Worst mangement, old buildings bad community
I'm living in this partment from one year. My lease ends in june 2007. Paid all my rents on time, gave 30 days notice. BUt manager wants 60days notice, even if my lease expires by may. Grabage cleaner broke several times. Ironically myelectric stove did not work for whole day. I was forced to eat outside for which I was never compensated.
poor neighborhood, rundown buildings, leaky basements, no storage, ----ty managment
Horrible msnager- VEry rude.
Occupancy in these apartments are low due to poor buildings, bad community.

Pretty nice
We are living here 6 Months. 1 Bedroom and den is the best floor plan I saw. i think $1109 for 825 sqf is the best price in this area. Also we have the top floor that I am happy with. The rooms are big and convenient. Kitchen is a little bit small. The walls and floor are very thin, but we have just one wall connected to our neighbors, so I really never heard any noise from them. Overall this place is far from a big road and really quite. Parking is always available. I really upset about mailboxes. They are so small that all my magazines are always crumpled. We did a few maintenance requests and got repairment in a few days. We did emergency call when washmashin started overfloading and we've got help in 15 minutes. And later it was replaced in a few days. Fitness center is the worst part, so you will not like to go there. A small room has just 3 pieces of equipment and no A/C. A swimming pool is small but ok. There is also hot tub that works the whole year. All supplies in kitchen and bathroom are very old, but work. The summary is the following: if you are looking a big apartment for cheap that is it. But you will definitely have some problem with repairments since inside everything is clean but old.

NOVA so-sos
Like other NOVA apt reviews I've read, they don't build the apts. with residents in mind. Floors and walls are thin and for my part, I have to inhale neighbors' smoke through the vents. Apparently the staff who show you around when you first come are not synonymous with the woman who habitates (sometimes) the front office and has a rather "you're stuck with us now" attitude. I think she's new and apparently they weren't trying to improve with that choice. The office is OFTEN closed during it's "open hours" and if you do ask about policies, instead of being customer service oriented, my encounters have been more like, "Oh." or "Nothing I can do." The implication being if you expect anything from your residence, get a house. Not impressive which is too bad because they have the area to create a phenom.

This place is OK... that's about it!
At first we really like this apt. Then after living here for a couple months it's getting to the point where we HATE IT! When we first moved in, it took us two complete days to CLEAN the entire apartment because they said it was CLEAN, which in fact it was VERY VERY far from! Then the maintenance man was here every day fixing a problem... Looking at the fixtures in the wall some of them are not even screwed in... and just hanging from the wall... looks VERY bad. Parking is OK as long as you park under s street light... Some people seem very nice here where others are just flat out ------... but like any place you will get that...

The up to date equipment room is a joke... 4, yes 4 freaking machines that are old as sin! Rent is way to expensive for this place!

Stains on the carpet, stains on the ceiling, walls..etc

One of the only nice things about this place is that you have a fireplace!

So Far, So Good
My husband and I moved in here a short time ago. So far everything has been great. With Spring here, the grounds are kept nicely and they are getting the pool ready. It seems to be a quite neighborhood, set in Ashburn Village. It's away from all the hustle and bustle of the city. There's a Sports Pavilion up the road, that only residents of the community are able to use. There is a fee, but I think it's worth it. (It's 32,000 square feet) There were 1 or 2 minor things wrong with the apartment when we moved in, but we got new carpet and blinds. The rent is lower then other apartments in the area, that is what drew my husband and I here. There seems to be plenty of kids in the area and people seem to always be outside. I would recommend Saddle Ridge.

Great, quiet, family-oriented community
I have lived at Saddle Ridge for 2 years and was very happy to renew my lease. The staff has always been outstandingly friendly and helpful.

The area is very quiet. Neighbors seem friendly.

In my two years here, I have had two water-related maintenance issues (due only to regular aging) and both were handled within minutes of my call.

Very much recommended.

