I would've loved to stay...
...but they're raising my rent $60 a month!!! I live in the smallest 1/1 apartment (650 sq ft) facing the dog park. The apartment building (#6) I live in is extremely noisy. I definitely suggest one a little further back. We have the train behind us, the baseball field, and the nightclub that has outdoor concerts that's I've had to call the police on a couple of times because the noise was just too much to bear. Other neighbors have told me they don't hear a thing, so it's just my building and the one next to it. The maintenance staff was exceptional. They were always prompt (even at 1am when my roof was leaking!) and always did the job right the first time. I rent a detached garage that I rented while they were having a special ($37/mo)!!! I've never had a problem with non-reserved parking though. The dog park is fantastic. The people here are wonderful, the grounds are clean and well-kept. I've only had a few issues with some of the people in the office, but I usually don't go in there unless there's a major problem.

decent apartment
They raised my rent after I was promised by Aricely that would absolutely not happen. I received a lease violation for my kids riding a mini bike after we received PERMISSION from the office to do so. They never bothered to say that the permission was revoked, just a lease violation for doing something that we were told we could do. Most of my neighbors were awesome, except for one who complained if it looked like we were having fun. I think other people enjoying life must have offended her in some way. There were one or two other grumpy people but otherwise I miss a lot of my neighbors a lot. parking was ok and the dog park was fabulous. The work out facility leaves a little to be desired but it is adequate. Noise did not seem to be a big issue although the upstairs person thumped around occassionally and sometimes you have to remind the kids with the skateboards that it is past bedtime and therefore time for them to stop jumping their skateboards but they were always polite and stopped when asked. I have not gotten my deposti back yet so I dont know if they will be fair or not. Will update on that. the rental rate of 740 for the 1-1 included my detached garage but the rent jumped up quite a bit.

Awesome Apartment complex!
I have had a great experience in the past year living here. 1) Their Staff is really friendly and professional, when I miss a package delivery. I always know I can pick it up after work at the front desk. 2)They just opened the back entrance which is remote gated allowing me an easy back entrance from work and I don't have to go through Parmer to get out from the complex. 3)The complex has several green areas to do dog walking and they also have two different pools. 4) The apt is very safe since both entrances are gated 5)I live on a third floor so I haven't had any noise complaints 6)Overall I am very satisfied with this apt complex and the price is pretty good for the apt size.

Shockingly Horrible Managment
The apartments aren't great, but they're affordable and pretty decent for the price. However, I can't tell you how many times I've been shocked at the treatment I recieve from the apartment office. Once I stood in the office for ten minutes waiting because the only girl up front was talking to a "future resident" and the others were in the back laughing and chatting away. When they finally came out there was no appology for the wait at all; they acted like it was perfectly normal (which it probably is for them). Another time, I had a maintence request and the girl acted like she could care less and was being horribly put out by having to talk to me. She said that she would rush the maintence order, but of course, she did not. I would discourage anyone from leasing from this apartment complex. I've never been so frustrated and treated so rudely before.

CONTINUE TO STAY AWAY
The gals in the office at this place are absolutely rude and just useless. I agree with every single one of the reviews that so well describe them in their true light. None of which is positive.<br>The maint crew here is just great. But don't try going through the office to get anything done because it will not happen. Useless..

Used to Be Great...Now it is AWFUL!!!
Waters Park was owned by a different company in 2003 when we moved in and at that time the staff and management were great. Now the staff is NOT helpful! In fact they are RUDE and the management company is AWFUL. <br><br>BEWARE!!! The management appears to get money under the table from All-About-Towing company. They permitted a towing company to tow my fiance's car and made him pay $200 without a legitimate reason. <br><br>The Water's Park management does not care about their tenants and allowed this to happen on their private property! The Water's Park staff is on the side of the towing company in this case rather than that of residents who have lived there for 4 years.<br><br>I STRONGLY discourage anyone from choosing this complex as their home. We can't wait to never have to deal with the AWFUL management at Water's Park again!!!

Never Expect Anything From Management!!!
I have been a tenant for 4 years and on several occassions when I needed assistance from the management, they dropped the ball and left me screwed. Carpet was never cleaned even after several requests, a package was left in their office for one month before I knew one was delivered to me, my car was towed illegally and they told me to be more careful, just to name a few. If you do not care about having an easy life and have the promises they made delivered to you, then live here...by all means live anywhere. Under a bridge with bums I would have felt more welcomed when it mattered most. Find something better!

