This is the best apartment community I have ever lived at! I used to live in one down the road that I thought was nice, but Pebble Creek takes the cake. Their staff is very friendly, helpful and informative, and the maintenance team has always taken care of our work orders within 24 hours. I feel safe walking around the property by myself, and when I first mentioned my concern about lighting in the parking lots, the leasing office told me that they had already begun putting more lights up on the buildings. Our apartment is close to everything we need, and with there being a Kroger right down the road, picking up things from the store any time is no problem. My husband and I plan on staying here for a while :)

The assistant manager is VERY helpful! He is the reason I stay. If I have a problem he goes above and beyond to handle it. Neighbors are very quiet.

The staff at Pebble Creek Ranch have been extremely courteous and informative throughout this move-in process. This is my first time living on my own and Jacob and Cara have been a great help the entire time. I frequently have questions, and the staff is always available to answer it.

The apts inside are nice but the grounds outside are a whole different story. The pool area needs to be cleaned thoroughly and never is. Over the summer several times the water was so murky you couldn't see thru it. The photos online must have been taken long ago. The clubhouse area could be updated a bit and the furniture poolside is full of bird junk always so I know it doesn't get cleaned regularly. The small office with the computers dont really work nor the little cheap broken printer thats been there for months I suppose. I know this is hard to stop but it could be washed down more often. The one maintenance man they have is super nice and I dont know how he keeps up with all the entire area. Parking is horrible if you come home after 7pm and the stairwells need to be power washed. The plus side here is the cares team and the window drown out the noise from the busy hwy. The staff in the office is not as bad as others have said but it's hard to be nice when your rent is more than renting a home and the upkeep is sub par really. Way too overpriced for the upkeep. People never scoop the poop up behind their dogs I've even seen dog crap on the stairs in bldg 3. The flood lighting on most of the buildings dont work so I am often concerned about safety at night. Recently we've seen some young people hanging out in our stairwell smoking marijuana. I can tell that soon they will begin to need security nearby. The gate is rarely operating but I think its because people keep running into it I suppose. It just seems to me if you offer so many amenities they should be maintained to keep the property immaculate. I am currently a resident by the way.a

This complex has one of the most worst management teams that I have encountered as a tenant. They are rude, incompetent, unresponsive, and unhelpful. They have made several promises but have failed to deliver each . They make excuses and find reasons to rip you off.

I have lived here for 4 years & I have to say the manager & leasing consultant that we have now are the best! The ones we had before were horrible. The old manager was only interested in how much money she could save & charge you in fees. The new manager seems to really care about making a difference. I can honestly say she has really went beyond for me. I was ready to pack up & leave the complex b/c the prior manager had basically just ruined the property w/poor management & budet savings that she completely stopped taking care of the actual property unless you bugged her enough to make her do something. Which is exactly what I did. I had a horrible bug problem & was at my witts end w/greif about it but the new lady came in & immediately solved the pest control issues by doing whatever it took to do it. She came in & did what needed to be done to my unit as well to make it right for me. I didn't even have to ask her she automatically volunteered the services, unlike the other manager who I did ask to fix things & she refused. As long as she is managing this property I will stay & hate to say but I will probably follow her when she leaves. She definitely has shown me that she cares & when I have an issue she always has an answer & is always very friendly. The leasing consultant that we now have is a very friendly nice young man. I won't mention names b/c I know we aren't allowed to do that here, but he deserves a A in my opinion. He has only been w/us a short time but he always takes care of my requests in a timely manner. The other man in the office knows me as well & I have to say he does take care of my requests as well. They all take good care of me & I know I'm a handful to say it nicely so a thanks goes out to the office staff. The maintance staff has always been very nice & the main 2 maintenance men go out of their way for me all the time. Whenever they are in my home they always clean up after themselves & check the little things for me b/c they know I'm on my own & I might not know to look at these things. They always make certain I'm well taken care of. Sometimes they may not have something in stock but they let the manager know so she can contact me & as soon as they get in they come right back & take care of it for me. Just an FYI for people parking at ALL complexes is bad so if you don't like it pay for a garage or covered parking & fix your own problem. I feel for such a busy office & complex these people do their best for their residents so yes sometimes they may not be in the office but it's not b/c they are avoiding us it's b/c they are trying to take care of us in the long run.

