Yuck.
Terrible experience! Very beautiful floor plans but my apartment was a mess when I moved in - paint everywhere, holes in the walls, and caulking all over the place. The apt. manager was horrible and so were the office staff - couldn't seem to get me my water bill. I wrote my rent check for $1 OVER my rent and they send it back and tried to charge me late fees!

Great Place, sad to leave
Place has been great overall. I've had some parking problems, but I do see open parking spots near other buildings. Grounds are beautiful. Apartments are clean, I've never had problems with pet droppings...I tend to walk on the sidewalks though. <br><br>I wanted to move to a top floor unit that is bigger, my upstairs neighbor keeps strange hours and I think there's either aerobics or kickboxing classes going on or they're keeping a herd of elephants up there. <br><br>As for the staff, I've only had one maintenance request in the year I've been here, it was taken care of in one day. Office staff has been great. Everyone is at the least, professional. Couple of people have mentioned Christina. She is a gem. She seems genuinely happy to help you. She made leaving the complex hard, I know it will be unlikely to find someone like her at another complex. <br><br>I wanted to get a top floor place that was bigger than what I was in, but the pricing just didn't keep in line with what I was seeing else where.

Very good experience, happy home!
Living at Waters Park has been the best move I could have made. The office staff has always been very friendly, and proactive to assist in any way possible. Christina is overall the most pleasant person to deal with. Penny is great as well, just havent had alot of interaction with her. Parking is fair. Gets crowded at times. Maintenance has never been an issue. If there had been a problem, they were always punctual about fixing it, and doing it correctly. Some cosmetic issues are needed on outside of my building, but that is not affecting me directly. At times have heard downstairs neighbors slamming doors, that has shook my whole apt. But overall I am very happy here and fully intend to resign my lease. Thank you!!!!

I moved here to Waters Park in the middle of the summer, and I can vouch for the fair amount of inefficiency of these apartments. My electricity bill for a large one bedroom is rather high(about the same as my previous 3/1 house), but not outrageous by any means. There are many animals here, but none that I have seen to be obtrusive.<br><br>I beg to differ about the management staff. Christina is great. She not only remembered who I was months after moving in, but she still had the great charm and excitedness she had when I signed the lease over 6 months ago.<br><br>Rent is a little on the pricey side, but nothing completely unreasonable. I would normally expect a slightly nicer apartment for the price I am paying. Parking toward the front of the complex is a little scarce for visitors, but I am fine with it.<br><br>I never hear any noise from my immediate neighbor, but the ceilings/floors are rather thin and I can hear people walking above me.<br><br>Maintenance is prompt.

Rent here if you can.
Me and my two room mates lived here for a 6 month lease. After those 6 months, we decided we could probably find better and closer to our work in Round Rock. BIG MISTAKE!<br>We chose to rent at Mansions on the Green,(do not for your own sake and sanity move to them, just FYI) which was perfect bc it's right next to the hospital where me and one of my room mates work at. I would give ANYTHING to go back to Waters Park. The rent is a little high, but not bad at all and totally worth it. The apartments are nice and pretty good-sized. The balcony that we had was awesome and HUGE. The only thing about the apt. itself I didn't like was that the thrid room was a little on the small side, but everything else kitchen,living room, other bedrooms, everything was great. I agree with some of the other comments, the front office staff was a little rude sometimes and they annoyed me too, but overall not bad enough to keep me from wishing I was still there. Nice looking ground, very pet-friendly, and close to alot of stuff. Go for it!

Nice Place
So far I love it. The office people are very friendly and helpful, even though I was late on some rent, they try to help you intstead of making you feel like a moron. All of my neighbors are very friendly and welcomeing. I have really enjoyed my stay, if I didnt work so far south I wold definately be staying. I think the prices are not too high and they are always willing to work with you. If definately is pet friendly, which is nice, considering alot of apartments won't except pets or charge pet rent. As for noise, not to bad the occasional noise from stomping,but if you live in apartments you should expect some noise. Waters Park is a great place to live.

We like living here.
I have lived at Water's Park for almost a year. Of course, management was very nice when I signed the lease (who isn't going to be?). I have continued to have no problem them thus far. They were actually very helpful and understanding when I wanted to move from a one bedroom to a two bedroom and I hadn't lived here the minimum 6 months to transfer. I got a good deal on the one bedroom and an even better deal on two bedroom. Everyone is amazed at how much our rent is for a good sized apartment that actually fits all of our bedroom furniture. Christina has been especially nice to us. Staff is sometimes busy but it is not a problem. Any problem we've had, they have come to fix it the same day or the next. Parking was awesome at one time because only 3 of the 6 apartments on our side of the building were occupied. Now they all are and I'd say parking is not bad. Walls are thin. The view from the balcony is great. Overall, we like living here.

nice place
Contrary to the earlier reviews, Waters Park is a nice place to live. The construction is fairly new, and when we moved in our apt was sparkling clean. We have only had two or three maintenance issues since we moved in, and they were taken care of the next day. The maintenance staff is very friendly.....they go out of their way to make you happy. The walls can be a little thin, but that is part of apt living! <br> <br>Overall, I would recommmed this apt. It is a nicely maintained community.