Currently living here...Im not impressed.
My bf and I have lived here for only a short time,and we're not impressed.Are apt is nice,but the staff isnt so friendly.They make us feel like crap.Like what we say doesnt matter to them.They seem fake,and are quik to get off the phone with you.The staff seems like a freaking joke.They all need an attitude adjustment.I can not wait until we move out.I would not recommend anyone living here.Yes,the property is nice but the staff sucks!Im sorry to be so rude,but its how we feel.

Fair and balanced review
We have lived here since July and have had both positive and negative experiences with Waters Park, so I feel pretty qualified to share an unbiased viewpoint. Our overall experience so far has been very positive. We are a newly married couple and unless we buy a house by next summer we will most likely renew our lease.<br><br>MOVE-IN: Lease was signed and keys handed over without any problems. Took a couple weeks to get gate tags. Apartment was not in great shape on move-in day: floors not vacuumed, problems with toilet and ice maker, terrible dog urine smell in garage, previous tenant's rented appliances still in utility room. We moved in later than the normal rush that month so we may have been overlooked. One phone call to the office that morning and almost everything was remedied post-haste. Took them about a month to fix the garage smell though... they had to paint the slab to make it go away! I think the previous tenant was pretty trashy.<br><br>LOCATION: Perhaps the biggest thing going for WP, and an important factor for us. AM/PM rush hour traffic on Parmer can make getting out of the complex difficult. Going east is ok but you have to wait a while sometimes; if you want to go west, good luck. Only one entrance/exit from the complex is pretty inconvenient, especially in the case of wrecks on Parmer that REALLY cause a logjam. There is a gate in the back of the complex that opens onto Adelphi, but the neighborhood won't let WP open it except to let large trucks in and out.<br><br>QUALITY: Apartment seems generally well-constructed. The countertops are showing their age, but we are on the wait list to get them replaced. Noise level is great - we hear the occasional loud footsteps above us, but never any voices, music, TV, etc. Trains do pass by south of the complex along Waters Park Rd, which can be heard inside the apartment. Seals around doors are a little suspect - have had dirt blow in under our front door when groundskeeping comes by with their power toys.<br><br>BUGS: Since no other reviews mentioned any bug problems, we were surprised when we discovered we had a roach problem! Saw several the first week, then it tapered down to about one per week after that. Pest control has come out several times (at no expense to us) and laid down bait, but it never really got better. We've only seen one in the last couple of months, but I don't know if it's because of the cooler weather or the fact that I sprayed Raid all around the exterior doors and windows and laid my own baits. I think this may just be isolated, though, since we are on the corner of the complex and have wooded areas behind us. Besides, there is a plus in all this - I have become, out of necessity, a lot more intrepid about killing roaches. Pest control is outsourced to Worldwide Pest Control, who I had never heard of, nor am I totally sold on the quality of their service.<br><br>GROUNDS: Very well kept exterior appearance. The buildings all got new paint jobs July-September, but I preferred their old colors over the new. Clubhouse and exercise room were renovated recently, but I rarely go to either of them. One light post by the bridge got knocked over a couple months ago by high winds and is still awaiting repair. As a couple other reviews have said, there are a couple of blind turns that can be dangerous if you're not paying attention.<br><br>SAFETY: Parking lots are mostly well lit, but some sections are darker than others. Someone in the building across from us apparently had his car broken into (with his wallet inside) a couple weeks ago. Haven't heard of any apartment break-ins. We generally feel safe here. I don't know that I'd leave anything valuable within plain sight (open blinds, inside your car, etc.), but that's generally a bad thing to do anyway. Also, GET RENTER'S INSURANCE!!! It is so cheap that it is simply irresponsible not to protect yourself from theft, fire, etc.<br><br>MAINTENANCE: I have submitted a lot of maintenance requests, ranging from burned out light bulbs in the garage to a malfunctioning door lock. Most requests were handled same-day, with the majority of others taken care of within 24 hours. For many of them we have also gotten a follow-up phone call from the office asking whether or not the job they did was satisfactory.<br><br>STAFF: Can't say I understand the hate for the management in the other reviews. I do understand that there seems to be a fair amount of turnover in the office, but there are still plenty of familiar faces as well. The leasing agents and other staff have been nothing but friendly and helpful to us. When our first water bill came back at $56 (obviously incorrect), they let us wait until the next bill came before paying, and then adjusted down the incorrect bill. They organize parties and other socials for us (most of which we haven't attended) and generally make us feel like part of a community.<br><br>DEMOGRAPHICS: From what I can tell, the population here is pretty diverse. College students, hi-tech workers, single parents, families, older couples... it's hard to say which group is more represented. Lots of kids and dogs.<br><br>ONLINE: Being able to pay my rent and water bill online is a huge plus for me. It saves me the trouble of writing a check, saves me from keeping track of a paper receipt, and saves me from routine trips to the office. The rest of the resident web site (forums and such) is basically useless, but paying online makes it all worth it.<br><br>EXPENSES: Typical water/sewage/trash bill is $20-25/month. We run the A/C at 77 all day (74 at night) and the heater at 73 all day (70 at night) and use a lot of power otherwise, so our electric bill is $100-125. Ceiling fans allow us to run the A/C higher. No gas.<br><br><br>I've gone on way longer than I needed to, but I just thought I should share my good experience after reading all the bad reviews. Hopefully this information is useful to you. WP really is a great place to live.