A total rip off... im locked in lease otherwise would not have stayed here any longer... we pay rent online every month and since our new lease was kicking in rent was not showing online... I called the office a week before rent was due to ask the amount and jacob answered saying that even the office wont know until the 1st of november... we checked online on the first it did not show online... on the 2nd it did not show online which was a saturday and when my husband went in to drop the check no one was in the office... we went in on the 3rd which was a sunday n the office was closed for halloween... on the 4th I went in with my check book at 10am and talked to the manager and she says you are late for rent and you need to pay $100 extra in penalty... I told her we pay online and its their system failure that it wasnt showing online and she just ignorantly said oh if you checked on the 1st it should have been there... I told her that we are good residents never bother or complain about apartment issues and I dont feel valued when one time our rent is not even late we made 3 attempts to pay and you are saying we have to pay a fine for what? She said im sorry if yoy dont feel valued... excuse me but im not looking for flowers from management to show they value us but just good attitude... she was ignorant I say because she is assuming we got the notice that the office was closed for halloween on sunday the 3rd of the month which we didnt... n I told her I normally get notices but we didnt get this one... n she just kept saying no everyone knew and enough notice was given... in the end I was expecting a "sorry for the inconvenience you tried paying rent and thank you for coming in today" not a skeptical look that im lying We dont complain but we were promised paint touch up at the beginning of our first lease by the manager which never happened... second lease we were promised power wash in the apartment corridor and carpet wash that never happened... there is a very bad parking problem... and office staff has rude attitude, most of the time we have to follow up on maintenence if we need any... plus one family rented here on our refferal and I told one of the staff people but a refferal fee was never paid out to us... Management knows their rights and rules what about people who live here? I dont think they care for tenants only care about making money off people... Really regreting that we have another year of lease!!!!

Here is an honest opinion. This place is very deceiving!! The staff will be VERY nice to you upon the sales pitch, but once you move-in and sign that 50 pages lease contract, I can assure you that they will totally change. They become very rude and non-accommodating. You can complain as much as you want, but they won t care because you re locked-in a contract. When you do complain about a problem, they will write it down on a yellow post-it note and then throw it away after you leave, I saw it myself! Hence, your problem won t be addressed at all. AND --------- AT THE LEASING OFFICE NEEDS TO BE REPLACED!! He is a complete turn off and is extremely rude. Notice how he acts nice, but if he gets annoyed by a tenant s numerous requests to fix a problem, he starts becoming extremely rude. Upon your tour, the staff will show you the models through a nice round landscaping and that s it. Ask them to take you to the back buildings, where you will discover stairwells heavily stained with alcohol that is in dire need of some serious pressure wash. You will discover dog poop in various places and try coming in on Sunday nights at around 7pm and witness the garbage overflowing outside!! There is NO security whatsoever! This place is not safe, there have been several burglaries in this apartment complex. This place is an easy target. The gates open for up to 5 to 6 vehicles at a time to get in. There are strangers in their cars waiting outside the gates, waiting for one of the residents to open the gates and they zoom right in behind you. There is a dummy camera located above the mail kiosk, it s a dummy, it doesn t work! Police is dispatched here every other week responding to some serious physical altercation. The management will clearly lie to you and say there is a Courtesy officer living on their premises, its complete BS, whatever it takes for you to sign a lease contract. After 8pm, there is no parking whatsoever. They make you pay so much money per month and no designated parking at all? So if you go out to dinner and return after 8pm, plan on parking on the street and walking to your unit, in the dark! Upon reporting this issue to the management, they said First Come, First Serve . They will tell you prior to signing up 2 cars are allowed per unit, but you will later realize that the residents will end up purchasing more cars or simply have guests over and there goes your parking spot. People are racing home so they can find a parking spot! It s a shame. tenants are fighting over parking spots. See for yourself, cars are blocking cars! Have you ever wondered why their leasing office hours are between 9am and 6pm? That s because most of the residents are gone to work during that time hence, the parking lot looks empty. Try coming in after 8pm, just follow another car in because these gates open up for 5 to 6 cars at a time. Then you will realize that all the parking spots are taken! You will notice a lot of people walking their dogs in the evenings and people don t pick up after their dogs. There is no live management person after 6pm, so people get away with NOT picking up their dog poops. The pool is always floating with debris, disgusting! The pool railing that goes from the 6 inches are into the 4 feet area is ripped off/ broken and the metal rod is cut off in a manner creating a dangerous metal spike hidden under water-- so you are bound to cut off your feet if you step on it! The gym is downright disgusting and depressing at night. The parking lot is very dark at night. There is no proper lighting at night, again, the leasing office hours are 9am to 6pm, during the sunshine hours. So take a trip after 8pm and see for yourself. You will also see commercial vehicles, big vans parked taking up 2 car spaces. I m just counting my days out of here. I hate this place, these facts are undisputable. You have been warned. sometimes people will learn the hard way by signing up for these apartments. I will NEVER recommend anyone to come here.

