Nice residence had no issues. many community events. Staff is cordial and works toward helping out in case of is located to many schools in the area. We like living there and we feel safe there.

It has been okay. Not the best. There's been so many changes and charges getting added on. I have never used the parcel locker because the deliveries are to my door. There's about 3-4 different water charges. The valet trash is cool but not worth $25 when I can walk to the MANY dumpsters and that are available for us. No communication from management when something is changing to our accounts. Bugs are an issue for my apartment.

It has been ok, but the additional monthly fees on top of rent are high and frustrating. The office doesn't always maintain the best communication, but it's clear the community director cares about residents.

Overall our stay has been a pleasant experience and we are happy with our decision to move here. However we have noticed recently that some minor issues have presented themselves. It is hard to figure out when the mandatory valley trash pick up time is. In my building our neighbors leave the garbage out expecting pick up and it will be there for days before someone can pick it up. There has also been an issue of vehicles on the property taking up multiple parking spots. There is limited parking around some of the buildings and it can be frustrating when residents or visitors take up multiple parking spots and nothing is done about it. Overall we feel the community is safe, however there was an incident where broken glass was in a parking spots. It looked like someone might have broken into a vehicle.

so far great, we loved the community so far. Its been 6 months we moved in, no severe issues, minor issues faced were immediately rectified by the management. Leasing office guys are always helpful when needed. Kudos to staff who maintain the premises.

It used to be pretty good but with the new owners it has really gone downhill. I've been in the complex since 2011 and in this apartment since 2017. There are now all kinds of hidden fees, the rent is over priced, the maintenance of the grounds has diminished and the price of rent has gone too high. Most of all I can't get a response from the office on anything. I had to call and harass them to get my last renewal. Now as I'm trying to pay extra for a covered parking spot after an email, two phone calls and a trip to the office to find only one person working who had only been there 2 days I still have no response from the management. This will likely be my last year here after 14 years at this complex.

The community attracted me because of the lack of required add-ons. Management changed shortly after I moved in. Now it's always something here. Police have been here several times in the last few months where previously they had not. Beer cans and cigarette butts are found consistently. Management is always asking for things they already have. It seems that this property is becoming the equivalent of a section 8 property. Anything goes. Neighbors are not held accountable for noise or anything else unless it suits management. It is difficult to get a maintenance request completed. Long term residents are moving rapidly out and management claims it's because people are losing jobs and buying houses. Hmmm. That's odd. Wild animals roam rampantly and no ones seems to care. These buildings are settling and need constant care. Yet the solution to retain quality renters is to force services on them. Again. Hmmm.

Community is well kept and has decent amenities: club house, bbq pits, 2 pools, 2 dog parks, and even a playground for the little ones. This community is gated,, and is safe from crime. Residents here are friendly. The apartments are well kept, and the maintenance team is extremely responsive, helpful, and courteous.

Waterspark Apartments is a lovely place to live. It's a mostly quiet neighborhood, conveniently located close to a few major highways which helps getting around Austin. There are grocery stores and schools nearby, as well as a lovely park down the road, as well as public library. And it is a very walk friendly neighborhood.

The community is nice and helpful. The area is clean, beautiful and very green. 2 swimming pool but small and sometimes not clean. The gym is a bit little too small. I like living here and don't regret my choice.

Outstanding manger & staff. Liz & Reed are exceptional, very professional and very friendly such personalities are a great asset to the Community & residents, their motto is to help & maintenance & parking kept maintained daily. I do thank them for such outstanding job.

So far this community has been great. The only issues we have are how often the gate is broken and we also wish that the hallways would be power washed sometimes. The pool is often dirty and only one of the bbqs works properly. We love the disc golf course and walking paths

The neighbours are nice friendly and it feels safe here. Only i have 2 concerns. For the valet trash service we need to pay $35.00 it's damn ridiculous and you guys don't want to listen to your tenants it's very sad. Now also you guys want us to get the new spectrum service without hearing from us tenants feedback. It's ridiculous. Us tenants need to have a say it's not fair. I was trying to go swim in the pool by building 22 the other day and I saw a birthday party happening it's very unacceptable to see kids and adults eating lollipops inside the pool and throwing the trash in the pool. This is soooo unacceptable. I am not against birthday parties by the pool but you need to make the pool rules very strict and firm and everyone needs to follow the rules if not you can ask their birthday parties elsewhere. Hope to see some changes

The valet trash situation has made the apartments a lot more dirty. My neighbor has spilt over food that he's just left to rot on his porch for a week. Smelly liquid stains everywhere. Nobody brings their cans in, making a lot more tacky looking. Trails littered pretty bad too. This is a new development, starting about 5 months ago.

Black mold in ALL the walls due to sub-par building materials when complex was built. They used stucco that was only meant to cover brick, but applied to to plywood. Stucco soaks in water causing the plywood to rot, mold and invite termites. Leaking rain gutters, maintenance covers up the problems and does not actually fix them.

Waterspark is a fantastic apartment, at a reasonable price, in a safe neighborhood. It was built in the 90s, but that was that i wanted. I am not a fan of these new construction apartments. Most important of all, the staff cares about the well being of the residents. Most of the time, my maintenance repairs happen within 24-48 hours after i request a work order.

I love the convenient location and how the property is surrounded by woods, creek and greenery. Love to walk in the safe neighborhood close to the property. The staff are quick at fixing any maintenance needs. Not a fan of valet trash service and neighbors smoking weed at 7am on weekdays and neighbors tossing their cigarettes trash on the breezeways.

Very comfortable for our age group, with the exception of sirens. Kind of careful because of homeless at the Parmer Bridge. Noisy cars racing on Parmer late at night. But we do enjoy our daily walks . .

Great 95 percent. The two years of bad weather seemed to have affected the quality of services. But that was to be expected. However it seems it is taking the property a long time to recover, hence the sale of the property I assume.

Work order was done quickly and efficiently, had no more problems with dishwasher and maintenance stafff were super courteous and professional. Had no more problems with my dishwasher and was very satisfied with everything.

I love this community, I've lived here 2 years and this area feels like a garden in the middle of Austin. Mopac is really convenient from the front gate. The grills by the pool are amazing. They have two dog parks and my neighbors are pretty cool.

I've never had any real issues at this complex. Overall the grounds are kept clean, service requests are completed in a timely fashion, and the residents are quiet and respectful of each other. The only time there was really an issue was when a winter storm affected not only this complex but the state as well. The infrastructure wasn't built to handle weather like that.
