealing. Really bad mold issues in the units and air ducts need extensive cleans often. Dog poop is a massive concern. Despite having dog parks, designated dog areas with trash can and free trash bags no one picks up after their dogs. It's impossible to walk outside without stepping in someones dog poop. Trash also appears to be an issue as it all over the place and then the mowers run it over further shredding it. Having our mailboxes gated is a plus though since that solved the issue of people breaking in. One less thing to worry about .

As a long term resident, I find it harder to recommend this complex to anyone looking for a solid option in Austin. They have raised prices annually more than 3% and are now priced above the market for the age and condition of the place compared to alternatives. Additionally they now have added several non optional added fees that only further over price the apartment monthly charge. They also now allow low income subsidized housing which creates additional challenges making the complex feel unsafe and unkept.

I have lived here over 5 yrs and have loved it. I am not happy that the grass is dead at the dog park and the water spicket for the dogs runs constantly, wasting water. I'm very sad that the Mgr of 20 yrs was sent to another property. She made a big difference.

These apartments are great, they feel safe, clean, and quiet. My neighbors are great and respectful of one another. The amenities are nice, there are a lot of great old trees and green spaces. Occasional need for work orders are addressed quickly. Wish I could do without the additional charges for valet trash and technology package.