Not so good.
I have been living in Waters Park for several months now, and so far I regret my decision to move in here. <br> <br>It is overpriced, but I hoped that I would get my money worth. I was wrong. <br> <br>Apartments are neither 100% clean nor comfortable. <br> <br>Management is very unattentive (example,-took 4 phone calls and 3 visits to the office trying to solve a simple billing problem that was their fault in the first place and still is not fixed by the way) and even was rude when I was renting the apartment. That should have been a warning sign, but I disregarded it. <br> <br>Too many dogs and cats. This seems like a pet friendly apartment, but if you are not cat or dog person, look elsewhere. Otherwise your risk of stepping into something greatly increases if you live here. <br> <br>Walls are too thin. People complain on noise. <br> <br>Conclusion,- you can get a better deal for the same money. <br> <br>

nice and quiet
My experiences here have been nothing but good. The staff is always very friendly, and they were willing to work with me when I was hospitalized and out of work. Only once in a year have I had to park in a spot that wasn't right in front of my building, and that's only because someone in my building threw a party. It's very quiet, not like other places I've been to where someone is playing loud music at all hours of the night. As far as safety goes, the gate was out once when some drunk crashed into it, but was fixed within the same week. I've never had a door to door salesman, or a senseless ad on my door.

You decide..........
With every apartment complex, Waters Park is NOT an exception to the rule that there are good and bad things with every complex. However, it usually does take time to figure out what those good and bad things are. Therefore, this review it to those who are trying to make a well informed decision about where they are going to live. <br> <br>First of all, EVERYONE has a dog here, if not two or three. As a dog owner myself, I find no problems with this other than the fact that it was somewhat annoying to run into five or six different dogs while trying to walk my dog. If you don´t like animals, I strongly suggest that you do not live here. Also, they appear to have no breed restrictions. Also an owner of a dog who is considered by most apartment complexes as a "lad" (large agressive dog), I was pleased that I could find a place where I would be welcomed with my dog. The only bad thing about this was the fact that there are many breeds that are considered "agressive" that live here, and having to many of them in one place can sometimes spell a recipe for disaster. NEVER walk your dog without a leash here, simply for your safety and theirs. There are dogs that live here that might harm them if given the chance. This complex should definitely have a "doggie park" like many other complexes do. There is plenty of space, especially in the lower part of the apartment complex, behind the baseball park. There is no reason why this area couldn´t be converted into a pet park. Also, they threaten to fine you for not picking up after your pet. However, they don´t provide any type of pet station with baggies to do so. You have to bring your own materials, so be prepared. <br> <br>In regards to the apartment itself, it was in fairly good condition, other than the fact that it was aging and needed some updating. CHECK your air filters! We bought our own filters and replaced them ourselves. The original one that we took out was simply disgusting. You don´t want to be breathing in what was in that filter. Bugs were also a major problem. They do have an exterminator, but you must call the office and have them come out. Too many rolly pollys and spiders found their way into our apartment due to living in the "greenbelt" setting. Due to this greenbelt living, we always has a dirty patio that had mudjackets flying around it. The maintenance men came to remove their mud mounds on our patio, but that was it. There was no spraying, and they generally acted like it was no big deal. We also had a black mold problem. The office did handle this promptly, although it was a little scary to find it. The air condition/heating unit needed some work, as we had to use our emergency heat often, which is more expensive. The maintenance crew never seemed to figure out what the major problem was. These apartments are NOT energy efficent, therefore the utility bills are very high. Overall, the apartment needed some much needed updating. <br> <br>Other loose ends include: dirty pools in the summer, especially the one that is located in the back of the apartment complex, some problems with crimes involving cars and break-ins, and kids having parties in their apartments late into the night. Traffic is horrible in the morning, good luck trying to get out alive. Management has their good and bad days. A little rude and stand-offish at times, helpful some other times. We were not responsible for any fines at the end of our lease, but we spent several days cleaning and repairing minor things so we would not be charged. <br> <br>Overall, tenants have many choices in complexes to choose from. Most people choose this complex for the pet-friendliness and its location. This probably remains its highest assets. However, the rent and the deposits remain high. If you have a animal that most complexes accept, and don´t mind driving a little more, I would advise choosing another apartment complex that is newer and more energy efficient.