Nice Apt layout & location -- TERRIBLE management
The staff/management is GREAT at telling you what you want to hear, making you think everything will be taken care of, and then not taking care of ANYTHING the way they should.<br>Since living in Waters Park I've been lied to by the staff/management on numerous occasions, I was told the wrong information about the color of the countertops in BOTH apts I lived in at WP. I had a mouse in my apartment that they took an entire YEAR to get rid of. They signed for my UPS package that I never received. My boyfriend's car got broken into RIGHT in front of the building -- EVERYTHING in his vehicle was stolen & the theives did over $2000 in body damage to his car -- RIGHT IN FRONT OF MY BUILDING and the staff was rude to me about it and did not care when I tried to let them know so they could warn other residents. Good thing it's gated! NOT!! I think it was someone living in the complex who did it.<br><br>Oh, and I was charged for carpet that was already like 7 years old when I moved out and into another apt in the same complex.<br>Also, the residents are not friendly and don't make you feel safe. And if someone there saw your car getting broken into, they probably wouldn't even say anything.<br><br>The location is nice, the floorplans are nice...but the staff and the other people who live there pretty much suck. I'd keep looking if I were you.

Happy renter
I lived at Waters Park for almost 3 years and moved out last August. My apartment was great and I never had any problems. When ever I had a maintenance issue, they fixed it that day or the very next. I also received all of my deposit back within a reasonable time frame. My apartment was very quiet and had the best view of tree tops. Parking was a little difficult at times, but what complex doesn't have this same problem. I would have never left but my job transferred down south so I had to go. I would recommend this place to everyone. It has a great location and hard workers to keep the place looking great.

STAY AWAY
Waters Park community is by far the worst apartment complex I have ever lived in. The management and staff is very rude and unprofessional. They tell you what you want to hear and that is about where it ends. The staff does not care nor are they in a hurry to get repair tickets handled in a timely manner.The best advice I can give a "potential" resident is to make sure you ask to see the exact apartment you will be moving into and check the apartment out from top to bottom. As with my experience I asked to do so and not only was the apartment not clean or been cleaned there were several major repairs that needed to be done and as stated by a manager of the staff these repairs were standard and should have been handled when the last tenants moved out. I could go on and on with all the problems I had with the management, staff, the apartment the community in it's entirety but my summary should pretty much state that unless you are desperate and have no other place to go I would definitely not recommend this community to my worst enemy.

I love Waters Park
I love Waters Park. The Management is great and the front office staff is fabulous, not to mention the Maintence is as quick as can be and is able to fix anything I ask for.

Good locale, cheap rent, horrible staff
Summary says it all. If you never had to interact with the staff/maintenance/etc it would be great. Unfortunately, the staff is only helpful until you sign the lease. Then they're basically just rude and incompetent. Good luck getting anything fixed. As was said on here before, it's as if they take down your maintenance request and then throw the paper away. I'd stay away if your budget will allow.

nice environment but BAD management
The neighborhood is good. But management is terrible. Very slow and inefficient at fixing apartment problems. Sometimes, I just feel that the office staff answered your call and took down the problems to fix in the apartment, then threw the paper away. <br>

Horrible management
Horrible management and bookkeeping. These guys take forever to return a security deposit. This happened twice in a row, since I changed apts after 6 mo. I waited 6 months to recieve the deposit for the original apt, requested it 6 times. Now im waiting on the 2nd one for two months now, I've requested it 3 times and Im just going to file a suit this time since I dont feel like waiting another 6 months.<br>Also, filled out application for my wife when I got married, management told me they ran it and she was approved when they didnt, managment kept the money and I only found out about it after I moved out and was looking for rental history for the wife. After complaining they gave the money back.<br>One plus I do give them is quick maintenence response. <br>People drive like maniacs through there, theres no stop sign at a major blind intersection also. Watch out for moron in beat up white integra.