Terrible Maintenance
As most of Ashburn, the prices are a bit higher than they should be. On the sign when you enter, it says 'Luxery' apartments. Very misleading. You can find better apartments for cheaper in other areas, but this place is cursed with what most Northern Virginia places are cursed with: Fast construction built for a quick return. Sadly, if you're not from this area, you will probably be disappointed.
The facilities have not been kept up, and everything could use a new coat of paint. The gym is only 2 or 3 pieces of equipment, and the pool does not go any deeper than 4 feet, so even for short people, you can't swim laps.

Parking is great, as there are usually lots of open spots. They planned ahead for that atleast. Garages are an option, but they are not near the apts, so expect a walk. Security is ok. There is no gate, or security guards, but there have always been numerous members of the Loudoun County Sheriffs Dept who live here, and you can usually see a couple vehicles parked around the area. Lighting is a bit bad in some places, so if you have a need to go out to your car at night, park near a light. Ashburn isn't known for it's crime, but it's slowly been seeping in from Sterling.

The management and the maintenance are the worst aspects of the facility. Management is flakey, and forgetful and often puts a low priority on everything, unless your rent is off by a penny. Customer service skills are somewhat lacking, as is general professionalism. Maintenance has improved slightly, but can still be horrendous where the average ticket can takes 2 weeks to get resolved. Communication is terrible as well, as there have been instances where a trouble ticket was put in, and the facility didn't have a key to your place, so they waited for you to call them about it. Each apt comes with Washer and Drier, but if one of these goes out, you could be waiting two weeks for a repair or replacement. Sadly, same goes with Air Conditioning, even if your in mid-summer, and it's 90 degrees out, with 80% humidity.

Overall, I would not recommend moving into these facilities at the moment. There have been a few changes recently however, with new management going in, and new maintenance, so there is hope.
Don't Rent Here - objective review
My husband and I moved in here in June of 2003. Everyone in the rental office was courteous and helpful. Within a week of moving in, we completed our "move-in checklist" and submitted it to the office in order that they could complete the needed repairs. About 2 days later, a maintenance man came to our home and fixed 1 thing in the apartment and told us that he would need parts for the other 3 or 4 items. He said he would get them and then return later in the day. In July we inquired to the office about the status of these parts as the maintenance man had not returned to repair a falling door and the rippped screen. We continued to inquire about these items through December. Finally, my husband and I bought a roll of screen at the home repair shop and fixed it ourselves. In March, a different maintenance man returned to repair the fallen door. They do an awful job of cleaning the parking lots and sidewalks. We had a great deal of snow this winter and every time the parking lot contractor would push the snow against all the curbs and even if the sidewalks happened to be cleared (by cleared, I mean running a snowblower over the sidewalk in one straight line), a path was never made so one could get into the parking lot, even at the handicapped ramps. So, you had to climb over a wall of snow and ice sometimes 2.5 feet above the curb. They never put down any ice melt or sand. My husband and I would put down kitty litter at the entrance to our building for traction. The lights in our building's hallway do not come on until well after it is dark, dispite repeated complaints. The parking lot is does not have enough lighting, even when all the lights are lit. Frequently, however, the bulbs are burned out and it takes them about 2 or 3 weeks to replace them after they are reported.

Frankly, the problem is that they are understaffed. For a number of months, they only had 1 leasing agent and 1 maintenance man (who did the repairs and turned over apartments) for well over 200 apartments. We completed a survey in August and they just sent out a letter revealing the results of the survey. They finally realized that maintance is a problem and that jobs were not completed and were not followed up on. I haven't seen any changes thought.

The apartment is good sized and if you're okay with maintenance problems and inattention, then I guess this place is okay. But, when I lease an apartment, I want to know that the place will be properly taken care of. It says in our lease that they will perform preventative extermination service every other month, they haven't done this even once since we've been here. We are on the first floor and our bedroom floor is below ground so now we have ants. We changed our furnace filter going into winter and the record on the furnace stated that it had not been changed for 4 years! By the looks of it, I believe it. This is the most affordable apartment in Ashburn that is not income contingent, but I would look elsewhere if I were you.