I HATE EVERYTHING ABOUT WATERS PARK
Oh my gosh where do I start. Okay so we move in and every dam leasing agent is glowing when they see you bring in a money order for a deposit..(like all apartments) So we continue to sign the lease. We get to our apartment and go to the balcony to enjoy the view and there was somewhat of a stencile spray painted on the walls. then we go and inspect everything with our form and there was a couple of issues. The main one was our safety. The balcony sliding door appears locked but really never locked and ther was a back door that lead to our balcony from the stairs and that wouldn´t lock. It was also out of alignment so there was air and rain that seapped through! So anyone could really enter from the back and harm our safety, our family, our KIDS and our goods. So we let them know by calling and they said that they would handle it ASAP. After numerous calls we find out that Debbie had not filled out the proper forms therefore there was never any process in place to rectify the situation. So we started all over again. It was still never fixed! Secondly, one of our neighbors in the same building had left trash outside of their door one day. Everyone in the same building gets charged a 25 fee for trash by the door because they did not know who did it! So we argue with it and PENNY the manager tells us that "we should all work together to helpp keep the property clean!" If i wanted to be a maintenance man I would have applied.... <br>So we decide to move out and ask them specifically to let us know what has to be done and what has to be paid to have our records still clean... and we were told the reletting fee would be fine after they inspect the apartment. So they give us the deadline moveout date. Which was GREAT! So were moving out and PENNY comes in and says that all of our stuff has to be out now...it was raining and cold, and we were moving out but they never gave us a deadline TIME! And all she could say was "we dont have to give you a specific time!" So we take all our stuff out in the rain and were forced to leave it by the curb while we go back in forth to our new home. We return for the last round and everything is soaked. So we try to go into the apartment one last time to make sure we didn´t leave anything and the locks are changed! So later , come to find out we receive a $3,065.00 charge for no clean up and a rolls of tisse that was left in the restrooms on the holder and a rag theat we left because of the slidding door leaks, that they never fixed. So we got charged for stupid things in the end and then when we call their management, all he says is "I have worked with PENNY for years, that´s not in her character!" What a crock of SH***! So now we´re living happily with one exception waters Park shows on our credit now. If that is the price we have to pay to get away from rude, uncoorporative,inpatient, inconsiderate, petty, mean humans then that is fine. We´re not paying them a dime!!!! We hate Waters Park and have already prevented 6 of our friends from moving in, and we´re still going. One of my manager here at work live there and his plans are hilarious! The greatest gift from moving out of there was when are 7 year old said "daddy do we still have to give that lady your money when someone could have got us through the back door?" My wife and I smiled and said "no sweetie she gets none of our money NO MORE!" It was great she replied with "good! she wouldn´t like it if someone came to her 2nd floor apartment to got her for all the bad things she has done to us!" Kids say the darndest things...but their not stupid!

Good place to live, but pricey
Husband works at a nearby tech company, and this apartment takes care of all of our needs. Many of the units overlook the green belt, and though close to Mo Pac, road noise is minimal due to good planning and layout. The actual rent is a little higher than either of us would have liked, but decided that it was worth it to be close to his work and have all of the amenities (grocery store, restaraunts, etc) so close. <br> <br>The management must have changed since many of these reviews were written, because our experience with the management has been positive overall. They´ve been very friendly and helpful, getting most problems fixed the same day they are reported. They keep very accessable office hours, going to lunch in shifts so that it is always open when stated. <br> <br>Pools are generally kept well, and have BBQ grills available for tenants to use, and are always functional. The fitness center is way below expectations though, so don´t move here if that´s the kind of thing you want. <br> <br>The complex is relatively quiet, and most of the tenants are younger tech workers (20s & 30s), but several have larger dogs with a tendency to bark at random hours. Pet waste on the grounds, however, is minimal, much better than expected. <br> <br>Over all a great place to live, I would recommend it to others without hesitation.

Quiet, little expensive
I´ve lived here for some time now and have had a pleasant experience overall. The maintainance crew is very friendly and responsive. Rent is a bit more than it should be. A big minus is the mail room. I´ve had parcels stolen from there by other tenants. Also, the tenants race through the parking lot like it´s the indy 500. Ive seriously contemplated buying a checkered flag! Nothing a few really nasty speed bumps wouldn´t fix. Convenient location.

Terrible experience
Horrible management...inept in every way. It took 6 months for them to fix our leaky roof...we had to use pots and pans to catch the water. Upon moveout they kept our $300 deposit and charged us $600 more dollars for unspecified "damages." Nearly 7 months later I received an electricity bill upon which they had been using my name. Almost $300 in charges were incurred.