Move out charges.....
My wife and I moved out of Waters Park apartments after 2 years. We finally found a house and life was going to be great from here on out, only to recieve a call from a collection agency this past Saturday. The collections rep said that we owed $546 to Waters Park apartments. Well I told the rep I will call them back because we had not been notified by the apartment complex(did I mention this was 6 months after we moved out!). <br>I called the complex and spoke with the a leasing agent the same day I received the collection call. This young lady "K", said not to worry she will give the information to the manager and she can contact the collection company and get the file pulled and I could make pament arrangements at that time. Well I spoke with "C" and she said we had no way of contacting you and we don't have time to track ex residents down. She refused to pull the file and really could care less.<br>This is by far one of the sorriest apartment complexes in Austin. And yes it was loud, speeding cars, towing, broken promises, and rude office staff but we stuck out not knowing they were saving the worst for last.

Based on our experience:<br>Terrible management response to any problems with apt.<br>Terrible maintenance<br>Non-negotiable policies regarding rent payments and issues<br>Dont tell you about ways to use facilities or online capabilities<br>Cars always driving super fast throughout the complex<br>Car wash is a hose...ha<br>Very adult place lots of illegal activity rique things at pool areas<br>Renting Mgrs make promises that Property Mgr / Corporate Owner cannot or will not keep<br>Broken facilities, gates, security<br>They make deals with towing companies to tow cars without stickers that they do not provide then they get money from towing company to allow them in at odd times<br>Sell property as quiet - joke<br>We moved out after 3 months

Horrible water pressure problems....
Waters Park has terrible water pressure problems, daily. For many, many months now, the management says it's the city of Austin and the city of Austin says that Waters Park has never called them, although WPark of course says they have. Maintenance has come several times to "check the valve behind the dryer" and says it is fine. All of the people in our building say the same thing. I'm stunned that we have to beg to have a simple thing like water, enough pressure to take a shower, have ice cubes that aren't little chips, run the dishwasher, and so on, and our water bill is about 40.00 a month. Unbelievable. The only thing apparently we can do is wait until our lease is up and get out of dodge. Just a few more months.

Several better in the area
Apartments are nice, staff is chipper but not extremely helpful, and management is very lacking.<br><br>Unfortunately, they are interested primarily in finding new contracts, not serving their current customers.

Great Place
I've been living here for almost 2 years and I have enjoyed it. The apartment itself has been solid.. I've never had to call for anyone to fix anything. I never have an issue with parking. I also never hear any noise from other apartments, which I love. It's always silent. A great, quiet place. They are really putting a ton of effort and money into improving this place in just the last few months. The gym and office were renovated. The entire complex is being repainted to keep it modern looking. You rarely see a complex do things like that. I can't wait to see what the place is like when all the changes are made. I know I'll be living here the next few years.

Excited about moving in!
I haven't moved in yet but wanted to express how helpful the staff has been! Penny has been wonderful and today I will be going to sign my lease. I've been looking for an apartment since April and have seen several. Though there were others that I liked, I am very pleased with Water Parks! The fact that they are pet friendly helps tremendously and they had a special on the pet deposit. I am looking forward to moving in!

never even got in the door
when we preleased 4 months before our move-in date we made it quite clear which floorplan we needed and were told "no problem" by a very friendly member of the staff. a couple months later we called to check in and again "everything's fine, you're on the wait-list" said the same person who'd handled our prelease. "wait list?" i asked, having never heard such a thing mentioned when we preleased. "nothing to worry about, everything's fine." says our chipper office-staffer. thirty days from our scheduled move-in though, we hadn't gotten the call we were promised saying we could come and pick out exactly which unit of those available we wanted. suprise suprise, none available. they did graciously offer us a couple apartments *at full price* with floor plans that we'd said from the beginning wouldn't work. four months in advance, multiple reassurances, and now a month before we have to move we start the apartment hunt over from scratch. theoretically we'll get our deposit back eventually (but not application fees), but when we went in to the office the same staff member we'd been dealing with all along tried to blame some other girl in the office for the mix-up... but did admit that at least one other person had preleased but hadn't been told there wasn't an apartment for them. looks like the same ineptitude and immaturity that others have reported in the staff. i'd suggest people look elsewhere before wasting time with water's park. EDIT: we did get our deposit back about a month later and the staff was friendly, though not exactly apologetic.

SO FAR SO GOOD
Although I have only lived here not even a month, as a first-time renter, I can assure you that this complex will leave you satisfied. Christina and the rest of the staff were incredibly helpful in aiding us in our very first move-in, especially when we had absolutely NO idea what to do. The apartment complex itself is beautiful, the surroundings and all. Very clean, well-kept, and spacious. The parking could be better, but that doesn't bother me too much. I am very satisfied with the noise level, cleanliness of the apartment itself, and of the maintenance. I will more than likely re-new my lease several times here. GO CHRISTINA!!!