My family and I have lived here for three years--coming from Philadelphia I moved to Sugar Land for work, lived in two other apartment complexes in Sugar Land (Town Center area) before moving to Pebble Creek Ranch in 2010. First and foremost the apartment itself has hands down exceeded our expectations. For the price--especially in Sugar Land--you get a tremendous amount of space. The parking is at a first come first serve basis--but for the most part we have never really had an issue. Some days (usually on the weekends) the parking lots are somewhat full so you may not get a spot directly in front of your building, but for the most part we have never really had an issue. The noise is not a great issue--its an apartment--you have neighbors on top of you, to the side of you, and below you--so you may hear some noise. If you don't like that buy a house. The grounds are fantastic, and kept well. There may very well be cockroaches--(think we have had maybe 5 in the apartment in the last 3 years)--but its Texas--what do you expect?? If you don't like bugs, don't live in Texas. They have landscapers come once a week. And I do agree there is some dog waste here and there on the grounds, but that is not the apartments fault - rather the owners who do not take the 30 seconds to pick it up and take it to a dog waste trashcan located around the property. I have a dog, and even though it can sometimes be a tough task for people to bend down and pick up the waste, this is a issue with the residents laziness and complacency. But I have seen maintenance going around picking the dog poop up in the mornings. Any issues we have had (AC went out a few times, faucet leaked, and kitchen florescent bulbs went out a few times) maintenance was there within a few hours (and usually you can schedule when you want them to come by--so you are home when they are there.) So overall we have never had a problem with the maintenance staff. This brings me to the staff that works the front office: I am extremely appreciative of the current staff (wasn't so happy with the manager prior to Karah). Of all the things we have asked from the current staff, any issues (maintenance or otherwise), billing, packages being delivered, even moving in/out of different apartments, they have been fantastic. They know most tenants by name when they walk in to the office, which is more than I can say about some of the other apartments I've lived in. Also, if a little appreciation and gratitude is shown towards the people in the office they will be more than happy to go out of their way to help out. For what you get, the location, and the price, this is a great place, and I would recommend it to someone looking to make a move into the area.

This place is disgusting. starting from management staff to maintenance everybody is arrogant and not helping at all. Always comes up new ways to rob tenants. When you call for maintenance staff don't show up for weeks. No security of any sort. Gates are wide open majority of times. lot of incidents of theft starting from letter box and identity theft to robbing in apartment. They will rob you when you decide to move out. Lot of unnecessary charges. People don't pick up after their pets. very noisy. Super dirty. Lot of roaches. I would not rent here even if it's a last apartment left in the world.

There is no people to manage the office. Dont remember the name of the person, I think its Jacob who was very un-cooperative and rude. This person was totally un-professional in his dealings and will bring down whatever reputation is left of this community. What more can you expect from a mediocre community like this!

I have now lived here for over a year (renewed in Feb) and I really like the place. The staff in the office is very responsive and the new manager is doing really good at dealing with difficult people (So I've seen). I really like the CARES program because it makes us feel more like a community and not just another property. Plus the couple that run CARES are so sweet. Maintenance is always quick and efficient. Drive time is awesome considering I work in town square. And parking is easily obtainable before 9pm. I do have to say though, there are people who own cabs who take up space and I'm not sure if there is a limit to the number of cars a unit can have. There is one lady ( I "---------------------) who drives outrageously fast and always tries to cut you off. I've been cut off by her at least 3 times. Two times, when exiting the property and once she drove around me because I didn't try to avoid the speed bumps and went slowly over them. I wish mgmt would address that with her. People mostly clean up after their pets and I've been vocal about a young boy who's not supervised when walking his dog and he doesn't clean up after the dog. Other than that the property is clean. Trash pick up is nice. Paying for it... is not nice, but it's cheap. I would recommend this property to others who are looking to move into the area, but I don't know anyone right now.

