Love the dog parks!
While viewing this beautiful property we looked at dog parks. We have a dog and these are a great plus. The outdoor amenities checked off all our our boxes. We are coming back and leasing. The office staff was very nice.

Love this place!!
I’ve been here for two years and it’s been great! Very refreshing amount of space and privacy compared to other complexes. My pups have never been happier and my one bedroom itself is very big for the price!

Beautiful views and Super Friendly Staff
We have been living at Waters Park for 3 years now and love living here! My apartment is a great size with a beautiful green view, even see deer come out. The staff is always so friendly and quick to help me with any work orders. I couldn’t recommend this apartment community enough!

Best place I’ve looked at
Wanted to give a review because I thought Brandon did such a great job at describing everything the apartments had to offer and was very thorough! The staff definitely looks and is much nicer then other apartments I have looked at.

Love my sanctuary
I am very happy with my apartment, my home… between my apartment and my dogs, I am happy I chose waters park. Like everywhere else, what matters is location location location. Hop, skip and a jump from Austin and the domain

Living in the woods
So close to downtown and the domain yet, we are in the woods! I have lived here for 3 years and can tell you I’m not moving. Management has limited how much renewals can increase and I have shopped around! New leases are being raised at market rate. They VALUE loyalty.

Very Very Good
I’ve lived at Waters Park on 2 separate occasions and each time has been great! Though it’s a older property it’s well kept and quiet. I love the location and access to MoPac as I work @ The Domain I love the office staff And maintenance is timely and good! WP is nice place to live!

Wonderful Staff!
Looking to relocate so we went on a tour of the property and it was beautiful! The staff was excellent and very friendly. Rooms are spacious which is exactly what we needed and we really enjoyed the scenery.

I am in my 5th year living at Waters Park and am glad to call it home! I really enjoy the 1/2 mile walking trail, it reminds me of being on the greenbelt and I don’t have to go to south Austin ?? The Domain & Arboretum are also close with both about 5 minutes away, and Balcones Park is a 2 minute drive! Also, the office and maintenance staff are all very friendly and helpful!

Austin’s Best kept secret
The apartment is located 5 minutes from the domain, 2 minutes from a major grocery and 1 minute from a library. This place is great because the staff is so responsive and friendly. There are 2 dog parks located inside the complex. I want to thank the staff: Liz, Greg, Omar, Sebastian and Tyrone. I forgot the new guy’s name, but he is friendly as well. Thank you for making this place my home.

I really want to thank the staff for their most outstanding service, their patience and support throughout these tough times we are facing in the pandemic. Jennifer in particular I want to thank the most. She works hard to help out her residents with a heart of gold! I love living here!

Their pools are well maintained and honestly where I spent most of my summer days when covid wasn’t rampant. The staff has always been friendly and accommodating. Rosalind and Dillon were always helpful and willing to listen to my concerns. The views were perfect for me. If it wasn’t for the job change I would absolutely have stayed put.

I've been living here almost 1 year and there has been so many issues with breaking into cars and parking it's crazy. Then i run into one of the ladies from the front office walking my dog and she has glossy eye's and seems high on something. Really makes me think about the community i'm living in when they don't even care that their workers are getting high!!!!!

This was the best 3 years of apartment living I have ever experienced. The staff is very friendly and understanding and they always go the extra mile for their residents. There were very few maintenance issues that were always resolved quickly. There are plenty of perks to receive as a resident and the neighborhood is very pet friendly. Even the move out process was easy and painless. Thank you to the waters park staff for a great 3 years.

This apartment complex is like a safe haven in the middle of a city. The greenery reminds me of Disney World resorts, the pools are decent, and the buildings are nice. That being said, we did have difficulty when we came in 2 years ago because their online payment system is counter-intuitive and would cost you more money than iot's worth.

Great staff and maintence staff they are always on top of things here. Me and my girlfriend just moved in and we love it here. The units are roomy and have the feeling of an upscale apartment without having to pay an arm and a leg. The dog parks are my favorite a very dog friendly community. If you're looking for a place to call home look no further than waters park.

I love living here! Obviously I have been here 7 years now. It is fairly quiet, they respond almost same day for maintenance and host great social events. The grounds are very beautiful and that is a plus in my book.

I was charged fine for the mistake the management did with my rent. I had to fight with the regional manager to get my money back. was fined >700 for moveout for carpet replacement. The carpet in fact was clean and a normal wet clean of <50$ would've been sufficient !!!

I have lived at Waters Park for 4 years with little issue. However, Waters Park recently changed their online billing system as well as some of their office staff. They used to allow automatic debit payments from your checking account every month for paying rent, but the new system no longer has that feature, so you need to pay rent online every month. Last month, the online bill pay was not working, and residents had to bring in a check for rent. This month, when I tried to pay my rent online, I kept getting error messages. The system allowed me to pay my utility bill but not my rent. I emailed Waters Park and got no response, so I went to the office to pay my rent. Since my rent was ONE DAY LATE, I was charged a $55 late fee. No matter that they saw that I had paid my utility bill online and attempted to pay my rent online and I have never had a late payment in the four years I have been a resident. The girl in the office, whom I have never seen before, rudely stated that there was nothing she could do to waive the late fee. She said that I could have changed the amount of my online utility payment to cover rent as well, but I told her I didn't know that was an option. She acted like I was an imbecile for not knowing that. And to make matters worse, she said I could only pay by cashiers check or money order since my rent was now late! How a management company can treat a long term resident who has never had a late payment so rudely is beyond me. Waters Park obviously changed their online payment system to squeeze late fees from residents, not caring about their tenants at all.

