Decent Apartment but Assistant MGR will screw you at every step
I lived in these apartments for almost six full years and by no means want to bash this complex. However, I know folks truly rely on these ratings to find a quality place to live, so here comes the truth. The apartments are decent but nothing to clamor about. I could hear my neighbors in every apartment that I lived in from the sides, top and bottom. The apartments are safe and I never had to worry about break ins etc which is a great thing. However, the apartment management is a huge pain and in particular the assistant mgr. The assistant mgr Carissa, will add frivolous charges for additional water bills and other items that the complex claims to have forgot about. The general mgr Liz is very easy to deal with but rarely available. Your rent will increase each year usually by $100 a month (minimal), even if you have been there long term, so a word of caution to anyone planning to stay more than a year. There are issues with loud noise from the bar "Weirdos" that the complex cannot resolve. Even before "Weirdos" was next to Waters Park there was an issue withe bar Nunos. No matter what the venue name, there is always noise coming from the bar at the corner of Parmer/MoPac. Word of caution to anyone moving out of this apt complex. Every complex will try to stick you when it comes to move out costs but this complex is notorious for it. No matter how clean I left my apt upon move out (which it was spotless for my first two apts) you will always get a ridiculous move out bill for damages. I even received a carpet cleaning bill for "paint stains" when Waters Park had to repaint my apt due to mold in the ceiling, and that is just a simple example of the items they will try to stick you with. Yes, I did say mold in my ceiling which came from a pipe leak that I reported months before. The complex allowed the water to get into the ceiling and mold. The first time I contacted the complex regarding this mold, they sent a maintenance man in to paint over the mold stain...amazing and highly illegal. The second time the maintenance group came (months later) and attempted to resolve the leak for it to occur again upon move out. If you are looking for an apt to move into quickly and reside in for a year (and can deal with the noise levels from surrounding bars), then yes I would say this is the place to go. If you are looking for a complex to reside in for a few years and like your peace and quiet, this is not the place for you.

couldn't be happier!
I have lived at waterspark since may of 2010. I have never been so happy here! Staff are very helpful and polite! Maint. is alway quick and fixes the problem the 1st time. It is quiet even with all the traffic that goes by my building. I live in the front in building 7 so most everyone who comes there passes my building. The only complaints i have is all you residents and visitors need to SLOW DOWN! this is not the nascar races! I have a 4 year old that has to cross the street and i do not appreciate you speed racers out there! There are speed limit signs and speed bumps for a reason. Also, parking was sometimes impossible after about 7pm. but i got a garage and now not a problem. When my lease is up i will be moving but only to a larger apartment. I love waterspark and plan to be here as long as the lord see fit!

Front Office Frustration
Been here for a year and a half.... LOVE the apartment - great floorplan and size, good parking (watch for towing tho) and fairly secure. Problem is, every time I have to deal with the front office I prepare myself for some of the worst customer service ever. The attitudes are beyond off-putting. As soon as you sign the lease, you go from priority 1 to 'that annoying tenant who needs something'. Far from being a complainer - I've maybe dealt with them 5 times and each time it's more obvious that they don't care what I need. I was even told after asking why I had not received a delivery that while they'd try to help me out, their 'first priority is our tenants.' I AM A TENANT! Your water will get turned off once a quarter - sometimes without warning and maintenance will be quick to tell you that you might as well do work yourself. Depending on your expectations, this may or may not be the place for you.

It was great while it lasted, but they screw you moving out.
I loved this apartment while I lived here. I stayed for one year and only decided to move so I would be closer to my office. My dog loved it, the closets and porch were really nice, and everything was generally in good, operational condition. Maintenance responded to my calls in a timely fashion, but we never interacted in person. The complex is really safe and the neighborhood is good. However, they tried to gouge me on the cleaning after I moved out. I'm a neat and considerate person, but they insisted I ruined the carpeting and countertops... But overall it was really nice to live there. I'm only sorry they left such a sour taste in my mouth.

