This complex will really make you wish you rented or bought a nice house somewhere. We have lived here fore a short period of time, and since then, the rent has gone up nearly $100 per year, not including the $20 per space to use a carport. Speaking of carports, during the Winter Storm in December 2013, a whole street worth of carports collapsed on top of the resident's vehicles. As a victim of this, I expected the Complex to provide property insurance for such a thing. Alas, they do not. We were required to file the damage claim with our own insurance, pay the repair deductible, and then we were expected to be happy wasting our money in this place. DO NOT rent a carport, it's a giant waste of money, and they are not structurally secure enough to protect your vehicle. Maintenance is adequate when you can actually get a hold of someone who cares. The emergency line is met with a maintenance man that would rather have the resident fix the problem themselves, than walk down to fix it himself. The gates rarely work, the apartments smell like mildew and cigarette smoke, and there is always someone new in the office. Turn over with leasing agents is insane, and not a single one has been polite or helpful since we've been here, aside from the agent that originally sold us on the place. Apartments have their drawbacks, but this one seems to push that boundary a little too far. We stayed so long because the rent was a good price, but now at $1400/month, it no longer wins on a value standpoint. The company that owns the property, The Connor Group, seems more interested in their bottom line than the happiness of their residents. Take my advice, look elsewhere in Frisco, or you may regret it.

We moved here in Oct 2009 for "6 months" and have been here since then. We have a good location and will be here one more year. Rent keeps going up. 2009 was 1100 now its up to 1500 with some upgrades we are suppose to get. As far as apartments go they are what they are. You are not going to have the amenities you want unless you buy a home. With that said we have the found the office staff great to work with. Maintenance is very good as our requests are handled the same day.

DO NOT RENT HERE!!!!!!!!!!! I moved here December 2012 and starting February 2013 my entire apartment smelled like marijuana at least 3 times a week and I found out it was creeping in through the vents from my neighbor. Not to mention the laundry area smelled like cigarettes. I smoke NEITHER of both. So of course I bring it to management attention and they said they would take care of it. They did NOTHING and I live with my 22 month old daughter that is innocently subject to this!!! They were kissing my butt before I signed my lease but once I was in I was a nobody. In July 2013 the marihuana problem finally got resolved by ME having to call the police and the next door neighbor was arrested for selling drugs. So next on the list was the gnat problem I started having around June. It is now sept 2nd and I just came home to a refrigerator, trash, and microwave full of these disgusting bugs I had asked them to spray for over 5 times. I am a very clean person and am beyond sick to my stomach at what I've had to live with. ESPECIALLY my little girl. I am 30 years old and have rented since 19 and have NEVER lived in such horrible environment and property management. Not to mention there is no way to get a hold of the property management company so it's all up to the careless, thieving, lying, and neglectful office management that I will get nowhere with. I will definitely be seeking legal advice to get out of my lease. I have given them so many chances to help me since I'm a single mom busting my butt for these overpriced apartments but enough is enough!!!

I have only been a resident for a very short time here. What is most enjoyable is the quiet, peaceful area. The residents I have met are friendly and respectful. The staff are courteous and helpful. I have not recieved my first utility bills, so I am unsure of the 'allotment' deal. More on that later..I have been paying utilities for, lets say many, many years and I know my usage. I also have alerts to let me know if I go over budget. I am not happy with the forced cable in any manner. I can order the same package with more services myself at a savings of $10 a month. I also have a contract with my cell provider, so I am looking at almost 1/2 months utility costs for basic cable and internet! I do not have computer or home entertainment systems. Ridiculous! The garage is a major let down. All of the 'updated June 2013' advertising states ALL units have a garage. With physical issues I was looking forward to that, not fighting for a close parking space. Overall, location is excellent and the rent itself is reasonable. The apartment is amazing and I am satisfied in every respect with the quality and condition of mine. Private staircase and sheltered entry are major perks as well. Alot of amenities that are not state of the art yet good enough for me. The pros definetly outweigh the cons here.

