Moved to Residences at Starwood from Baton Rouge, La, and could not have found a nicer 2 bedroom apartment, after selling my 3 bedroom home. The 2 bedroom apt. is large, with closed-in garage with large closets and storage. The employees are very nice and pro- fessional, and maintenance responds very quickly when you have a problem. I will probably be here a very long time, because my apartment is so cozy, and reminds me so much of home.

Great Location and Great Space
I've lived here at Residences at Starwood for two years and have just signed a lease for my third year. The location is great. I moved to Frisco from Dallas after getting a job in Little Elm. The complex is 3 minutes from the Dallas North Tollway, so I can get back down to Dallas to visit friends. I have all the benefits of living in Frisco - shopping, dining, entertainment - but still close enough to work so my commute isn't bad at all. The layout of my one-bedroom is cute. High ceilings give it an open feel. Great fire place and built-in bookshelves. And WONDERFUL garden tub. The patio is nice as well.

It's comfortable :-)
I love my apartment! The only complaint I have is that as soon as you drive into the complex, the first thing you see is a street sign leaning to the side. This first impression makes the complex seem "------" to perspective tenants and visitors. It seems like it would be an easy fix! ?? I would like for the iron gates, light fixtures and balcony rails to be scraped and repainted. The paint is peeling in big chunks and rust is forming underneath. Again, it makes the apartments look "------". Other than that, the staff is awesome and the maintenance team is amazing and quick! ;-)

Do not move here!!!!!
The management is horrible, like neighborhood shark mentality. Nothing gets fixed in a timely manner. Kids run around with pellet guns and riffles. Trash is always overfilled. Gate is broken(both front and back). Our carpets were a mess, house stank, fixtures were rusty, old, dirty, and out dated. Management was horrible. These are not honest people. Please do not disappoint yourselves. Apartments are always available here for a reason. Because this place is horrible. Why do you think they pay that guy to hold up the for rent sign 365 days out of the year? These are places for people with no where left to go. They might as well make these apartments section 8 for the quality and customer service you get. Horrible

Horrible Place to Live
This is a joke. PLEASE do not move into this place. Maintenance is horrible, for the price you pay. They say one thing and do another. Do not let the advertisements fool you. Their swimming pool looks like a kiddie pool. It was extremely noisy and the neighbors above had parties all the time, and the administration would do nothing about it. Talked to other tenants and they said they were also moving out ASAP. Very bad experience. Also, they would not make even one wheelchair accessible ramp for my daughter who was hit by a drunk driver. All we asked for was one sidewalk that was wheelchair accessible, but NO, they would not do this for aesthetic reasons. There is nothing special about these apartments for the price. Hopefully, they have put in a wheelchair ramp or two by now.

Front Office Defrauded us BAIT-AND-SWITCH WARNING!!!!!
We were shown apartment X during our tour of the property. It suited our tastes with Wood Floors/Stainless Appliances/Upgraded Fixtures/Etc. We signed the lease that day for apartment Z and were assured that it was the exact same for the exact same price. Figuring we had everything accomplished we transferred mail/electricity/scheduled movers/etc. THE DAY BEFORE THE MOVE I go to pick up my keys and FINALLY see the apartment (we had been denied access to the apartment several times up to this point) and I tour my new home. Needless to say I was VERY VERY VERY disappointed. Walls weren't painted properly, it was clean, it had stained up carpet (although I have to admit they did at least try to CLEAN it but it really needed replacement). Everything to this point could be fixed I'll grant you. However, it had the cheap door knobs, no ceiling fans/white trashed out appliances/no upgraded lights in the dining area or the living areas. About the only thing that looked the same was the fireplace. We asked them to fix it and they told us that nothing was wrong with the unit. We offered to allow them to have more time to put in the upgrades, and the manager told us 'I've been doing this a long time, the best I'm willing to do is give you complimentary parking'. COMPLETELY UNACCEPTABLE. We would have paid UPGRADE money for a DOWNGRADE apartment!! And what's worse is we asked if they could switch us to another apartment as we didn't want this piece of junk, then they informed us that they had ZERO other two bedrooms that we could have. QUOTE: "It's this one or nothing." However a phone call on the drive home revealed that they're still showing the upgraded apartment and saying that people could move into it today. CROOKED PEOPLE RUN THIS PLACE!! Now we've asked to be let out of our lease and they've denied us. This is a nightmare!! STAY AWAY!!! WARNING!!! We're taking the fight to the BBB now, look there for a better description!!

