Love the location. I'm not impressed with the fact that the new owners have claimed this is an affordable living complex, but yet added required "Amenity" fees for things like pet rent (event though paid a pet deposit for a cat) Trash valet which spills trash all over the apartment complex, and a Tech package that I would not use in normal situations. My rent is "Market Value" yet may appliances are from 1993, except my refrigerator which they were forced to replace. I still love this complex, just not happy with the new "Amenities."

The community is very nice, everyone is friendly neighbors wise. My kids love that there is alot of families here so they have made lots of connections. As for staff can be a little disregarding, ive noticed they tend to profile a little against certain individuals, Depending on who is up in the front office. Maintenance is good but took a few times requesting to get exactly what I needed fixed. The complex it self is nice , a little older then what it is perceived as but is kept up with pretty well but the pools could use some tending to. Especially with all the maquitos makes it hard to enjoy but overall have enjoyed my stay in the community.

We're forced to pay for valet trash and special mail boxes I don't use. Also, the deposit for having a dog is too much so I can't even have a dog. The hiking trail, which I love is not kept up. There's erosion in many places and dead branches hanging in the path. People allow their dogs to poop on the trail and they don't clean it up.

My home although it is an apartment. It is a great community. Well-maintained by Justin, Steve, Tyrone & Omar + Well managed by Liz, assistant Mgr, Daniela & Tye. All are approachable, knowledgeable and helpful. The community is clean, safe even with the normal day-to-day neighborhood noise. The upgrades in the office are AWEsome, neighbors are respectful of each other, and the events are welcomed.

Great community! Very safe and well kept. I like it here. Don't ever here of any break ins or cars being vandalized. The people/ neighbors are friendly. If anything breaks down it's quickly fixed I've been living here 5+ years. Wow how time flies.

It was previously quite enjoyable to live here but in the past year they have been adding mandatory monthly fees on top of rent such as Trash Valet for $25 and Mail Locker for $15. These are services I do not need or use and should be part of the rent. It's quite annoying.

I'm afraid the last two years my experience at Water's Park has gone down, especially since the change in ownership. I was very distressed to hear about the closing of the apartment laundromat, as I was quite fond of how convenient it was. Furthermore, I was quite annoyed when I learned that everyone in the complex would now have to pay for a non-optional trash pick-up service. I can understand if someone who doesn't have an apartment near one of the dumpsters would like this feature, but for the rest of us it's making us pay for a service we don't use most of if not all the time. The same goes for the internet and cable package. I personally don't use cable and already subscribe to a number of streaming services, and when I did check out Spectrum's cable and streaming service I found it below par and not worth the extra cost in my rent. I'm sorry to say that all of this has resulted in my overall satisfaction in the apartment complex to go down considerably, especially when I initially considered Water's Park to be the best place I've ever lived in since moving out of my family home. I will admit, I'm pleased with the fitness center's renovation, but it's still a long way between closing down such a useful and OPTIONAL service and forcing two NON-OPTIONAL packages on us.

Since you asked, the BBQ pit closer to the back of the complex is quite old, the electric "light" button doesn't work (should start the fire) and is very dirty. It would be great if that could be replaced with a new one. Thank you

I have been very happy with my apt. and the office staff, especially Liz the complex office Manager. They answer any and all questions I may have. The prop. Maintenance dept. is friendly, professional, and completes work order in a timely manner. Very happy on all points. Great job and thanks!

Decent until the new ownership. Pools often dirty, and lower-class people lacking common courtesy for others (noise) have moved in. Property not kept as it was before. The Austin Energy hot water heater regulator often leaves me w/ barely warm water most of the time. Even when it's "hot" I still can't run an actual hot bath to soak in. Lukewarm at best, which defeats the purpose... One of the renting points to begin with was the oversized tub so I can soak for my spinal injuries.

This apartment is a mixed bag for me. Pros include great floor plans, good natural light in the units, nicely maintained green spaces. The pools are small but always clean. I wish we had hot tubs! The dog parks are nice. Most neighbors are kind and respectful. The grounds keeper and maintenance staff seem nice and mostly competent. The cons are typical of a lot of apartments- there's dog poop everywhere and the administrative side of things can be really bad. From signing ny original lease to the 2 times I renewed my lease, I practically had the beg them to send me my lease on time and pick up my keys on time. They are so not on top of it. There's been a lot of turn over in the office since I started living here and none of them have it together, even when they seem really nice.

For the most part I have had a very good experience with this apartment complex. The rent has been fair and they have done all they can to accommodate me. They are refitting the party room and I hope it will be more accessible to the residents. Overall though I am very happy to be here.

Quiet, surrounded by trees, yet close to major roads and the domain. I love the attached garage and hardwood floors. Maintenance is quick to respond to any issues. The community is kind and quiet and always a fun group of dog lovers at the dog parks.

i love this apartment complex it's in a good location 5 mins from where i work so every convenient to i think so and unit itself is so nice especially the balcony one of my favorite spots in my apartment and the parking is not bad at all and no loud or weird and suspicious neighbors very quiet and nice neighbors

For the most part I have been very happy here, however when the new owners took over, this place has gone downhill. New fees and mandatory paid "services" no one asked for or wants with no option to opt out. Maintenance is friendly, fast, and great, but office management is lacking. Management tries to build community through little events but never meaningfully addresses valid community concerns.