Management SUX!
I loved living at Waters Park, the other tenants were great and friendly. The ONLY reason I moved out was because of the management staff and the front desk staff, they were constantly rude to me, the manager made me feel like I was still living at home with my parents having one of the maintentance men that lived on site, spy on me and my guests. I feel like they violated my privacy and pick out the "younger" people to watch. There are hours at the pool, but kids out there running around screaming don´t get told a thing, but yet you have a couple of friends around the pool at night and you are "trespassing" If the complete staff in the front were to be replaced, you´d have much happy tenants. The only staff that I had anything nice to talk about to were two of the maintantence men, they were the greatest guys, and talked to you like you were a person, not a child. Seriously, if you are thinking about moving into these apartments, REMEMBER, the front staff puts on an act to get you to sign and then they turn on you. Oh yeah, and the so- called business center is always broken, no paper, no ink for the printer, internet is down. None the less, not an ammenity that they should even advertise. It is false advirtisment.

some pros and cons
I have lived slightly over one year and kind of like this apartment just a little bit. Since one of outstanding managements has left in May, there were some complains but they still create decent work. Very quite mostly. I mean, I have a neighbor, vacuuming at 3:00AM. The other neighbor has two huge dogs, barking at 2:00AM. Trains pass by frequently and wake you up on the Saturday and Sunday morning. Traffic jam in the morning at the entrance is one of the worst and horrible. Very clean apartment, though. Not small but Not big. It was a very good aparment when I moved but, I think, the quality went down real quick because of residents and environment, not aparment itself. Definately It is not worth to pay that high rent. I am staying here because it takes only five minutes to my work. <br>

Outstanding Service and exceptional location.
I have had the great pleasure of living here at Water´s Park going into my third year. The staff, both in the front office and the maintenance, as well as management are well beyond the expected service that I require. The ability to pay rent and make maintenance request online is convenient. I have just signed my third lease here and am very happy to do so, I shopped many places, over 20, and I always come back. the price is not the cheapest, however the service well makes up for it. The location is convenient to MOPAC and I35. It is a very quiet and peaceful atmosphere. If you are looking for a place to live I recommend checking out Water´s Park.

Sucks
This place is a crap hole. The management Team is a bunch of air head -------. We currently have a short bus parked in our perking lot that is full of hippies camping out. Not real sure why?? I hate this place wish we would never moved in.

Nothing but Praise
I have lived here for nearly a year now, and feel lucky to have found the place. The rooms are quite spacious, and the maintenance is great. The complex is quite charming to drive through, especially the bridge area. Management has been nothing but SUPERB. I wish I didn´t have to move, or that I could take them with me to my new apartment. They are the most outgoing management team I have ever encountered. If you are looking for a comfortable place to live, and a management and maintenance team that will accomodate any need, then look no further.

Look for 3 Bedrooms in Austin?
We just renewed our rent. <br>We only found one other place "Oak Hollow" that offers 3 bedrooms with two drawbacks: they are all occupied and old. <br> <br>Actually, 3 bedrooms are rare in Austin. <br> <br>Waters Park is quite far from downtown and it´s right, it´s very difficult to get into the traffic at rush hours. Nevertheless, we always find some friendly drivers. <br> <br>Management is a kind of special. They change a lot! I guess the situation is improving. <br> <br>Maintenance is great. That´s the priority. But don´t think they are your slaves either. <br> <br>The only black hole is the so-called business center. There is always something wrong: printer, Internet access, copier, even lack of letter-format paper. <br> <br>We appreciate their free video and DVD service. <br> <br>In one word, take the best and forget the worst.

Nice Place with Inept Management
The complex is the standard apartment complex -nothing to write home about. The management is the reason I am getting out of this place. Of the few places I have lived in Austin, the manager of this complex is the most un-professional and inept. The manager has a knack for completely dimissing my concerns and issues - definately not a quality of customer service. Another concern with living in this complex is the ability to get out. The exit is on Parmer Lane. Trying to go West on Parmer Lane in morning rush hour is a total nightmare. Going East is not the easiest either - you have to rely on someone to let you into traffic. In other words, leave a little early.

Move there only if the price is right...
After looking at the whole list of attributes that this site uses to judge an apartment, I guess this place is mostly a good and safe place to live at. I do give a couple of low scores and I´ll elaborate here. <br><br> <br><br>Noise: I live in a 3rd floor (top level) apt so I don´t get to hear someone on top of me but my downstairs neighboor has told us that they can hear lots of loud noises, really loud noises that turn out to be our disposal or our vacuum cleaner. So ceilings and floors are THIN. Now, I´ve never heard anything from our side neighboor and they´ve never heard our dog barking so I´d say that those walls are fairly private. <br><br> <br><br>Front office: I think that if the maintenance guys gets your request from the office people promptly and correctly (including the right apt #), they are very responsive. The office has dropped the ball on various request for info and maintenance requests. They laughed and made it seem like we were dumb when we questioned our water bill being in the $50-$70 range. Of course when pressed they couldn´t explain exactly how your billed (the rate) and why the water usage was overlapping from month to month. They just don´t seem to be out to satisfy their customers.