One year to go :)
First and foremost ...I am sooooo happy with the management change!! Maint. is still wonderful in my eyes.. No issues here. I am upset the heartland fees went up by $10 on trash and exterminator fees especially when the dumpsters are full and recently trash has been piled around them. More kids are running freely (should be a no-no) there is no place for children here, not kid friendly (one of the reasons I moved in!) new tenants are speeding through here likes it the Indy 500. There are 2 boats that are not in use but have been here since April '09. I'm glad I live in the back (less traffic). People do not pick up after their pets and there are plenty on property. I have no insulation in my closets and the heating and electric is outrageous. I will NOT renew due to these reasons and the new contract with Time Warner.., deregulation happened for a reason. I'm happy with AT&T and will not go with a company because it's in my lease. My appliances are old and not worth the new rates I will be charged. My suggestion ... Spend some money upgrade ALL the apartments, maintain the grounds better, police apartments for dogs living here but not on the lease. Put out rules regarding kids running the property. You can't advertise for amenities that aren't taken care of or that don't work (ex. Gates, tanning beds, putting course etc.) the tenants happiness should be a first priority!!!

Its ok with some flaws
Well I have now lived here 3 months and can give you a review. First the good things. 1) The staff is very friendly and is willing to help 2) The maintenance so for has been very prompt 3)The have alot of parking spaces available. 4) The rent is pretty good at least for the area. Here are some of the bad things. 1) Pet rent is 500$ plus 20$ a month in pet rent. 2) Your water bill will never be under 60$ a month, they charge 15$ a month just for pest control. 3) The apartments are just ok. Nothing nice about these apartments they are just avg.

It's a great place. The neighborhood is the best. FISD has great schools, the local restaurants are all amazing. Krudo' s, Tupy's, Bonnie Ruth's. You can walk to the Frisco Star, it's a half mile out of your back door.

Free at last!
We lived in these apartments right after my husband and I got married. While it was not the worst apartment I've ever lived in, it certainly ranks near the bottom. They are overpriced for the age/quality of the units. Appliances were rather dated. We could smell cigarette smoke every time our neighbor downstairs smoked. The front gate rarely worked and was usually wide open. The landscaping was not kept up very well. One plus, parking was adequate...I could always find a spot close to our door. And finally...#1 negative thing about the apartment...you already know: UTILITY BILLS!!! By far the most expensive monthly utility I've EVER had for an apartment. Our monthly bill ranged from $250 to $350 for a one bedroom apartment!! And we tried to conserve as much electricity as possible. The heating/cooling units are old and in efficient, so if you turn on the heat or air prepare to open your wallet!! Glad we finally moved out!

BEWARE OF SPECIALS
The ultility bill plus water was never under 300 a month, no matter what special they are running factor in the ultility bill. The office staff changed every three months. Record keeping was awful. The apartment need updating bad. Wire racks in the closet fell I dont know how many times. No place for children to play. No park area. I seen ppl that didnt live there take ova the pool area. There are better choices than this PLEASE BEWARE!

Lived here now for 6 months and things have gotten much better regarding maintenance and the new staff. The place is showing its age at 10 years, but does offer a bigger floor plan for your buck. Noise can be an issue if you live in a unit next to Lebanon Rd, but quiets down from 11pm to 6am. The pool is very small for the size complex with lots-o little kids, most of which live in bldg 5. The only unpleasant surprise was the $80 water, sewer, trash and pest control bill per month on top of your rent. I've never lived in an apartment that charges for trash and pest control. This charge seems very questionable. One of the best things is a private ground floor entrance for 1st and 2nd floor apts.