if you're scared at waters park, you should move to canada
i lived in building 20 next to the back gate for a year and a half. i came home after midnight at least once a week, and i took my dog out for 20 minutes or more at a time late at night, and i never once felt unsafe, even being in the back of the complex and by the gate. i'm not saying this complex was crime free - there was an attempted break-in in our building where a woman saw a man about to come in her patio door, but she stopped him in time and was able to lock the door and call the police. but, she lived on the first floor with her blinds open and the door unlocked late at night (in fact, the door may have been open too...i can't remember). in any case, that problem could have been resolved with a little common sense. and while of course everyone would love to have a perfect apartment complex where every resident is quiet as a mouse, there is always a parking spot in front of your door, dog poop magically disappears and no bad people ever step foot on the property grounds, this is simply impossible. we live in a big city, and there is going to be crime no matter where you are. my aunt's neighbor was mugged jogging in pemberton heights. a guy was arrested in his apartment last year for child pornography and possession of meth at my boyfriend's remote-entry downtown apartment with private garage. if you don't want to deal with crime, move to the middle of nowhere. rant aside, i was pleased with my stay at waters park. i never had any problems with noise, the grounds were well kept, maintenance was many times at our apartment within an hour of calling about an issue, all of our neighbors were super nice, and there were lots of friendly dogs for my pup to play with and lots of good grassy areas for him to get his exercise. i was a little unhappy about the carpet replacement charge on our move-out statement, but i've come to realize that apartments make a lot of their money when people have pets. this practice is not unique to waters park. and, when a mix-up regarding my pet deposit was discovered when going over our move-out statement, the management was quick to deduct a charge and offer a lower price for the statement. all in all, i would recommend this complex to others.

I moved out of Water's Park about a year ago primarily due to crime and just being scared there in general. Ok, maybe terrified is a better way to put it. During the year I was there the following happened. - Came home to my apartment to find squad cars circling my building it on numerous occasions. I was in building 22 and there was some high school student and his girlfriend living across from me. They would scream at each other all night long and I think it was related to that. - Was threatened in the parking lot one night when I came home from work by a group of guys just walking around the parking lot at night. - Woke up on a couple of occasions late at night to someone turning my front door handle trying to get in. (This will definitely get you to double check the deadbolt at night.) The apartment has other typical problems such a sometimes apathetic front office, lack of parking spaces, and at times slow maintenance, but to me these are largely forgivable if you're living in an apartment. The crime are not.

COULDN'T BE HAPPIER
I couldn't be happier with my choice to move into an older apartment complex. I came from a fairly new complex with management that didn't care at all. Needless to say, I didn't renew my lease there. I chose to move to waters park, as my step mom lived there when my dad and her first got together. It was beautiful when she lived there and still is beautiful. My apartment is in building 25. I have a back view to the green belt. It's very quiet. There have been some property crimes, such as break in's and stuff. But crime doesn't have an address. You could live in the middle of the country and a bad guy still find you! I feel safe getting out of my car at 10pm when i get off of work, at the other place (settler's ridge 12800 harrisglenn dr) i would have my boyfriend or mom (who lived across the hallway)watch me get out of my car and walk upstairs. I wish the back gates had a code to punch in or the clickers weren't so expensive. I don't like the fact that we have to use time warner cable, They are so overpriced.ugh! but that's not the apartments fault. We love the dog park!! and so does our pup! the non-refundable pet deposit was kind of steep. $300. but we divided that up into 3 payments. Which was very convenient. Although there should be a doggie poo trash can behind bldg 25 as we have atleast 9 dogs in our bldg. and in the summer time can get very smelly out there! but i'll be talking to the office about this! The office staff has been very very friendly with every interaction i've had with them. When i did my move-in inventory, i thought it was great. my father then came (whose been in the apt maintence for over 20 years) and immediatly smelled pet damage in the carpet and pointed out several little things that would count against me when i move out. I contacted the office, and spoke with the manager, Liz. She was beyond helpful. she set up a meeting with me to walk the apartment. and assured me she would have it fixed before i actually moved in. it was fixed upon move in day. and she left a apology letter on our door. made us feel good about moving in despite the minor set back. i believe all of the negative comments and reviews are from people who are negative people who can't be made happy. if you don't want an apartment life...then buy a house and move out to the country...but then they will complain about the coyotes howling! we still have until july until our lease is up, and if the price is right we will be renewing our lease!! anytime i've had a maintence request, they've been out the same day to address the problem. Thank you Waters Park for the fabulous experience.

