I have been very impressed with the staff at The Pines. They really seem to care about issues that may arise and they are willing to work with each resident individually in a way that satisfies their needs. The pool is very nice, it is a great place to lounge and relax. Maintenance is very reliable. They seem to get to work on problems that day or the next day and the issue is usually resolved the first time. Overall my experience at The Pines has been wonderful and I recommend The Pines to all my friends and those looking for a quiet, safe place to live.

I wouldn't recommend anybody to here once move in they will give you a hard time about moving out if you have something that needs to be fixed they will take their sweet time to fix it the manager smokes in the office the manager will tell you their. Glad to have you there but when you decide to move the manager will have a bad attitude they just want your money

I moved here from Idaho and really like it. The neighborhood is quiet and calm. Everyone I have met is very friendly. Its nice to walk into an office and always greeted wtih a smile. My neighbors too!

Happy & Peaceful
My husband and I have lived here over 3 years and we have been pleased & happy with the apartment as well as management and staff. We are well aware of challenges that residents face such as situations with the water or air conditioning, but believe the management handles these situations in a timely and professional manner doing everything they reasonably can with the resources they have available. One of the apartment ladies lives next door to us, and it is always pleasant talking with her or her mom. For the most part it seems pretty quiet around here with people occasionally saying hi or chatting. We enjoy watching the birds outside our back windows & walking along the creekside. Many people grow plants in pots or have wind chimes & it's fun to see & listen to. Porter Elementary School & a park are within walking distance and my husband & his friends like to play frisbee golf at the park. There is a community pool & it feels fairly private because it's surrounded by lots of plants & trees. We have had 5 friends live at the Pines and some had mixed feelings, but we've always been satisfied. The management is always helpful when we need to pick up packages, have questions, or place a work order. And if the front office is ever closed I know it is because they are showing an apartment or addressing resident needs. Our cat is missing & after doing most everything we can to try to find him we've asked the management if we can put a flyer in the monthly newsletter they put out & they were more than happy to help us! As far as maintenance goes, the guys have always been extremely attentive & prompt about addressing issues. They always wave or say hi when we see them in passing. We had a reoccurring leak in our AC unit that after several times of repairing they replaced the whole unit. Once there was a clog somewhere in the water lines between our upstairs neighbor & our place that flooded the kitchen & dining room and the Pines had a maintenance man there shortly after it started and a serviceman out to replace our dining area carpet. They have resurfaced our shower for us & replaced our thermostat. One of the guys even told me he wants to replace something in our bathroom & is waiting to order or paint a part & I don't even remember requesting a work order so he must have noticed it one time when he came by. They come out & replace air filters & have pest control spray your apartment a couple times a month when requested. When one of our friends in the apartment complex had problems regulating the temperature of her AC they replaced both her upstairs & downstairs units & installed a digital termostat she had bought. When I asked the apartment management when the Pines were built they said 1985. It seems reasonable that the apartments would need periodic renovation after 25 years. The management has been working hard to get any foundational water issues taken care of because we always get a notice on our door of water shut off times if they are working on things. They said after awhile of working on water issues they are hopeful they are finally reaching the end & may be able to move into a next stage of renovations for the Pines in updating the apartment exteriors. A lot of the apartments have been renovated or updated with newer appliances, paint, etc inside. When it comes to AC & heat, we are on the first floor & it's rather shady next to the creek so we've been okay, but we know it's more challenging to keep costs low for second floor residents more exposed to the sun. We have a 1 bedroom apartment & our cost for electricity per month in the past ranges from $70-250 with a $0.13/kwh rate because I work from home & run the AC & computers constantly. Our friend who had a 2 floor town home here had a digital thermostat on a timer that she raised when away at work, thermal curtains, and insulation around doorjams says her bill for electricity was usually around $100/month. For a 1 bedroom apartment with 2 people our water/waste bill is usually between $25-45/month. We have been really happy & content to live at the Pines. My key praises for the complex is that it feels extremely safe & quiet with a pleasant & comfortable environment, the management & maintenance have been helpful & attentive, and the cost is reasonable.