Luv luv luv this place!!!!!!
I moved in April 30th and have enjoyed myself tremendously!! It has been extremely quiet ... With the exception of a few people who are disrespectful and like to play their car music loud. Maintenance was a little slow at first but now they have kicked it into high gear and are spot on. The management change has been great! Ashley has been very helpful and considerate the staff has changed alot but are very sweet and helpful. I wish the gates were fixed and the lights but the overall property looks good. People who don't like it hear are probably the ones not obeying the rules. The layouts of the apartments are the BEST I have ever seen!!! The only thing that sucks is heartland. Love living here! Parties were NOT meant to be held at apartment complexes!

expect high utility bills!!
This complex is horrible at best. The management staff is a total group of idiots, led by an uncaring and arrogant manager. Basic maintenance issues take days, even weeks to resolve. Listed as a "gated" community, but the gates rarely work. Large aggressive dogs roam the property without a leash, dog poop everywhere. Overall appearance of the property is like a gehetto. This is not a "luxury or premier property"! AC/Heating units are not large enough to reasonably heat/cool the apartments. Electric bills are extremely high! Insulation of apartments is virtually non-existent. Water bills are high, even if you are not at home! Don't expect the advertised amenities as they are closed off the majority of the time. The interiors are old and poorly maintained. Appliances are cheap and old. On a scale of 1 to 10, I give this place a -1!! So glad my lease is almost up as I am out of here! Do yourself a favor and go somewhere else. YOU WILL REGRET MOVING HERE!!

!!!!!!!!!!!!!!!!!!!!!HORRIBLE, HORRIBLE, HORRIBLE, EVERYTHING IS HORRIBLE!!!!!!!!!!!!!!!!
The staff is incompetent!!! The staff is not honest!!! The property is UNSAFE: HUGE dogs run around off their leash ALL OF THE TIME The majority of the exterior lights are all burnt out The back gate is wide open ALL OF THE TIME The front gate works 5% of the time The interior and exterior of the apartments are outdated, unmaintained, poor quality!!! The rent is OVERPRICED!!! These apartments should all rent for $500/month because that is what they are worth!!! The utility bills are a joke: You pay for water which is based on an average of the number of people and your unit size, NOT by how much water you use!!! So if you go on vacation for two weeks or a month and do not use any water for that time period, your bill will still be the same as the previous month when you were actually using water. Is this even legal??? They just started offering 6 month leases because they are desperate for leases. Before now, the shortest lease they offered was 12 months, and that's because they want to lock you in and not let you get out. The landscaping is ugly!!! What landscaping? Dog poop everywhere!!! The mailboxes have been broken into on several occasions!!! Maintenance response time is non-existent!!! The management of this property needs to sell this dump to a company that will come in and take care of the property and it's residents concerns!!! They better do it quick before they start seeing mass move outs left and right!!!

24 hour gym? I don't think so! This place is dump!
I went to work out and I can't AGAIN cause there is still a chain on the gate to the pool and you can't get to the gym without going through the pool area. This place sucks! What did they do that was SO unsafe to have the City of Frisco LOCK the pool with a CHAIN? The bigger question maybe why haven't they fixed it and why don't they care? They can put out signs that say all this blowout lease crap but can't fix the pool or make it so we can use the gym at night. I work and can't use the gym at their convenience. I pay rent for a 24 hour gym not a 9-5 gym. They should pay us ALL whatever it costs to pay for a gym membership. Don't lease here...it is horrible. Just read all the other comments!

Poor Management Company Great Layouts
Poor Management Company!!!!! The apartment s floor plans are remarkable!!! The people that manage them are not!!! When you 1st visit the community they chauffeur you around in the golf cart and kill you with kindness ..Then you sign the lease and that kindness goes away!!! You become last month s commission. The management company has fired the staff and rehired new people due to fraud. The new manager is discourteous alone with the rest of her staff Don t be the wrong skin color yes I said it. I have even been talked to with fingers pointed in my face as if I was a child .I have work request that have not been looked into Hello it s raining in my apartment, but me and the sweet lady down stairs were told we are getting to it .well please get to it .DO YOURSELF A FAVOR AND MOVE TO THE NEW COMPLEX NEXT DOOR!!!!

Don't give them your money
We put in an application and were turned down, we were suppose to get our deposit back since we were not accepted; however, they refused. The salesperson lied to us about this and many different things, some of them could have resulted in us receiving a ciation from the Frisco Police since they told us that it was okay to grill on the patio.---------WRONG, that is a city ordinance! I am so thankful that we were turned down because I would hate to live in this place.