My experiences
I've been here almost 5 years, which was much longer than I ever expected to stay in one place. In a month I'll be moving into a larger apartment in the same complex, I have no intention of moving somewhere else when I've had such a good experience here. I was really impressed with the comments left by the office staff under some of the less positive reviews. Its nice to know that they read these reviews and take them seriously. I've had a few experiences the employee who left those comments, and he's always been incredibly helpful with anything I needed. Everyone in the office has always been nice in the 5 years I've been here, but I've had very few interactions. I've only had something break once in my apartment, it was fixed same day, and I've had no issues with rent, renewing my lease, or anything else. But, I've always been good at reading leases, knowing what I'm getting into. I imagine there's another side to a lot of the negative comments about people being "ripped off." Waters Park is a business, they have to make good business decisions, and their employees have to find a balance between the interests of Waters Park and their customers, and I think they've been successful at that. I am in the back section of the complex right as you come up the hill, and its always been fairly quiet. Sure, I've seen a cop come through a couple of times (in 5 years), but I've never ever felt unsafe at night. I'm a night owl, and I have spent a lot of time on my balcony (3rd floor) late, and I haven't seen anything suspicious. There was an article in the Statesman a few months ago about the rise in crime in apartment complexes in North Austin. Sounds like its worse more near the Arboretum... its not something that is specific to Waters Park. The walls are thick, which is a big bonus. My downstairs neighbor has friends over most weekends and I can barely hear them even when they get a little rowdy. I play the violin poorly, and have had no complaints from my neighbors... if anything would result in a complaint it would be that horrible sound! My neighbors are all friendly. I've never seen these "gangbangers" a few reviews have referred to. They are all good people. I did have some problems with this place in the past, but they were all resolved over the years. Mainly the opening of the back gate fixed so many headaches. The only gripe I have left, which is really minimal, is how difficult it can be sometimes to park and get your mail. In a month I'll be transferring apartments so I'll get to see how that process goes. I've been in this one for 5 years, so it has its share of carpet problems, especially with 2 cats growing up here. I don't really expect to get any deposit back. I'm hoping not to pay anything, but if I have to, I won't be shocked. That's my review of my experiences over 5 years. I got really lucky just choosing this place pretty much at random 5 years ago. I'd recommend it to anyone.

Crazy Neighbors vs Great Management
My boyfriend and I have lived at Waters Park for nearly 3 years now, and our serious concerns about safety have outweighed the great management. The maintenance and the management staffs are spectacular. The maintenance staff is speedy, effective, and efficient. The grounds are really beautiful and well-kept. The management is friendly and accomodating, and with all the units in this complex they still remember me and my boyfriend's names. Anyone would be very hard pressed to find this kind of service in any other apartment community. However, the steady increase in criminal activity has overshadowed the customer service here. In the past year alone, I've had to call the police 4 times, more than I have in my entire life. I've called the police for the following incidents: once for a drunk driver hitting cars in the parking lot, once for the woman screaming bloody murder in the middle of the day, once for the neighbor having a domestic disturbance whilst simultaneously moving out of her apartment in the middle of the night, and my last personal favorite is the guy who approached my boyfriend and I with a gun in the parking lot last night. Aside from having to call the police, I am solicited by someone asking for something nearly everytime I sit on my ground floor patio, I've been yelled at by the resident loony in my building for absolutely no reason, and I watched my neighbor get arrested for an intoxicated hit and run. This place is no longer safe, and I'm not sure that there is much the management can do about it. While our next place may not have the stellar customer service of Waters Park, I won't have to watch my back like I'm leaving in a slum either. It's a trade-off I'm willing to make. Decent Place
I have been at Waters Park for 3 months now and have thus far had a decent experience. The apartment had a few problems at move in, but all of them were taken care of quickly by maintenance. I have a third floor apartment with a great view of the tree tops over the creek bed. The view from my apartment is really beautiful and I really like the vaulted ceilings in the living room. The gates work about 85% of the time, which is good compared to other complexes I've lived at. Staff is friendly and remembers your name. I think some of the areas in the creek bed need to be cleaned up a bit. Other than that I really don't have any complaints. The apartment buildings are pretty solid, I never hear my neighbors. The buildings sometimes make settling and creaking noises, but that is normal for an older apartment. I'd say the best part is the awesome view and the cool North Austin breeze I catch from my patio. I'll report back if anything changes, but so far I've had a decent experience.