Waterspark apartments is a serene, calm and nice community. Maintenance staff and the leasing office management is so kind and supportive. 2 swimming pool with 2 dog Park and walking trail around the community is so relaxing. I recommend this place ..

I have had great experiences with maintenance. They have been very helpful. Management has been an extremely poor experience. They have not being easy to work with and have honestly been extremely disrespectful. I have had rats multiple times and had to take things into my own hands yet nothing was done AND I was not compensated. I am paying significantly more than I should be and there was no negotiation or compromise. Hence why I am leaving and will never return.

I love the area that our apartment is set in. It is right off the green belt so it's quiet lots of nature disc golf course and is easy to access grocery stores small shopping and any medical needs are close by.

14 years of satisfaction. Staff has always been responsive to my needs. Manager has provided necessary stability whenever necessary, all maintenance request have been fulfilled promptly and satisfactory. The landscaping is always been top notch

At lease renewal expenses went up $150/mo. Not fair. I pay for trash pick up yet there is no trash pick up. I pay for Spectrum TV. Just junk! No sports! City charges clean up, no clean up from city. Otherwise ok.

The issue I have is are the various fees that are added, I'm forced pay $13 for a storage locker I never use, I'm forced to pay $25 for "valet trash" pickup and all they do is place my trash in the same dumpster next to my building. Then another $8.81 fro "Trash".

The first time I came to live in this community was in 2015 and since then I loved this place. I had to move to another community near here but I returned to this community in 2022. And since then I have been back here. I love this community. It is very cozy and very quiet. Everything is there, the supermarket is very close. I love living here.

You Have Better Choices - Even If You Are Income Restricted
RUN, RUN as fast as you can!!! This community is not what it appears. My experience has been extremely negative. Sure, you get a structure still standing to live in, but for how long? Sure, you get approved pretty easily, but at what cost later? Management will accuse you of things that are not your fault. They will charge you for every penny they can squeeze from you. Did I really need you to get internet service for me? How many water charges do you need from me? Parcel locker? Do people actually use those? I don't. I am capable of setting my deliveries appropriately. Trash valet? Seriously? Are people that lazy? Again, this is my experience and not just lip service. Trying to speak with someone at the office about anything is senseless. I've requested a meeting with the apartment manager several times to discuss my concerns and the office staff treat me as if I am a peasant unworthy of having an adult conversation. I've been talked down to, disrespected, treated like I am being targeted, and I could really go on. I am sick of being accused of being incompetent and living as if I live in a third world country. In my opinion, NO ONE should be subjected to this nonsense. I've attempted to submit work orders and it's true that they show up, but I'd think electrical concerns and a cracked tub are priority items. The plumbing here is always suffering the effects of lack of updates and proper maintenance. The office staff even sent out an email stating that due to aging infrastructure, you shouldn't use the toilet or water as you need. Instead, be gentle with these things. For example, limit your water consumption so you don't break it - AGAIN. Don't put your toilet tissue in the toilet, else you may cause us to spend money on plumbing - AGAIN. Where does the money go? They are quick to charge you for "perks" of living here and even raising the costs of these "perks" but really, where does the money go if no one is maintaining the property. My building is showing signs of literally sinking. Now, let's talk about the property in general. Is the location convenient? Sure. Is it worth the hassle of poor treatment and lack of healthy living? No. The grounds were well-maintained when I moved in a few years ago. Now, you're lucky if you are not stepping over trash and cigarettes. This property has migrated to income assistance - aka --------- living. The sub-standard living is definitely not for me. In my opinion, the health and safety of residents is important. I really don't understand how HUD has not come in here and seriously shut this place down - or the health inspector. Pest control? Psht. They charge you but interestingly enough, I witnessed one instance in my years here of the guy showing up once and commenting about he comes out only by request. Hmmm. Is it illegal to charge for something you are not getting? Also, the pet park. Every week I hear someone talk about a pet getting sick from that thing. I, also, hear people speaking of pets getting sick in the general complex. Save your fur babies!!! Choose someplace that invests in the community instead of distracting you from it. Come on, how can that be? You can spend money on events to keep people distracted from the quality of life issues but you can't spend the rent money on infrastructure issues? One thing that I can share with confidence is that when you decide to move out of here, you will be penalized to the max. They will tell you that all of the concerns you've tried to address are surely an effect of your living in their perfect apartment. Save yourself the trouble unless you are okay with subpar living in an apartment community with failing infrastructure and accusatory office staff. Wolf in sheep's clothing for sure. If you are the person (I'm not judging) who is unaware of the issues with this type of living, then you will be perfectly happy here. Best wishes to you. How far are you willing to let this apartment complex go down before taking these reviews seriously AMP? Those good reviews are not your golden goose. People are seriously suffering here and NO ONE is paying attention. At the very least, you need to respond at a higher level than your apartment manager - and with more than a generic statement.

My experience with my apartment Complex is Amazing I'm just loving every moment here at Bridge At Waters Park so peaceful here in my apartment #2436 everytime I put in a work order the managers they make sure its completed Mr.Reed.Mrs.Liz and Mrs.Rochelle yall has been very understanding . and kind to me and I Truely do thank yall so much keep doing what yall are doing. I have really liked my time here. The grounds are great, the amenities are great and the place is well-kept and quite. It's the first place I've lived at where the maintenance and front office take care of me. That being said: My only complaint is the constantly changing rent. This will probably be my last year because of the hidden fees that are added each year that is making this place unaffordable for me.
