I had a leak in my bathroom closet ceiling in the middle of the night and I woke up to it. It wasn’t taken care of until 2 days later. I requested a carpet change because it was so stinky bc of the water getting into it. It didn’t happen. Usually the work is completed on time and it doesn’t cause a real issue for me but I was upset because my clothes are in there. Also I had to go to the office twice to fix my gate remote and yes my kids were with me and I was treated like a nuisance bc my kids were talking in the office while the manager was working as she screamed out the door and second time bc they ran to the pool table. I’m sorry but we don’t come in there to bother yall I come in there for actual issues so please be kind. The park bench has been broken since October and no one even cares to bring it back but yall want us to be outside with our kids when they play outside? Where are we supposed to sit? Just bc a few cause problems by leaving food outside doesn’t mean we all are horrible. Please do your job kindly and actually care about the residents

Good neighbourhood, halal restaurants nearby, clean spacious apartments, washer and dryer availability, friendly caring management and neighbourhood, I would recommend this complex to everyone especially when you are a newcomer.

If you're thinking about renting at Avana Sugarland, think again. In the past two weeks alone, four cars have been stripped of their wheels and tires—and the leasing office couldn’t care less. Despite residents repeatedly asking for stronger security measures, nothing has been done. This isn’t a random, isolated incident; this is a pattern of neglect from management. Four thefts in two weeks and they still refuse to take any responsibility for the lack of basic security. The gates don’t stop thieves, the lights don’t deter criminals, and the leasing office clearly has no intention of addressing these issues, despite multiple requests from concerned residents. If you want to live in a place where your car is at risk of being vandalized every single night, then Avana Sugarland might be for you. But if you value your property and want to feel safe, stay far away. The leasing office’s incompetence and complete disregard for resident safety are beyond frustrating. Don’t be the next victim.

I recently leased an apartment and i wanted a quick same day move in the leasing team susane and mercedes helped soo much with everything from applications to online renters insurance etc after moving in they also helped with all the concerns and services needed.overall great experience

Also, the amenities—like the resort-style pool and fitness center—offer great opportunities to unwind and stay active. The location is another significant highlight. With plenty of shopping, dining, and entertainment options just minutes away, I always have something to do. Overall, living in Avana Sugar Land has brought me joy and a sense of stability. It’s more than just a place to live; it feels like home. I appreciate the balance of comfort, convenience, and community that this apartment complex offers, and I’m grateful for the memories I’m creating here. This experience has truly enhanced my quality of life. Its just security concern now a days which is overshadowing all my above great experiences. Also if there was EV charger within complex for electric vehicles owners would be a great convenience.

Clean organized and secure place to reside. Only wishes it has elevators for elderly but overall a great community to reside in. Very good market across the street. Major street across from the apartment.

I am thankful to have found an apartment complex so clean and friendly. All the residents I have interacted with are polite and respectful. This apartment complex's safety is exhibited by families constantly taking walks in the day and also at night around the apartments. The staff is helpful and prioritizes the needs of the residents when situations arise. My neighbors had immediate air conditioners provided the same night when their AC stopped working. I see great service all the way around.

Maintenance is very poor, no coumunication from office to resident. Rent are two high and no one come to fix stuff and they send us the email that work is complete.. manager is not helpful at all..max was way better than Susan.

The apartments are a really nice size and are not a typical shoebox size apartments that are popping up now. When you step inside it's like stepping into a house rather than an apartment because they have really nice high ceilings and crown molding. Also they have lots of windows which let in lots of natural light. I really love my apartment and have already lived here a long while.

I am not satisfied with the administration..that's the only thing I have..and in my opinion this is everything... Apartment is good in appearance but there is lot of repair maintenance work from day one I moved in.

It's very noisy desi community ladies sit beside 400 building it's very difficult to pass there or at home it's very noise crowd . Plz make a rule and send notice to all community members for community rules. No rules inside

There were a few problems since the beginning like broken tile edge which is extremely dangerous, it's still the same, water burst from the ceiling. The condition after the recent hurricane is devastating and my life is still upside down because of the apartment and we still don't know when it's gonna get to normal.

Literally ask myself why I’m still living here. The management here is beyond awful. I can’t even express how much I hate the management team in the leasing office. They don’t care about the residents safety and dismiss most maintenance issues because it actually requires them to do their job. They also don’t do any repairs unless management provides approval and that too is a rare occurrence. I’ve had multiple water leaks in the apartment and management can care less. I’ve been living here for 20+ years and half of my maintenance request are ignored. I’ve requested countless times to replace the dishwasher and stove because they don’t work and it still has not been done. Instead of replacing items that are new or at least fairly new, they replace it with something much worse and tell you “it works.” My water heater stopped working and the maintenance man told us that it could have caught on fire. My packages are always missing or I don’t get notified that they are delivered to the Amazon Hub. They only care about how the leasing office looks and are always renovating it or changing the landscape…they care less about the actual residential buildings because the building hallways are always DISGUSTING….Management cares more about getting rid of stray cats than the frequent break-in’s and robberies. We are never notified when a crime has taken place but we are always notified when there’s a pizza party in the office. They also never pick up the phone or are always away from there desk. When I’m lucky enough to get a hold of them in person they ask me if I gave them a call or submitted a ticket (which I have, but they never read them or answer). The management team here lacks empathy, experience, a sense of urgency and common sense. Save your money and go find another apartment complex to live at because living here will only give you more stress.

Bad experience
Alot of crime. Very rude managers. They are not helpful at all. They don't listen and understand resident’s issues. The work orders are never done in time. We have to put in work order requests for so many times until they take an action. They hardly send pest control but they charge you every month for the service. Denise begs everyone for five star reviews so she can be the next manager. She is a very clever and dirty minded lady. Pool area is never opened for kids it’s always closed. We are not allowed to use any amenities the complex have. We are treated like slaves here. Worse worse worst management i have seen so far .

It’s my almost 5 year in avana sugarland and very disappointed this have increased the rents a lot with all other extra charges. We moved to 2 bedroom apartment from 1 bedroom and this 2 bedroom apartment is full of roaches and they are not even renovating the apartments. Pest control comes every month but still nothing is getting better. It will be one year in 2 bedroom apartment and roaches problem is getting worst everyday. Very disappointed.

The current management is very rude. They do not treat all the residents equally. The pool as been closed for so long m! They do not clean the pool. The park area is very dirty! Our kids play there and they never seem to take notice of dirty park. Our hallways are never washed. I heard that one of the manager made all kids clean the area! Very very rude and unprofessional attitude towards the kids. No body seems to be renewing the lease if this management stays!

Poor experience, I have deeply concers regarding security , my naghbour's cars theft from the apartment parking two times in these two months. I have very serious concers about apartment utilities issue, dryer switch not working properly, every after few days all flooring become wet and it's hazardous, because of broken bottom plate of water heater and when HVAC water drains it spread to all floor.

I’ve been a resident since 2016 and I am very happy resident. The staff is always so friendly and helpful. I always feel welcomed. Denisse, Susan, Virgilio and Carlos are a great team. The property is always clean and maintenance request are competed fast.