Safety has become a big concern
I wrote the "fair and balanced" review back in 2006, and a few things have changed since then. The office staff was a revolving door for the first year or so we lived here, but they seem to have stabilized some and are generally decent to deal with. The maintenance is still outstanding and is without question the best thing Waters Park has going for it. However, safety and security have become huge issues in recent times. Car break-ins started increasing, but that can happen anywhere. However, there have been several incidents involving multiple police cars since we have lived here. There was a hostage situation in building 18 soon after we moved in, and the staff was pretty up-front with us about that at the time. However, the office seems pretty ambivalent about most recent incidents, and only notify residents when someone asks what happened. A summary of recent incidents or sightings: - There was a rash of car break-ins last September. - Earlier this summer, someone in building 17 had their front door broken into, with the dead bolt locked, at noon. If that doesn't defeat any notion of security, I don't know what does. No word from office staff; we found out about it from other residents. - Just a couple days later, there were 3 or 4 squad cars surrounding building 22 or 23 (can't remember exactly which one). No word from office staff; I still don't know what happened there. - A few weeks ago someone had their apartment broken into in the middle of the night while they were there. To their credit, the office staff actually sent out notices about this one, but after talking to another resident they only did so once someone asked about it. - A resident I know was taking her trash out and saw a bunch of crime scene tape in the dumpster. Could be nothing, but it makes you wonder. According to APD's crime database, so far this year there have been reported cases of: 4 assaults, 6 family disturbances, 4 burglaries, 9 vehicle break-ins, 1 stolen car, 2 harassments, 2 cases of criminal mischief, and 2 miscellaneous thefts. This is just what shows up in their database - I know I have seen police cars out here on more occasions, or on dates that aren't in the database. Part of the problem is that one whole side of the complex is not fenced in at all because it backs up to a wooded area. There is a gravel path by building 17 that goes almost all the way out to Adelphi/Parmer that is not secure. In addition, there is evidence of homeless people in the woods. People could (and probably do) sneak in and out of the complex without ever being seen. Overall, the apartments themselves aren't worth dealing with all these problems. Rent here is going up while other places are going down, and the apartments are nice but not nice enough. There are safer, nicer complexes within a mile that cost the same or less. Plus, the whole "market rate minus rent concession" deal with their leases is a legal loophole designed to screw you hard if you ever need to break your lease. Go somewhere else. I will be when my lease is up. Other residents I know will be as well.

Robbers in the Leasing Office
I would be very carefuy moving here and make sure that if you do they tell you all your costs up front. They are very good at making mistakes and trying to get the tenants to cover for them. They are sneaky and cheats. Too many people here are very upset with the way the office team is trying to get more money out of tenants. This place is emptying out fast and not too many people moving in. Guess they have to get their money somehow! So lets rob our current tenants instead of working on keeping them here!!

Very comfortable home without responsibility of home ownership
I moved into this community after selling my house and expected a difficult transition to apartment living again. But it has been great. The office and maintenance personnel have been very responsive.

Poor managment
I transferred to a one bedroom apartment and was charged an outragous fee for cleanup in the old apartment. I steam cleaned to carpet and my family and I cleaned the apartment and left it in better shape than when we moved in. When I tried to confront the management about the problem I was simply threatened with being sent to collections. If this is how they treat current customers I will not be renewing my lease here again.

Expensive
I remember when I lived here when I was married and it is a nice community and well maintained. But the thing is, it is over priced. From what I remembered, 3 bedrooms went for $1,500 a month which to me is outragous and is a house payment. I suppose it is worth paying for in a way considering it is roomy and you get what you pay for and has good amenities. When we signed a 14 month lease, we paid around $950 a month for a 2/2 and was told it would probably only go up about $30 - but they lied. When we went to renew, the lease went from $950 to $1050 for our 2/2. That was a freaking $100 jump considering it was 10 years ago. So we moved. Everything was perfect when we moved in except for one thing and that there was a bright red stain in the living room carept area, which I over looked. When we moved out, we cleaned and cleaned and made it as perfect as we could and even steam cleaned the carpets. I remember getting into an argument with one of the staff where they said it smelled too much like bleach and the front bedroom carpet was faded. I told her that most people don't clean well upon move out and that the fading I thought was part of the wear and tear. This lady got mad at me and argued with me about it. We only got back like $150 from the deposit where we put a big deposit down and I was pissed about that - I understand that part of the deposit is kepted for cleaning but come on now, it was cleaned mind you and some people trash out apartments or don't even bother cleaning. I was also very surprised that they even let a Rottweiler live in the community too considering that those kinds of breeds are very aggressive - besides I don't trust those breeds. They should not be allowed in apartments along with Pit Bulls.