This place is located in nice rolling hills at one of the highest elevations in D/FW metro area. It's situated in the middle of an established residential area with lots of nice middle to upper middle class homes. It has an abundance of mature pines and many other trees like elms, maples, oaks that provide lush and beautiful, well maintained shade and ambience. Well kept hedges and shrubs and a professional grounds keeping company provide great grounds maintenance leaving staff maintenance free to focus on building and equipment upkeep. The office staff is professional, courteous, friendly, unintrusive and commited to excellence. Many neighbors have been here 10 or more years. Very few problems with residents, I've never had a problem. Undesirable or disruptive behavior is not tolerated (kind of makes me wonder about negative review sources) so basically everyone is nice! High level of privacy that can be varied by your desire for interaction. Great swimming, sun bathing, soaking pools in warm season provide opportunities to meet neighbors and central office, maintenance, and mailbox locations provide year round meet, greet and socialize if desired atmosphere. Plenty of parking (uncovered), and ample, easy access to trash disposal. Fast response medical and police (A minor, no injury traffic incident impressed me with 2-5 minute on scene response time of paramedics (fire dept) police dept and ambulance!) Low crime, well policed, quiet residential Mesquite area with fast, ample access to all "Big City" amenities makes "The Pines" one of the best kept secrets in area! Pet friendly with size limit of 35 pounds. (Rare exceptions on size limits may occur on a case by case basis. No size limits on handicap assistence/therapy trained breeds.) Some specific breed limitations so no pit bulls! Glad to be here. Plan to stay. Love it!

Happy Renter
I just renewed my lease with The Pines, I have so happy here the past year. The staff has always made me feel like I was part of a family and community, only had one problem when moving in and they took care of it right away. The Pines is a great place to live with great grounds they work hard keeping it look so beautiful. I see I will be here for awhile.

The Pines of Palos Verdes is centrally located with access to major freeways in Dallas County. I have been living here for over 10 years and during this time my maintenance work orders' requests have been completed in a timely manner and with complete satisfaction. Apartments' upgrades are coordinated with the tenants in an organized and timely manner. The staff is professional, caring, and efficient towards meeting the tenants' needs, which include community safety/crime watch. This is a beautiful well kept community that is located near elementary, middle, and high schools. The Pines of Palos Verdes is surrounded by various business entities that meet the tenants' medical, recreational, shopping, and food consumption needs. I highly recommend the Pines of Palos Verdes as your choice place to live!

Wonderful Place to live
I have lived here since Oct 2004. I can not think of another apartment complex that I would rather live at. I am a retired Police Officer and I did my homework before moving in, by checking with Mesquite P.D. about the calls answered here. I was told they were very few and far inbetween. Since I have lived here this seems to be the case. The Staff here is wonderful and easy to deal with, from the manager to the maintance men. In 2010 this complex along with the people who work here received 3 awards for excellance. These awards were earned not given, from a outside the company source. I have read some of the reviews and can not help but wonder what the problem is. Is this Apartment Ratings service not interested in resolving problems? I have never in my time here ever had a maintance problem that was not taken care of in a timely manner. I have never had a problem with the office staff. They always seem to want to keep you happy, therefore, making you want to stay here. I just signed another 1 year lease this month. As long as this staff is here I am not planning on moving. The grounds are always well taken care of. Drive thru this complex at different times of the day and or night and you make the decision if this is the right place for you.

I have lived at Pines of Palos Verdes for almost two years.I do not understand what you people are talking about.This has been the best place I have ever lived.Sharon and Debbie go out of there way to make me laugh and feel at home.I had a problem with the a/c and the next day I had a new unit outside and inside replaced.so as far as I;m concerned you people must have been the problem!!!The people that live here are very very friendly....