They are the "WORST". The good reviews you see are created by the staff to boost their low ratings. No one is happy with them, they don't take care of the property, maintenance suck. The manager is only nice when you are a potential customer not after that. She is a -------... They try to harass you by entering your apt without permission, you could be taking a bath, working from home or putting a child to sleep like a stalker their staff or maintenance will enter to scare the crap out of you. There is no "customer service" for this horrible property management company. They take care of no concerns or problems. They increase your rent so much upon renewal and make profit by forcing you to get time Werner pkg from them. You will pay over $90/month for water that you do not even use for a small apt. THEY ARE THE BIGGEST THIEFS!!!!!

I've lived at the property for a month or so and so far so good. Although the complex is older and lacks some of the features of newer properties it makes up for it in other areas like price per square foot, quietness and location. All of my maintenance requests have been handled promptly and the office staff has been great.

Overall the apartments are nice. Every apartments have their ups and downs, but the ladies in the office are always nice and helpful. The new stainless steal appliances were nice, but I don't like electric stoves, but that's just me personally because I feel they are harder to keep clean. But overall I would recommend these apartments.

My daughter and I moved here at the first of the year. As a single parent I stuggle a bit with scheduling, so my daughter rides the bus home from school. The wonderful ladies in the office let my daughter "check in" each day. This brings a little piece of mind to me knowing there are still people that care. My daughter and I enjoy where we now live, she's looking forward to pool weather this summer and we are both looking forward to meeting our community neighbors. We're happy to be here.

Just did my walk thru today prior to my lease term in Sept. Instead of trying to keep me as a loyal, clean, problem free tenant and offering me a discount for another term, they want to raise my rent $50. Something about 'Market Rates'. Bull!! This makes no sense to me!! Having to clean it, risk vacancy for a month or so, new keys, credit check fees, referrals and the simple hassle factor for staff. I own my own business and loyal customers receive discounts for repeat business, not get gouged for more. I love this place and really want to stay, but on this principal alone. I'm gonna start looking elsewhere now.

Do not rent here!!!! Management are scheming liar. They seems to be nice but they are evil!!! Expensive unit for an old complex. I was told they have u-verse connection. Too bad to have already signed up when I found that time warner is the only provider here.

Apple to apple there are better properties in the area! I lived here under 4 yrs and discovered that maintenance is non existent! I had a 2 bedroom 2 bath and one of the shower heads and faucets didn't work properly! After numerous failed attempts of maintenance requests I had to take residences of Starwood who is owned by property giant "The Conor Group" based out of Ohio! to Precinct 4 small claims court! Settlement was in my favor for an inhabitable bathroom! Took 189 days to resolve a broken valve and cracked shower head! Lmao! Seriously! This should have never come to this because its poor management! The O'Connor group also owns Silverado property in Frisco and I found out at that time that there were only 2 maintenance men who were fully qualified to service both properties which is approximately 600-1000 units! Do the math! Always put maintenance requests in writing! It's clearly stated in the Texas Apartment Association lease that you sign upon move in! They will get your check gladly in the night drop but for some odd reason they don't get the maintenance requests! Lol! Specials are extremely conflicting upon move in! ROS does anything they can regarding advertising to move you in, but they don't emphasize how much a rental increase will be if you renew! I moved in at $895, moved out at $1395 at 3 1/2 yrs for a 2/2! Do the math! When confronted management they're answer was due to "Market Rent" but they are not very upfront about the fact that there is no cap out on Market Rent! Therefore they will squeeze rental increases out if you until you are forced to move! Utilities changed while I was there, they made it mandatory for residents to use Time Warner Cable! Which is some how odd to me because Properties by law can't force you to have Internet or cable! I already had Time Warner cable so I wasn't forced but, check the lease wording upon move in and know your rights! Texas is a de-regulated State when it comes to utility providers! If you disagree then get together with several other existing residents and take it to local Federal Court in a civil case! This is the only way to force them to stop trying to force it upon residents at Move in and move out! There is a face book page site called Residents against the O'connor Group, I highly recommend checking it out! Bottom line this place is built poorly, managed poorly, non-energy efficient, poor maintenance, and lacking in amenities I would look at other properties and compare apples to apples before you settle upon this corporate money sucking giant!