1 of the BEST!!!
I've been in Austin for 16 years and have lived in apartment complexes from south and central to north Austin. Waters Park offers one of the best locations in the city with easy access to Mopac, the TX toll way and I-35. I've lived here now for close to two years and lived here five years ago for a couple of years. When my job brought me to this area again I knew I wanted to live here. Even touring some other complexes in the area there was no doubt Waters Park offered the best location, friendliest staff, and beautiful complex. I'm proud to have guests and family visit because the grounds and property in general leave nothing to be desired. One the best features is the community they allow to live here. Its a melting pot of all cutlures and types of people. However, you are not the getting the dirty, classless, disrespectful, or "------" residents I have found living in other complexes. Nothing is better than living in a gated community in a prospering area of Austin. I feel my own person, belongings and vehicle are safe here. Unlike other areas of town and complexes I have been robbed in home and my vehicle. Once not to long ago there were a series of vehicle break-ins. Within a couple of days the criminals were caught on property by police who had been patroling the complex. The "kids" involved in the crimes lived off-site in another neighborhood. This just goes to show how proactive and caring the staff are to eliminate a problem. Personally the staff have always been extremly responsive to any request that involved a need in or outside of my apartment. With all this in mind you are going to pay a premium price to live here but its worth it!

Very Nice Place to Live... I Highly Recommend!
I just moved to Austin from Pittsburgh, PA about three months ago and Waters Park has been my home during that time. First of all, my apartment was immaculate on move-in. New carpet, freshly painted walls, working/clean appliances, and new hardware in the bathroom. I rent the smallest 1 bedroom and think it is a very fair price. I've also used the pool several times when it was a bit warmer out and it was very nice. I've had good experiences with the management staff too. Aracely is always friendly when she speaks with me about questions or concerns. And get this... I adopted a cat last month and I spoke with a gentleman in the office about setting up my pet-addendum to my lease and paying the $150 fee. He said he could make it into three payments of $50 AND he wouldn't put it on my bill until after the holidays were over. Come on, nobody else does that kind of stuff. It was really thoughtful. And if you think I'm with the management and just faking a good review, I'm not. I live in apartment 1736 in the back and I really am enjoying my time living here. The one bad thing I will say... I found the most ENORMOUS cockroach on my ceiling one night a few weeks ago! I keep my apartment really clean, so I know I'm not attracting them. My neighbors leave their trash sitting outside so I think maybe that's why it was around. But I only saw one, and there hasn't been any since, so I'm ok with it. I guess we do live in the south. Oh and I think that there should be a code for the back gate instead of having to purchase a beeper. That's all! Thanks for reading! -Happy in 1736

Very Nice!!!
Nice place to live in. People at the office are very courteous and helpful. They do their best to help us. Few problems that I have had, have been fixed within 24 hours. The only inconvenience that I see is with the neighbors leaving the garbage outside in front of the door. Nice Complex to live

Horrible management
Honestly I would not recommend or even suggest you to get there, nobody cares when you get in, sarcastic greeting, poor management, they promise one thing in paper and do other thing, they change lease agreements and don't care how you are leaving. three times burglaries happened in 3 weeks, gates are always open back and front, for name sake its gated community but its pretty open. every renewal you have to pay from your pocket for the cleanup, just to name few... I don't want to suggest.

Loved it for the most part!
For the most part, I loved living at Water's Park. The problems that we had occured over several years, so did not seem that bad to us. We had one incident where we had a pipe rupture on an inner wall. That was weird. To wake up in the middle of the night to hear that whirring sound and see you wall literally buckling in front of you... pretty trippy. But they did fix it pretty quickly, replacing the carpets and such... We lived by the pool, so we did have problems with ants... lots of ants. In our fourth year there we found out that the upstairs neighbors were being relocated to another apartment for black mold issues and subsequently found some in 2 areas of our apartment. They were treated a couple times but the mold came back. We finally moved since my daughter had started developing some respiratory issues (related?)and we just couldn't trust that the treatments they were doing were working. The office staff was helpful if not a bit aloof, but the grounds were very well-kept. I would actually recommend these to anyone because I have had so many quote "experiences" in apartments that I found all of these to be not such a big deal in the big picture, but the question of that mold continuing was just too risky with my little girl. It's the only reason I left.