BEWARE and STAY AWAY!!!
We finally got out thank the Lord!! Sharon is unprofessional and a pill! They have the nerve to "blame" YOU when there are issues with the AC or any other type of issue. When we complained and complained about the apartment reaching 86-87* even though the air was blowing out cool, her response was, "It's summer and hot outside." REALLY, DUH? We asked them and asked them to check out the AC space(located in bathroom), attic/firewall space for holes, cracks, whatever because your AC should not run and run without ever shutting off and then be 86-87* inside!! Our last electric bill was $341.00! Anytime we had an issue they were rude and then talked about you behind your back as well. I had several neighbors and old office employees tell me so. Even one of the current maintenance men told me that was true! (just because you call them and ask for help or disagree with how they may be handling the issue.) The owner of the property is a complete jerk as well and worships the ground Sharon walks on, so you will have no luck going to him with a complaint! The newest con they have going on is a 60 Day Notice of Vacate on ANY lease, even the month-to-month! The last time I checked a month was 30-31 days? How can you give a two month notice on a 30 day lease? Most people pay more for that lease because they are trying to move or because they need a place to stay while having a house built or something. The only exception to their so-called- new rule is for "certain" military issues. That's it. They don't care or try to work with you for any other reason. (moving out of state, your house is built-ready for move in, job relocation, and so on. They don't care) If you have no choice but to break the lease so you can do what is needed at your new place of residence, they expect you to pay the full rent of the month you will miss, plus the charges of breaking the lease! When I asked how this can stand up re: a month to month lease, I was treated like an idiot and she stumbled to try and explain it! Because it's a RIP OFF and CON!! Plain and simple. They do not do anything right. They want the fastest/cheapest way only. One of their favorite things to do is to replace items for you with things from vacant units. (which there are a lot of because no one stays! Most people stay because they are stuck)When our fridge went out (which was a newer model), they brought the original/old 1980 fridge from another unit which stunk, had rust/mildew in it, dead roaches, and the previous residents filth/stains! There is soooo much more, but I'd write a book. Please, trust me and BEWARE and STAY AWAY! We were so unhappy while "stuck" there and I don't want anyone else to endure what we did! I'm not writing this for revenge. I'm trying to warn others! I wish someone would have warned us!

Rediculously Over Priced
Even though the make-up on the outside may be wonderful and the walk-through great don't be decieved with this wolf in sheeps clothing. The Property Manager has to be the rudest person I have ever met. The A/C units have to be the oldest in any apartment I have lived in and they try to hide it behing some ridged fencing making it unsafe for children to be around. Some units are not even covered properly so hopefully no one who lives here has small children they may loose a finger. The wood work is cracking from termite issues and decay. The gutters are falling from the roofs or hanging. The apartment I lived in smelled of pet urine, I thought it was just from being outside (claiming a clean sterile environment). I have lived in this apartment (if you call it that, more like a money pit) for way to long. I had to make 8-10 calls for my A/C, toilet, other issues out of the time I was here for repair. If you call the office no one will answer and if they do the Property Manager is rude. They smoke in the front office because it always stinks. I paid for quality and got a lemon of an apartment. I would never recommend anyone living here even if it was your last resort. You still have family and friends over this place. Be prepared to have no spare money between the water bills and electric. Along with outragous move-out charges I never even heard of. With the economy the way it is I would rather stay in a hotel vs staying here again. At least you get a smile and a comlimentary breakfast.