The manager Liz does a great job its the assistant manager who is a hassle to deal with. They think they are god. Lets be serious and lose the ego, you are an assistant manager at an apartment complex, nothing more. You are not the CEO of Exxon. Stop acting self important. Take a note from Liz and treat people with respect and you might get some back. Other than that the complex is pretty decent. Close to highway and stores without having to hear traffic. Decent place except on weekends you have thug trash playing loud music and acting like fools. They need to start evicting those kinds of idiots and the people who let them into the complex.

We have lived here for 12 years. Beautiful trees and landscaping. Maintenance is fantastic and respond quickly. Quiet place to call home. Everyone in the office has always been nice and helpful. Liz is very fair about most things and makes a good manager. We have no complaints at this time!

If you want to move to Waters Park due to the location, consider RIATA APARTMENTS instead. RIATA APARTMENTS are at the same location but it's a better place to live and the staff is awesome!!! I had to move from there in a very short period of time due to my divorce, so I didn't check a lot of things when moving. The staff at WP was nice before I signed the 12 months contract. But everything has changed after I signed the contract. The staff is very rude and inconsiderate. Don't expect any help from them. I will start from the "minor problems" and go to the big problem I am facing right now. The electric bills are outrageous. The walls are paper thin... I could hear literally everything my neighbors were doing. SO thin that even the staff cannot find out who makes noise in the middle of the night. (I got 2 email notifications saying that my neighbors were complaining about loud music, door slamming coming from my apartment after 10PM. When I called and had an argument with one of the girls, she said that I'm taking it too personal and the emails have general meaning. Lady, you sent me a personal email saying that there was noise coming from MY apartment.) I placed an order for checking my kitchen sink as there was some water leak. I guess the maintenance guy came "checked" and left a note saying that they're returning the next day to replace the kitchen faucet and there was a new faucet in the box on my bar. When I came back home the next day, I found a note saying that my issues had been solved, but the faucet wasn't replaced. Yea, they fixed the problem, there was no water leak, but they lied about changing the unit. I didn't call the office as I HATE dealing with those outrageous creatures. It's also a very dangerous place to live. I've got few emails informing that there had been some attacks on some ladies in the parking lot and the laundry room. So prepare your guns if you decide to live here anyways. My main issue now is that I moved from that place and now they're asking me to pay $700 (on top of my $300 deposit) for the things that every normal apartment complex is supposed to do every time they get a new resident. The thing is they say that they're very pet friendly. --------... They said they paid for replacing the carpet and cleaning the apartment odor (pet, food). First of all, my dog never ever has any accidents in any house or apartment and the carpet was already old when I moved. Secondly I hired a company to clean the carpet before I moved. They're charging me for wall wash, air duck cleaning seal vents. I had 2 jobs but still found the time to completely clean the apartment, spent some money and apparently it wasn't enough for them, because no matter how good you clean the old stuff won't become new. They sent me some pictures of that freaking apartment and they took pictures of the carpet the way that there is a shadow on it and it seems that it's dirty. I'm going to send them the carpet cleaning receipt. They knew that I am moving out of the state, so they waited for 17 days before sending me the $700 bill. I wouldn't ever recommend this apartment complex to anyone. There is absolutely nothing good about them. Go to RIATA APARTMENTS.

I've lived here about 3 months now. Overall I've been very pleased. The community is very quiet. I have a 5 year old and he loves the park and swimming in the pools. I read a lot of the previous reviews that mentioned issued with the staff, but my experience with them have been nothing but fantastic. Very accommodating and friendly. Issues have been taken care of promptly. I appreciate their use of email for communication and I feel very informed of routine maintenance and upgrading going on around the complex. They recently redid the pool areas, added a fire pit, and new equipment in the workout room. The only negative thing so far is when I moved in I was given a sheet to fill out for any pre-existing damage or maintenance requests. I noticed that my tub faucet was leaking and wrote that on the form. Someone came out the following day and wrote up a little slip saying it was repaired, but it still leaks. Like not just a drop here and there, but rather a constant stream of water, no matter how much I tighten it. I realize that's something I just need to put in another maintenance request for. Just haven't gotten around to it and I hate feeling like a nag. ha. Also, all the apartments come with a fantastic, huge, garden tub. I was so excited about it when I moved in. But the water doesn't stay hot enough to fill it up even 1/3 of the way :/ kind of a waste of water. Like I said, overall, I am very pleased. This isn't the Four Seasons so don't expect perfection, but for me it's been a great place to call home