Apartments Gone Bad
After living here for several years. The apartment complex staff has declared war on the the long term residents. Many people here love the complex, the park, the maintenance (fabulous) the pools, and the dog park. The location is fantastic. The last year has seen many turnovers in the office staff. ------ ------ and -------- in the main office are not only rude and non responsive to residence needs but they are hostile and go to lengths to cause issues for residents. The Office staff here are well on track for a major lawsuit and criminal investigation into their behavior directed towards residents (even the on site (APD) police residents have left the complex). Gone are the days of incredible office staff like ----- and ---------. More than 75% of the units are unoccupied due to the great amount of turnover caused directly by the poor attitude of the complex office staff and more people are leaving by the day. The residents are being replaced by a lowered standard of residents, such as gang bangers and other criminal elements that make it unsafe at night. Previously as a high end complex anyone failing a criminal back ground check was ineligible to live here. APD frequently has the Police helicopter hovering over the complex at night with now weekly police calls including theft, domestic violence, and gang banging in the complex parking lots. Liz ------ the current Manager is decent to deal with and can often smooth over the issues caused by her own staff; However, she must be incompetent as she has not fired her staff for overtly causing issues such as A) towing and damaging people's brand new vehicles in paid for spots such as garage fronts or covered parking (when confronted ------ ------ reported to me that she can do anything she wants to vehicles in the complex as per the lease, after 500 dollars in paint damage to a brand new vehicle where she placed the super sticky style tow notice directly to the paint of the vehicle) No offer of recompense was offered. B) They continually fail to upgrade the apartments to state and city required safety equipment resulting in 3 major floods in my apartment alone (which they did not reimburse me my rent, nor provide alternate housing during multi week repairs including major mold infestations afterwards (in the middle of X-Mas) C) Seem to feel that the state law requiring 48 notice to enter any residence on site does not apply to them. Leading to D. D) the Office staff has often and frequently entered and left the apartments at will disabling the alarms and leaving the apartment doors unlocked and open to the general public. E) Office staff is not only rude but generally unavailable they leave and close the office before posted hours or will open "late". The Staff that will cause the most issues often leave after working less than 4 hours a day. F) after selling themselves as pet friendly and building a "dog park". They cut the water off so that in the middle of the Texas summer there is no water for your animals in the provided facilities, several dogs have died due to heat stress and lack of water to the dog park facilities. However, they do continue to waste rent money on a full color monthly guide including a localized pet of the month. Hopefully the monthly mascot doesn't die as a direct result of their continuing gross incompetence and criminal negligence. The pet policy also changes at the whim of the office staff you are dealing with one day dogs are allowed several weeks later they will be banned (after you have signed the contract and additional money can be extorted from you).

The good, the bad and the ugly
The Good: The location can't be beat. It's very close to MoPac and close to all N Austin companies. Though, closeness to MoPac has it's own perils (discussed below) The landscaping is pleasing and the two pools and fitness center are nice. The convenience of paying online is also a nice touch. The Bad: The complex was built in 1995. The apartments show their age in many respects - the appliances are old, squeaky and rather loud and the walls sooty (and with dents in some places). The internal roads were full of potholes when I resided.(this could have changed now after repeated complaints) Driving inside was quite unpleasant because of rash drivers and the suspension-crushing speed bumps near the bridge. Speed bumps are required all over but could have been built better. Getting in and out of the complex could be a 5 minute dangerous game during rush hours. They opened a back entrance gate recently, but management will, of course charge you to get in through that gate. Management would always try to nickle and dime you - though it's the same in most apt. complexes. The Ugly: The place has a big roaches problem. Management will feign ignorance and claim that the place never had a problem but checking with neighbors indeed revealed the opposite. We had two treatments done but the pests returned after a few months. The attitude of the management leaves a lot to be desired. They're the most considerate and polite people to talk to before you moved in and then everything changes after you move in. They behaved rudely with us more often than not. Their attitude was the biggest downers during our stay at Waters Park. If there's a problem contend with them at your own risk.