Nice but not worth the money
I believe in you get what you pay for. With that being said, Pine may be cheaper than other apartments in the Mesquite area yet they are still not worth what you will be paying for them. The neighborhood is absolutely wonderful! IT is perfect for families and single women, which I say that because police are constantly patrolling the area. I have gone jogging at ten at night and have felt completely safe and comfortable. Pines is very well-kept as far as the property goes, and from outside, yes they are quiet. Yet the walls of the apartment are so so thin. I would wake up to my neighbor's alarm everyday. I could hear arguments and kids playing all the time. My other neighbors smoke weed on a nightly basis and it was so embarassing bringing company over and having them walk to my front door and smell that. Why say anything to management? Well, they smoke in the front office on a daily basis, it smells like a bar. I would walk in and think I was on Greenville Ave on a Saturday night. The smell is horrible. If they tell you that your apartment has upgrades, be clear on what the upgrade is. In my mind it was new appliances, new floors...things like that. It was actually painted walls with new carpet. The bathtub had cracks in it and obviously needed to be replaced. The trees surrounding are beautiful, but the wasps and other bugs are horrible. On a positive note, Debbie is very sweet. I never had a bad experience with her. Sharon was so-so most of the time. I cant really say I had much interaction with either of them because the cigarette smoke and smell kept me from physically going into the office, but leaving notes and voice messages instead.

NOT TRUE AT ALL
Im so sorry for you, you missed living in the greatest property in Mesquite, maybe TEXAS. It has been my experience that an application is only turned down because of previous criminal history, payment history or false info given on a ap. No one would turn down a good qualified application, 100.00 is nothing compared to a good tenant that pays rent and follows rules for any period of time, what would 100.00 benefit anyone, the only time deposits are not refunded is when the Ap is clearly falsified or lied on. Maybe you should rethink the info you put on your ap, was it true................All Said The Pines and their Staff is a CLASS ACT in every area of operation.

Awesome!
I have lived at The Pines since 1992. I love the quite neighborhood. My neighbors are great. I love walking my dog or jogging to the Palos Verdes park or along the creek that is in back of my apartment. The manager and maintenance are very polite and really care about service. It is rare that I need service but when I do they are very prompt and take care of the matter the first time. I love my apartment. It is large, bright and has a wonderful view. I recommend The Pines to anyone looking for a quite home with decent neighbors.

They are a rip-off!!!
First of all, you walked into the office smells like cigarette smoke. You really have to be careful with the people in the office when it comes to trying to be friendly and all and then later, watch out! My son went to applied for a one bedroom apt and was declined and they refused to refund his deposit back. I will continue to file complaint with this property. I know everyone knows that when your application is denied that you should get your deposit back but not the application fee. They will tried to find ways to denied your appl just so they can keep your deposit. I don't know much about the property but it's a so-so. I should've follow my gut when I walked in the office smelling like cigarette smoke to turn around and walk back out because I am not a cigarette smoker and so is my son. PLEASE DO NOT RENT FROM THEM NOR DON'T GO THERE. There is something about these people in the office.

A nice place to live
My husband and I have lived at The Pines for two years now. We chose the complex for the spacious floor plan and relatively low rent. The amenities are a bit lacking compared to neighboring communities, but we were willing to sacrifice a fitness facility for the discounted price. The maintenance staff has had a high turnover in the time that we have lived here. (I think you probably have that issue anywhere you decide to live.) The few requests we have made have been handled promptly and courteously. I have lived in complexes where the maintenance staff is constantly in your apartment without notification and this is thankfully not a problem here. Anytime repairs have been done there is a note left on the door saying they were there. They have been doing repairs to the water systems over the last few months which has left us without water on several occasions(always back on by evening). The staff has left notifications in advance when the water is going to be off. The water temperature has also been a bit of a problem. Some days there is no hot water at all and others even the 'cold' water is scalding. This has been an on going headache for a while now. I am not sure if it is due to all the open pipe lines, but our water bill has been around forty dollars for a one bedroom. This has been a steep incline since we first moved in. The community is located in a pretty nice area of Mesquite, but there have been two robberies since we have lived here. One of them at gun point. The staff did notify all the residents which has in turn caused me to be more cautious. As for the staff, Sharon (the manager) has been very nice since we have lived here and the other employees in the office have been very friendly. Our lease is coming to a close soon and we are contemplating moving to a larger unit in the same complex. A good community is hard to find and it is hard to leave as well. While there have been some issues lately with the water, it is still a nice place to live. I would recommend to any friend looking for a quiet home.