I've lived at this complex for 3 years now and couldn't be more comfortable in my apartment. The office staff are very sweet and professional. The residents are quiet and clean for the most part. The vaulted ceilings, upgraded appliances, sinks, and new fixtures are easy to clean and look great.Maintenance is very responsive to any issues I have and fixes things right the first time. I can change my own light bulbs and take out my own trash.I have a few friends that live on sight as well and love the area for the great schools, dog park, and extremely close shopping. My apartment sits on top on my HUGE garage and on top of my neighbors garages so no one can hear the dog or walking around. My rent has gone up but if you look in the immediate area its still 400 a month cheaper.

Do not rent here!!! I really like my apartment and all, but the staff is absolutely horrendous. If you put in a maintenance ticket, it's not gonna happen in a timely manner. They will tell you one day and then never show up and then you have to replace the order 3-4 more times before they get the point. The maintenance guys are absolute creepers too. There is all sorts of hidden fees that they don't tell you up front also. Just ask them about first billing. It is absolutely ridiculous. You have to have time Warner basic package at $95 for basic Internet and tv, and if you want boxes and dvr's or faster Internet you have to pay for the add ons. So goodbye your double or triple play package from time Warner of around $115 and welcome a la carte style totaling around $165. They charge for trash and pest control yet they never spray your apartment and the trash is do it yourself. That's $40 there. Oh and when you want to renew your lease they force you to get upgraded appliances and raise the rent $100!!!!!! It's already too expensive when the one bedrooms start at $829!!! So in a year they will tell you they have an awesome deal and you get better appliances for only $929! They are a joke. Please look carefully before you rent here. They are the same price next door with better appliances and they are a lot newer at Valencia.

As the reviewer stated below, they have tremedously gone up in price over the years--NOT just a few bucks here and there! Don't forget if you rent from here the place was built in the 80's which means everything is old--from the AC units to the plumbing. This makes your light bill HIGH and stuff is faulty ALL THE TIME! Management is CHEAP to the core on everything. Saving money and being CHEAP are two different things. They also bundle your cable, water, trash, pest, etc.--and the price of everything is ridiculous AND you are left with crummy Time Warner cable!Don't make the mistake I did and move here!!

I am a previous renter I have always liked living there but they increased my rent 75 percent within 2 years, the maintenance staff unusually slow to get what you needed fixed. The management staff were very nice but they are not very professional, when I moved I asked them to email me the receipt for the TWC for the pick up, I called several times and emailed 2 time never a response. I am very disappointed in them. In my opinion the business is going down hill.

If outside temp is 90 degree don't expect the apartment to be any cooler than 82 indoors. the management tell tenants to keep the ac at 78 degrees but no way it will maintain that temp in summer heat. also be prepared to get screwed by proprietary utilities, and cable. also don't expect deposit to be returned either. the ac units are 13 years old and the energy efficiency rating on the units is 8. they are also only two ton units which can't possibly keep up in the summer especially with there age. Take heart if you are dead set on this place watch your wallet, you have been warned

MUCH BETTER OPTIONS AVAILABLE...
My biggest issues... - Apartments are not energy efficient at all, prepare for outrageous bills. - The water bill and cable you are required to sign up for is an absolute rip off. There is no way out of it and it averages $150.00 a month. - The office staff changes monthly. I will leave it at that. - The pool is very tiny and always crowded with un attended children. - There are some very " interesting people living here". I do not know what their criteria is for approval , but they need to update it. There are large groups of unattended children roaming around at all hours of the day. Where are their parents? - The rents are high for what you get. On a positive note, the location is central to the tollway and you are located by many fast food places and shopping. Some people might see this as a big bonus

Happy here...
This is my 2nd year here and I am very happy. If you would have asked me this a year ago, my answers would be different. The Connor Corp is spending some money to fix up the place and it is finally starting to show. Pool has been redone as well. My neighbors are friendly and the community is safe. Great place to live!

The community WOULD be great...
I am a current resident coming up on 4 years and unfortunately this will be my last lease. The upkeep, parking, landscaping, and most importantly CUSTOMER SERVICE has been on a decline and it's only getting worse. The apartment homes are decent enough for the price and location. The reason I will never stay here anymore is due to the lack of Customer Service and communication from the staff, the HORRIFIC upkeep of the community grounds, and of course the ridiculous water/sewer/pest/cable charges from First Billing. The Residences of Starwood WOULD have a higher rating from me, if it wasn't managed by The Connor Group; one of THE WORST management companies. I would NEVER lease again from any community under The Connor Group.