This place is great!!! I have no clue what the other people are talking about. I lived here for several years until last week, and if it wasnt for my job trransfer I would still be there. The new manager is SO MUCH better than the previous one, but the office staff has always been helpful and maintenance has always handled any repair or concern I had immediately. Thank you for making my years in Sugarland great!

NEVER DO IT!!! This place is absolutely disgusting. The parking lot it gross, the hallways always have trash in them and no one picks up after their animals. For the price you're paying to live in the middle of no where it's not worth it. The staff is terrible, you would think the new manager would maybe be better but, that's a complete joke. the "media" center is out dated so, don't depend on working computers the gym is the size of a closet so no need to depend on that either. You should REALLY think other wise when it comes to moving here. And, good luck wanting a quiet environment, you can hear EVERYTHING from when the person above you walks to the kitchen to when the person next to you shuts a cabinet. Saftey? Ha that's a joke, the gates are rarely working, the "security" personal gate door is never ever working so no need for your fob. And, I see cops at the apartments a little too much. The maintence is good at being there fast but, not fixing anything. When they look at something like your washer they will take your clothes out to check it but, not put them back in. WHO DOES THAT?!?!!?

I have been living here since last 13th months. My lease will be expiring next month and I was planing to extend my lease but not any more. Recently start having problem with management as they are not cooperative at all which they were used to be.

Management is non existent. There are three different people in the office to collect your rent but thats the extent of their involvement. Floors/ceilings are paper thin; noisy neighbors that just don't care; floors creak very loudly; burners on stove don't always work unless i turn them off and on, off and on; water faucets all leak at the handles; tiles are loose everywhere; grounds are trashy, not to mention the trash piled up around the garbage incinerators. For your money. . . You can do better than this place. . . Can't wait till my lease is up.

Place is terrible!the staff is not useful what so ever. It would be nice if one of them actually lived here and actually adhered to all problems. Computers are outdated, gate is usually broken, you can easily walk in and out of the door near the office without a key fob. Not a good place to live If you do not have kids.

This is a very good place to stay. The entire staff, especially the manager, are friendly, warm, and professional. Whatever problems I have are met with genuine concern and in every possible case, an immediate answer or resolution. The apartment space itself is comfortable and up-to-date, with modern and nice appliances. The people here are largely friendly and cordial, and the location is good for easy access to Sugar Land and getting into Houston. Overall, an excellent place to live.

I have lived here for about 4 years. My overall experience has been pleasant. The apartments are nice and spacious. They are a little pricey but the school system is great if you have school age children. The main complaint that I would have about this property is the computer use for residents that is offered as an amentity is slow, out dated and broke half the time. (fustrating) They used to have television viewing in the work out area when I first came but have since discontinued the service without notifying the residents. There have been few break-in's over the last 4 years. They have added speed bumps, dog walking areas, and trash service pick-up to cut down on trash building up at the compacter. No real roach problem unless you live around neighbors who are dirty. The office personal are great although I felt the new Manager is a bit unpleasant to associate with at times. Parking is sometmes not adequate if you live in he back of the complex and chose not to pay for a covered parking space. There is no free assigned parking. Noise never had a problem. Grounds are always kept nice. Sometimes dog poop from people who don't clean up after there dog. Very safe neighborhood. Maintenance Excellent. Love them.

Since I've been a resident at Pebble Creek Ranch, it has been a great experience. The manager returned my phone call from home to make sure I was taken care of. Whenever I have bugs the office always provide pest-control. The valet waste is a new addition and it helps keep the property clean. I don't mind paying extra for it at all. I think the team is doing a fantastic job.

Great place!
I just renewed my lease after being a resident for two years. The new manager and team have made many improvements which has made A huge difference. The staff is always nice and they follow up whenever I put in a maintenance request. I really want to say thank you to the maintenance team that is always available to take care of us and they are the reason I have recommended two of my family members to live here. I will continue to recommend Pebble Creek Ranch.

"STAY AWAY"
Unfornately, Pebble Creek has a serious bug issue. I experienced roaches and management would not fix issue. Also, make sure you watch out for your rate. They will make you pay as much as you will possibly pay. Don't allow them to raise rent. the current office manager is quite rude. Very unhappy residents!!!