Hell NO! Maintenance Issues
I have lived there for 8 months and they refuse to replace the AC that DOESNT work properly so I have to pay out a ton of $ every month for electric. The hot water is constanly going out. I now have roaches in my apt. for the 2x time and they say someone is comingout "next week" to spray. I've had to call the emergency hot line 3x since i've been there and 1x actually got a call back. Their sense of urgency when it comes to maint. issues is sad. I originally moved here to save money and it was a "decnet" place to live.. it's not worth it, spend the extra money!!

I always go back to the Pines!
I have lived in four (4) different apartments at the Pines of Palos Verdes. For various reasons, I have moved away, but always come back here to live. I enjoy the atmosphere, feel safe at the Pines, have confidence in the maintenance workers. Whenever I put in a call it is addressed immediately and usually done that same day. I think both Sharon and Debbie do a great job...they have always been helpful and courteous to me and my family. The Pines are located in a residential neighborhood - no gas stations, convenience stores next to your front door; however, it is easy to access highways and shopping whenever needed. The grounds are well-kept and well-lit and the best part of all this is I don't have to do anything.....they do it all! So if you are looking for a place to live, this is the place.... Great place to live!!!!!!!
I have lived at the Pines for 5 years now and am VERY happy. The management staff have always been courteous and quick to respond. If they aren't able to get something done that day they have always told me. The managers have NEVER been rude or disrespectful to me or my daughter. I have always felt safe,even when we have come in late. The property is well lit and nicely maintained. My electric was turned off (not by mine or the aprtments error but TXU) The manager was sooooo helpful in assisting me even though she didn't have too. I have had pretty good neighbors some I have hated to see leave. I have never had a problem with hearing evrything that goes on in their apartments. I would definatly recommend The Pines of Palos Verdes to any of my friend.

Maintenance issues
I lived at these apartments for 1.5 years...the maintenance tech did what he could however there was always an issue with the A/C...the A/C unit was not big enough to handle the size of the apartment making the summer unbearable. I had to move out as soon as possible. My electric bill was very high almost $300..for a 1 bedroom.

Beware - What you saved in rent, you will PAY when your water bill rolls in!
I lived here a couple years back, ended up breaking my lease to get out. My water bill for 3 people was $150 a month, meanwhile water is running in the parking lot and into the creek behind the property.<br><br>Put your breathing machine on before you walk into the office, the manager must smoke like a chimney. <br><br>As nice as the property looks, I have never been so stressed out living anywhere. Apparently there was a resident that had lived there for years, I think it was the trailer trash accross the way from us that peered out the window at various times from day to day, the lady didn't work. I received multiple notes/warnings (harassment) on our door several times a week. I had a young son, who was never any trouble and a normal daughter in jr. high.<br><br>Example - I received a notice, they suspected we had an unauthorized dog in our apartment. The management came into our apartment while we were not there (I hadn't made any maintenance request either). Why you ask would they suspect we had an unauthorized dog in our apartment? Well, earlier that week in the evening, a friend of my daughters was walking his dog, and stopped to talk to her outsiide. Once they finished talking he left. 2 days later is when I got the unauthorized pet notice on my door. The dog never stepped foot inside my apartment. It was constant notices (harassment), whoever lived by me watched our every move. They sent me a notice that my car was illegally parked blocking the entrance of my apartment, this was not true, in order for me to have blocked our entrance I would have had to pop the curb and drive up onto the breezeway, (yeah right) but because this neighbor who must have been buddy buddy with the manager opened her mouth, I got a notice. Basically what it all boils down to is, children are not welcome! Even if the management tells you different, other long time tenants can watch you and report everytime you move a muscle. We were a very typical, nice middle class family, we weren't hood rats there selling drugs, hanging outside all the time, etc. It was a real miscarriage of justice to do that to us, just because Gladis Cravitz across the way didn't like my children.
